π’ SELF-STORAGE INVESTING FOR FINANCIAL FREEDOM
Is self-storage investing the smartest path to financial freedom in commercial real estate? In this episode of The Real Estate Investing Club podcast, I sit down with Jeremy Greshin of Scaffold Partners to break down how he went from practicing law to building a self-storage portfolio for passive investors. If you want to learn how to invest in self-storage, find strong operators, and build passive income, this conversation is packed with real estate investing strategy, commercial real estate insight, and practical advice for accredited investors who want to invest passively without operating the asset themselves. π°
βοΈ FROM LAWYER TO MULTIFAMILY SYNDICATION
Jeremy shares how his legal background, nonprofit fundraising, and international business experience shaped his real estate career. He started in multifamily in 2015 with six deals in about 33 months, returning a dollar eighty-seven for every dollar invested. Then he made the leap into the niche asset class of self-storage. We talk about why timing matters in commercial real estate and how low interest rates created a golden window for investors. π
π¦ WHY SELF-STORAGE IS A POWERFUL NICHE ASSET CLASS
We dig into why self-storage investing has been so attractive, including fragmented markets, mom and pop owners, and less sophisticated competition. Jeremy also explains how boat and RV storage offer similar upside. I share my own experience owning storage facilities and why operations now matter more than ever, especially for smaller facilities under 50,000 net rentable square feet. π€

00:05all right we are back with another episode of the real estate investing club i hope you guys are
00:11having a great day great week wherever you are and whatever day it is for you as always it is
00:18friday on the podcast so we're bringing that good friday energy to you and halloween is next next
00:24weekend next weekend so i am super excited i know i said this in the previous episode my daughter
00:29has a bunny costume she's a bunny this year she's three years old she's very excited for halloween
00:34so i'm excited because she makes me excited for it and yeah it is a good day for a second
00:40reason
00:40because we have jeremy gresham with us on the show from scaffold partners jeremy is in self-storage so
00:46all you guys out there is self-storage is the asset class that you've been interested in you've heard
00:50about it how automated it can be this is the episode to listen to i'm excited to jump into it
00:55jeremy thanks for hopping on thanks for having me thanks for having me i told you before we got
01:02on here we always like to start with stories we like to hear how people got to where they are
01:06so
01:06why don't you take us from the beginning of your story and just tell us how you got here okay
01:11first
01:11i'll start with uh with this since i know you're a lot of times you're invest your investors want to
01:16know where people are from so this is a picture that i think you can see of mark carney who's
01:21the uh
01:22prime minister of uh canada he's holding a maple leaf in his mouth and i live in an area where
01:29we
01:30also have maple leaves in our although we don't put them as much in our mouths so i live in
01:36the uh
01:36the new england area and we do produce this stuff here also which is vermont maple syrup a little bit
01:41further north than us i live um about two hours from the mountains two hours to hartford uh to boston
01:48two hours to new york and two hours to the ocean thing is i i have a friend from vermont
01:54and she
01:55got me um maple syrup from that region and brought it over and i had it and it actually is
02:01better than
02:02the maple syrup that we have here and i you know maple trees are maple trees but whatever you guys
02:06are doing i mean you're doing it right fair so you asked me how i got into uh to real
02:11estate so i came
02:13there through a combination of lessons early in my career i was a lawyer and i discovered that i
02:18liked doing work with non-profits and actually helping raise money for non-profits so i did
02:22two raises of about 1.5 million dollars for non-profits because i like to help people feel
02:28good about what they're investing in and that was an important piece of my later career and then i
02:34practiced law for a number of years working in real estate and corporate and there you learn to
02:39to do things like read legal documents negotiate and that's been invaluable in terms of working
02:45with investors to be able to understand you know what the documents look like to make sure that they
02:49are appropriate and and you know representing our our investors interests best and then from there i
02:55transitioned into doing international business work i was working in uh living in europe at a point and
03:01then was working also in asia and south america i did work with a lot of niche products and i
03:05discovered
03:06that niche products really were where i wanted to go and i transitioned into uh real estate around
03:122013 started working in multi-family with two partners in 2015 and we had uh six uh transactions
03:21we did round trip uh in about a 33 month period then and in those six deals if you gave
03:28me a dollar i gave
03:29you back um a dollar 87 in about 33 months so they were good deals irrs of 30.1 solid
