00:57like that? Yeah. Beach house! Oh! I'm Tyler and this is my wife Jessica. We're from Northern Virginia and
01:05we're looking for a house in Emerald Isle, North Carolina. We have two boys, Kacen and Camden.
01:10Kacen is nine and Camden's four. We got married back in 2014. We just celebrated our 10-year anniversary.
01:17I don't want any jewelry. Give me a beach house instead. I have been a middle school math teacher
01:23about 14 years now. And I'm doing software sales for about 14 years. I mean, we stay pretty busy. Our
01:28boys are really active. Every night we're juggling like, who has practice? What are we doing? It's nice
01:33to think about getting a spot where we can come to the beach, decompress and reconnect. Take a break.
01:38Yeah. We could fish more. We could play in the ocean. Build sandcastles. Emerald Isle is right off the
01:45coast of North Carolina, known as the Southern Outer Banks or the Crystal Coast. It's between
01:50Jacksonville and Moorhead City. It's about a 12-mile stretch that's just right between the ocean and the
01:55sound. We started coming here about seven or eight years ago. We really fell in love with the area.
02:01The vibe down here is... That was a game changer. It's not commercialized, right? It's very quaint.
02:08So once we experienced that vibe, that's all she wrote. What about going putt-putting? Yeah. Who
02:14always wins though? Dad. No. Like I grew up going to the beach every year and I kind of brought

02:21into that lifestyle. Your dream was always to have a beach house and it became our dream? The beach is
02:28kind
02:28of like our oasis, our time to create memories as a family. I want enough bedrooms that we can sleep
02:34and then maybe we can invite like some of the rest of our family and some of our friends and
02:38everything.
02:39I want a golf cart. Golf cart neighborhood range to the restaurants. And an outdoor shower to get all
02:45the sand off you guys before you come in. So our total all-in for this project is $600,000.
02:53And that's the top.
02:54Like we cannot exceed that at all. No, ma'am. I think our biggest obstacle on this house hunt
03:00is to find something that isn't our price point. And being realistic about the amount of work that
03:06we can do since we do work full-time jobs. You know, we're five hours away. We're going to call
03:10in a lot of favors. Yeah. Some IOUs. You know, we've said a lot, hey, this house is for friends
03:15and family, right? So, but we're going to try to tackle as much as we can and learn trial by
03:19fire.
03:25How excited are you to start touring homes? I'm super excited, but the adventures begin.
03:31Where are we going first? First up is Lemon Breeze. So Lemon Breeze is three bedrooms,
03:39three bathrooms. It's a little over 1,500 square feet. This one is on the sound side. And it's less
03:45than a mile from the beach. So it's still a great location. And it is a little higher on our
03:50price
03:50range. So it's $575,000. That only gives us about $25,000. They've already reduced the price once. So
03:57maybe that'll work out in our favor. Fingers crossed that it will. Yeah. Oh, here she is.
04:04It's yellow. Lemon Breeze. She is yellow. All right, let's go. I think we're located about a quarter
04:12mile from the beach this way and a quarter mile from the sound. So we're kind of like right in
04:16between both. All right. A lot of vegetation, right? It already looks like a lot of work from the outside.
04:21But I like the vibe, right? Like this is like the island life, right? And I'm kind of liking the
04:25privacy too. Yeah. It has like a separate bottom section. Very nice. Let's see what this is.
04:32Okay. Okay. So I guess like a sunroom? I do like the windows right here. It's kind of cool. It
04:38looks like almost like you could like serve. Oh, like a walk-up bar. Here you go. Yeah. I feel
04:43like we can put like table and chairs right there. Maybe some patio furniture. This could be a nice
04:49little chill spot. All right, let's see. So this must be like the downstairs studio area. Definitely a lot
04:55of space. Okay. So this, I guess, would be like, I don't know. It kind of feels like a living
04:59room area,
05:00I guess, right here. We would have to do something with the floor. But I kind of like these stripes.
