00:00Oh my god, not like anything you'd see in Phoenix.
00:04After 25 years in America, Salvatore's mother's dying wish was for him to return to his native Italy.
00:11Let's make Rita proud.
00:12So he and his partner David are leaving everything in Phoenix to start an agroturismo business in the Italian countryside.
00:19We're taking this huge chance.
00:21Maybe we can get into the olive oil business.
00:24But you don't know anything about olive oil.
00:27Don't be so negative.
00:28I'm just being realistic.
00:29Salvatore and I are both very opinionated, which may turn heated.
00:33You want to spend, spend, spend, spend money.
00:35You don't think about the consequences.
00:38Any second thoughts?
00:50I was born in Oklahoma, grew up around farmland.
00:54I had a very good childhood, but the little country town just didn't fit my personality.
00:58So I moved to the big city, Phoenix, Arizona.
01:02And I just absolutely loved it there.
01:04I am the chief of staff for a local mayor.
01:07I grew up in Italy, in Naples.
01:11But I always had this desire to go to America.
01:14And I moved to Arizona in the 90s.
01:17Salvatore was in banking.
01:19We've been together for 25 years now.
01:21And this is Pippin and Peanut.
01:24We were just going to get one.
01:25But they were so adorable.
01:27Peanut.
01:28We had a wonderful time in Phoenix.
01:30We had a nice garden.
01:32But the hustle and bustle was quite wearing.
01:35And then I had to go back to Italy to take care of my mom.
01:39Her wish before she passed was to promise her that I would never go back to America.
01:45So once my mom was gone, I had to convince David to move to Italy.
01:50The hardest part was for him to give up his career.
01:54It was a pretty hard decision.
01:56But I was happy to make the move to Italy because I love Salvatore.
02:00And the fact that we have been so long together, he had no other choice to move with me.
02:05So he made it happen.
02:07This is really cool.
02:08Yeah.
02:09Salvatore is from Napoli, but we didn't want to move into another big city.
02:14We were scrolling the internet and we saw Poggio Bustone.
02:18It looked absolutely gorgeous.
02:20It's in Lazio, right in the center of the country.
02:23So we're about an hour and a half from Rome.
02:25And when we first arrived here, we fell in love with the countryside and the hospitality of the people.
02:33Saint Francis founded a monastery here in the 13th century.
02:36So there's a religious pilgrimage of people that come through here each year.
02:40This is a fresco from 1600.
02:42It's beautiful.
02:43The main reason we're looking here.
02:45There is a lot of opportunity.
02:47We're going to try our hand in the agriturismo business.
02:51Agriturismo is having a combined hospitality business, which also offers some products that are made in the land.
02:57So it could be olive oil.
02:58It could be you're making cheese or wine, but it's a big business in Italy.
03:02We had a rental portfolio in Phoenix and we sold all of those properties to give us startup capital.
03:09I have a green thumb, but we're kind of going into this blind and giving up our careers to move to this unknown village.
03:17It's scary, but that adds to the excitement.
03:20Porto Bustoni is a bit undiscovered.
03:22You can get a lot more bang for your buck.
03:24Oh, he's cute.
03:25It must be David.
03:26Bigger houses, more land for less money.
03:28Hey!
03:29You're Sal?
03:30No, I'm David.
03:31Ah, okay.
03:32The style of the house is going to be the major point of contention between the two of us.
03:37One thing that we do agree on, we want a good view and we want land.
03:41So we can generate income at least five bedrooms with ensuite bathrooms.
03:46Oh, that's a lot.
03:47Well, we would like to also host bed and breakfast.
03:50Yeah, we're looking for something furnished and ready to move in.
03:54All right.
03:55Any other particulars?
03:56Since we're moving to Italy, I would like something with historic features like frescoes.
04:01Okay.
04:02I would like something more rustic.
04:04Perfect.
04:05We are in rustic heaven here, so that won't be a problem.
04:07There are frescoes here in the sanctuary, so you can always visit them, but I understand.
04:10You're looking for something that has character and you feel that's a little different than the rustic farmhouse type thing.
04:14Right.
