00:11having a great week great day wherever you are and whatever day it is for you as always it is
00:17friday on the podcast we're bringing that good friday energy to you and it is uh well it was
00:23nice and sunny this entire week in seattle so i have been i've been riding high i'm closing two
00:27deals everything you know sometimes everything seems to be going your way in life and that's
00:31kind of how i'm feeling right now plus my son is going to be born in in a month so
00:35i'm feeling good
00:36and i'm hoping to bring that energy to you i'm feeling good for a second reason though because
00:39we have bobby suarez with us on the show from resi.com as well as sell to bobby.com he
00:45is a
00:46fix and flipper a wholesaler so if you guys are out there you're watching hg tv you see those uh

00:52know the crappy building turning it into something beautiful and then selling it for a margin this is
00:57the guy to talk to i'm excited to jump into it bobby thanks for hopping on thank you for for
01:02having
01:02me and congrats on on your new son yeah yeah absolutely we actually i have a daughter she's
01:08uh she's two and a half right now and so it'll be uh it'll be fun oh yeah um i
01:13told you before we got
01:14on here we always start with stories we like to hear how we got to where we're how you got
01:19to where
01:20you are um so why don't you go back to the beginning of your story in real estate and just
01:24tell us how you
01:25got here yeah so i um i actually got into the real estate industry at the age of 18 i
01:32started
01:32working for a mortgage company right after high school and actually by the age of 19 i opened my
01:38first mortgage company back then i was here to do it and i did that till about 2010 which is
01:45right
01:45right around right after the financial uh crisis and i started working for a real estate company
01:53that represented some of the large hedge funds that were buying single family rentals in a large
01:58scale so in essence we were the pioneers of that industry which it was just pretty much being born
02:05at that time and um i was an employee there i was pretty much doing acquisitions scraping the mls for
02:12deals and we grew that we started working with uh some of the bigger hedge funds like colony american
02:18homes which is owned by tom barrack um and uh you know with one hedge fund i remember we got
02:24to
02:25almost buying about a thousand homes a month across 22 different markets so it's a really big business
02:30well while i was there that's where i uh opened my eyes and i learned more about investing in real
02:37estate how to underwrite how to look at a deal and in 2012 i started fixing and flipping part-time
02:44while i
02:45was there and i decided to go on my own in 2014 and i left the single family uh rental
02:51business
02:51and uh never looked back i uh i first started off scraping the mls i didn't know anything about
02:58marketing i was i was the business i was doing acquisitions fixing and flipping handling construction
03:05i didn't even know what wholesaling was back then and then um few years after deals started to dry up
03:12on the mls it was a lot of competition a lot of players were coming back into the market
03:18and i was forced to learn about marketing and a few years after that i joined um a mastermind
03:26which is where i really changed uh i transformed my entire business what i usually say i joined the
03:33mastermind it's called the collective genius and um let's they have a bunch of high level uh real
03:39estate investors in there from all around the country and in 2019 i transformed my business again
03:48and i completely stopped doing any outbound marketing and for those that don't know outbound is considered
03:55cold calling uh texting and we just started doing inbound and we started doing tv advertisements um
04:05video billboards direct mail ppc all those things and we created a brand in our industry in our space
04:15which is very hard to do yeah and now we've gotten to the point now fast forward any every any
04:22given
04:22month my office just in two counties down here in south florida we do anywhere between 50 to 60 deals
04:29every single month and um if you want i'll go into more detail now about yeah well let's i'm mostly
04:38excited about that right now yeah let's uh let's pause there because there was a lot to jump into
04:43um i mean i love the story your story you started uh kind of real estate adjacent and that's you
04:50know
04:50people who listen to the show often um i i've said numerous times that i wish that i had done
04:56that
04:56when i got started i i worked in corporate um just at microsoft you know no just out in corporate
05:01america but i wish i had started in something mortgages um being a real estate agent something
05:06real estate adjacent so i could have learned made money before i got into real estate investing
05:11and uh you know throwing cash around so um that's awesome that you got started there and then a thousand
05:17thousand homes a month for this company you work for that is insane where they they were buying these
05:22as rentals long term yeah they were buying them as rentals uh like similar to like an invitation
05:28homes that are that are owned by uh blackstone yeah but yeah they were buying single family rentals