03:37way to start
03:37and then i wanted to the niche thing was itching me so i decided to break with my partners they
03:43wanted
03:43to stay multi-family i moved into uh self-storage and so it's really a combination of the interest in
03:49raising money with uh you know for for good causes helping people invest wisely understanding legal documents
03:55and then the international business aspect sent me into the to the niche piece which is self-storage
04:00nice and nice and and the area that we try to did we sort of see ourselves in is the
04:06problem we're
04:06addressing is that um investors who want to invest in but not operate real estate face some challenges
04:13they they it's hard for them to assess a high quality deal they're hard to find um deals tend to
04:19depend heavily on the operator and they don't know operators or how to vet them and it's a
04:24fragmented market and there's thousands of deals out there so investors miss out on opportunities
04:29to invest in operationally improvable assets if you like yep makes sense um i'm always jealous of
04:36people who got started well i technically i 2014 so i can't say this this statement but i'm jealous of
04:42people who got um started in commercial real estate at that time because that is that is like the prime
04:48the prime opportunity to get into commercial it's right when the hockey stick was starting and
04:53everybody who got started they just crushed it and i i love that which you know timing is everything
04:58it's not everything but it is most things in absolutely and so you really you know identifying
05:03that 2015 when you're in that type of year that golden year where things start to go up
05:09it was so important is there anything that you can take from that period where you you feel i mean
05:14did you guys recognize the the time frame that you were investing in or or i mean you got lucky
05:19that
05:19luck is everything too so that that's totally fine but did you guys recognize um the opportunity that
05:24you had in front of you in terms of the uh the general economy sure i mean everybody knew that
05:29interest rates were low we had a bunch of investors that were excited to invest with us they had they
05:34were making money so they wanted to keep making money and it was an it was an easy time you're
05:39right
05:39um to to to do well and and you know we built a good solid investor base we have 100
05:44investors now
05:45and a lot of them came out of that time frame um what um i mean multi-family is it's
05:52one of the rock
05:52solid asset classes out there everybody especially when they get in on the commercial side they want
05:57to start in multi-family for good reason it's it is the the staple in terms of what people need
06:03they
06:03need housing um and so there's a good reason to to focus on multi-family and to stay in multi
06:08-family
06:09you chose to kind of branch out to go into self-storage it's one of the the lesser known
06:14niches we've talked about it a lot on this podcast because i have bought self-storage facilities myself
06:19and so i know a little bit about the asset class and so i bring it up a lot but
06:22um it's not as well
06:24known as other asset classes why did you choose to focus in on self-storage so self-storage has i
06:30think
06:30a lot of advantages at least to me the um there's limited there's there was there is now that's
06:37changing but there was much less competition there were many less sophisticated operators something
06:41like 65 of properties were mom and pop so they were small time operators that didn't have a lot
06:47of sophistication they didn't have modern management systems or online presence or technology um you know
06:54the pricing was a little bit more attractive because they were less sophisticated and there was
06:58more of a business plan that you could put in place um sophistication had come to multi-family
07:03before it came to self-storage and we were and i was beginning to see that and i decided you
07:08know
07:09if in the world you try to pick your competition when you can and so i found that this was
07:13you know
07:14a better you know a better place to go and we're now moved also into boat and rv for the
07:18same reason
07:19there you're not competing against the reets in that area there's a huge need for boat and rv but there's
07:25not a lot of there aren't as many people in it so the market's more fragmented and there's runway for
07:30that
07:31yeah that's understandable whenever there's a blue ocean you go for it until it turns red
07:35i would say you know i i have uh the first self-storage facility i bought was in 20
07:40i think it was 2020 2021 something like that um and since then i you know i got that that
07:47deal for
07:47a song it was an absolutely fantastic deal but since then i have i personally have noticed that
07:53self-storage has become um much much more competitive there are you know there's a ton of people
07:58interested in the asset class um and which means that in order to get a good deal you need to
08:04have
08:04something you need to be able to operate better than everybody else um so operations is is very
08:10crucial special especially when you're buying smaller deals if um if you want anything under
08:1450,000 net rentable um which there are a lot of facilities out there that that fall into that
