00:01This house won a Historic Preservation Award.
00:04That's great.
00:05Is it, though? I mean, uh...
00:07Hector's worried that with their wedding coming up,
00:09now is not the time to take on the hassles of an old house.
00:13You feel that?
00:14Yeah, there is bounce.
00:15There's a little bounce?
00:16There is definitely bounce.
00:17This is one more thing to deal with on top of a wedding.
00:20But she sees this as their big chance to get a true Tennessee charmer.
00:24It looks like a hobbit hole. This is amazing.
00:27And she wants to try farming, cows and everything.
00:30You wanted land.
00:32What do we know about raising livestock?
00:34That's what internet research is for.
00:37So their agent has a bold plan to make the sale.
00:40I kind of want to use some scare tactics on them.
00:43So why did you bring us here?
00:57We had the charcuterie board there, wedding cake.
01:06I'm an architect.
01:07I'm a project manager for an architecture firm.
01:10We met working for the same architecture firm in California.
01:13And as of a few months ago...
01:16Yeah, so I proposed to Megan.
01:18We took a trip to London.
01:20She didn't really see it coming, which is the best part.
01:22We complete each other in many ways.
01:25Megan is a lot more organized.
01:27She gets what she wants.
01:28I mean...
01:29Not all the time.
01:30All right.
01:31Show me that ring.
01:32Is that what you wanted?
01:33Pretty close.
01:34Okay, so then...
01:35I told him what I wanted and he raised it, so...
01:38Yeah.
01:39Now we're making plans to get married.
01:41Please call me if you have any questions.
01:42For sure.
01:43Is it okay if we wander around?
01:44It is.
01:45Please help yourself.
01:46We moved to Tennessee three years ago wanting to kind of find a little bit quieter lifestyle than California.
01:53We live in a two-bedroom apartment.
01:55This was a place that we wanted to put roots.
01:57We decided on the Columbia area because it's still got some of that older charm.
02:03Look how beautiful this is.
02:04It is gorgeous out here.
02:06I think the biggest challenge for us is trying to find a way that we, as design professionals, bring our opposing styles together.
02:14I want Southern charm.
02:15I want a Greek revival house.
02:16I want those big columns when you drive up and just something with that history behind it.
02:20No, I get that.
02:21But what I want is something a little bit more with craftsmanship.
02:24I want a craftsman style home because it tends to suggest quality.
02:28I want something I don't have to deal with maintenance.
02:30I don't want to be spending time working on the house.
02:33We don't agree on a lot of things.
02:34I mean, even our decorating styles are different.
02:37I love antiquing where he's a lot more, I'd say, more in the modern.
02:42There's my other issue is, like, I really want a connected space where our kids can see our activities.
02:47I know, but having at least the kitchen, like, cordoned off where, you know, if there's a lot of mess and all of a sudden people are coming over, they can't see it.
02:55It's by itself.
02:57I do have to say, it looks pretty great out here.
03:00To visit.
03:02But to own.
03:03Oof.
03:04But, I mean, that gives us a chance for kids to, like, grow and run around and be able to, like, know where their food comes from and not say the answer of the grocery store, which we hear a lot of times.
03:13Yeah.
03:14I mean, let's be real.
03:15Like, what do we know about raising livestock?
03:18That's what internet research is for.
03:21But that also means that we don't get a neighborhood.
03:24I want to be around neighbors, especially when you start thinking about having kids.
03:27And then four bedrooms.
03:29We don't need, okay, so how many kids are we having?
03:31Two.
03:32Two, okay, so then your bedroom, two kids' bedrooms.
03:35And a guest room.
03:36That is why I want three.
03:37Look, we don't need a guest room.
03:39If someone comes to visit us, we'll put them in a hotel.
03:41You know my mother.
03:42You know how that conversation's gonna go.
03:44Well, you know what?
03:45The kids can learn to share.
03:47You know, my sisters are only two years younger than me, so growing up, we went through apartments, we went through houses.
