00:05all right welcome back to another episode of the real estate investing club i hope you guys are
00:11having a great day great week wherever you are and whatever day it is for you it has actually
00:17been a minute since we've done an episode because it is summer it's august what day is it today
00:23august 7th and so always during the summer we kind of have a lag time you know going on vacations
00:28doing all the stuff i actually just got back from a due diligence trip actually we closed on the
00:33property so an onboarding trip out to pennsylvania the first time i've ever ever been out to
00:38pennsylvania it was beautiful love the state so yeah we're getting back into it and uh it is exciting
00:44because we have a storage developer on the show david peluccio to kick us off again david i told
00:51you before we got on here we always like to start with stories we like to hear how people got
00:55to where
00:55they are so why don't you take us back to the beginning of your story in real estate and just
01:00tell us how you got here well it goes back quite a ways i started when i was 16 years
01:09old actually i
01:10bought my first house with my cousin and he was older so he could put it in his name and
01:15it was a
01:16we used to do uh fix and flips back in the 70s and um and then i've done every kind
01:23of development
01:24office shopping centers was my main thing uh hotels uh all kinds of construction uh renovations
01:34but that's basically my my career and has been a long long haul i was retired for a while and
01:40i
01:40got a little bored so i went back to work yeah i could imagine after having a career in real
01:47estate
01:47just uh sitting twiddling your thumbs is not the thing you want to do you want to get out there
01:51and
01:51get stuff done no we become deal junkies and that's what we're doing we're just uh we just
01:56have we like the the fun of making the deals and and not not for that nothing i got six
02:01grand kids
02:01i gotta help them out a little bit so that got me motivated um so let's let's don't jump diet
02:10deeper man i can't even talk it's been uh it's been too long just doing vacation but let's dive deeper
02:16into what you're the nitty-gritty of what you're doing development is a very um not unique i mean
02:21a lot of people do it but it is something that is more advanced a lot of people they get
02:26started in
02:26the fix and flips just like you did and then they slowly make their way some of them go into
02:30development but it is a very lucrative and um and well like i said advanced way to do real estate
02:37how'd you get into development what brought you into that that path
02:42uh constructions uh i was doing i had um at one point i had a kitchen manufacturing plant
02:48i was making doing um kitchens in tampa florida and quite frankly i got tired of holding my breath
02:56getting paid by the gc so i said i think i've become a gc and i so we started building
03:02in the
03:02for ourselves and that's how we started with the mini storages and and and condominiums and duplexes
03:09and fourplexes and all that stuff um and and it's continued on the shopping centers and
03:14and and onward um but you know presently uh we were just doing strictly mini storages uh we're buying
03:23uh large box stores the old uh um big lots joanne fabrics pennies sears whatever um and converting
03:32them to drive-through they have to be a drive-through mini mini storage climate control um we'd like
03:38the body so i um so so my my company we buy mobile home parks rv parks and self-storage
03:44facilities
03:44uh self-storage is interesting because it in my at least where i'm looking to buy in the metros that
03:52that we have purchased um a lot of the space a lot of the metros are overbuilt the the net
03:58rentable
03:59per capita i feel like is just it's too high to justify adding more square footage um usually when
04:05you find a big box like like you said a jc penny something like that those are in locations that
04:10have been you know they already have a high net rentable um why uh where are you seeing the
04:16opportunity to convert these you know big box stores are that's all a hundred thousand square
04:21feet something you know it's a lot of square feet and so where are you finding the opportunities that
04:26that are not overbuilt in the local area well you know if you have to you go to secondary markets
04:34because they're out there too um uh but we we we first thing we do is check the the uh
04:41the square
04:42footage you know capacity um and if it's you know the national i think is 8.9 i don't even
04:47get near to
04:48that uh the ones we've we've converted are less than three or into fives if not we move on to
04:55the
04:55next because there's so much inventory out there uh there's no sense of trying to make something work
05:00it needs to fit our criteria i call it a silver platter everything has to fit on that silver