08:18category you really need to be able to operate the facilities better than that you know the guy next
08:23to you um what have you guys done especially now that ai is a big thing what have you done
08:27to improve
08:28the operations of your storage facilities well the one thing is i think you do have to pick markets
08:34yeah i think you have to be strategic about the market you pick so we work almost exclusively in
08:39secondary and tertiary markets because we don't want to compete against the REITs because they have
08:43all that horsepower they have very sophisticated algorithms they can control the markets sometimes in
08:49almost monopolistic ways so choosing your competition is good so by way of example we're in
08:54fremont nebraska which is 30 minutes from omaha it's these are markets that aren't that sophisticated
09:00where the operators are not that good and so we do make sure that we have people who are sophisticated
09:06we do use ai we do make sure our online presence is right we make sure we have um you
09:11know a lot of
09:12the a lot of the technology that's necessary in terms of the cameras in terms of the gate
09:17operation and so on so we try to to use those things as an advantage and then we price we
09:24think
09:25competitively and most of these markets are fully leased at this point so you know that you have a
09:31market the question is how do you operate within that market better than the next guy yeah so let's
09:37go one layer deeper on that you mentioned you guys do use ai it is um i feel like specifically
09:43self-storage the the ability to implement ai in the operations and have it almost i don't want to say
09:50100 because it's not 100 but very highly automated is uh there's a huge opportunity there how are you
09:56guys implementing that specifically to automate your operations well let me first qualify by saying i
10:02don't operate so my company we bring investors and we partner with operators so i'm less hands-on
10:08involved with the day-to-day operations of the ai piece of it i'm here i'm hearing more about what
10:13people are doing in terms of uh you know the uh the enrollment process you know helping people
10:19become uh you know become tenants and so on that i think is is a big piece of it um
10:25making sure that
10:26you are ai and um compatible in terms of the search on the website so people can find you better
10:33you know it's it used to be seo and now it's turning into geo and there's levels of sophistication
10:39to make sure you your website comes up first when people look for storage storage is very localized so
10:46people are looking in a three to five mile radius you got to make sure that you are the one
10:50that shows
10:51up and ai helps with that yeah yeah and for anybody who's listening if you guys do own a storage
10:56facility
10:57or really any commercial asset and um you have a you know you want to know how to actually rank
11:03your
11:03website i'm telling you just add connect claude to it and it will solve all of your problems not all
11:09of them you need do need to have a little bit of technical chops but um you can connect claude
11:13to
11:13your google ads account um to run you know google maps um ads to your to your property you can
11:20connect
11:20claude to your back end or to your website um in order to rank for seo and aso um there
11:27are so many
11:27things that you can use claude claude for in order to optimize your online presence which is so
11:32crucial for self-storage facilities it's crucial for every height for retail our commercial real
11:37estate out there um but for self-storage specifically because it is more customer oriented
11:42it's not it's not quite um it is more uh there's more it's more transactional there's a lot more
11:48transactions happening which means there's a lot more opportunities to get customers um and so if you
11:54guys if you're struggling with that we've we've talked to a lot of people who are struggling with
11:57that and really it's just connect claude to it claude i i personally like claude um you know we
12:02do it with all our facilities we also help other people so if you guys need help just reach out
12:06but
12:06um i don't want to miss this opportunity to tell you guys just connect claude to your digital stuff
12:11and it will improve it it will optimize it i've done this for all 12 of the of the assets
12:18that we
12:18have all the websites and i uh we have you know we we rank where we sit in search optimization
12:24and
12:24everything has boosted up because other people aren't doing this um which means there is a huge
12:28opportunity for you specifically out there to uh to improve your your your operations and and we are
12:35it's it's almost become for our operators and their property managers a prerequisite we expect that that
12:40would be part of what they do and we talk to them on a regular basis to make sure that
12:44they're
12:44implementing it where are we in search optimization both on the ai level and the and the seo level to
12:50make sure that we are in fact touching all the right points um to get invest uh tenants in there
12:56and as you said uh self-storage is constantly needing to bring new people in because lease
13:03terms are shorter we have what's called the lowest walt which is weighted average lease term besides