05:05They kind of give it a little bit of character. I do like those colors. It definitely brings out
05:08the beach fun, right? Yeah, it definitely gives like a beach feel for sure. Oh, wow. This kitchen is
05:15pieced together for sure. But hey, it's a kitchen. I mean, it definitely needs a lot of work, but I
05:21feel
05:21like we can also work with it at the same time. Right. Let's see what's out here because we haven't
05:26been through this door yet. There's another door. It's a pretty cool outdoor space, right? I mean,
05:31this is kind of like the beach vibe. I do hear the main road though. Oh, that is a little
05:36loud. Yeah.
05:38Look at this. This is like a little secret garden pathway. Okay. So it leads right out there. And then
05:44I guess you just cross right over the road and then you're pretty much like at the beach. Pretty cool.
05:47I think the boys would love that. Oh, wow. So look at all this deck space that this house has
05:52to offer. I mean,
05:53we have the lower and the upper plenty of space to entertain for sure. Okay. Let's see. Look at the
05:58screened in
05:58porch. I like that. I've always wanted a screened in porch. All right. You ready to go inside? I'm excited
06:03to see
06:04what's inside. Let's see. Okay. This seems pretty open. Like I like this. First concern is the outside
06:12matches the inside with the paint. I mean, it's living up to its lemon breeze. It's that lemon breeze.
06:17Sure. We've got a ton of yellow going on. And the floor situation is very concerning.
06:22It looks like we're going to have to do all of the flooring. Yeah. And then that kitchen checkerboard
06:29with that orange is interesting. With this kitchen, in general, it just looks outdated. Yeah. But given
06:37kind of what we've already talked about. Yeah. We may have to make do with which, you know,
06:42may or may have. With what we have. Yeah. Yeah. Okay. All right. Oh, wait till you see the color
06:48of this bathroom. Oh my goodness. Oh, wow. That was the one. It kind of matches the floor in the
06:53kitchen a little bit. So first time I've seen the popcorn ceiling. Oh, I know we're not a fan of
07:00that.
07:00We don't love it, but maybe we can live with it for a budget. I don't know. But this isn't
07:04bad though.
07:05Fresh coat of paint, change out the vanity, figure out this tub situation. Okay. Yeah. We'll definitely
07:11have to be refinishing a lot to make this house work. Okay. Okay. Hello red. Another color.
07:18It's a bedroom though, right? It's a bedroom. And it's, it's not a bad size. There's a closet.
07:23It has a nice window. It gets a lot of light. Pretty good. It's got good bones. I feel like.
07:28Yeah. All right. Okay. So are you ready for yet another color?
07:34Oh, this is the most interesting color. Well, hold on. If green wasn't enough for you,
07:39come look at this lime green over here. There's two shades of green in the same room.
07:44And there is no door. So I guess I can just kind of wave to you from the bathroom.
07:49Oh, that's a... No bathroom door. That's awkward.
07:53That is very awkward. Wow. These, all these metal things, they have got to go.
07:58Somebody was getting things on sale and didn't get enough. So they worked with what they had. But
08:02if we had a door, we could work with it. Okay. So it's was originally listed at 650.
08:09Yep. And now what's the price points? So within the last month,
08:12it's gone down to 575. So obviously, hopefully, that's a big jump.
08:16It is. So it's got potential. We just, you know, if we can make it work with the budget,
08:20then, and I think that's what keeps coming up in our conversation is budget, budget, budget.
08:25Well, this is a good start, but I'm just to see like what else there is out there.
08:28All right, cool. Let's go see some more.
08:37So our next house is Emerald Tide. It is three bedroom, two bathroom. It looks like it's going
08:42to be a little bit smaller, 938 square feet. However, it says that the lot size is over 7,000
08:49square feet. Oh, wow. Price-wise, $429,500. So that gives us about $170,000 to work with. No,
08:58another plus. It does come all furnished. So definitely a positive. Look how big the side
09:03yard is. Yeah, it's on a corner lot. Look how cute she is. Yeah, it is. It's nice.