04:15So what is your ideal budget?
04:16No more than $650.
04:18That could be easy here.
04:19They both know what they want.
04:20The little problem here is that they seem to want things a little separate.
04:23The first option has a ton of business potential, but with zero experience in the agro industry, will they be getting in over their heads?
04:31It has a really nice piece of land.
04:33It's 10 acres and there's seven bedrooms with six ensuite baths.
04:37Oh, wow.
04:38That's great.
04:39I really think there's enough space here for you guys to maybe use it as a B&B.
04:42There's also a lot of olive trees.
04:44Oh, wow.
04:45You've got almost a thousand.
04:46Whoa.
04:47That's a lot of trees.
04:48Yeah.
04:49You could start your own business.
04:51Wow.
04:52Wow.
04:53This is a beautiful property.
04:54It don't look that big.
04:56Not at all.
04:57That's just one level, yeah.
04:58It goes down two other levels on the hillside.
05:00I love the stone.
05:01Very rustic.
05:02I mean, it's a pretty house, but it just doesn't have the wow factor.
05:05But I love the view.
05:06How much are they asking?
05:08650,000.
05:09Whoa.
05:10That includes 10 acres of land.
05:11That's a lot of work.
05:12But we could produce olive oil, Salvo.
05:14We've never done it before, so...
05:16Well, he's never moved to Italy before, so it's all new.
05:19Taking care of a thousand trees, that's a little bit overwhelming.
05:24Oh, but it's part of the adventure.
05:25Yeah.
05:26Stay positive, Salvo.
05:27I'm just being realistic.
05:29Wow.
05:30I love the front door and arch.
05:32Yes.
05:33We'll look at the second level later, but here you have a first little living reception
05:36room with an antique ornate fireplace.
05:38This is pretty.
05:39Hey, you can let the boys run free if you want.
05:41No worries.
05:42Oh.
05:43Hey, boys.
05:44Pippin and Peanut do fight quite a bit.
05:48Yeah, they got from us.
05:50You can tell.
05:51This is your dining room.
05:53I love those beans.
05:54Beautiful, aren't they?
05:55Yeah, that's exactly what you were looking for.
05:57And let's go look at the kitchen, yeah.
05:59Oh, wow.
06:00All custom-made cabinetry.
06:02Bello, eh?
06:03It's kind of a tiny kitchen, though.
06:05Be cramped.
06:06But there is space downstairs to make a second kitchen.
06:09Here's your million-dollar view.
06:12Oh, wow.
06:13Whoa.
06:14A lot of privacy.
06:15This is rush hour right now.
06:16Wow.
06:17Yeah, you could hear a pin drop.
06:18It's so peaceful out here.
06:19Right.
06:20You could.
06:21David seems to be a little more of a dreamer.
06:22I love his optimism.
06:23No frescoes, but it does have potential.
06:26Let's see these bedrooms.
06:27It's sometimes hard to read Sal.
06:29He's the stereotypical hot-headed Italian.
06:31Whatever.
06:32I love David, but financially, he doesn't think about the consequences.
06:37Here we've got the king's dining room.
06:39He already at 6.50, so we have no money to play with.
06:44Salvatore does not make impulse buys.
06:47However, I do do things more spontaneously.
06:50Sometimes it's better to ask for forgiveness than permission.
06:53Sign here.
06:54Sign here.
06:55This type of property is exactly what we left Phoenix to try to find.
06:58Got some spectacular bedrooms.
07:00Makes me feel like I'm already home.
07:02Bathroom en suite?
07:04Wow.
07:05I loved the amount of land.
07:07However, it seems a little small for bed and breakfast.
07:10I love it.
07:12It's very rustic, and the fact that each room has a bathroom would be perfect.
07:16But I wear a little bit too much land.
07:19Well, the olive trees are already established.
07:22I don't think it's going to be too much work.
07:24A thousand trees?
07:25It's not a lot of work.
07:26I don't have any experience.
07:28He doesn't know anything about olives.
07:30It would be a challenge.
07:31It would be a fun challenge.
07:33Whatever it takes.
07:34I'll take a certification and be an expert in olive oil.