13:08hotels people are turning all the time so you constantly have to be in front of an audience because
13:14people are leaving and then people are coming for whatever reason yeah which is why google ads work
13:18really well that's another reason um thing that you guys out we i just did a uh consulting with a
13:23guy
13:23who has a storage facility he didn't have google ads running you do need to use google ads google ads
13:28will put you on google maps and google maps is where a lot of people get they find their self
13:33-storage
13:33facility um well it'll put you on google maps it'll also put you on uh google um their your google
13:38search and so that's you do need to run google ads and then you need to have a facebook remarketing
13:43campaign so when they go to your website and they leave the website and then they open up
13:47whatever facebook instagram your your website will go right in front of them again and so you do need
13:52to have all those elements um implemented in order for it to work um anyways i you know we're on
13:57the
13:57topic ai i love this topic because it is uh it is so impactful to where we are in the
14:03trajectory of
14:04of commercial real estate in terms of um ai adoption and uh is there any other what other ways are
14:11you guys
14:11using it not solely for marketing um but also for operations that's what is i feel like there's a lot
14:17more opportunity there um i mean there's opportunity everywhere but for operations if you can really
14:22nail ai into your operations then you have a huge competitive advantage are there any other ways you
14:28guys are using it today we are very we're making sure for the properties that are larger that we have
14:33people on site and that's that's a big deal which is sort of anti-ai if you'd like you know
14:38it's really
14:39sort of making sure that there's a personal touch and that people when they go there they're meeting
14:44someone who's walking them to their to their site and so on when people are off site um i don't
14:50i have
14:50to be honest with you i'm not sure what our people are doing in terms of ai uh i'm on
14:54site at this point
14:55i don't know yeah yeah i mean for us um anybody that works with us even if it's a third
15:02party we
15:03essentially require that they are familiar with and use ai it doesn't have to be integrated into a
15:09system if they don't want to do that but as long as they are they understand what you know
15:13gemini chat gpt claude is and they go to those sources for um you know for inspiration for
15:19solving problems because uh as the owner you guys you want to take a step back you don't want to
15:25be
15:25in the weeds and um you know giving your your your third party operators your your direct hires the uh
15:33um the power to actually find the solutions themselves and only bring things that need to be
15:37escalated to you is uh is you know it will take you out of the operations and it'll give you
15:42a lot
15:42more time um which is what you need in order to grow your portfolio i mean i would expect that
15:47you know when we're looking for example one of our sites we're doing construction so you can look up
15:52construction companies in the area you can get ratings on those companies through ai you can find
15:57out a lot about what they're doing you can get recommendations on how to build and so on so we've
16:01used it for that because we're you know we're building out one of our one of our properties right
16:06now so ai has been very helpful in that process it's just i think a lot of times it's just
16:11a
16:11matter of being creative like okay i'm trying to do this what's the prompt i have a son who spends
16:16his career in ai and a lot of it's what's the prompt the right question to ask so you'll get
16:21the
16:21answer that you want you know and you can run competitive analysis for example you ever see
16:26you you know as opposed to having to manually go they'll scrape all these websites for you so
16:30we have people that are doing that for us also so a lot of it's just being mad imaginative to
16:35figure
16:35out you know how ai can help you yeah absolutely awesome man well shoot i just took a peek at
16:41the
16:41clock we have already run it down we are at the 60 minute mark which means we have to jump
16:46into the
16:46quick question round are you ready sure all right it starts with education it could be any form could
16:53be a book you've read a movie you've seen a mentorship program you've been a part of anything like that
16:57i just need two recommendations one for general life wisdom and then one for real estate
17:03okay uh jeff i'm gonna be a little contrary on this i i read daily you know things like
17:10the self-storage you know self-storage uh inside self-storage and storage books i'm reading those
17:14things on a regular basis i'm reading business now in the wall street journal i think today you
17:18absolutely have to be reading every single day what's out there to figure out because with all this
17:23information shame on you if you're not up on on your field all the time and that's not really a
17:29magazine that's not really a book it's really a uh you know just being up every day i'm reading you
17:35know what i call the rags you know on what's going on that's essential homework in terms of reading i