05:06platter and if it does then you just move it on down the road to the next one you know
05:10we've got all
05:10the um uh architects engineers sec attorneys sec accountants uh because we do you know have investors
05:19and we also uh we use the national companies to convert these things the state-of-the-art
05:26slack systems uh where you're all run by your cell phone everything is a visual of a remote
05:32um you pull in the door opens you you pull out the door opens you go to your unit the
05:39door opens
05:40right from your cell everything is recorded everything is printed out
05:47yeah so very very automated very um connected i uh um so i'm noticing that your your video is a
05:54little laggy i can you turn off the actual video function and i apologize for people who are watching
06:00you're just gonna have to stare at my face but i just want to make sure that uh that david's
06:04voice
06:05comes through clear um sometimes he uh he wasn't able to make it to his office so he's he's uh
06:10he's
06:10stuck in the car but um we're gonna make sure that we at least hear what he has to say
06:14um uh yeah
06:16david if you can just turn off your the video portion of your call because i think that's what's
06:20making you a little bit laggy here um i want to keep the conversation going though so you mentioned
06:27you guys look for what you said less than five is that what it is uh net rentable per capita
06:35yeah or five five and a half would be uh max because then when you bring in a 800 to
06:40a thousand
06:41units you just bumped it up to six getting too close to the 8.9 that national number so we
06:47don't we
06:48want to be able to buy right we buy them right just so we can sell them right and we
06:52can we can market
06:54them right we can you know it's all it's all goes to the first thing the buying it if you
07:00don't buy
07:00right then it's no good absolutely yeah and i i you know myself and um everybody that we have on
07:06this
07:06show repeats that exact thing is you cannot fix a bad buy um if you buy right then everything else
07:15will fall into place you're still going to run into issues there's still going to be things that
07:18pop up that you have to solve but you won't ruin the deal um but if you do make a
07:24mistake on that
07:24very first decision buying wrong um you know fudging your numbers fudging your due diligence
07:30fudging how you're looking at the deal then there is no recouping from that because uh buying too high
07:36and and thinking that you can solve a bad buy just by you know something that happens in the future
07:44you know appreciation population moving to the area is not not the way to do deals it's the way to
07:49lose
07:49money um so yeah i like that is there a certain population that you population size that you guys
07:55look for in the you know two to five mile radius it it again the first the first thing we
08:04do is we
08:04check the the um first square foot on the um as far as the competition goes and then usually we're
08:13we're in retail good retail location so there's usually about 40 to 70 000 homes right around the you
08:19know the one to three mile range the incomes you're always there because they they were good
08:24retail stores the only reason why they closed was because of the the amazon and and and the internet
08:29and and and people's uh habits have changed as far as shopping so um the the you know the income's
08:36there the traffic counts there uh we just had to make sure that the the area needs and warrants more
08:42storage yeah and like i said there's so much i think there's at least a good five years
08:47before all those big boxes are consumed uh the big developers are coming and buying them and knock
08:53them down to this build shopping centers that are only you know 3 000 square foot tenants you can't
08:57convert these to that because they're too big and deep um so they're either converted into what we're
09:04doing or another retailer or but you certainly can't cut it up it costs you too much yeah um it
09:11is
09:11interesting that you said drive-through because i'm i'm picturing you know uh jc penny something like
09:17that they are big but they are boxes and there's no obviously there's no road through them uh right now
09:24you guys are putting them in there talk about that because that is an interesting um decision and uh and
09:30and well it's an interesting decision especially given how these structures are located on the parcel
09:37a lot of them might feel like have a back alley but the main parking lot is in the front
09:41um yeah tell
09:43us a little bit about that decision to require well they all they all have uh loading docks
09:49right okay so they have so they have a back driveway of some sort you know so and it's it
09:57doesn't have
09:58to look pretty when you're going out this has to look pretty when you're coming in so uh the front
