Holbeck Premier Inn plans on edge of Leeds City Centre

Planning permission has been sought for a 131-bedroom Premier Inn at Verity House on Canal Wharf in Holbeck.

00:00Six Canal Wharf can be found in Holbeck on the edge of Leeds City Centre and is currently used for offices,

00:07but a new planning application could see this site transformed into a hotel.

00:12Whitbread, who own Premier Inn, acquired Verity House in 2024 and held pre-application talks with the council.

00:19They're looking to build a 131-bed hotel, which could accommodate 57,000 guests per year

00:26and generate around £2.7 million in visitor spending for the city.

00:31A rooftop extension would be added to the existing three-storey building along with a four-storey side extension.

00:37The plans also include a restaurant and bar, which would have space for around 90 customers.

00:44A design report said that the proposed single-storey roof extension will result in Verity House becoming a four-storey building.

00:51The ground floor will contain the main entrance and reception and restaurant and bar area.

00:56The hotel bedrooms will be located within the upper floors of the building,

00:59with Leeds City Council currently considering a change-of-use planning application for the project in the Holbeck area.

01:07The design report also highlighted that the site is located within the Southbank area of Leeds City Centre,

01:13amongst a wide range of other uses, including residential, commercial and other hotel developments.

01:19Whitbread's economic assessment showed the new hotel could generate £100,000 a year in business rates revenue for the council.

01:26They said the funding will contribute towards the delivery of public services

01:30and support investment in maintaining and enhancing infrastructure within the locality.