07:37Mm-hmm.
07:38I appreciate Sal's staunch face.
07:41The next option is more manageable and way cheaper.
07:44450,000.
07:45Oh.
07:46Oh, wow.
07:47But it's still missing David's biggest wish.
07:49There's no frescoes.
07:50Oh, David.
07:51You're killing me.
07:53A typical date in Phoenix is just hustle, hustle, hustle, hustle.
07:57We were so exhausted.
07:59However, in the United States, that busy, busy, busy is idolized, really.
08:03Yeah, and you want to change, and I want to change.
08:06This is exactly what your mother had in mind when she wanted you to stay in Italy.
08:10Even though I'm not from Italy, it feels like a homecoming for me, too.
08:25I'm a boy from the country, moving back to my roots, just in a different country.
08:30So I'm really looking forward to being back in nature, being back around farm animals and the rural lifestyle.
08:36However, coming from a big city like Phoenix to a rural community in Italy could be a big culture shock.
08:44I'm a little bit nervous, but I'm very grateful to have Salvatore as a resource.
08:50And, I mean, I have a built-in chef, which I'm very thankful for.
08:54We're both excited about this opportunity.
08:57Yeah, we liquidated all of our assets in the United States to make this agritourism business.
09:02We have some cushion financially, but we have no experience.
09:06They've kind of made a decision which has no going back.
09:09Also, Salvatore and I do have differing tastes on architectural styles.
09:14They're definitely going to have to make some compromises on their list.
09:16I think the frescoes that David wants is not incarnate in a farmhouse.
09:20Not that I want you to give it up, but, you know, just making a point, that's a little bit of a taller order.
09:24I think Sal's main concern is really the money issue.
09:27Correct.
09:28To put Salvatore at ease, David's next option is comfortably under budget
09:32and may just have enough historical elements for the other David.
09:36It's got 10 acres.
09:37Wow.
09:38And it's also a big house because it's eight bedrooms and 12 baths.
09:41So, it's a little big, but it's an 18th century historic farmhouse,
09:44and I really think it's worth taking a look at here.
09:47Oh, yeah.
09:49Beautiful entrance, huh?
09:50Yes.
09:51It's an 18th century carriage house, so we had stables on the ground floor.
09:54Oh, look, Salvatore, there's a pizza oven.
09:56That's cool.
09:57Did you make pizza?
09:58Please.
09:59I'm a Napolitan.
10:00Okay.
10:01This house is 450,000.
10:02Oh, wow.
10:03In addition, you've got 400 olive trees and also many cypress trees.
10:06They are beautiful trees, but we are really looking for a view.
10:09Well, you have one.
10:10It's just hidden right behind those.
10:11Does it need work?
10:12Possibly.
10:13Yes.
10:14At least it's well below what we're able to spend.
10:17Let's take the original key and go have a look upstairs.
10:19Oh, look, the key is double.
10:20There's a little marker here.
10:21Look, it says 1711.
10:23They were just hunting turkeys in the U.S. when this place was born.
10:25Right, yeah.
10:26Very Italian-style architecture.
10:29Yeah.
10:30Plus the olive trees, which is good for agroturismo.
10:34Yeah.
10:35Good start.
10:36This is the main level.
10:37You've got an independent guest room, apartment on the ground level.
10:39Look at the antique ceilings here in the entrance.
10:41Oh, wow.
10:42Very dark in the entryway.
10:44But look at the great room.
10:45Oh, this is nice.
10:47Oh, look at the chandelier.
10:49Oh, that's beautiful.
10:50How old do you think that is?
10:51Ironworks is probably from Italian Liberty period.
10:53So 1880, 1900.
10:54Oh, okay.
10:55And so you have a very big room.
10:57Giant fireplace.
10:58So you could be relaxing around the fire and playing a game of scopa.
11:02Scopa is an Italian card game.
11:04I'm trying to teach David.
11:05It's really not that hard.
11:06It's similar to blackjack.
11:07Yeah.
11:08Nice house for entertaining.
11:10Still, shame that there is those trees.
11:13Look at this dining room.
