01:11Unbelievably, at the same time, we're building a house.
01:15And us, the Juries, in the Northern Rivers of New South Wales, are building a 3D concrete printed home.
01:23I'm having heart palpitations just thinking about it.
01:29I didn't know it was coming today, no.

01:34But as you can imagine, three houses in three months?
01:37The system is ridiculous.
01:39Well, it's never going to be easy.
01:45Well, there's no turning back now.
01:50Tonight, the Fox family get off to a flying star.

01:56But it's not all smooth sailing.
01:59It's kind of emotional still.
02:01After months of red tape and frustration, it's Geronimo at Sean's house.
02:07And builder love goes to a whole new level.

02:13And my first look at my dream 3D printed home...

02:37Our farm in the Northern Rivers is our little piece of paradise.
02:42But right now, it's a demolition site.
02:45My mate Dazza is finishing off taking down the old caretaker's cottage.
03:00So we can build a new 3D printed concrete house in its place.
03:06I can't wait to get started.
03:09But first, we need to salvage everything that's worth saving.
03:12Yeah, save it! That's good!
03:15I need long pieces! Long!
03:19All the hardwood!
03:21And there's always some gold nuggets to be found amongst the rust.
03:26After the cottage came down, I thought,
03:29well, I'm going to salvage all of that beautiful hardwood,
03:32because it was at least 70 years old,
03:34and it's in perfect condition,
03:37and hopefully, we're going to find ways to reuse that in the new build.
03:43OK, that's a beauty.
03:46Well, these are going to become the jams, the door jams,
03:53for all the new windows and doors.
03:55Nice.
03:56So that gets fixed up against the 3D printed wall,
04:00and then inside here is where the new windows get fixed in,
04:03and then your architraves go on the outside.
04:06Amazing.
04:08Yeah, we save all this. Beautiful wood.

04:12But these beautiful old beams aren't the only thing we're saving.
04:17All the concrete, timber and steel in this old shed
04:21will live to build another day.

04:36We'll get beautiful northern light straight into the front of the house.
04:38I think dreaming up your vision at the start is always the favourite process.

04:46and how you see yourself living on the land,
04:50and then coming up here every time to site.
04:53And we all seem to decompress a little bit and relax.
04:56But now, all of a sudden, it's a build site,
04:59and the stress seems to have followed us to our tranquility.

05:08In Canberra, the Quachinis have chosen to build their family home

05:36especially as Mick's made some pretty big promises.
05:39Going to lock the four Betty up for Sean and Sarah and the kids
05:43in ten days.
05:45Pretty exciting, isn't it?
05:47It's been coming for so long.
05:48I was at the point where I was ready to get the sledgehammer
05:50and just start doing it myself.

08:26We'll have all of our own kitchen,
08:28lounge room, dining, bathroom and laundry
08:31and we'll actually have a room each for Caitlin.

11:28When we first met Nick,
11:30he inspired us with the capabilities of 3D concrete printing.
11:35And I want to use those capabilities
11:37to bring nature into our build.
11:40I love the idea of having these beautiful concrete trees
11:44mixed in with a real tree
11:47that might sit in the centre of the house.
11:49Would that work?
11:50It would.
11:51No, no, genuinely.
11:53You know, the printer doesn't care.
11:55It'll do whatever you put in there, within reason.
11:57Nick claims that with 3D printing,
12:00almost anything is possible.
12:02And in our initial design session,
12:04I gave him a clear plan of exactly what I'm after.
12:08That's a staircase.
12:10I have to work that one out later.

12:19So, look, between all these,
12:21look, I love him, I understand him,
12:23and I think we'll get somewhere.

12:37some of these beautiful, you know,
12:39tree-like columns back into the house.
12:41The challenge is,

12:45Well, this is the tree that started the whole conversation.

12:54I love the way the roots come down,
12:57and it feels like it's just completely bedded into the landscape.

13:04And this is what we try to mimic, you know, in the 3D.

17:19We've chosen the Snowgum 60 design.
17:21Two bedrooms with built-in robes, separate bathroom and laundry, open-plan lounge and kitchen,

17:28There's a lot packed into this 60 square metres.
17:31Oh, it's fantastic.
17:32It's, yeah, really good.
17:34Very happy with everything.