05:34uh across different markets in the united states and that is pretty much just buying them on the mls
05:40on the mls and on the courthouse steps eventually that's what we started buying a lot more that's crazy
05:46a thousand a month that's that is a volume right there for sure um so what i really want to
05:53talk to
05:54and dig into you know from your story you went from um fix and flipping you were doing outbound
05:59um and then you kind of transitioned to inbound and especially when you're doing fix and flips and
06:04wholesales marketing as you know back when i was doing it i found that marketing is the key that is
06:10the
06:10thing that you need to master in order to make it in order to really have success um in the
06:17single
06:17family home uh you know industry and so let's talk about that transition you said you were doing you
06:25know outbound is something that most people are really familiar with they're talking about you're
06:29talking about doing cold texts cold calling cold emails all that kind of stuff you cut that off
06:34completely and you went to inbound um why did you make that transition yeah so for me it was
06:40it was a stressful operation that we were running i had a call center in nicaragua and managing these
06:46people i had a manager that was managing a bunch of the callers there but man i was just constantly
06:53you know you get threatened by people i'm gonna sue you because i'm in the do not call list sometimes
06:57through it was just and the lead quality also wasn't amazing um so i um like i said once there
07:07was a
07:07the tv provider inside my mastermind then the south florida market happened to be open and i remember
07:14it definitely was a scary thing to transition because it's a lot of money to you know to do tv
07:20ads and
07:20things like that but i remember back then um he told me man minimum you gotta start spending 25 grand
07:25a week just on tv and i'm like 25 grand and um i told them let me think about it
07:32and i immediately
07:33called them back and i told them hey i'm gonna do it let's get this thing done before i change
07:37my
07:37mind and that's usually how i do things where i'm when i'm scared i just run towards it i don't
07:43i don't
07:43run away from it and now fast forward now i mean 25 grand is not you know thank god we
07:49did it then but
07:50you know we've been little by little scaling it and it's been going well man so the tv i think
07:56you
07:57you know you're episode 600 something here on the show and i think you're only the second person that
08:02we've talked to who has used tv um to get to generate leads it's it's very niche um i you
08:10know
08:10that other guy also saw success in tv what in what cases do you feel like tv is a good
08:17call um i mean
08:19obviously people don't you know it's not a a common way to generate leads why did you feel it was
08:25a good
08:25good you know step for you and then um kind of compare it to the other channels how successful
08:30i have some friends that were already doing tv from years before i got started my buddy hopkins
08:38he's in uh in phoenix arizona he's one of the bigger players there in that market and i know i
08:43was
08:44working for him so i kind of i like the way that he he ran his business i liked his
08:49operations he's
08:50you know he relatively ran it lean but he was still involved and um i wanted to copy the same
08:57thing so i replicated it in down here in south florida and thank god it worked but i do um
09:05i do
09:06you know it does require a really good team yeah these leads are very expensive you know so you got
09:12to have good lead management you got to have good operations uh you have to be really dialed in and
09:19have an amazing team i'm although you know the lead floor yeah um i'm i've also been surprised when
09:27when i hear people have success with tv because i don't think i have watched tv in the past like
09:3310
09:33years um and so whenever somebody says that they see such success with you know special like cable
09:41television just your standard um local channels i'm always surprised um because who's watching that
09:47what what would work for me if you were marketing to me you'd have to market to youtube that's like
09:52really the only place there i guess our target market still does watch tv they watch a lot of news
09:58they type vision um but yeah just like how you felt like that with tv i actually felt like that
10:04with radio
10:05and i remember um i hired recently hired a new uh a media buyer she works for me in-house
10:12and only
10:12buys media for us and she has a lot of experience with radio and i was reluctant but uh like
10:20tv
10:20after a few months it did start working and and we started seeing fruits uh from from radio
10:28interesting so radio everything works you just gotta i think be consistent and just give it time because
10:36i remember when i first started tv it was rough the first six months and again there's other people that
10:41have tried copying me down here in south florida and yeah you have common come and go because
10:47in my opinion they don't have the right team and i did you had mentioned that you did uh billboards
10:53as well correct yeah yeah we actively do billboards now so tv radio billboards those are the three