11:14Oh, wow.
11:15Huge.
11:16It is nice size.
11:17Beautiful tapestry.
11:18Oh, I love that.
11:19Nice.
11:20And you've got your olive groves here in front and in the back.
11:22Okay.
11:23A load of furniture.
11:24All the furniture does stay?
11:25Yes.
11:26Nice.
11:27Oh, look at this old chandelier.
11:28It's very Golden Girls, isn't it?
11:30A little bit Florida.
11:31Nice.
11:32Where's the kitchen, David?
11:34Right on the other side of the entrance.
11:35Oh, okay.
11:36It's small, but fully equipped.
11:38This is tiny.
11:39Very small.
11:40We like to say cozy.
11:42Could you cook comfortably?
11:43Uh, not really.
11:46We're pretty disappointed in the kitchen.
11:48Really, only one person could fit in that kitchen at a time.
11:51And we want to entertain and host a bed and breakfast.
11:54This is a nice little private sitting room.
11:56Another beautiful tapestry.
11:57Yeah?
11:58It's lovely, yeah?
11:59Yeah.
12:00Follow me down the hallway of secrets.
12:01There are some historic features, but there's no frescoes in this casale.
12:06And it's pretty dark.
12:08This one is one of my favorites.
12:09Look at the furniture.
12:10Oh.
12:11Beautiful set.
12:12The bed.
12:13The en-moi.
12:14You got an en-suite bath.
12:15A nice big en-suite bathroom.
12:16I like these.
12:17The furniture in this bedroom wows me.
12:19And we still got another one to see here.
12:22Nice size bedroom.
12:23It is, isn't it?
12:24Yeah.
12:25Here up in the old attic space, it's all been converted into bedrooms.
12:28Almost all of them en-suite.
12:29Very rustic.
12:30But dork.
12:31Yeah.
12:32Oh, okay.
12:33Oh, this is beautiful.
12:35Minus the two trees in front.
12:37Yeah.
12:38It's kind of sad to remove those trees.
12:40But I think that we could sacrifice four or five to gain a view.
12:43Now that we've seen everything in the house, what's your impression of it, huh?
12:47Beautiful property.
12:48It's huge, aside from the kitchen.
12:50In terms of business, it's just bedroom after bedroom after bedroom.
12:54So it could be a bed and breakfast.
12:56Yeah.
12:57And you've got your olives outside as well.
12:58400 of them.
12:59What do you think, Salvatore?
13:00I love it.
13:01There's a lot of potential.
13:02Plus the price.
13:03We give us a lot of room to play with.
13:05Yeah.
13:06Because it's not really turnkey at all.
13:09That's a big drawback for us.
13:11We don't want to fixer-upper.
13:12I understand perfectly, yeah.
13:14Obviously, there isn't a Home Depot.
13:16But $450, I don't want to say it's nothing.
13:18But if it wasn't Tuscany, it would be one and a half million.
13:20David, I'm still waiting on you to show us some frescoes.
13:23The rustic farmhouse with frescoes.
13:25That's pretty much impossible.
13:27To get David his dream home, Agent David has to farm it out.
13:32How are you?
13:33This is like a dream come true.
13:35But it's only on half an acre.
13:36Mm-hmm.
13:37So the lifestyle in Italy is much different than the United States.
13:42Good evening.
13:43Good evening.
13:44The culture is surrounded around community, family, conversation and food.
13:50Food.
13:51Un po' di burro e il tartufo, chiaramente.
13:53Food is a very big part of our life.
13:56It's more than eating.
13:58It's a ritual for us.
14:00Like when Jesus brought bread and wine, it was to have a fellowship.
14:05It's a moment to get together, to share our views and our life.
14:09It seems like the Italians work to live where Americans live to work.
14:15So for us, we're done with the grind culture.
14:19We want a relaxed lifestyle.
14:21Yeah, they're going to have to get used to the slower pace.
14:23In fact, the philosophy here is charm and efficiency does not mix.
14:26So there's no qualms about it, but that'll probably be a learning curve.
14:30And we're planning to support ourselves with B&B Agroturismo Hospitality.