17:37It's brilliant to come and see what stage they're at.
17:40They're moving along really fast.
17:41It's incredible, the amount of work these guys have put together in less than a week.
17:46The modular building process is not unlike building a lightweight house.
17:51The only difference is it takes place indoors.
17:54Last week, it was just raining pets and dogs, okay?
17:58But then our factory was just busy ass.
18:01You know, we were still continuing to build and, you know, we didn't have any issues.
18:04We didn't have to stop because of the inclement weather, okay?
18:07That's one of the biggest advantages that we take with the modular.
18:11With Michael and Helen's house construction forging ahead, they're keen to decide on their flooring.
18:19And Carpet Court has made an on-site visit with their mobile showroom to help them choose.
18:25So this particular range here is the Parky collection.
18:29A feature that I think is really important with this product, it's got the wood shield top coating on it.
18:35So you're going to find it's going to be really hard and sturdy for you.
18:39With their daughter Caitlin in mind, the Parky floor is the perfect option as it's resilient and easy to maintain.
18:47The other thing that I love about this product is it's sustainable.
18:51So it actually uses 25% less wood than other standard timber floors.
18:58Wow.
18:59So it's really a matter of choosing what sort of colorings we're thinking for both the homes.
19:06Yeah, I like probably a lighter color because I'm going to have dark walls.
19:11Okay.
19:12But also a natural looking timber.
19:15It was an opportunity to choose different ones so we could be, you know, as we're splitting it up, it's one of the advantages.
19:22We can choose whatever we want, blow what the other wants and we'll do our own thing, you know.

19:30I was thinking originally going for something a bit darker, but I've actually come back to the natural oak.

19:44I picked first, all along I wanted this particular one, the natural oak.

19:50Because I liked its warmth and lighter tone.

19:58In Canberra, the Cochinis have knocked down their house.
20:13But now, Builder Mick and owner Sean have hit a major red tape hurdle.
20:19Do you know much about the solar encroachment?
20:22As much as any layman's person can.
20:25My understanding is it's about preventing my house blocking the solar effect on the neighbour's house.
20:32That's right.
20:33So you don't want to block the neighbour.
20:34Yeah, which kind of makes sense.
20:35Yeah.
20:36Because I'm designing this house to maximise the solar effect.
20:38We want to let everybody else do the same thing.
20:40In Sean's case, the solar encroachment rules require his house to be built two metres from the neighbour's fence
20:47to a wall height of just 1.8 metres.
20:50So this has to go down another 900 to reach the finished floor level.
20:54I mean, look, I'm about two metres tall.
20:59Oh, yeah.
21:00Two metres out.
21:01There's a shadow there.
21:03It doesn't even hit the neighbour's yard.
21:05And we're in the middle.
21:06It doesn't even make it up my fence.
21:07My fence is doing more damage to their solar envelope than the house will.
21:11Well, true, isn't it?
21:12This really is red tape gone mad.
21:15So really half a metre down will be your finished floor.
21:18You're going to be down in a hole, mate.
21:20Yeah.
21:21And what you're saying is I could probably bring the house up and change that, but I'd have to go through a DA.
21:27You'd have to go through a DA.
21:29Sean now faces some difficult choices.
21:33Endure the long delay of applying for a DA or lower the level of his house and cop the extra cost of excavating hundreds of tonnes of additional soil.
21:44I'm just going to spend the money and not wait.
21:49Well, it's cheaper for you to spend the money than wait.
21:52It's cheaper.
21:53It's three times as much in red.
21:54Correct.
21:55Yeah.

21:57It's not even day one.
21:59And we're already 20 grand in the hole, which is not even a hole yet.
22:05Rex and high tech aren't the only modular home builder going from strength to strength.
22:18I'm heading to Queensland to see how another modular construction business, Ollie Homes, is growing to meet demand.
22:26CEO Dale Funston explains how far they've come since he joined 15 years ago.
22:33So back then, how long did it take to build one of these?
22:37A small one of these, about eight months.
22:39Eight months?
22:40Eight months.
22:41And what are you building them at now?
22:43Probably the four piece one, eight weeks.
22:46Unbelievable.
22:47Yeah.
22:50Combank has led the way when it comes to modular housing loans and business lending.
22:55We know that housing supply is a real challenge.
22:58Yeah.
22:59Refabricated housing is one way which we really think can help mobilise supply.

23:07Why did Combank get behind Prefab?
23:14Yeah, I mean, first thing is we wanted to do something about Australia's housing crisis.
23:18And then what we also discovered is that manufacturing is alive and well in Australia in this segment.
23:24Combank's funding is enabling Ollie Homes to expand their operations.
23:34You're now helping him build a second facility, is that right?
23:37We are.

23:39That's going to be 550 home a year capacity.
23:41So that's going to more than double the capacity that they have here today.
23:46So we feel very privileged to be a part of that.
23:55Having seen the designs for my 3D concrete printed house, I'm visiting the factory where
24:00all the magic happens.
24:02And I'm told they've got a little surprise for me.

26:15So this really is the very first 3D printed prefabricated house in Australia, if not the
26:22world, as far as I know, because it's prefab.
26:26Everything's built in the factory and then brought out to site.

26:32You could call us guinea pigs.
26:34We're always guinea pigs.
26:37Nick and his team at 3D Contour spend months pouring over concrete chemistry to get their
26:44mix exactly right.
26:45It's a high performance mortar.
26:47Almost 50% recycled.
26:48We've got a lot of herbs and spices in there.
26:50It dries to 60 MPa almost.

26:53So it's really, it's really tough.
