00:37So their agent has a bold plan to make the sale.

01:20She didn't really see it coming, which is the best part.

01:46We moved to Tennessee three years ago wanting to kind of find a little bit quieter lifestyle than California.

01:53We live in a two-bedroom apartment.

01:55This was a place that we wanted to put roots.

01:57We decided on the Columbia area because it's still got some of that older charm.

02:03Look how beautiful this is.

02:04It is gorgeous out here.

02:06I think the biggest challenge for us is trying to find a way that we, as design professionals, bring our opposing styles together.

02:14I want Southern charm.

02:15I want a Greek revival house.

02:16I want those big columns when you drive up and just something with that history behind it.

02:20No, I get that.

02:21But what I want is something a little bit more with craftsmanship.

02:24I want a craftsman style home because it tends to suggest quality.

02:28I want something I don't have to deal with maintenance.

02:30I don't want to be spending time working on the house.

02:33We don't agree on a lot of things.

02:34I mean, even our decorating styles are different.

02:37I love antiquing where he's a lot more, I'd say, more in the modern.

02:42There's my other issue is, like, I really want a connected space where our kids can see our activities.

02:47I know, but having at least the kitchen, like, cordoned off where, you know, if there's a lot of mess and all of a sudden people are coming over, they can't see it.

02:57I do have to say, it looks pretty great out here.

03:04But, I mean, that gives us a chance for kids to, like, grow and run around and be able to, like, know where their food comes from and not say the answer of the grocery store, which we hear a lot of times.

03:24I want to be around neighbors, especially when you start thinking about having kids.

03:35And a guest room.

03:36That is why I want three.

03:37Look, we don't need a guest room.

03:39If someone comes to visit us, we'll put them in a hotel.

03:45The kids can learn to share.

03:47You know, my sisters are only two years younger than me, so growing up, we went through apartments, we went through houses.

03:52And so we had to learn to share.

03:54And growing up as an only child, I didn't have to share space until I went to college.

03:58Honestly, I think we could do $5.50, but we'll have to see what Christina comes up with.

04:03That's pushing it.

04:05I would much rather use some of that money towards our wedding or honeymoon.

04:10It's starting to get close to our wedding day.

04:12And in the middle of all this, we're gonna try to find a house.

04:15Maybe slightly masochistic, but it's fine.

04:22Today they're out in Cullioca, 15 minutes from Columbia, to see a place with the rural vibe and land that Megan says she wants.

04:30But Hector's not happy already.

04:33My concern is, we started having kids, there's, God forbid, an emergency, and you're here all alone.

04:42Yeah, but I think that we're not that far from Columbia.

04:44I mean, we could really make it work.

04:46So the house that we're gonna see today was built in 1795, Greek Revival.

04:51We are going full on historic here.

04:54It is on over two and a half acres, just under 500.

08:34So my strategy is show them something old, show them the work that that's going to require,

08:39and then show them something more realistic.

08:41The fireplace did not have heaters and AC back in the day, so.

08:46I don't know if I want a kid in a room with that.

08:48I think the only thing for me that it's three bedrooms, so there's no fourth.

08:54We don't want our kids like wandering off in a room.

08:58If they're anything like their father, they're probably up to no good.

09:02And I only had to write on the wall and crayon once before I had the living daylight scared

09:06out of me by my mother.

09:08You give them more walls, you give them more drawing surface.

09:13It holds true to a lot of history.

09:15There's also thinking about how are you going to maintain all this land.

09:18This house just makes me happy.

09:21It makes me joyful and a little bit kind of giddy.

09:24I can see that she's excited about this house.

09:27There's work involved, but the price is higher than what I'm looking for.

09:30It's scary to think that this is one more thing to deal with on top of a wedding,

09:34on top of starting a family.

10:10that's located in their target area near downtown Columbia, Tennessee.

10:15This one is listed at just under 525.

10:20Price is a little higher, but again, it's close to downtown.

10:23Given the wedding, it would be wise for us to be a little bit more conservative about

10:29our spending.

10:32These lots, they look larger than your average home.

10:38Well, it's got nice stone on the front and brick.

