00:04all right we are back sorry guys uh as you know well as i've said many times i have two

00:10little kids in the house and my wife is not feeling well right now so they are
00:14it's dad dad duty and so i had to step out for just a second for all you parents out
00:19there i'm
00:19sure you understand but we are back we're talking about it um so justine we just finished the
00:24conversation about wholesaling that's not all you do you guys still buy rentals as i understand
00:29i'm well yeah i'm in the middle of a six-figure renovation right now and this is like my first
00:34big big reno um and it that one will be the we're doing the burr strategy so that one will
00:40be a
00:41refinance hold rent and i think that will be done with that one in about two weeks and then hopefully
00:49build roll that into the next one here very soon nice yeah so you guys is that um is that
00:55there in
00:55phoenix in the phoenix market yes yes so this is my first big rehab in phoenix um i guess i've
01:01had
01:01i've had i've done i've wholesale multiple i've worked with many investors and helped with from
01:06start to finish this is the first one where it's my own so it's been really great like honestly like
01:11it's been really challenging don't get me wrong it's been really freaking hard and there's definitely
01:15stuff that's gone wrong but like i have learned so much in the last 12 weeks with this hundred
01:20thousand dollar rehab like you know being on this side of the transaction like it's experience i
01:26couldn't get anywhere else what is this the first renovation you've done um independently like
01:32yourself yeah yeah yeah so this is my first like big one this is one where i'm buying you know
01:38where
01:38i bought it because other than that it's just my rentals that are in the midwest little cheap
01:42rentals and then flipping clients that i've managed and met through wholesaling because all my
01:47wholesaling was here in phoenix so i was really i was only like i wasn't one of those national
01:51wholesalers everything's very local and boots on site but yeah this is my first big one yeah that uh
01:59i mean i did a lot a number of flips back in the day and flipping is um is definitely
02:05its own skill set
02:07um there's a lot that goes into it and uh it is it's a full-time business um if you
02:12do it right
02:12though it can work out really well in fact that is the reason that's kind of what opened my
02:17eyes to real estate as a viable option because i did a flip with a buddy back in like 2014
02:23we didn't
02:23know what we were doing we were just like flying by the seat of our pants but at the end
02:28we we made
02:29like 80 something thousand dollars and it was the most i'd ever seen in a check you know that was
02:34supposed to go to me and so i was just blown away at what what happened and that we were
02:40even able to
02:40make that much money um and it kind of made me realize that real estate does work of course since
02:46then i've gone up and down and left and right um you know it takes a long time for you
02:49to really
02:50get your fitted footing in terms of what you want to accomplish in real estate but seeing that having
02:56that first success um especially in on the flipping side where you know a couple months you see a big
03:00check that uh that has a huge impact um awesome well hey it does look like we have run the
03:08clock
03:08down i think it is time to push us into the quick question round are you ready yes i'm ready
03:15all right starts the education it could be any form could be a book you've read movie you've seen
03:20mentorship program you've been a part of anything like that i just need two recommendations
03:24one for general life wisdom and then one for real estate
03:29um for real estate the bigger pockets community not a book or anything but bigger pockets community
03:33was something i really got into and i really like and has helped and connected me with a lot of
03:39people um life i don't know i don't know if i have one that's fine well bigger pockets can be
03:48book
03:48or um business and life there's a lot of uh really good content on there yes moving us on to
03:54the next
03:54question this is for your younger self let's go back to the justine who was just getting started so
03:59many years ago i think you said 2019 go back to her look her in the eye give her one
04:04piece of
04:05advice moving forward do not listen to other people's self-doubt
04:16that is good that is really good advice because uh yeah you never know other people are going to
04:22project their fears on you and if you listen to them you're never going to get started um and so
04:27yeah it's it's more difficult especially when it comes from somebody who really is well-meaning like
04:32your parents your friends um they they see your actions they're going to put their own fears on
04:37your actions um and it's very tempting to to let that seep in because you do trust them as people
04:43but
04:43you know they're they don't have the experience they're not investors they really they're unless
04:49somebody has achieved what you want to achieve you should not be listening to their advice in that realm
04:54um and yeah so that is uh that's a difficult thing to get through right right because and then once
05:00you let that fear get in it stops you yep all right next next question is about the u.s
05:07it is a big
05:08place there is a lot of opportunity out there give me the single metro you're most excited about
05:13investing in today oh right now phoenix because that's just where i'm at so i'm excited about investing
05:21in phoenix yeah yeah back door yeah in your back door is like that is the the perennial advice is
05:29invest in your back door um i did not end up following that advice but uh it is great advice