03:52And so we had to learn to share.
03:54And growing up as an only child, I didn't have to share space until I went to college.
03:58Honestly, I think we could do $5.50, but we'll have to see what Christina comes up with.
04:03That's pushing it.
04:05I would much rather use some of that money towards our wedding or honeymoon.
04:10It's starting to get close to our wedding day.
04:12And in the middle of all this, we're gonna try to find a house.
04:15Maybe slightly masochistic, but it's fine.
04:21All the cows.
04:22Today they're out in Cullioca, 15 minutes from Columbia, to see a place with the rural vibe and land that Megan says she wants.
04:30But Hector's not happy already.
04:33My concern is, we started having kids, there's, God forbid, an emergency, and you're here all alone.
04:42Yeah, but I think that we're not that far from Columbia.
04:44I mean, we could really make it work.
04:46So the house that we're gonna see today was built in 1795, Greek Revival.
04:51We are going full on historic here.
04:54It is on over two and a half acres, just under 500.
04:58Okay.
04:59That could be a problem.
05:00I think it really complicates things.
05:02That is it.
05:03Okay.
05:04Massive columns.
05:05Okay.
05:06This is awesome.
05:07Okay.
05:08Pretty cool.
05:09Where are your, we have one neighbor.
05:11Hey, we have a neighbor.
05:13I'm not sure that she's really thought about, what is it like at night?
05:17It's just quiet.
05:19It does give me a little bit of the creeps.
05:22This is perfect.
05:23This is amazing.
05:24Okay.
05:25Whoa, whoa, whoa.
05:26Slow down.
05:27Slow down.
05:28Okay, we haven't even been inside.
05:29Slow your roll.
05:30Kolioka is not on most Tennessee buyers' radars.
05:33I think it's a hidden gem.
05:35It's just not totally built out yet, but it's going that direction.
05:39This house won a historic preservation award in 2018.
05:43That's amazing.
05:44That's great.
05:45Is it though?
05:46I mean, uh...
05:47Let's see what's inside.
05:48We don't know.
05:49It could be already where we're happy.
05:50This house is priced just under $500,000.
05:54Hector's a little bit overwhelmed.
05:56Considering the amount of land that you get and the historic value, it is priced pretty well.
06:02Go take a look.
06:04Drum roll.
06:05Oh, my goodness.
06:06This is perfect.
06:07This is amazing.
06:08Oh, wow.
06:09Let's hit this room first.
06:11Okay.
06:12Okay, I love this.
06:13It's very large.
06:14This feels like an old-fashioned sitting room or parlor room.
06:16Exactly.
06:17And it's got a fireplace.
06:18Something that stands out right away is just how quiet this room is.
06:21There's just a little too much separation right now.
06:23There definitely is.
06:25This house is not that modern, open feel.
06:28Sure.
06:29But you know what I'm also starting to hear?
06:30More work.
06:31Project.
06:32I can be a project manager at work.
06:35I don't want to be a project manager in my house.
06:38That's fair.
06:39I get that.
06:42Okay.
06:43So they've obviously redone the kitchen.
06:46Yes.
06:47I like that there's a window.
06:48Yes.
06:49To your little sunroom, which is just super cool.
06:53I could actually put plants out here.
06:55Go on out.
06:57Oh, this is really nice.
06:59You wanted land.
07:01You got land.
07:02All the way back there.
07:03Oh my goodness.
07:04Wow.
07:05Yeah.
07:06You could get some cows.
07:07You absolutely could.
07:08I know.
07:09I know.
07:10I do have a lot of friends with agricultural livestock and it's a full-time job.
07:14It is a full-time.
07:15Thank you, Chris.
07:16It's a full-time job.
07:17It is.
07:18It is.
07:19You got to wake up early to feed them all.
07:21I know Megan talks about having livestock and et cetera, but we are modern people at the
07:25end of the day.
07:26We don't know how to do any of that.
07:27I've got so many other things in my life to worry about, like being a husband, you know,
07:32being a father.