09:11All right. What do you think? I love the palm trees. That's that island beach life right there.
09:17Definitely, for sure. I mean, we're a golf cart ride from the beach.
09:21Yep. If we open up some of this, right, there's some golf cart parking for some of our future
09:25friends and neighbors. I love how this is like right off the house. It's a great spot to protect
09:32our future golf cart. Imagine your outdoor TV out here. Love that. Some more furniture,
09:37maybe an outdoor bar. I mean, the outside of this house really does have a lot to offer. I hope
09:42the
09:42inside is just as impressive. You want to go see what this front porch situation looks like?
09:55Yes. You know, I love a front porch. I can definitely see ourselves sitting on that front
09:59porch while we're watching the boys play, watching our neighbors drive by. It's nice.
10:03All right. Let's go inside. All right. Wow. Let's see. All right. It's tiny. It is tiny.
10:12How are you feeling about the colors? I know that we would paint it and make our own, right? Probably
10:17LVP throughout. Maybe see what we can do about this paneling over here on the wall. Yeah,
10:21I'm not a huge fan of the modular home paneling. This is a little awkward. It's kind of in the
10:27way,
10:27intrusive to like the open concept, I guess we like. On the bright side, this house is well within our
10:32budget. So we have a lot of money to work with in this house. So think with that mindset. Let's
10:37go
10:37over here into the kitchen. Kitchen. It's a decent size. I mean, this is a decent amount of counter
10:42space. I feel like it's okay. Yeah, it's got to granite. I mean, I don't even mind like the two
10:46-tone
10:47look. I mean, it's fun. It's definitely beachy. There's not a lot of seating though and a lot of,
10:52you know, eating space. I don't know if we can put some type of bar top or maybe like bring
10:57it out a
10:58little bit so it doesn't intrude. I don't know. We'd have to get really creative in here to come up
11:01with the
11:01eating space. Let's go look at that primary bedroom. All right. So I'm definitely thinking
11:07as I look through like new doors, I feel like nice white doors and nice trim would kind of
11:11brighten this place up a lot. Yeah. Kind of get rid of the paneling, do some paint, maybe figure out
11:17something for the ceiling. I can smell the cat, right? So let's get rid of the carpeting. Considering
11:22that it fits a king-size bed with nightstands, there's a dresser over there. Like we have a lot of
11:27room
11:27to play with. Primary bath. Honestly, surprisingly, this is a really big bathroom, I feel like, for
11:33this house. And I don't necessarily like love the tile in the shower, but I think I could work with
11:39it
11:39for a little bit. I can deal with it. I think with the price point that we're at with the
11:42house and
11:43everything that we've talked about up to this point, I'm not concerned with adding a double sink
11:46replacing the vanity here. All right, let's see what else. So the bedrooms are on the other side of the
11:53house. I kind of like that. Yeah, it's definitely nice for them to be separated from our space
11:59and guests and kids, right? Yeah, especially as the boys get older. Okay, so let's go into this
12:04bedroom over here. This is definitely a tiny, tiny room. The ceilings are so low, I don't know how bunk
12:10beds would work for the boys. No, they wouldn't work in here. Maybe we could do two twin beds kind
12:14of
12:15L-shaped for them. Definitely keeping an open mind. I mean, I can see the potential and we could make
12:20it
12:20work for sure. Okay. All right, let's check out the bathroom. I love that it's right outside the
12:26bedrooms. It's small. It's small. Functional. Obviously, new tub hardware. We could always
12:32do like some tile around the tub. I'd be interested to know what's going on in that space right above
12:37the shower. Yeah, it looks like there's some damage that occurred up top. It's small, but we can really
12:42make this work, I feel like. Yeah, let's go see what the backyard looks like. Yeah, let's head outside.