05:34because that is where that's what you know the best and it is very easy to make mistakes in real
05:40estate if you don't know the area that you're investing in because you know like like they say
05:45location location location it's all that matters in real estate that is 100 true and if you you know
05:51your city that you live in you've lived there all your life and so you know the good locations to
05:55buy um versus somebody who's uh investing from the outside definitely all right goes to the next
06:03question this is about finding deals it all starts with getting in contact with the seller and pending
06:08that purchase agreement so what is your favorite way to generate leads and find new deals uh favorite
06:14way to generate leads social media i've been lately it's in 2026 been social media has been a huge huge
06:22huge tool not as much with i guess wholesale sellers but it's just connecting me with people and getting
06:28to get deals done and the right kind of people so that's been my absolute favorite
06:34surprisingly you're episode like 600 something i think you're the first person to say social media
06:40uh which is really surprising because social media is very you know it's it's prevalent everywhere and
06:47everybody uses it and it obviously works um but for whatever reason i i'm i mean maybe i'm forgetting
06:53something but i really do feel like you're the first person that has said social media um so yeah tell
06:58us
06:58tell us more about that what are you doing differently that other people are not doing um to where you're
07:04seeing
07:04success i'm just posting my life and just being myself on social media and it's like been an
07:11amazing thing like it has completely changed my life this year just posting on social media tiktok
07:16instagram youtube saying yes to podcast opportunities when i see them like it has completely transformed my
07:24life and i don't know i don't there's nothing there's no secret i mean i'm very consistent i post a
07:29lot
07:29if you look so it's like you know i'm putting in a lot of work um but i'm just sharing
07:36my life i'm just
07:37showing what i'm doing i'm showing like the very unsexy sides of real estate and investing and you know
07:44what goes wrong what can go right like i'm not just sharing my wins i'm actually sharing a lot of
07:49my
07:49losses on social media and i think that that's kind of what you know i'm that flipping agent like that's
07:55kind of
07:56just you'll have to look look me up but that's kind of just like my personality like i'm very like
08:00brash i don't know like i just i'm just myself and it's been really cool yeah well no and that's
08:06that
08:06is um i feel like a lot of success in social media does come down to who is behind the
08:12camera um and
08:13some people it it fits very well for who they are and and the way that they approach communications
08:18and all that other people it's better you know they they see more success with other forms of uh of
08:24marketing um but if you have it you know if you have whatever that it factor is where uh you
08:30you
08:30use social media effectively then it is definitely a good uh a good tool to use to get leads um
08:37i'm
08:38gonna move us on to the next question this is about lessons learned not every deal we get into goes
08:43the
08:43way we expect it in fact pretty much every time something goes wrong and that's when we get to learn
08:48a lesson so what was a deal that went a little bit sideways for you and then what was the
08:52lesson you
08:52pulled from it yeah um all right so my my current renovation right now did not make the best have
09:03had challenges with my business partnerships um that have gotten in the way of the deal it's caused
09:09delays it's caused obviously lots of other issues outside of the deal itself but it has hurt the deal
09:14because of the conflict in the business partnerships that i had and going back in it i mean these are
09:22people
09:22i knew for years and really trusted and so there was a lot of things that maybe we should have
09:26gotten in writing like going back on it and like dang i really should have like i mean in in
09:30this
09:30instance i've had to hire a lawyer now to go back and reread my dot my contracts with these people
09:34you
09:35know what i mean and so going forward i definitely want to keep using partnerships for opportunities but
09:42i'm going to be doing my partnerships a lot differently in the future making sure i have
09:49everyone's expectations are crystal clear in black and white writing what's what happens when stuff
09:55goes right what happens when stuff goes wrong what happens if there's a disagreement all of that like i am
10:00going to dot my i's cross my t's um and really have some important conversations going forward
10:07yeah and uh that that topic has been broached many times on this show um and partnerships i'm a huge
10:17fan because i love doing real estate with people um but they it is also one of the areas that
10:22can go
10:22most wrong um just like you said if you guys do not communicate um well and you don't have everything
10:29written down then it it just invites too much um misunderstanding miscommunication uh and that's where
10:37things go wrong that's where heads started start to butt um and so you really do you need to get
10:42things written down you need to have that honest conversation at the beginning so each person
10:46understands what they're bringing to the table what the expectations are um so that that's how
10:51you set up a good partnership great partnerships are amazing but they can also go bad and so you need
10:57to go into it with your eyes wide open exactly exactly and that leads us to the last question this