11:00mediums um outbound i mean mailers is something that everybody does i i love mailers i think they're
11:07great great great in fact it might be my favorite way to uh to market just because you said it
11:11and
11:12forget it kind of thing um tv radio billboards i feel like those are the three that really nobody uses
11:18um but the people that do see success because they do it right um of the three which one do
11:24you feel
11:24like you have seen the most success with and you would you know if somebody were to start with one
11:28of
11:28those three which would you recommend to start with i would say tv because with tv you're not just
11:34getting a lead you're getting credibility so the fact that they see you on tv the repetitiveness
11:40um you almost become kind of like a local um you know like figure area yeah kind of like a
11:48local
11:48celebrity you know right like a morgan and morgan this guy's all over the place to offer
11:53yeah like the morgan of morgan in real estate down here in florida yeah and that's the other thing
11:59with uh tv radio um you you do and this is me being completely ignorant you do buy those locally
12:07so you're not um when you buy a tv space you can buy it in you know naples or in
12:13whatever miami
12:15the way it works is per msa so like for example in south florida it's only in two counties when
12:21you buy
12:22tv in miami it pretty much covers miami and fort laudio for example right now we're in the process
12:28of opening other offices we're going to pretty much copy your model i just uh recruited a chief
12:33revenue officer and we're going to start opening sell to bobby offices in other major cities um and
12:42um you know every like i said every uh city has a different msa so i have to buy brand
12:48new tv
12:49commercials brand new radio ads specifically for that market yeah so not a national thing it's not a
12:56national campaign that makes sense um but i feel like with those three you do achieve something
13:03that you wouldn't be able to achieve in the other marketing channels which is brand recognition um and
13:08that is something to i mean that itself is valuable because it does give you that authority that does
13:14give you the authenticity that people are looking for people want trust when they're selling their home
13:19they want to be able to trust the person they're selling to and uh if you're able to create that
13:23brand
13:23recognition um then it you know the entire process goes a little bit quicker tell us about that i'm sure
13:30that was in your mind when you were doing all these different you know marketing channels like how do i
13:34create my brand how do i you know put out the image that i want um tell us about that
13:38process and
13:39how it went yeah so first of all that process takes time so i think being in front of homeowners
13:45and sellers it's a repetitive thing you have to constantly be mailing to them appear on tv be on
13:53the radio but uh as far as like credibility and building a brand i saw a podcast i heard a
13:59podcast
13:59the other day where it takes about eight years to build a brand oh wow eight years really we've got
14:06it to the point but it takes time like even when you search us online you search bobby suarez or
14:11sell to bobby.com we have a bunch of pr releases we have 300 plus reviews on google all those
14:19things
14:20are important but it takes time you're not gonna get 300 reviews overnight so building a brand takes
14:26time building credibility takes time but once you get there it's a beautiful thing um i was talking to
14:33one of my managers the other day here and we've gotten to the point where we get every month we
14:38buy a
14:39couple houses just from referrals which that was not something that's very common in our industry
14:45usually investors tend to leave a bad taste in homeowners mouth and they see it as a one and done
14:52transaction and we don't treat it that way we get referrals from other family members that are looking
14:57to sell you know we get referrals from friends um so that's something that's a shift that we saw
15:05after after we built a brand that's well recognized in our marketplace and having credibility very cool
15:12i love it um so let's uh we are running the clock down but i do want to talk about
15:18resi so you were
15:18talking in the earlier in your story um you had success with uh with on-market deals which is something
15:25i think i've only ever bought one on-market deal um but most of everything most of the deals that
15:30i bought
15:31where their real deals have been off market and uh that's kind of what you're aiming for with resi
15:36tell us about it what are you guys trying to achieve um what do you see for the future so
15:40uh the idea of
15:41resi came about two and a half years ago where i wanted to fix the way that we were disposing
15:48of
15:49our deals that we were wholesaling our deals on our wholesale department so i built it really with the
15:53intention of just building it for sell to bobby to give sell to bobby more enterprise value
15:57and in essence what uh we just went live by the way two months ago but in in essence what
16:03what resi is it's an off-market marketplace for discounted properties we um we only allow
16:10vetting wholesalers that market direct to seller onto the platform so we want to make sure that the