12:46There was a lot of space when we drove up, so I'm hoping for the same. Okay, this is a
12:51nice big
12:52yard. Definitely nice and open. And this is like a smaller deck, but I feel like we could do a
12:57new
12:57deck and kind of stretch it out and still have some backyard as well. I love the patio, right?
13:02There's like, it's a dynamic outdoor space, right? There's like two kind of like spaces, right?
13:07There's the deck and then there's this patio space. Is that an outdoor shower?
13:11It is. Yay, that was like something that we really wanted. Okay, awesome. That's cool.
13:18Loving that. There's a lot of space out here though, for sure. There is. I feel like there's
13:22even room for us to grow and to have a lot of people over. It's checking a lot of the
13:26boxes.
13:27It is checking a lot of the boxes. There's definitely some room for improvement,
13:30but this is a great start. Yeah.
13:36All right, so the next house we're going to go look at is Salty Shores. Salty Shores. It's on the
13:42sand side. We are golf cart ride away from the beach. It's a two bedroom, two bathroom. So first
13:50concern comes with the bedrooms. Yeah. And it's 912 square feet. So it is going to be the tiniest.
13:56And price wise, $469,000. However, it is over 8,000 square foot lot. Oh, wow. So with that size
14:06lot, I mean, maybe we can add another tiny home on it. I know. Is this over here? Oh, this
14:11is it.
14:12Let's see. Oh, wow. Oh, look at that screened in porch. We love screened in porches. We do.
14:20All right. This house like doesn't need as much landscaping work as all the other homes.
14:26I instantly get more lake vibes than I do beach house vibes. Yeah, I can see that. But I kind
14:33of
14:33like it. It's kind of charming and cute. It is. Honestly, I like this big tree. Think about the
14:37boys having like, you know, tree swing right here. Oh, yeah, that'd be great. I guess let's go look
14:41in the inside first. Yeah, let's take a look. Hopefully it's as cute inside as it is outside.
14:49Okay. So it. Oh, wow. This feels bigger, honestly. I like the open plan. I think LVP throughout.
14:58I mean, we could definitely get rid of the popcorn ceilings, but at least the ceilings are higher.
15:02Okay. Kitchen. All right. It's dark. It is. It's dark. Maybe we could remove these countertops and go
15:10for something lighter just to kind of brighten it up and give it more of a beachy vibe. And I
15:13do like
15:14how we have this little bar area that we could use. Then over here, we still have the designated
15:20like eating areas. I'm liking that. All right.
15:25Okay. Now, this is a really big room. This is huge. Is this the primary?
15:30Not sure. That's got to be a closet, right? Is this a bathroom? Oh, no. So this is. So this
15:35must
15:35be the guest room. Yeah, it's huge. It's really big. And the ceilings are high enough. We could do bunk
15:41beds in here and maybe even an additional bed. I like that. So again, LVP in this room. Yep.
15:46Paneling, popcorn ceiling, light fixtures. We can work with this room for sure. Yeah.
15:52So this is the guest bath. Pretty standard, right? Yeah. Replacing the vanity for sure.
15:57The hardware in here just to give it a more modern look. Yeah. The shower looks a little
16:02challenging. Oh, bending down to get in. I could always sit down. There's a couple options for some
16:08seats and then this will be the boys' bathroom. So maybe a new shower. Oh, watch your head.
16:14Watch your head. Yeah. This will be the boys' bathroom. Let's take a look at the primary. Yeah.
16:21I like that the bedrooms are separate on separate sides. This room actually looks a little bit
16:26smaller for the primary. A lot smaller. It's a lot darker. It is. I'm not sure if we could fit
16:34a king size bed in here. I mean, just a thought. I know this is supposed to be the primary
16:39because
16:40it has a bathroom with it. But what if we move the boys in here? We could fit bunk beds
16:45in here.
16:45Yeah. No, you could. This room would work a little bit better for them. I want to look outside because
16:49that screen and porch was calling my name when we were walking up. You are going to love this.
