01:54We've done lots of things through our lives
01:57which is mainly what Bill wanted to do
02:00and I went along with that.
02:02The Patchwork shop came up for sale
02:04so I thought that would be a good idea for me to do something.
02:07We've lived for the last 30 odd years
02:10close around this area, probably within 50 or so k's.
02:14It's a nice, quiet little town.
02:16It's quite picturesque I suppose you call it.
02:19There's a lot of facilities around.
02:22It just feels comfortable, it feels like home, so yeah.
02:28Nestled in the heart of Gippsland,
02:31round about two hours east of Melbourne
02:33lies the charming town of Rosedale.
02:36Once a bustling stopover for the 19th century coach routes,
02:40today it is just a peaceful community
02:43where heritage buildings line the main street
02:46and small town charm is alive and well.
02:49For Marion and Bill, I think Rosedale could be the perfect fit for them.
02:55I believe that you're leaving a large property to move into town.
03:01Something in town would be great,
03:03so we don't have to drive of a morning and afternoon.
03:06So you want something that's walking distance to town?
03:09Yep.
03:10What else is on that wish list?
03:12A nice big shed because I have a quilting machine that needs to go into it.
03:16How big is a quilting machine?
03:18We've got two and they're 14 foot long each,
03:20so they need probably five metres or so to get it into that.
03:25It's got to have a shed.
03:27It's got to have a few bedrooms.
03:29Oh, something I forgot to ask.
03:31What's your budget?
03:33Between $450,000 and $550,000.

03:38I've got three fantastic houses.
03:40I'm going to show you that all hover around that wish list.
03:43So let me tell you a little bit about this house.
03:47It's on a quarter of an acre.
03:49I will need you to use your imagination a little bit
03:52because the owners have moved out.
03:53So it's empty, no furniture, but that's fine.

03:59I think the garden is relatively low maintenance.
04:01I've just spotted a beautiful hydrangea in the front.

04:39My husband's an asthmatic, so we don't have carpet in any house.

04:48There's been a wonderful lady that owned the place.
04:51She raised three children here.

04:54I think it has a lovely energy to it.
04:57Maybe because so much light is coming through.

05:01The layout of the home, being a 1970s home, is quite formal.
05:05There's a separate dining area.
05:07Probably change the dining room to the space under the air conditioner in the lounge.
05:12Yeah, I think that's workable space.
05:15I think we'll be able to fit our furniture in and get everything in there that we need.
05:20Just change a few things just to make it our own.
05:23Normally I would send you off with your friend, but I'm your friend for the day.

05:40That window you can see there are actually security shutters.
05:44I mean, if you want to go travelling, really easy, lock up and go.
05:47And something else I quite like that I can see from this room is on both sides of this house,
05:53you will have neighbours now.

05:56You've actually got a fair bit of space on either side.
05:58I think that's one big bonus about this house too.

06:02We're coming from two acres, so just having that closed-in feeling would probably be a bit much for us.

06:10I think it's nice and modern.
06:11We don't need to do anything with it, so that's great.

06:18Now working on a country house show, a shed is what's going to sell a house.

06:33Because this is where the toys go, this is where boats, camper vans, ride on mowers, and for the first time in my career, a quilting machine.

06:44Would it work in this space?
06:45It would.
06:46We'll probably divide the shed in half and I'll have half and Bill will have half.
06:50What will he have on his half?
06:51Probably boats and mowers and chainsaws and all of those things, yeah.

07:00There's a lot of room there to do other things with and the shed's great.
07:04It would fit the quilting machine in and Bill can have some of the shed too.

07:45It's around about 5.49 at the moment but I'm sure there's room for negotiation.
07:50But this is a great start for us and it's ticking all the boxes.

08:01House number 1 really caught Marion's eye, especially with the perfect shed space for her quilting machines.

08:33It's my first time here in Rosedale.
08:35First time I've matched scarves with my buddy.
08:38And it is definitely the first time that I've shown a galvanized iron home.
08:44This is done to keep the costs down in regards to heating and cooling.
08:49It's actually a weatherboard home and they've added the galvanized iron.
08:52How do you feel about that?
08:53Yeah, it's quite nice I think.

09:22But in this particular case, I really am calling on your creative spirit.

09:30I'm thinking maybe putting a glass door there and extending it out so you've got an indoor,
09:35outdoor area.
09:36I agree.
09:37I should mention there are several bedrooms.
09:40Will you have guests to stay?
09:42At times we do, yes.
09:44Sometimes we have grandkids so...
09:46Yeah, I think the bedrooms would be fine.
09:48We could wiggle them around and get three in the one room if we had to.
09:51We'd probably take the carpet out and put flooding floors right through the house.

10:10You know, I mentioned that this shed is a little bit messy.
10:14It's possibly not up to your standard, but it sure does show you how a shed can be a selling point for a country house,
10:24because this is well-loved, well-used.
10:27What would you do to turn it into your kind of she shed?
10:31And it'd have to be fully enclosed so it's vermin proof.
10:35And that is something that we do have to deal with in the country?
10:37Yeah.
10:38A little mouse here, pain in the neck everywhere.

10:42Since the house is under budget, that would leave us enough room to put some extra walls in and put some more lighting in and set it up how we needed to have it set up.

11:07That'd leave us a lot of wiggle room, wouldn't it?

11:10It's different, but I think there's potential for you to do quite a lot of work to it.
11:15I know it's a lot cheaper, but coming from two acres, it will make it difficult having neighbours that close.
11:23A lot of work, but you generally get something good at the end of it when you do the work.

11:30Don't worry, I've got one more house to show you that I think you'll really, really like that does have a shed.

