00:07The Australian countryside is as beautiful as it is breathtaking.
00:14Many Australians are discovering rural life and making the move.
00:20So I'm on the hunt to help everyday Australians find their perfect country house.
00:30Welcome to the sweet little town of Rosedale.
00:34This is my first time here and I already think the name alone makes it sound just beautiful.
00:40There's a population of just over 1700 and most people pass through Rosedale making their way to the snow fields, the beaches.
00:48But the locals will tell you they absolutely love the community of Rosedale.
00:53Today's buyer, you are going to love her.
00:55She's downsizing and I think we're going to find her something that she will absolutely fall in love with.
01:01Oh, there is one stipulation.
01:03The home must have a shed.

01:15I'm very well and I'm glad we got the scarf memo.

01:19I've got to say, Marian, this is the first time ever that I've worked with someone on their own.

01:30May I ask why you're on your own today?
01:32We have a business in town, Patchwork Business, and Bill's got to work there today because we couldn't find somebody to work.
01:39You've got a shop in town, how lovely.
01:41Yeah, it's great.
01:42We've had it for about 13 months now, so it's only pretty new to us.

01:56We've done lots of things through our lives, which is mainly what Bill wanted to do and I went along with that.
02:02The Patchwork shop come up for sale, so I thought that would be a good idea for me to do something.
02:08We've lived for the last 30-odd years, close around this area, probably within 50 or so k's.
02:15It's a nice, quiet little town.
02:17It's quite picturesque, I suppose you call it.
02:20There's a lot of facilities around.
02:23It just feels comfortable.
02:24It feels like home, so, yeah.
02:30Nestled in the heart of Gippsland, round about two hours east of Melbourne, lies the charming town of Rosedale.
02:37Once a bustling stopover for the 19th century coach routes, today it is just a peaceful community where heritage buildings line the main street and small town charm is alive and well.
02:50For Marion and Bill, I think Rosedale could be the perfect fit for them.
02:55I believe that you're leaving a large property to move into town.
03:02Something in town would be great, so we don't have to drive of a morning and afternoon.
03:07So you want something that's walking distance to town?
03:10Yep.
03:11What else is on that wish list?
03:12A nice big shed because I have a quilting machine that needs to go into it.

03:18We've got two and they're 14 foot long each, so they need probably five metres or so to get it into that, so.

03:44So let me tell you a little bit about this house.
03:48It's on a quarter of an acre.
03:50I will need you to use your imagination a little bit because the owners have moved out, so it's empty.

04:01I think the garden is relatively low maintenance.
04:03I've just spotted a beautiful hydrangea in the front.

04:40My husband's an asthmatic, so we don't have carpet in any house.

04:52She raised three children here.
04:54I think it has a lovely energy to it.

05:01The layout of the home, being a 1970s home, is quite formal.
05:06There's a separate dining area.
05:08Probably change the dining room to the space under the air conditioner in the lounge.
05:13Yeah, I think that's workable space.
05:16I think we'll be able to fit our furniture in and get everything in there that we need.
05:21Just change a few things just to make it our own.
05:24Normally I would send you off with your friend, but I'm your friend for the day.

05:41That window you can see there are actually security shutters.
05:45I mean, if you want to go travelling, really easy, lock up and go.
05:48And something else I quite like that I can see from this room is on both sides of this house,
05:54you will have neighbours now.

05:56You've actually got a fair bit of space on either side.
05:59I think that's one big bonus about this house too.

06:03We're coming from two acres, so just having that closed-in feeling would probably be a bit much for us.

06:11I think it's nice and modern.
06:12We don't need to do anything with it, so that's great.

06:19Now working on a country house show, a shed is what's going to sell a house.

06:34Because this is where the toys go.
06:36Boats, camper vans, ride on mowers and for the first time in my career, a quilting machine.

06:44Would it work in this space?
06:46It would.
06:47We'll probably divide the shed in half and I'll have half and Bill will have half.
06:51What will he have on his half?
06:52Probably boats and mowers and chainsaws and all of those things, yes.