16:56Look at this. Okay. This is amazing. You could definitely put like your outdoor TV out here. I wonder if
17:01you could almost
17:01install like two ceiling fans as well too because you know it gets in the summer. Yeah, for when it's
17:05really hot. And that way we could use this as a lounging area for sure. Yeah, absolutely. It's
17:09making up a little bit for the fact that the house is only two bedrooms that we have all of
17:13this space
17:13out here. So this is our final home. We've looked at all three options. They're all in golf cart range
17:21from the beach, which is the number one thing that we really wanted. Check that box. What did you like
17:26about Lemon Breeze? I love the overall outside look. Minus the amount of landscaping that needs to happen.
17:31Yeah, but it was kind of part of that quirky charm as well. However, it was the biggest. It was
17:351500
17:36square feet. Yes, but it was the most expensive. So then we had Emerald Tide. Emerald Tide definitely,
17:42I think we're in agreement that the outdoor space was amazing. It did have three bedrooms,
17:46which was a plus for us. It does need a lot of work though. And then our third option.
17:52Salty Shores. Salty Shores here in the middle price range. Yeah,
17:55we would still have quite a bit of money to work with. It is also the smallest. It didn't feel
18:01as
18:01small minus the third bedroom, but I do love the screened-in porch. I think there's a decision that
18:08we can make and be happy for years to come. I agree. Yeah, get ready to pick our dream home,
18:13right? All right, let's do it, girl.
18:21After a lot of discussion and a lot of debating, we decided to go with Lemon Breeds. When we looked
18:28at
18:28other homes, they were a lot smaller and didn't have as much space to offer for our family. I guess
18:43the backyard space too has the chill party vibe that we were looking for. Overall budget for this
18:50house was $600,000. When we looked at it, it was at $575,000. And after some negotiations,
18:56we ended up getting it for $535,000. So it leaves us about $65,000 to play with, but hopefully
19:03we'll be
19:04able to stay under that. Now the real work begins. Are you ready? I think so. So what are you
19:08thinking
19:09out here? It'd be nice to keep this minimal within our abilities. Trim some of these trees, clean this
19:15up, and fix the landscaping as best we can. Let's head inside and talk through what we want to do
19:21downstairs. Like the first thing that comes to mind is these floors have to be painted. 100%. I agree.
19:28We want to be able to sleep as many of our family members as possible. So I was kind of
19:32thinking about
19:33two twin beds, um, maybe like day bed style. What about this monstrosity right here? Maybe we just
19:40kind of create this to like a bar top with some parcels. Maybe like just make it a little bit
19:43smaller. A little bit smaller, you know, spot. Yeah, like a seating area. Yeah, right. So I think down
19:46here we're really looking at painting the floors, painting the walls. Another bed here. Some new
19:52lighting. All right. So now we have the kitchen, right? Yeah. It's narrow and it's dark right now,
19:58so we definitely want to brighten that up. We want to try to get a full-size oven in there.
20:02Not change it up
20:03too much, but make it just like a little bit more practical for our usage and for anybody else who
20:07comes to stay with us. All right. Let's head upstairs. I like this. Yeah. I think we can work
20:13with what's out here. I mean, I think a good like cleaning it up will work wonders. All right. Up
20:19here,
20:20I mean, the deck, it doesn't seem too bad to me. I think this is a power wash and maybe
20:25some sealant.
20:25Yeah. All right. Well, we have most of our budget, so let's go spend the rest of it.
20:32There's like six different floors in here. It's the beach, right? Yeah. We probably need to do LVP.
20:38We're going to have to replace all of the trim and I think we're going to have to replace the
20:42doors.
20:42Yeah, I do agree with you there. All right. As far as this huge thing goes, I think this just
20:49needs to
20:49go away. It's too high. It kind of breaks up the openness. And once the floor is not broken up
20:54between
20:54the two rooms, it's just all one, we'll have a little bit more space to play with too. With this
20:59kitchen,
20:59what do you think about moving that fridge to where the pantry's at, right? We are going to have to
21:05replace the cabinets. Backsplash, do one sink, right? Instead of the dual split sink, right?