14:36Mm-hmm.
14:37And maybe even olive oil production.
14:39Salvatore and David & Co.
14:40I love that.
14:42Oh my God.
14:43Oh, I love David.
14:44I think he's a cool guy.
14:46No, no, not you.
14:47You.
14:49He knows what I want.
14:51I'm a little bit frightened I'm not going to be able to find the right house for David.
14:55I haven't seen this property yet myself.
14:56It was proposed to me through a colleague.
14:58I fished it out for them, but it looks fantastic.
15:00It's a little bit more house than you might have wanted because it's divided into five apartments.
15:05So this represents to me an income stream immediate for B&B.
15:08It doesn't have that much garden though.
15:11Look at the entrance here.
15:12Oh, wow.
15:13Oh, wow.
15:14It's a mansion really, huh?
15:16There's an old well and olive press there in the garden.
15:18Here's our beautiful host.
15:19So nice to meet you.
15:20Pleasure.
15:21How are you?
15:22Bene, bene.
15:23Look at those puppies.
15:24Pepe and peanut.
15:25I forget which one is which, but yeah.
15:26Sorry.
15:27The house has 15 bedrooms and eight bathrooms.
15:3115.
15:32Awesome.
15:33I will hand you the keys.
15:34Okay.
15:35And I'll leave it up to you.
15:37Well, the place is a hodgepodge of culture and history.
15:39It's got a little rustic.
15:40It's got frescoes for you that we'll see later.
15:42Amazing.
15:43It looks like the red one that we saw online, but this is prettier.
15:45So you've been looking in secret without me, huh?
15:47Well, from here we can see the terrain, which is about 2,000 meters.
15:52It's not as much land as you wanted, but it is well cured.
15:54Is it a price?
15:55$750,000.
15:56Don't make that face until you see on the inside.
15:58There's almost five houses in that price.
16:00Five kitchens.
16:01Don't be so negative up front.
16:02It would generate income right away.
16:04That's what you think right now, but you don't realize how much is expensive until you move in.
16:09And right through here we've got a lovely workroom study, beautifully furnished.
16:14Look at the history.
16:15You cannot find a house like this in the United States.
16:18Maybe in Boston.
16:19Look at the king of Italy.
16:21Yeah, that was the last king, the one who abdicated.
16:24And you've got a nice view on the grounds from here.
16:26This is my favorite house so far, Seville.
16:28However, it sits on half an acre.
16:30So that's really disappointing because there's no farming opportunity.
16:35Oh, wow.
16:36Look at these beams.
16:37It's lovely.
16:38Wood beams, working fireplace, and then your rustic kitchen.
16:42Oh, okay.
16:43Wow.
16:44I like the kitchen.
16:45Plenty of storage space, many counter space.
16:47You can see it's in excellent condition.
16:49Yeah.
16:50It's quite spacious.
16:51Oh, yeah.
16:52I think we finally agree on something.
16:53Yeah.
16:54It doesn't happen too often.
16:55No, it doesn't.
16:56Here's what I think would be the special room for David.
16:58Beautiful living room.
16:59Wow.
17:00Look at the ceilings.
17:01This is it.
17:02Told you I'd find you some frescos, huh?
17:04Yeah, this is perfect.
17:05It wasn't easy.
17:06We're only going to see these here, so don't forget this place.
17:10Look at the detailing.
17:11I love it.
17:12Thank you for finding this place for us.
17:14Both happy?
17:15Not with the price.
17:17$750, really not that bad.
17:19Let's go take a look at some of the bedrooms.
17:21This property is split up into five separate apartments.
17:25They're turnkey, so we could generate income immediately.
17:28But then you have to think about electric, gas, all of these things to maintain these properties.
17:34Oh, wow.
17:35We will need to hire someone.
17:37I don't see a lot of profit.
17:38So we've seen a lot of house.
17:40What's your impression?
17:41This is a dream home for me.
17:43As the frescoes, as the beautiful marble fireplace mantel.
17:46The only thing that I don't like is it only sits on half an acre.
17:49But we can work around that.
17:50I think it's a little bit too big and too expensive.