10:02of
10:02the store has a great big garage door opens up and then you drive and pull over to the side
10:08and unload your your your stuff that way and you just go down to your unit uh and then you
10:13just
10:14drive straight back right out um and you you try to position it uh where it's uh ground level because
10:22they do have ground level and then they also have loading docks and they're usually pretty good um
10:27if not you got to modify the back a little bit but but that's not that's not been an issue
10:31okay i haven't ran into an issue where i can't get out because uh we haven't had that problem at
10:39all
10:39so take us through you know i know every deal is is very unique it's all um based on the
10:45location
10:46etc etc but just take us through a standard deal what are you getting the box for the the um
10:52you know
10:52the the real estate that you're purchasing what are you getting that for what's the development cost
10:56what's the final sell i i have um the last two we're doing um in fact the one we the
11:04one we just
11:04finished we we sold it before we even closed because a major um they own 250 units nationwide came
11:13in and wanted to build it themselves so i just just flipped it didn't have to build it oh wow
11:18um
11:18yeah that was a good one and then there's our we'd like our parcel so on this particular piece
11:23there was one a 25 000 square foot napa auto parts national tenant and we flipped that as well
11:31um and then we moved on to the the the the next one to uh uh by doing it like
11:38a 1031 exchange
11:39and that had five art parcels they had like a dairy queen a walk-in clinic it's got a good
11:45coffee shop
11:46it's got a a drop-off section for um goodwill uh it's got uh national tenant uh that cds plasma
11:55we like the art parcels because when you separate the art parcels and you put a value on them you
12:00deduct that from the total purchase price so if the total purchase price on that was eight million
12:05but then when i got done putting very very reasonable numbers on what i felt the value of
12:11the art parcels were and then lowered it just in case there's a mistake um you wind up buying the
12:17building for a million bucks the rest of it's all art parcel money uh if you sell it right um
12:22and so
12:23now you're in there for peanuts per square foot you can't build it for 250 or 300 a foot site
12:29work's
12:29all done the electric's all done in there you just have to modify some of it and the sprinkler system
12:33move a couple heads around and you're and you recto fit the minis inside a national company comes in
12:39they put it together like they're putting together lados the national company comes in and manages
12:44for me because i don't want to do that anymore and i moved on the road to the next um
12:48the investors are
12:49happy because they're they're in and out fast um the fastest one we did is uh 90 day 90 to
12:57120 days
12:57they were in and out um but i do tell people it's a it's a year to two though it's
13:03a year to two
13:04normally that's what we plan we put it on the market as soon as uh uh we get control of
13:11it
13:11we have different prices along the way as far depends how far we go if we actually open it
13:17and run it for three months uh we usually sell for a seven cap or or even better a better
13:24rate keep it
13:24low uh again because we bought it right we can sell it right um we usually make about two to
13:30three
13:31million to four million dollars on uh something that's already done the development cost is about
13:36two million as far as putting together the interior of them um so you're all in for 10 million and
13:43you
13:43can sell it for 13 to 14 million day one if not it goes up to 17 million and if
13:49you hold it and don't
13:50sell the art parcels that particular piece is worth 25 million in in three years but i'm not holding
13:56them i'm i'm 72 years old i'm in it to have fun i like to go to the next deal
14:02i want the grandkids
14:03to get some more money so we're flipping and the investors like that because they get nice return
14:09uh on a quarterly basis or annual basis actually and then they get a if they depending on how much
14:14they invest they get a they get a piece of the cell you know at the end of net so
14:19uh everybody's
14:20happy and we just move on to the next nice i like it that is kind of the uh perennial
14:26debate that investors have you know a lot of people are in the school of thought if you buy
14:30something never sell it keep it in your portfolio until you're a hundred years old um but there's
14:37other people who are in the other camp that if you put the equity if you already have the equity
14:40in
14:40why why keep it there why not just roll that into another asset um it sounds like you are on
14:46the
14:46the role of the equity into something else side uh if everybody falls if everybody falls in love