17:41do
17:41a lot of reading i've read a lot of business books in my career in my library i have a
17:45ton of them
17:45in my study but i find that actually i get a lot more inspiration and advice from reading about you
17:51know biographies of famous people call it winston churchill or thomas jefferson that have faced
17:56lifelong challenges that are infinitely larger than my challenges and seeing how they wrestle with
18:00them and how they deal with them is somewhat inspirational even in my tiny universe of places
18:06yeah yeah i i have love biographies i i uh i have two young kids right now and um i
18:12don't have the
18:12time to like sit down and read a lot but i want to get back to it and biographies is
18:17something that i
18:18absolutely used to love um on the news you've mentioned a number of of news uh you know you
18:23sit down you read the news wall street journal etc i love that that isn't a thing that i used
18:27to do as
18:27well or that i still do actually um but i used to subscribe to individual newspapers and since i've
18:32switched to uh i use ground news and apple news which is uh apple news you can actually this is
18:38kind
18:39of an aside i just i this is a recent thing that i've done and i and i actually really
18:42like it
18:42apple news you can get one subscription and then you can read them all and then ground news kind of
18:46like amalgamates everything sure and anyways i thought that was uh pretty unique because i used
18:51to just read i had three subscription i had wall street journal and that then i had one subscription
18:55for each side of the political spectrum so that new york times and then uh fox yeah and i kind
19:03of
19:03like that but i just you know i kind of i wasn't a huge fan but having these kind of
19:08amalgamators
19:08um where you can read everything is pretty cool anyways moving on to the next question this is for
19:14your younger self let's share to jeremy who was just getting started uh way back in 2015 go back
19:21to him look him in the eye give him one piece of advice moving forward so i i began my
19:26career much
19:27earlier than that actually in the eight in the uh in the 80s and i think my advice would be
19:31try to
19:32figure out what you want to do earlier on in your life if you can help it so i've had
19:36a great journey
19:36through a lot of different paths but i've tried to help my kids i have three grown kids to focus
19:41earlier on in what they think the choices are for them that are you know going to get them in
19:45the
19:45right direction and they'll make their own mistakes in their career because we all do but i think
19:49heading in the right direction helps you you know moves you along faster in the path yeah 100 i feel
19:56like uh especially for you know when at your when you're at the beginning of your career options are
20:02almost a um they're almost a uh a hindrance to you actually seeing you know success and um and
20:12progress because when you have too many options you tend to well at least i when i first started my
20:17career i had too many options i bounced between them and it meant that i just didn't get progress in
20:22any one individual um path and and that is um you know it will it will hold you back and
20:28so if you
20:29can focus in you can choose one path and go down that path only uh you're going to get so
20:33much
20:34farther um in that career path uh if you choose you know if you focus in and that's why i'm
20:39niched
20:40into you know into uh self-storage i don't do multifamily i don't do industrial i don't do retail and
20:44the
20:44other things just because i want to stay focused on what's going on in this niche market and i think
20:49you gain traction by doing that my opinion yeah 100 all right moving us on to the next question this
20:56is
20:56about the u.s it's a big place there is a lot of opportunity out there give me the one
21:01the single
21:02metro you're most excited about investing in today i'll give you two well one of them it's small it's
21:11lexington south carolina we've had a great deal of success with self-storage in that very small niche
21:16market outside of columbia we hit the right operator which was critical the right market and it's been
21:21doing really really well as in terms of a larger market i like indianapolis it's got an economic
21:26development program right now going on it's a little bit controversial but they're building 9 000 acres
21:31with large projects by meta and eli lily and it's going to result i think in a lot of economic
21:36development the need for housing and storage and retail and everything else um in that market
21:42interesting we actually we own two properties in indy um i did not know about that go one one more
21:48step further into into what you just mentioned about meta uh what are these sure it's called leap
21:52it's leap you can google it it's an economic development program that's basically designed
21:58to build in you know a ton of data centers and medical centers and so on right sort of northwest
22:06of the city in uh lebanon and in that area zionville and so on and it's been it's been exploding
22:13in terms of
22:13what they're they're bringing in there it's a bit on the other side it's controversial because there
22:18are water challenges around i think it's the eagle river that's having to pump water up there so it's