07:01There's a lot of room there to do other things with and the shed's great.
07:05It would fit the quilting machine in and Bill can have some of the shed too.

08:34It's my first time here in Rosedale.
08:36First time I've matched scarves with my buddy.
08:39And it is definitely the first time that I've shown a galvanised iron home.
08:45This is done to keep the costs down in regards to heating and cooling.
08:50It's actually a weatherboard home and they've added the galvanised iron.
08:53How do you feel about that?
08:54Yeah, it's quite nice I think.

09:23But in this particular case, I really am calling on your creative spirit.
09:27Considering there's money in the kitty, what would you do?
09:31I'm thinking maybe putting a glass door there and extending it out so you've got an indoor-outdoor area.
09:37I agree.
09:38I should mention there are several bedrooms.
09:41Will you have guests to stay?
09:43At times we do, yes.
09:45Sometimes we have grandkids, so...
09:47Yeah, I think the bedrooms would be fine.
09:49We could wiggle them around and get three in the one room if we had to.
09:53We'd probably take the carpet out and put flooding floors right through the house.

10:05You know, I mentioned that this shed is a little bit messy.
10:16It's possibly not up to your standard, but it sure does show you how a shed can be a selling point for a country house.

10:28What would you do to turn it into your kind of she shed?
10:32It'd have to be fully enclosed so it's vermin-proof.
10:36And that is something that we do have to deal with in the country?
10:38Yeah.
10:39A little mouse here, pain in the neck everywhere.

10:42Since the house is under budget, that would leave us enough room to put some extra walls in and put some more lighting in and set it up how we needed to have it set up.
10:55Well look, how much do you think it's on the market for?

11:04It's different, but I think there's potential for you to do quite a lot of work to it.
11:16I know it's a lot cheaper, but coming from two acres, it will make it difficult having neighbours that close.
11:23A lot of work, but you generally get something good at the end of it when you do the work, so yeah.

11:31Don't worry, I've got one more house to show you that I think you'll really, really like that does have a shed.

11:48House number two may not quite have been as polished as the first, but for her final option I have found a little gem recently renovated and brilliant value for the area.
12:01We'll come on through to house number three and I actually feel an element of pride with this home that you wouldn't know from the outside.
12:11One of the wonderful things about our country towns is that there is so much room for young people to get into the housing market.
12:18A young local guy, he's a tradie and he's in his twenties, he has this sort of as an investment property and he's flipping it at the moment.
12:27You'll see the work that he's done inside.
12:30One thing I'm a little bit nervous about showing you is there's no garden.
12:36Bill's a gardener, I'm not much of a gardener, but he would probably like this because it's low maintenance.
12:42Oh, that's a plus.

12:49We'd probably have to put a fence up to give us some privacy and yeah, it's very country.

13:19In this one tiny space, we've got three different types of flooring.
13:23We've got lovely floorboards, got your floating ones.
13:26In the kitchen, the nice tiles, you can just rug this place out.
13:30How do you feel about this space?
13:32It's definitely moving ready, I can tell you that.

13:35It's possibly a little small, but we can work with the space.
13:39We'd probably need to do a few renovations, put an island in or something to give us a
13:45bit more cupboard space and room.
13:47Something that I know people absolutely love in a country home is a roaring fire.
13:52This is such a great fire.
13:54This would heat the entire house.
13:56Down the hall, we have several bedrooms, really beautiful, light-filled spaces.
14:01The current owner is very proud of the bathroom renovation.
14:06The renovated bathroom's really great.
14:09One of the rooms would be good for sewing room, and that would just leave us the two bedrooms.
14:14But I think we'd need a bit more because I'm messy, and I need to spread out a bit more.
14:31All right, well, come on out to this lovely back veranda, where certainly the first thing
14:36I would say is low maintenance.
14:38Low maintenance, definitely.
14:40Once again, this is really set up to flip.
14:43It's completely secure.
14:45This shed, it's got the side entrance in case Bill would like to bring a boat in nice and
14:51easily, and you can open all of this up if you need to.
14:54It's certainly vermin-proof.