16:16sellers have equitable interest and that there's we're trying to get rid of any type of daisy chaining
16:22uh so that way because they tend to drive down profits from investors because now you got to pay
16:28them and they tend to increase the price for buyers because they sometimes add on top so that's something
16:34that i've been trying to fix in our industry more than anything i created resi to professionalize the
16:39way that we sell deals and professionalize the wholesale industry so it's a marketplace it's also a great
16:46buyer management tool with fantastic buyer analytics so now if you're an investor or wholesaler you could
16:55literally invite all your existing buyers um into the platform they go on they get set up with a
17:02username and password and they can the whole point of this is they build custom buy boxes so that they
17:08only see the deals that meet their buying criteria and we're eliminating spam there's other softwares out
17:15there that literally you upload the buyer everybody has access to that buyer um and you're constantly
17:21getting spammed because people are adding you to different buyers lists so with us your buyers are
17:27private to you and uh we have a lot of buyer analytics too within the process within the platform
17:33where you could see uh who's a buy box match as a dispositions agent so you could be proactive not
17:39only is the resi going to notify the buyer but your dispositions agent could be proactive to call the
17:44seller i mean to call a buyer and let them know hey there was a deal uh deal match you
17:48could see
17:48who's viewed your deal how many times they viewed it and who saved your deal for later and then we
17:54also have some cool like tags that uh we put on buyers like if a buyer is an existing buyer
18:00you could tag
18:00them as a known buyer and that information does get shared with other wholesalers in the group because a
18:07lot of the the buyers overlap to each other a lot of buy a lot of wholesalers have similar buyers
18:12especially in there if they're in the same market and the cool thing with our platform is that
18:18meta subscribers do grow their buyers list organically so let's say game you're on the
18:24platform you invite your say 300 buyers that you have in your in your market um your 300 buyers
18:30build a buy box so they'll get notified whenever you have a buy box match but they're also going to
18:35get notified when another wholesaler puts out a deal that's a buy box match for them
18:39and the buyer does have the option to either subscribe to that wholesaler or not so um it's
18:45more of a i'm trying to create a better experience specifically for buyers um also where they were like
18:52i said we're eliminating spam and uh they only see deals that they want to see nice um and aside
19:00from
19:00that um as an added benefit since we just recently launched i used to do a lot of coaching back
19:06in
19:06a couple years back um and i'm giving free workshops every month uh two members of resi
19:13to teach them how to scale uh their wholesaling business um to how i did it you know to eight
19:21figures and um and i'm giving it completely for free nice man i love it so uh one i mean
19:28sounds great um the one thing that i that really piqued my interest was you're cutting out daisy
19:33chainers that used to drive me cry i even um there was a mobile home park that i was gonna
19:38buy
19:38and it was it had been daisy chained like four or five times some crazy amount of numbers and that
19:44drives me crazy i hate it when people are just passing passing it down the line um so how are
19:51you
19:51guys how do you how do you vet how do you get that how do you weed that out how
19:54are you vetting that
19:55yeah so when um when you're in our in our uh when you get invited into our platform
20:01the wholesalers have the option to if you're a known buyer already to that wholesaler they can tag
20:08you as a known buyer and they could also upgrade so there's two different buyers there's a vip list
20:12and there's a regular list the key is to get all your really good buyers onto the vip list and
20:18then
20:18they get a 24-hour first look period on all the deals and they also get access to vip exclusive
20:25deals only so uh there's deals that i don't want to send it to the entire regular list because it's
20:31a really good deal i know it's going to sell fast and i don't want to risk it going to
20:35random people
20:36that just went on the site to sign up so um the key is to have as many vip buyers
20:42as possible and
20:43utilize the tags within uh resi we also do tag people as known co-wholesalers in no way shape or
20:52form are we banning those people we're just letting people know this guy's a known co-wholesaler
20:57beware if you do get an offer you may be dealing with a jv daisy chain uh situation yeah but
21:05um
21:06it's just more of creating awareness to our our sellers on the platform and we're just trying to
21:11get more legit buyers in there so i do a ton of marketing now we're doing a lot of marketing
21:16with
21:16meta ads to get new subscribers in but we're trying to doing like double double type marketing we're
21:21trying to get we're doing uh one commercial to bring in wholesalers and buyers at the same time