10:41We are in Columbia, Tennessee.

10:43It's known for local markets, local boutiques, kind of that historic small town charm.

10:52They told me they really want to see something historic.

10:54So I think that this house is a lot of charm, but this home is almost fully remodeled.

10:59So I do think they'll both find compromise in it.

11:16It's just that the longer you look at it, I see a lot of the trim needing repairs.

11:25But then it starts to become an issue of cost and time and effort.

11:31I know this one is a little bit over where they're comfortable spending, but there's still work that needs to be done.

11:36So that leaves room for negotiating the price down.

11:40The kitchen looks a lot newer.

11:43They definitely updated the kitchen.

11:46I like the layout.

11:47I like the fact that it feels a little bit sectioned off.

11:53And that's something that this house has is while things are very sort of sectioned off, you still have a line of sight to things.

12:00And then through here, you have bedroom number one.

12:03This is a nice size bedroom.

12:04Because there's only three bedrooms and this is one.

12:08Just given the size of this bedroom alone.

12:12It's a pretty neat layout.

12:13I do like the layout and it does scream like 1930s craftsmen.

12:25I do have to admit, I like the rain shower.

12:27That was definitely a nice upgrade.

12:42So I mean, it's a good amount of yard, like running space for kids, dogs.

12:47But for animals, there's not much back or side yard to speak of.

12:51So what are some of the things you're liking here?

12:53I love all the windows, the originalness to this.

12:56I mean, we're missing that fourth bedroom.

12:59I like the detail.

13:01But...

13:02And that's what I'm going to get to is I appreciate a lot of these things.

13:04And I can see where Megan's coming from.

13:06But I can start adding up a lot of the money effort involved.

13:12This house is pretty darn close to what I'm looking for.

13:15But it's had a lot of wear and tear.

13:18In reality, is this really what you want?

13:20It's a little scary.

13:21So their agent finally lines up what she thinks they've needed all along.

13:27Even if Hector and Megan don't see it coming.

13:30I'm going to help them get to that realization.

13:41Today, Megan and Hector are heading to see a home back in their target area of Columbia, Tennessee.

13:46But their agent's taking a risk because these California transplants want Tennessee history.

13:52And this house is anything but.

13:55From the pictures, it's a new build.

13:58I don't know exactly how we're going to feel about that one.

14:01I mean, it's worth looking at it.

17:31I'd say this is possibly a contender, but there's just definitely a few things that are,

17:36like, kind of missing on the historic side.

17:39Lot to mill over, so I'm excited.

19:18It was just covered up by white paint and hope for the best.

19:22I mean, there's no charm in it.

19:23It looks like every other house in the neighborhood.

19:25Yeah, but then we don't have to be concerned about all of the rooms.

19:29I do have to give you the new build has four bedrooms.

19:31Like, that is something that I was really wanting.

19:34It's at the price point that I'm comfortable with.

20:15With everything that's going on in life between getting married and wanting to start a family

20:19soon, the idea of being able to move in day one was a big deal.

20:24I would love some sort of tile surround to kind of give it, I mean, that could make this

20:28a little bit more of a focal point.

20:30So, the listing price was $4.80.

20:32We got the house for $4.75.

20:35And we're really happy about it.

20:38The house surprised me with the fact of how much I liked it.

20:40There's so many ways we can add little charm here and there.

20:43Or even just bringing in our own furniture that no one else has.

20:46The way this house is designed, it's intended for us to live with each other.

20:50We got the one big space, right, between the kitchen, dining, living.

20:54Kind of an intimate space.

20:55You don't really want to leave it.

20:56We get the four bedrooms that I was really wanting.

20:59I think there's a chance my mom may be out here at least a little bit more than she originally

21:03had thought.

21:04I would have loved to have more land, but being honestly pragmatic about the fact of the upkeep

21:09and the amount of cost that comes with that, it didn't make sense.

21:13Kids are not cheap.

21:14Buying a house is one of the biggest milestones other than marriage and kids.

21:19And to be able to say that we're going to be knocking off two in one year is a little crazy.

21:26We're a little ambitious, but it's a big deal.