14:59We could probably maybe extend it a little sideways.
15:02We could take the fence from the side of the house and move it towards the front.
15:07That would give us a bit more backyard.

16:49It's an absolute adventure.
16:50This is Mystic Hollow, we're here in Rosedale, and it is just an incredible business that really speaks to the community and eccentricity of Rosedale and what makes it special.
17:00Just in regards to this store, I had heard it was a lolly shop.
17:06I came in and I saw the lollies at the front, and I just had no idea about the collections that were here.
17:11We've got Christmas, we've got Easter, we've got every event, every festival.
17:16Everything you can think of.
17:17It feels like every age group is covered here.
17:19It does, that's correct.
17:20And regardless of your age, you will be on a journey from the moment you walk through the door and end up all the way through there you won't want to leave.
17:27Being on the number one highway, being the gateway to so many different places.
17:32The gift of Rosedale is that everybody pretty much has to pass through here, don't they?
17:36That's it.
17:37And due to the cafe culture, due to the people, due to how interesting Rosedale is, you want to stop.
17:43You don't want to bypass Rosedale.
17:45I know so many towns in this region have their own personality.
17:48What do you think sets it apart?
17:50Being able to go somewhere where the shops are always open, the people are always smiling.
17:54And as you say, that level of creativity and interesting things to look at.
17:57You've got businesses like this, antique stores, the pub is beautiful.
18:02There's all sorts of things that you can do.
18:04All through the week there's always something open.
18:06But why are so many people moving to Rosedale?
18:09I think it's that liveability element.
18:11You know, you're accessible to so many open spaces, beautiful places to explore on weekends.
18:16Moving here means that you have that all at your fingertips.
18:19I suppose the fact that you've got that combo of beautiful housing,
18:23beautiful houses in town, really affordable.
18:26And then a little bit beyond, you can have acreage if you'd like.
18:30There kind of is something for everyone, isn't there?

18:33It doesn't matter what you're looking for, you will find it here.
18:36After basking in the wonderful holiday spirit and grabbing a couple of sweets on the way out,
18:42I'm leaving the miniatures of Mystic Hollow behind and heading for the local pub where Marian is waiting for me to let me know if she's made a decision.

19:04It's got character, it's got heritage, but it's beautifully done.

19:12I feel like there's a really clear standout.
19:15The first house, you seem to go tick, tick, tick, tick, tick.
19:20Just the light was streaming in, the shed was brilliant.
19:24There's probably a couple of things that we need to add to it, which is an extra bathroom, because when we have visitors, it's nice to have a separate bathroom.
19:34Probably the heating will probably change that around.
19:37Other than that, I think it's pretty good.
19:40So that leads us to number two.

19:43Is purple your favourite colour?
19:44I love purple, but possibly not that much purple.
19:48Bill's asthmatic, so that was really important to you, that with the houses that we looked at, please, as little carpet as possible.
19:56But I did see with house number two, a fair bit of work would be required.
20:01It was under budget, but there would be a lot of work needs doing to get the shed to where we need it, and we sort of don't have that time, because we work five and a half days a week.
20:11Aren't you meant to be retiring?
20:12Bill thought he was going to retire, but that's not going to happen, because...
20:16Forget that, Bill.
20:18You're already taking number three off the list, like, boom.

20:24Which is fine, as I say.
20:25Look, I was very proud of the young fellow that's getting into the industry and having a go, so that was great just to look at it.
20:32And you equally need move-in ready, is that fair?
20:35Yeah, it's a beautiful house, but for what Bill and I need at the moment, it's probably not quite right.
20:41What brought us to Rosedale in the first place to try to find you a house that was in easy walking distance to your beautiful new business, and I'm going to be honest, you've made this really easy.