14:52with the piece of property there's another there's options you just refinance it pull out the equity
14:56take the equity go to another one everybody still owns it you know this again it's how you buy it
15:02because it's got to appraise and it's going to appraise for more because you couldn't build these
15:07things for what we're paying for them as soon as they're cash flowing and these art parcels help
15:12with the interest carrying costs until you ramp up your your rentals too considerably yeah you know like
15:19this one had uh close to 450 000 a year worth of revenue uh and let's say it's 700 000
15:26worth of
15:26interest and carrying costs for the first year that's you cut it in half or less not less um and
15:34and uh again because we bought it right we can rent the units a little bit cheaper than my competition
15:41so we can rent our ramp up you know it's 25 in three months of the whole project is really
15:48yeah
15:48yeah yeah it's not the normal uh you know but if i if i'm 60 70 less per unit they
15:58come running and
15:59they're new and it's and it's state of the arts and it's clean um and they're used to the area
16:05because
16:06they drove by that building 40 000 times yeah that makes sense and especially with uh so we most of
16:15what we own is um is drive up uh it's outdoor drive up and uh and so you know people
16:21are very
16:22attracted to indoor um especially with the automations that you can do now i mean it makes
16:28a lot of sense why you can you know 25 lease up in three months is insane especially i mean
16:33how many
16:33units are you putting into one of these things it's probably well you tell me anywhere between 500 to
16:40a thousand yeah it's somewhere in between depending on the size of it so you guys are filling you know
16:44100 to 250 units in in three months which is insane um that's yeah it's pretty impressive yeah that's a
16:53huge tick up how about uh the the keep going the national the national uh buyers the big boys um
17:03um they they they like the big units they don't want uh four or five hundred units they want 800
17:09to
17:09a thousand units yeah um so the one i was going to build though it's going to put 700 units
17:17in it
17:17and they had three four acres that wasn't they're going to put some units outside as well so they're
17:22getting it up to a thousand units the national buyer that's buying it and that's what they wanted
17:27yeah they they couldn't do it they couldn't do a two-story because the ceiling heights aren't high
17:31enough uh i got one i got one that we're just tying up that's got 26 foot ceilings so you
17:38can do
17:3926 wow two star yeah and it's 140 000 feet wow that's a big store you could do you could
17:47do 2500
17:47units in that but i wouldn't i wouldn't yeah we're going to subdivide it and do as far as part
17:53of it's
17:53going to be warehouse and the rest of it's going to be mini it's too big yeah but um but
17:58again but that
17:59that that subdividing helps because you get a couple tenants in there right away they the revenue
18:05helps carry the cost on the minis as far as the interest carry cost so it's important to have um
18:10you know revenue coming in from another source on the same on the same site yeah makes sense um so
18:16so
18:17how are you finding these i'm assuming are these all coming through brokers or do you guys do off
18:21market like you're looking for for big box retail um that's probably x amount of years old and just
18:28calling the owners well i have several ways i've got realtors that know what i'm looking for
18:34naturally i um i have an analyst that it's on staff that that is that's typing in zip codes all
18:40over the
18:40area or and and and soon to be more in down south and i want to go west or midwest
18:46with this as well
18:47even though i'm in rochester new york uh i also have my old way of doing things where i drive
18:53down the
18:53street and i never look straight i look to the right and look to the left and my my wife
18:58yells
18:58at me uh that's the to tell you the truth that's the best way you fight you got to find
19:06these deals
19:07you can't depend on one source yeah if you do you're dead in the water yeah you got to have
19:12a
19:13blend so i look in fact i'm i'm on my way because i got a call last night from a
19:17guy that i'm doing
19:18business with he's got 12 acres with warehouses on it and it's sitting there and he wants me to look
19:23at
19:23the site so again that's off market yeah so people know uh we're doing a lot of podcasts people we
19:30get
19:30calls from all over california and i'm again i'm in rochester new york and i get calls from all over
19:35the country people want to either look buy south give me money loan me money whatever yeah and um
19:41we're just open for any idea i love options gotta have options yeah yeah absolutely it is funny how um