07:33And I'm excited to show you this.
07:36The primary is tucked back here.
07:38Okay.
07:39Kind of tucked away.
07:40Okay.
07:41The little pillars.
07:42Okay.
07:43You're coming off the dining.
07:44Mm-hmm.
07:45Which is a little, I mean, look, it's great for those late night snacks, but I'm-
07:50Maybe we need to ban him from the kitchen.
07:52That's it.
07:54What exactly are you trying to say?
07:56We've got a wedding coming up.
07:58Yes.
07:59Shredding for the wedding.
08:00Shredding for the wedding, yeah.
08:01I think there's a lot of space to have some fun with this.
08:12This is nice, but do you feel that?
08:14Yeah, there is bounce.
08:15There's a little bounce.
08:16There is definitely bounce.
08:17Ooh.
08:18Well, you guys, think about it.
08:191790 spot.
08:20Yeah, yeah.
08:21And that comes with the territory.
08:22That's insane.
08:23It definitely does.
08:24I know Megan and Hector want to see something old, but they're a little bit naive to what
08:29that entails.
08:30Honestly, I kind of want to use some scare tactics on them.
08:34So my strategy is show them something old, show them the work that that's going to require,
08:39and then show them something more realistic.
08:41The fireplace did not have heaters and AC back in the day, so.
08:45Nope.
08:46I don't know if I want a kid in a room with that.
08:48I think the only thing for me that it's three bedrooms, so there's no fourth.
08:52I'm cool with having more like a three bedroom.
08:54We don't want our kids like wandering off in a room.
08:58If they're anything like their father, they're probably up to no good.
09:02And I only had to write on the wall and crayon once before I had the living daylight scared
09:06out of me by my mother.
09:07Well, that's the thing.
09:08You give them more walls, you give them more drawing surface.
09:10I think this is amazing.
09:13It holds true to a lot of history.
09:15There's also thinking about how are you going to maintain all this land.
09:18This house just makes me happy.
09:21It makes me joyful and a little bit kind of giddy.
09:24I can see that she's excited about this house.
09:27There's work involved, but the price is higher than what I'm looking for.
09:30It's scary to think that this is one more thing to deal with on top of a wedding,
09:34on top of starting a family.
09:36I like it a lot.
09:37I know you love it.
09:38Like, did you not feel like the disconnect between the kitchen and your living room?
09:43I mean, like, let's say we have guests.
09:45How do we have those two spaces talk to each other?
09:49So Christina's next move is a place with an updated interior that's a little less scary.
09:54Or so she hopes.
09:56Look behind you.
09:57With a wedding around the corner, today their agent's trying a 1930s craftsman for Hector
10:10that's located in their target area near downtown Columbia, Tennessee.
10:15This one is listed at just under 525.
10:18Oof.
10:19Okay.
10:20Price is a little higher, but again, it's close to downtown.
10:23Given the wedding, it would be wise for us to be a little bit more conservative about
10:29our spending.
10:30A neighborhood.
10:31I see houses.
10:32These lots, they look larger than your average home.
10:37Okay.
10:38Well, it's got nice stone on the front and brick.
10:41We are in Columbia, Tennessee.
10:43It's known for local markets, local boutiques, kind of that historic small town charm.
10:49It was built in 1930.
10:51Okay.
10:52They told me they really want to see something historic.
10:54So I think that this house is a lot of charm, but this home is almost fully remodeled.
10:59So I do think they'll both find compromise in it.
11:03What do you think?
11:04I love the columns.
11:05They are great.
11:06Awesome.
11:07It gives that separation.
11:08And look behind you.
11:09That's my fireplace.
11:11It looks like a hobbit hole.
11:12This is amazing.
11:13I like the fact that there's actually detail in the ceiling.
11:16It's just that the longer you look at it, I see a lot of the trim needing repairs.
11:23You like woodworking though.
11:24No, I absolutely love it.
11:25But then it starts to become an issue of cost and time and effort.