11:38House number two may not quite have been as polished as the first, but for her final option, I have found a little gem recently renovated and brilliant value for the area.
11:59We'll come on through to house number three and I actually feel an element of pride with this home that you wouldn't know from the outside.
12:10One of the wonderful things about our country towns is that there is so much room for young people to get into the housing market.
12:17A young local guy, he's a tradie and he's in his twenties. He has this sort of as an investment property and he's flipping it at the moment.
12:26You'll see the work that he's done inside. One thing I'm a little bit nervous about showing you is there is, there's no garden.
12:34Bill's a gardener. I'm not much of a gardener, but he would probably like this because it's low maintenance.
12:41Oh, that's a plus.

12:45Very different. Very open in the front. We'd probably have to put a fence up to give us some privacy.
12:51Yeah, it's very country. Yeah. Oh, rocking chair would be great. They used to have one of those.

13:18In this one tiny space, we've got three different types of flooring.
13:22We've got lovely floorboards. We've got your floating ones.
13:25In the kitchen, the nice tiles. You can just rug this place out.
13:29How do you feel about this space? It's definitely moving ready, I can tell you that.
13:33It's moving ready. It's possibly a little small, but we can work with the space.
13:38We'd probably need to do a few renovations, put an island in or something to give us a bit more cupboard space and room.
13:46Something that I know people absolutely love in a country home is a roaring fire.
13:51This is such a great fire. This would heat the entire house.
13:55Down the hall, we have several bedrooms.
13:57really beautiful, light-filled spaces.
14:00The current owner is very proud of the bathroom renovation.
14:05The renovated bathroom's really great.
14:08One of the rooms would be good for sewing room, and that would just leave us the two bedrooms.
14:13But I think we'd need a bit more, because I'm messy, and I need to spread out a bit more.
14:30All right, well, come on out to this lovely back veranda, where certainly the first thing I would say is low maintenance.
14:37Low maintenance, definitely.
14:39Once again, this is really set up to flip. It's completely secure.
14:44This shed, and it's got the side entrance, in case Bill would like to bring a boat in nice and easily.
14:50And you can open all of this up if you need to. It's certainly vermin-proof.
14:55This shed would possibly work. We could probably maybe extend it a little sideways.
15:01We could take the fence from the side of the house and move it towards the front.
15:06That would give us a bit more backyard.
15:09I think that for this property, it's low maintenance, it's set and forget.

16:49This is Mystic Hollow.
16:50We're here in Rosedale.
16:51And it is just an incredible business
16:54that really speaks to the community and eccentricity of Rosedale
16:57and what makes it special.
16:59Just in regards to this store,
17:02I had heard it was a lolly shop.
17:04I came in and I saw the lollies at the front
17:07and I just had no idea about the collections that were here.
17:10We've got Christmas, we've got Easter, we've got every event, every festival.
17:15Everything you can think of.
17:16It feels like every age group is covered here.
17:18It does. That's correct.
17:19And regardless of your age, you will be on a journey from the moment you walk through the door
17:23and end up all the way through there, you won't want to leave.
17:26Being on the number one highway, being the gateway to so many different places.
17:31The gift of Rosedale is that everybody pretty much has to pass through here, don't they?
17:35That's it.
17:36And due to the cafe culture, due to the people, due to how interesting Rosedale is,
17:41you want to stop.
17:42You don't want to bypass Rosedale.
17:43I know so many towns in this region have their own personality.
17:47What do you think sets it apart?
17:48Being able to go somewhere where the shops are always open,
17:51the people are always smiling,
17:53and as you say, that level of creativity and interesting things to look at.
17:56You've got businesses like this, antique stores, the pub is beautiful.
18:01There's all sorts of things that you can do.
18:03All through the week, there's always something open.
18:05But why are so many people moving to Rosedale?
18:08I think it's that livability element.
18:10You know, you're accessible to so many open spaces,
18:13beautiful places to explore on weekends.
18:15Moving here means that you have that all at your fingertips.
18:18I suppose the fact that you've got that combo of beautiful housing
18:22in town, really affordable.
18:25And then a little bit beyond, you can have acreage if you'd like.
18:29There kind of is something for everyone, isn't there?

18:34After basking in the wonderful holiday spirit
18:38and grabbing a couple of sweets on the way out,
18:41I'm leaving the miniatures of Mystic Hollow behind
18:44and heading for the local pub where Marian is waiting for me
18:47to let me know if she's made a decision.

19:11I feel like there's a really clear standout.
19:14The first house, you seem to go tick, tick, tick, tick, tick.
19:19Just the light was streaming in, the shed was brilliant.
19:23There's probably a couple of things that we need to add to it,
19:27which is an extra bathroom because when we have visitors,
19:30it's nice to have a separate bathroom.
19:32Probably the heating will probably change that around.
19:35Other than that, I think it's pretty good.
19:37So that leads us to number two.
19:40Yeah, is purple your favourite colour?
19:43I love purple, but possibly not that much purple.
19:47Bill's asthmatic, so that was really important to you
19:50that with the houses that we looked at, please, as little carpet as possible.
19:54But I did see with house number two, a fair bit of work would be required.
19:59Yeah.
20:00It was under budget, but there would be a lot of work needs doing
20:03to get the shed to where we need it, and we sort of don't have that time
20:07because we work five and a half days a week.
20:10Aren't you meant to be retiring?
20:11Bill thought he was going to retire, but that's not going to happen because...

20:24Look, I was very proud of the young fellow that's getting into the industry

20:34Yeah, it's a beautiful house, but for what Bill and I need at the moment,
20:38it's probably not quite right.
20:41What brought us to Rosedale in the first place to try to find you a house
20:45that was in easy walking distance to your beautiful new business,
20:49and I'm going to be honest, you've made this really easy.