19:48you never know where a deal is going to come from i mean they come from just everywhere uh we
19:55actually
19:55just bought so we have a self-storage facility out in indiana um and there was a strip club next
20:00to it
20:00that was hampering our lease up abilities and so we ended up calling the buyer and just buying the strip
20:05club we're turning it into um into a retail location and so you never you know you got to keep
20:11your eyes
20:11open and you got to make moves that you that don't on the surface seem like they're they're gonna work
20:18um because you just really never know what's gonna work out you just gotta be open keep keep churning
20:25the water keep making offers and things just just happen um yeah that is i have a set i have
20:32a set
20:32business plan and set criterias if they don't fit don't do it i move on to the next yep real
20:40simple
20:42awesome man well hey i just took a peek at the clock it looks like we have run it down
20:46so it's
20:46time to jump into the quick question round are you ready yep all right it starts with education it
20:52could be any form could be a book you've read movie you've seen conference you've been to anything like
20:56that i just need two recommendations one for general life wisdom and then one for real estate
21:03well mine's all self-taught self-educated i went out of high school right into business so
21:09before even i got graduated i was in business but um i i joined i joined um uh clubs to
21:17teach me how to
21:18like raise money uh organizations like that uh i i i'm a member of m1 which is a group that's
21:26uh we
21:27have conferences two three times a year that that to me is is is mike mike at 72 that's my
21:34college
21:34education is uh is m1 this is a um a mastermind yeah you got all kinds of people developers most
21:44of them are in multi-family um and uh but i didn't want i wanted to be different and i
21:50was i don't want
21:51the competition so i went to mini storage and again that's easier i don't have to deal with the
21:56plumbering and the leaks and the toilets and mrs smith calling i don't need none of that i don't want
22:01it so been there done that but uh i would recommend people to join peer groups and and at this
22:10stage
22:10yeah yeah absolutely and i have heard um m1 being recommended before so it's uh it's good that you're
22:16recommending here because multiple people recommending it means it's probably has some quality people in
22:21there um moves us on to the next one this is for your younger self if you could go back
22:26to the
22:27david who was just getting started out i think you said in the 70s go back to him look him
22:32in the eye
22:32give him one piece of advice moving forward find your mentor sooner
22:40i found them several of them all along my way but the sooner you find them the more successful
22:47you'll be yeah absolutely and i i also wish that i had uh started earlier it's um or found somebody
22:55to
22:55to mentor or coach me it's amazing you really don't know what you don't know and having somebody who has
23:01already achieved what you're trying to achieve kind of guides you down the path is is irreplaceable
23:06um so i always recommend if somebody does want to get into real estate find somebody to learn with
23:11find somebody who can kind of guide you down that path because there is no other way to do it
23:16you can watch a million youtube videos but you're not gonna it's not going to replace actual
23:22activity in the market actual you know experience from somebody who's done it so
23:27great yeah you make a friend of someone who's very successful that's in the real estate business
23:31and let them be your mentor and i want to tell you something 50 of them will wind up being
23:36your
23:36partner if you show the initiative and the hard work and not and no greed don't care when you get
23:43paid
23:43how much you get paid if you put that in the when you're just starting because you're not entitled
23:49you got to earn it they will 50 of those guys would be your partner absolutely all right next
23:57question is about the u.s it's a big place there is a lot of opportunity out there give me
24:02the single
24:02metro you're most excited about investing in today well i'm happy with upstate new york believe
24:08it or not we're not near any city or anything we're way upstate near rochester buffalo syracuse
24:14i like the ohio market uh i like going down into the skipping over into the carolina markets
24:19it's pretty good um i i am really looking forward to go west uh i think mid mid midwest in
24:26this
24:26country's uh um it's it's it's growing and it's booming and i am looking forward to that
24:34yeah the midwest ohio um we've heard i mean a lot of guys on the show have done it we're
24:39actually
24:39invested out in um well pennsylvania and then out in indiana i like both indian apple is a great