11:29Yeah.
11:30That is true.
11:31I know this one is a little bit over where they're comfortable spending, but there's still work that needs to be done.
11:36So that leaves room for negotiating the price down.
11:39The kitchen.
11:40The kitchen looks a lot newer.
11:41Uh-huh.
11:42Okay.
11:43They definitely updated the kitchen.
11:45Yeah.
11:46I like the layout.
11:47I like the fact that it feels a little bit sectioned off.
11:50True.
11:51Because you like that open feel.
11:52I do.
11:53And that's something that this house has is while things are very sort of sectioned off, you still have a line of sight to things.
12:00And then through here, you have bedroom number one.
12:03This is a nice size bedroom.
12:04Because there's only three bedrooms and this is one.
12:06Okay.
12:07Yeah.
12:08Just given the size of this bedroom alone.
12:09Yeah.
12:10You could fit three kids in here.
12:11Well, that's true.
12:12It's a pretty neat layout.
12:13I do like the layout and it does scream like 1930s craftsmen.
12:18We have a larger bedroom right here.
12:20This is nice.
12:21Okay.
12:22And then a large bathroom.
12:24Nice.
12:25I do have to admit, I like the rain shower.
12:27That was definitely a nice upgrade.
12:31And then through here, I would call this flexible space your office.
12:36Okay.
12:37Okay.
12:38So if you want to take a peek out here.
12:40Okay.
12:41Okay.
12:42So I mean, it's a good amount of yard, like running space for kids, dogs.
12:47But for animals, there's not much back or side yard to speak of.
12:51So what are some of the things you're liking here?
12:53I love all the windows, the originalness to this.
12:56I mean, we're missing that fourth bedroom.
12:58I don't know.
12:59I like the detail.
13:00I like the work.
13:01But...
13:02And that's what I'm going to get to is I appreciate a lot of these things.
13:04And I can see where Megan's coming from.
13:06But I can start adding up a lot of the money effort involved.
13:10Look, I'm looking for a craftsman home.
13:12This house is pretty darn close to what I'm looking for.
13:15But it's had a lot of wear and tear.
13:18In reality, is this really what you want?
13:20It's a little scary.
13:21So their agent finally lines up what she thinks they've needed all along.
13:27Even if Hector and Megan don't see it coming.
13:30I'm going to help them get to that realization.
13:41Today, Megan and Hector are heading to see a home back in their target area of Columbia, Tennessee.
13:46But their agent's taking a risk because these California transplants want Tennessee history.
13:52And this house is anything but.
13:55From the pictures, it's a new build.
13:58I don't know exactly how we're going to feel about that one.
14:01I mean, it's worth looking at it.
14:03Christina must have had a reason for us to see this.
14:06We have neighbors, right?
14:07Yes.
14:08Which is what I want.
14:09It's listed at 480.
14:10I think we can pull that off.
14:11It's four bedroom, two and a half bath.
14:13Oh, that's a lot of house.
14:14But it gives us the chance to grow.
14:16That's a lot of construction behind.
14:18It's not the craftsman that you were looking for, but it's contemporary version.
14:22It's like a neo-craftsman home.
14:24It doesn't really have southern charm or the big columns, but there's something.
14:28I'm curious to see what the inside looks like.
14:32Okay.
14:33All right.
14:34Good morning, you guys.
14:35Hey, Chris.
14:36Good morning.
14:37Good to see you.
14:38Good.
14:39How are you?
14:41Hi.
14:42How did you bring us here?
14:43New construction.
14:44Turnkey.
14:45Perfect.
14:46Both Megan and Hector work in the fields of building and architecture, so they have big
14:54dreams and plans.
14:55And this is a young couple, first-time home buyers, who don't realize how much maintenance
15:00and work can go into buying a home.
15:02I've been there.
15:03I've done that.
15:04Honestly, trust me.
15:05It's a great way to go.
15:06Just get new construction.
15:07I'm going to help them get to that realization.