21:26so and it's been working well you know we have uh different wholesalers all across the country
21:33california texas north carolina florida obviously i'm in florida so super excited man i made it very
21:41very affordable for people to join so if they're interested please go to demo.resi.com or just go

21:52well yeah and back when i was doing single family i remember um that your disciple list is actually
21:57almost it's not as hard but it is still a an obstacle to overcome when you get a deal in
22:02a
22:02contract and you're like crap i don't want to take this down but i don't have a buyer's list so
22:05you
22:05need to start building that and this sounds like that would solve it pretty easily so
22:09love to see it um with that i'm going to push us into the quick question round are you ready
22:13let's do it let's do it starts with education could be any form could be a book you've read
22:19movie you've seen conference you've been to mentorship program you've been a part of i just
22:23need two recommendations one for general life wisdom and then one for real estate so i would say
22:28i'll give a favorite book my favorite book is how to make a couple billion dollars
22:43um and um something else man always be learning if i'm not working i'm on youtube um right now
22:51before hopping on the zoom with you i um i was looking at executive courses at harvard i just
22:57completed one at stanford i was in silicon valley a few months back on um on how to scale
23:03a business and um always be learning man whatever it is that you like man it will
23:10get free education on youtube but always invest in yourself yeah spend the money yeah investment
23:15you can make everybody likes different um different forms of education and so long as you're just
23:21pursuing whatever form you like that is the key i used to really like listening to audiobooks i've
23:26kind of switched over to just listening to youtube channels that i like um but yeah that's cool how
23:31you said how to build a couple billion dollar company is that the name of that book make how
23:35to make a couple billion dollars to make a couple billion dollars okay he actually just came out with
23:40a follow-up book but just called how to make a couple more billion books like follow-up first book
23:48great book and uh it's a great audio uh audible if you want to check it out nice yeah i
23:54haven't heard
23:55of that one i'll have to pick it up yeah um all right next question is for your younger self
23:59let's
24:00go back to the i think you said 19 year old bobby back when he was uh starting in mortgages
24:04go back to
24:05him look him in the eye give him one piece of advice moving forward i wish i would have um
24:12somebody would
24:13have told me to get into investing at a younger age there you go i got into investing in my
24:1930s i wish i
24:19would have done it then and that falls into the bucket of i wish i started sooner um you know
24:25your episode 600 something and pretty much 80 85 of the guests who come on here say that same kind
24:31of
24:31thing so whenever somebody says it we always point it back to you the listener if you have not gotten
24:35a deal done take this as a kick in the pants just go out there and get it done doesn't
24:39matter what it
24:39is could be a piece of land a single family anything just go get your deal your first deal done
24:44it's going to start that snowball and you're going to be down the path towards the uh the goals that
24:49you want to achieve so many people come on here say they wish they started sooner now is better than
24:54tomorrow go get it done all right next next question is about the u.s it's a big place there
25:00is a lot of
25:01opportunity out there give me the single metro you're most excited about investing in today
25:06i would say my hometown miami there's a lot of growth a lot of migration people are moving out of
25:12california new york to come here all the billionaires are moving to south florida so i'm
25:19really excited with the growth in south florida right now yeah yeah up here and you know i told
25:24you i live in seattle up here um so many of the billionaires from from seattle area like jeff bezos
25:30they're moving down to florida they're good they're they're peacing out uh just moved to to miami beach
25:35the who did the founder of starbucks oh yeah um schultz howard schultz oh yeah that's funny
25:42yeah i mean there's sun down there you guys got that over us that's for sure plus our government
25:48is uh you know not gonna get into that anyways next question next question is about finding deals
25:55um you have mentioned so many different ways to find deals and so i'm gonna i'm gonna you know
26:01twist your arm and ask you for your absolute favorite way to generate leads and find new deals
26:07number one television television wow out of everything television i like it oh yeah um what
26:15uh actually i'm gonna hover on that question one more time what is what is the budget that someone
26:21would need monthly to the minimum budget they'd need to get started in television so it depends on
26:28if you're in a major city or not but like to give you an example in south florida
26:34um we're spending combined everything together about 70 grand a week and i would say the lion