24:46market yeah we're a big fan um leads us on to the next one this is about finding deals you've
24:52already
24:53talked a bit about how you need to have multiple uh feelers in the water you can't just focus on
24:58one
24:58but if you did have to choose your favorite child in terms of generating leads finding deals what
25:04would that be for you
25:08no no it's it goes back to the you know before we had the cell phones and the internet you
25:14drive
25:14down the road look right to left that's you get a plus you get a feel in the neighborhood yeah
25:19you
25:20can get all the stuff you want on the internet and look at all those beautiful pictures and maps
25:24but you don't get the feel until you get on the car and you drive it yeah or you rent
25:28a little
25:29plane or helicopter and fly over it yeah i uh um that is something now that i am seeing more
25:36of the
25:36value in when i first got started i haven't done been in real estate for that long we we i
25:41bought my
25:41first commercial property in 2020 um and so when i first got started i was so into numbers and
25:51demographics and you know i um my previous job i was uh in analytics and in like microsoft and
25:57stuff and so i was really getting into just where is population growth where is you know economic
26:03drivers etc etc and i got so obsessed with that that i would buy locations that were all the numbers
26:10worked but um the actual the corner that i was buying this property on was it just wasn't a good
26:16corner it wasn't where um you know people would want to be and so i now see so much value
26:23so much
26:24more value and actually going to the property looking around seeing what you're seeing um and
26:28asking yourself like is this a place that someone wouldn't want to rent a storage is this somebody
26:32do they feel safe um is it you know a good good location to be in and so yeah i'm
26:37a huge proponent
26:37you know back in the 80s with my mentor back then god rest his soul because they're usually a lot
26:43older
26:43than me now i'm the old guy um we used to rent those four seater planes in florida and just
26:48fly
26:49to find the four corners find a farmer give him give him some money tell him to go do what
26:55he wants
26:55with it just option money and then go find publics or somebody to see if they want to develop a
27:00shopping center but the key thing about all four corners aren't the best artists aren't the same yeah
27:05you know you got to see you got to see that to the corner that people are going to drive
27:08by
27:09first not drive out yeah drive in and and because i've seen people well i like that area but i
27:15don't
27:15want that side of the street i want the other a lot of your national tenants are like that so
27:20um
27:22but you like you said like i said you got to get on boots on the ground man yeah that's
27:29uh that's
27:29cool that you guys so you'd you'd fly over areas and just literally from the top down just look
27:34and see what what uh locations you liked that's good yep good plan i like that um leads us to
27:43the
27:43next question this is about lessons learned not every deal we get into goes the way we expect it
27:48in fact pretty much every time something's gonna go wrong and that's when we get to learn a lesson so
27:53what was the deal that went a little bit sideways for you and then what was the lesson you pulled
27:57from
27:59it um i found the piece of property after i made my first uh score with selling minis i found
28:07an office
28:08building on a very busy street um and i couldn't rent it to save my tail um so and we
28:19you know and i was
28:20invincible i was i think i was 28 years old i just made a million dollars i i can't make
28:24any mistakes
28:26so i chased the down payment to the tune of 300 000 and finally said we better just dump this
28:32thing
28:32somehow and we did so that was that was the uh i don't know i think it was about i
28:39don't think i
28:39was 30 yet yeah but that's that's what you got to do what you find you know you got to
28:43have options
28:44and i didn't have enough options with this this building you got to have options what you're going
28:49to do with something you don't have options uh you could put yourself against the wall and you're
28:54you're screwed yeah yeah and those kind of lessons stick with you if you um you know they burn for
29:01a
29:01long time and that's a good thing because it makes it makes it so like you say now you stick
29:06to your
29:07criteria you do not budget all if it doesn't fit on that that platter that you mentioned the silver
29:12platter then you're just not interested and that type of um discretion and discernment comes from
29:19the experiences that burn and and stick with you so it's uh it's a it's a hard thing when it
29:24happens
29:25but later on it's good because it makes your foundation and your um your ability later on to