15:10Okay.
15:11Well, it's bright.
15:13You really don't have to do anything.
15:15This is pretty turnkey.
15:17Okay.
15:18I love that there's a transition between your entryway and your maintenance.
15:23Fireplace is not what I was expecting.
15:25It's not, like, a fireplace showpiece.
15:28Megan loves Christmas.
15:29That is her thing.
15:30Okay.
15:31Yeah.
15:32She actually got voted, like, best Christmas.
15:34Most obsessed with Christmas decorations in the office.
15:36Are you kidding?
15:37I love that.
15:38I have a little plaque sitting on my desk that they gave me at the Christmas party.
15:41I'll put it right there.
15:42Okay.
15:43I love that.
15:44That'd be kind of fun.
15:45I love that there is lots of connected space here.
15:49Like, the way I picture it is, one of us is cooking.
15:53Someone could be doing homework.
15:55The only thing I got to say is, kitchen can't have dirty dishes left in it, because there's
16:00no way to close it off.
16:01There's no way to hide it.
16:02You're just going to have to come up with the system.
16:04Second you rinse it, it goes right away.
16:06We can work with that.
16:07Mm-hmm.
16:08I like the color of the cabinets.
16:09I like the countertop.
16:10I've got enough space to actually cook and bake and spread out.
16:13Tucked away, either dining room or, like, a sitting room.
16:16And I'm so excited to show you outside.
16:19Okay.
16:20This is definitely a lot smaller.
16:23The backyard's really teeny tiny.
16:25As far as the idea of having some animals, that isn't able to be done.
16:29It's also a low-maintenance site.
16:31Amen to that.
16:32Because let me tell you, you're not going to mow the lawn.
16:34I'm going to mow the lawn.
16:36We have four bedrooms upstairs.
16:39Two more bedrooms here.
16:40Okay.
16:41Bing, bang, boom.
16:42Third bedroom through here.
16:43It looks like it's very similar size.
16:45Pretty close.
16:46She's concerned that one of the kids is going to feel like they're the favorite.
16:49Oh, my gosh.
16:50Okay.
16:51Yeah.
16:52Again, single top.
16:53Like, the room was the same.
16:54I have an idea.
16:55The one with the better grades gets the larger room and larger closet.
16:59Okay.
17:00I mean, I think.
17:01Done.
17:02Done.
17:03Done.
17:04Done.
17:05Done.
17:06I can get on board with that.
17:07Yes.
17:08Ta-da.
17:09Okay.
17:10I like the ceilings.
17:11Yeah.
17:12There's double sinks.
17:13Dual vanity.
17:14We don't need double sinks, but, you know, it's a nice thing to have.
17:15We don't need double sinks, really?
17:16No.
17:17Look, whatever happened to, like, learning to share a sink?
17:19I mean.
17:20You're marrying an only child.
17:23Looking for a house together has been a little bit of an up and down, especially going into
17:27a new marriage in a few months.
17:29There's a lot of give and take that's having to happen.
17:31I'd say this is possibly a contender, but there's just definitely a few things that are,
17:36like, kind of missing on the historic side.
17:39Lot to mill over, so I'm excited.
17:41I will wait for your call.
17:43But there may be no time to wait.
17:46In Tennessee's hot market, Hector and Megan need to put their differences aside fast.
17:51We've got to come to a decision together.
18:00Christina did text me again.
18:02Oh, boy.
18:03She's a little worried that there's a good chance that some of them may be disappearing
18:07with the way the market's been going.
18:08Yes.
18:09We've got to come to a decision together.
18:11OK, let's talk that classic Greek revival from 1795.
18:15I mean, we're talking a piece of history.
18:17Which is great.
18:18The craftsmanship that you like so much, it does have that.
18:21Yeah, it does, but it needs a little work.
18:24It didn't have the fourth bedroom.
18:26It's three bedroom, three bath.
18:28I love that.
18:29It had the separation of rooms that I was looking for.