17:53I knew you were going to say that.
17:54I know that we decided on a certain amount, but we do have a cushion to play with.
17:58I mean, be realistic.
17:59Where there's a will, there's a way.
18:01We haven't even run the numbers on how much we could rent these for yet.
18:04It's not going to work out.
18:06Money-wise.
18:07You're such a pessimist.
18:08I'm not pessimist.
18:09I'm just realistic.
18:10I'm sorry, David.
18:11But it's too much.
18:15Things got a little bit uncomfortable on the roof, I must say, because it seemed that David was a lot more convinced than Sal.
18:20It's a beautiful, historic mansion.
18:22It was a wish of your mothers for us to settle here.
18:28It's very important to keep that promise.
18:31And it's important to me, too.
18:33I loved your mother.
18:34But picking the right house is going to be a really hard decision.
18:37What I was trying to do for David and Sal, from desert to rolling hills, was put together three very different properties,
18:43although they all have attributes that they're looking for.
18:45So I think I tripped them up quite a bit.
18:47If I have my heart set on one property and Salvatore is dead set on another one, things may turn rather heated.
18:55Let's run through them all.
18:56The olive grove house.
18:58Beautiful olive groves.
19:00It's more your style house, but with the land, it could be worth it.
19:04But we have no experience to do that.
19:07I don't think it's going to be too much work.
19:08A thousand trees?
19:10The rustic, Tuscan-style farmhouse.
19:12I like the pizza oven, but there's not a lot of light.
19:16There is no view.
19:17And I don't like the fact that there is a smaller kitchen.
19:21Well, to that point, it's the least expensive house that we've looked at.
19:26We would have $200,000 to play with.
19:28Oh, my God.
19:29The Fresco Villa had the beautiful facade.
19:32It screams Italy.
19:34The only drawback is it only sits on half an acre.
19:38We already talked about it, David.
19:40It's out of our budget.
19:42I don't know about that one.
19:43I know you don't, but that's my number one.
19:46I'm sorry.
19:47Well, it doesn't have any land.
19:50Correct.
19:51So, the Fresco house is out.
20:00Although I do love the rustic farmhouse as well, and we would be saving a ton of money there,
20:06it needs a lot of work.
20:07It has half the amount of olive trees.
20:09And I think that we would be using the savings to put right back into the house.
20:14Plus, there is not a view.
20:16All of those mature trees block it, and I would hate to have to cut down old-growth trees.
20:22It would be like killing someone.
20:24I can see myself in the olive house, too.
20:27Okay, well, at least we agree on that.
20:29Oh, finally.
20:31Phoenix is nothing more than a fading memory at this point.
20:34We do miss our friends and family, but this next chapter has just been exhilarating.
20:39Yeah, there is no traffic.
20:41It's like to be in paradise.
20:43You done?
20:44Looking good, man.
20:45Yeah, I told you.
20:46We put a lot of effort into learning all there is to know about olive oil production.
20:49Let's fill up a bottle.
20:50We made about a thousand liters.
20:51We're working on our brand and finding buyers.
20:52It's better than butter.
20:53Mm-hmm.
20:54We haven't established the B&B yet, but we had some of my family visit us.
20:55We absolutely love the decision that we've made.
20:56And looking at this beautiful view, it's just vacation every day.
20:58Yeah.
20:59We're making Frita proud.
21:00Yeah, mom was right.
21:01If it was not for the promise that I kept it to her, we'd probably still be in the United
21:02States.
21:03Oh, yeah.
21:04Yeah.
21:05Yeah.
21:06Yeah.
21:07Yeah.
21:08Yeah.
21:09Yeah.
21:10Yeah.
21:11Yeah.
21:12Yeah.
21:13Yeah.
21:14Yeah.
21:15Yeah.
21:16Yeah.
21:17Yeah.
21:18Yeah.
21:19Yeah.
21:20Yeah.
21:21Yeah.
21:22Yeah.
21:23Because the B&B is going to be able to be in the United States.
21:25I think that I can speak for both of us.
21:27We're the happiest that we've been in our entire lives.