26:40share of that is on tv okay but um but that's not where you started so if you if you
26:47i guess what
26:48i'm asking is for people out there listening they want to do tv like what is you know if they're
26:53not
26:54at your level but they do kind of want to get started in tv what is the minimum viable budget
26:58that they can use and see results so i started off with 25 grand um and i immediately started
27:05increasing it as i you know as i started doing deals but you just kind of continue doubling down
27:11and reinvesting your money back um maybe you could start with less if you're in a smaller market
27:17um but since we're we're in a very real estate is very competitive so i would say at least 20
27:2525
27:25but like in miami right now you won't even make it that yeah like maybe if you're in a really
27:31small
27:32market you can make it work but i definitely recommend you talk to obviously a tv hat agency
27:37and you know yeah makes sense all right next question is about lessons learned not every deal
27:45we get into goes the way we expect it in fact pretty much every time something's gonna go wrong
27:50and that's when we get to learn a lesson so what was a deal that went a little bit sideways
27:53for you
27:54and then what was the lesson you pulled from it so i don't see the deals the day-to-day
28:01deals
28:02but what i um what i do i tell my team is don't get too caught up on the deals
28:07do what you can and
28:09move on to the next one don't waste too much energy on on failed transactions nice let's move on to
28:15the
28:15next one yeah yeah and that's a really good um really good mentality to have uh i feel like that
28:23that would be difficult on the commercial side where you got these really big deals uh but it is i
28:30mean
28:30it is the right the right mentality to have is um if if there is a mistake made and uh
28:35you know you do
28:36you don't hit the mark that you're attempting to achieve you know it's already in the past you got to
28:41keep going on you got to keep moving um it has happened and uh you're just going to take that
28:46lesson you're going to move on from it absolutely all right next question is about ai um ai is new
28:53and it's here to stay um and it is impacting pretty much every business out there so how are you
28:59implementing ai in your business today yeah so one way that we're implementing it is um we have
29:05like we used to have an answering service and we replace that answering service with like
29:09an ai agent her name is sarah i actually i don't know if you're familiar with uh steve trang he's
29:14based out of arizona uh rings a bell but i don't think i know him personally no he he has
29:20a ai product
29:21it's called objectionproof.ai and um it handles eventually i wanted to handle all our incoming calls
29:30but um i don't trust it so what we do is usually we use it as like a kind of
29:37like if all my lead
29:38managers are busy on phone calls there'll be a backup or even like for after hours so i will
29:44literally answer i'll call at three o'clock in the morning and believe it or not we do get random
29:47calls
29:48in the middle of the night and even on sundays which i don't have any lead managers working on
29:52sunday so we use them i would say like it's kind of like a backup answering service yeah she's way
29:57better than an answering service she's better trained and she gathers a lot of notes and it gets
30:03automatically pushed into our crm oh it's pretty cool looks like uh bobby's internet might have
30:10yep frozen out there um we're gonna wait until his internet comes back when you see me there
30:16there we go now we got you yep up still a little bit choppy give it just one second
30:21um okay that looks good um so yeah you're talking about that that answering service i have always
30:27you know i've built a ai voice agent for my own business doing my own thing but i have been
30:33very
30:34curious um for putting a voice agent as a sales agent because you know ai has all the information
30:41out there and i'm curious if they can close better than a a seasoned sales team um have you had
30:49that
30:49experience do you know i mean what is your hands on i don't trust it i know there's guys out
30:55there doing
30:55it um i had a meeting a couple days ago with with a guy but i my lead quality is
31:02so good and my cost
31:04per lead is so high i cannot risk it yet on a new technology that's completely not proven so i'm
31:14not
31:14we're not there yet but i think we're there yet for like a lead manager type role or even for
31:18on resi
31:19where right now i have my dev team working on also having creating an ai agent well it'll call the
31:25buyer and let them know hey you have a buy box match go into resi and log in but i
31:30don't i don't
31:31i don't feel comfortable having an ai agent close yeah at least not yet i think we will get there
31:37though
31:38that's been my kind of feeling too is like i'm spending money on these leads like i'm i'm spending
31:43real money to get these people to call me i just i don't want to leave it up to an
31:48ai uh it would be
31:49it'll be sweet if they can you know convert better than you know somebody out on the phone
31:54or even myself but um i just don't i can't trust it i can't get there yet i'm sure it'll
31:59be there