18:31But just the flow is a little bizarre.
18:34It is listed just under $500,000.
18:36You know, when we start thinking about everything else, the wedding's coming up.
18:40That's a great concern.
18:41We won't have any neighbors if we decide to go that route.
18:44I mean, we could get you a ride on Lawnmower.
18:46Yeah, I think we need more than that.
18:48For two and a half acres, I think we need more than that.
18:50I really like the craftsmen.
18:52We have some neighbors.
18:53It's just a little over half an acre, which I can work with.
18:56That house does have a lot of character.
18:58And that fireplace, that hobbit hole.
19:00That was really exciting.
19:01I'm not going to lie.
19:02That is so unique.
19:03The rooms were segregated.
19:04It still had a sense of openness.
19:07But you know what?
19:08With that price point, I mean, that's more than I want to spend.
19:11I do appreciate the fact that they went through and updated the restrooms.
19:14But you saw some of the stuff that was going on.
19:17Absolutely, absolutely.
19:18It was just covered up by white paint and hope for the best.
19:20Okay, so then why not consider a newer build?
19:22I mean, there's no charm in it.
19:23It looks like every other house in the neighborhood.
19:25Yeah, but then we don't have to be concerned about all of the rooms.
19:27I'm concerned about all of the repairs that you're talking about, right?
19:29I do have to give you the new build has four bedrooms.
19:31Like, that is something that I was really wanting.
19:33Yeah, and you know what?
19:34It's at the price point that I'm comfortable with.
19:36I wish there was a little bit more separation.
19:38That was a little rough for me, I'm going to be honest.
19:41Also, the lack of yard space.
19:43I mean, our neighbors are right there.
19:45You are up close and personal.
19:46Look, it's low maintenance year-round.
19:48You and I get really busy.
19:50So, we're limited to a smaller yard.
19:52That's okay.
19:53You know what I'm wondering is if we could do, like, kind of like a barn door?
20:09We bought a house.
20:10It's the contemporary new build.
20:12Christina was right to steer us new construction.
20:15With everything that's going on in life between getting married and wanting to start a family
20:19soon, the idea of being able to move in day one was a big deal.
20:23Yes.
20:24I would love some sort of tile surround to kind of give it, I mean, that could make this
20:28a little bit more of a focal point.
20:29More of a focal point, right.
20:30So, the listing price was $4.80.
20:32We got the house for $4.75.
20:35And we're really happy about it.
20:37Absolutely.
20:38The house surprised me with the fact of how much I liked it.
20:40There's so many ways we can add little charm here and there.
20:43Or even just bringing in our own furniture that no one else has.
20:46The way this house is designed, it's intended for us to live with each other.
20:50We got the one big space, right, between the kitchen, dining, living.
20:54Kind of an intimate space.
20:55You don't really want to leave it.
20:56We get the four bedrooms that I was really wanting.
20:59I think there's a chance my mom may be out here at least a little bit more than she originally
21:03had thought.
21:04I would have loved to have more land, but being honestly pragmatic about the fact of the upkeep
21:09and the amount of cost that comes with that, it didn't make sense.
21:13Kids are not cheap.
21:14Buying a house is one of the biggest milestones other than marriage and kids.
21:19And to be able to say that we're going to be knocking off two in one year is a little crazy.
21:25I'm not going to lie.
21:26We're a little ambitious, but it's a big deal.
21:29Agreed.
21:30Paul Anninder ons clean power night.
21:31I'm not going to lie.
21:32We were running out.
21:33We're recovering up tomorrow.
21:34Running to be removed of things over his office.
21:35It's a big deal to help them.
21:36Tyalo Hall is a happy end with a servant boss.
21:37I think it's a belang gas.
21:38We're running out today.
21:40We're running out of doors from here, and we're running out.
21:41We're running out of doors.
21:42We're running out oggeting them along, we're running out.
21:43The car will allow them to deal with receiving big怕 that's waiting for new people,
21:46don't be wondered.