22:23not without its challenges but from an economic development point of view it's going to result
22:27in a lot of jobs and a lot of need for housing and resources in that area very interesting so
22:32you
22:33said northwest i think that's right yes lebanon zionville if you look in that area you'll see yeah yeah
22:38yeah okay interesting all right um moving us on to the next question this is about lessons learned
22:44not every deal we get into goes the way we expect it in fact pretty much every time something's gonna
22:49go wrong and that's when we get to learn a lesson so what was a deal that went a little
22:53bit sideways
22:53for you and then what was the lesson you pulled from it i think i think right now in general
23:00deals are
23:01tough at this point and i think anybody who got into a deal in the early 2020s is having difficulties
23:07because we didn't anticipate interest rates were going to go through the roof and that really has
23:12made a lot of deals and a lot of money more expensive and unless you had a really great
23:16business plan and and you know unless you bought a fixed income mortgage you were going to be in
23:22trouble and so we've had to learn a lot of lessons about that issue and that's been a long time
23:27that
23:27you know you're wrestling with yeah yeah totally yeah understandable and um i feel like that one line
23:34uh you know something came up that we didn't anticipate is like that encompasses a lot of um
23:42yeah the problems that operators run into and which is why you always when you're underwriting i'm
23:48telling you guys you need to bake in the unexpected um because the unexpected happens every single day
23:54every single deal um you can't nobody knew well some people had ideas but nobody knew that the
24:00interest rates were going to go to seven percent right we knew that you know in 2000 the housing
24:05market except for that one guy michael dude whatever his name was the housing market was
24:08going to crash um so these things he's unexpected they happen all the time it is almost guaranteed
24:13it's like if the one thing that is get what's that one what's the phrase the only thing guaranteed
24:19is is change or so i can't remember what the phrase basically if uh if you something is
24:25the only constant is change yeah how's that go um things are going to happen that are unexpected
24:29and that that needs to be part of your plan because if you don't if you expect things to go
24:35perfectly your deal is going to crash i'm telling you i've uh i learned that lesson way early in my
24:39career do not expect perfect because it's not going to happen i want to just i'll do one very quick
24:45promo we have on our website something called our investment process it works for passive and active
24:50investors it works in every reset retail i mean uh real estate class retail industrial uh self
24:56storage multi-family whatever it is and it's a six-part process that anybody can use to sort of
25:02analyze a deal from the operator and it goes on from there in the interest of time i won't take
25:06you
25:06through it but one piece of it is the downside piece what happens if rents go up what happens if
25:11occupancy goes down you know or you can't get your rents up you can't get your occupancy up interest
25:16rates go up there's a downside piece of this that exactly talks speaks to what you're talking about
25:20yeah absolutely um moving on to the next question this is about your competitive edge your specific
25:28personal competitive edge what skill or habit has given you a disproportionate edge in real estate
25:33and it's something that most people underestimate i think it's the ability to connect with investors
25:39and partners find choosing the right partners and choosing the right investors to invest in your
25:43deals is critical because yes you can use a lot of technology and an ai which i do use a
25:49lot of but
25:49people make decisions for a lot of times they look at the facts but then they make the decision based
25:54on
25:54an emotional reason like you buy a car right it's a lot of it yes there's the fact it's got
25:58a good engine
25:59and so on but you have to feel good about driving that car too so we try to connect with
26:04people on a
26:04personal level you know to make sure that that they're a right fit for us and they're a right fit
26:09for
26:09them and we try to develop those relationships so connecting with people i would say love it all
26:14right that leads us to the very last question this is for the listeners you've given us a lot to
26:19think
26:19about i'm sure people want to reach out get in contact with you as a two-parter where can they
26:23find you and then what can they expect when they reach out sure um my i you can reach out
26:28to me on my
26:29uh on our website scaffoldpartners.com you can reach out to me through linkedin either one would work
26:35and then i'm just open to a conversation what would you like to talk about do you want to talk
26:40about investing you know do you want some you know share some wisdom you know whatever i'm open to
26:46having conversations with people who want to have conversations perfect i'm not trying to sell
26:50anybody anything we you know our investors are are people that have to be sophisticated and accredited