21:12Um, we're going to have to replace the countertops. And it's going to feel like a new place when we
21:16walk in. Coming into here, right away, this paint has got to go. But I think that's the story of
21:22the
21:22whole house. Yeah, absolutely. I think bigger vanity. Maybe new toilet, new tub. Okay.
21:30All right. So the boys' blue room. Fresh coat of paint here will obviously have new floors,
21:34new trim going on. And then I think fuller queen bunk beds would be ideal. I like that.
21:42Yeah. The primary. Obviously, we'll have the new floors, the new trim. Once again, lots of paint.
21:48Now, the bigger project in this room is going to be the primary bathroom. Yeah. This is a total gut
21:53job. I definitely think that just doing a shower, doing a door, tile up will create that illusion of
21:59more space in here. Yeah. And everything's new in here. It's worth it. It's the primary. I totally
22:04agree with you. All right. So, I mean, I guess all in, where are we sitting at right now?
22:10Between downstairs and up here, I think we're looking around $38,000 to $40,000.
22:19Okay. I would feel really good about where we land on this if we could keep it to $40,000
22:26for sure.
22:27All right. Well, then I guess it's time for us to start getting to work, man. Let's get to work.
22:31We've never taken on a project of this scale before. It's the spirit of the unknown and we're
22:37ready for that adventure. We're going to be saving a lot of money on this project by doing most of
22:41the
22:41work ourselves. But I think we're more concerned if we're going to make our timeline work. Our timeline
22:47is about five months and that's spring break for our boys. It'd be nice to spend that week enjoying
22:54beach and getting ready to kick off the summer.
23:10Today is day one, our first day of demo.
23:16So, we've enlisted the help of our friend Courtney to come and help us.
23:22Our plan is removing trim, patching all the walls, getting ready for primer and paint.
23:28And start pulling out the doors as well.
23:33We know we're going to have a lot of primer to do.
23:42We started with a five-gallon bucket of primer and we're probably going to need three more.
23:49We're painting white over the red, white over green, white over lime green, white over blue,
23:54two shades of yellow. So, we are just running through that primer, getting tired.
24:00We got the whole entire blue room primed so far, but we still have a lot more to do.
24:05We know a trip to the store is in our very near future.
24:09We're going to have to go tonight if we're going to keep cooking tomorrow.
24:11Yeah, and we haven't even started at the bottom.
24:13No.
24:26So, I'm feeling pretty optimistic about what we have to get done right now.
24:30We have Tyler's friend, Dean and George.
24:34Dean's our old neighbor. Him and George used to work together. They're old buddies.
24:37So, happy to have those two down here.
24:39And then we have my friend, Courtney, who's back helping us again.
24:42We got the carpets out of the bedrooms and the wood flooring up in the hallway in the living room
24:47area.
24:48We had a couple little surprises that, you know, threw us behind a little bit,
24:51removing some of the subfloor and everything.
24:53Yeah, nasty, nasty spots.
24:54But the kitchen, the vanities, everything came out pretty easy so far.
24:57The toilets, so we're pretty thankful about that.
25:00Because I don't know how we, like, tell which one.
25:02This is just, this is just yes.
25:04So, that's this.
25:05You and Courtney just got started doing the cabinets.
25:11It's like we needed one more table.
25:14I know, we need a third table.
25:15We are following those manuals like crazy.
25:17You know, good thing we're teachers.
25:18We can follow instructions.
25:20The last thing, the rest of this is just how to attach them all to the wall and each other.
25:25We're enjoying it and we're getting it done.
25:26We're actually surprising ourselves.
25:28And I think we're going to finish today with all of them.
25:31So, it'll be the same thing.

25:40Honestly, we got a lot done and more than we expected.

26:02We went with all white cabinets with a beach grainy look on the face.
26:07The uppers are on a rail system.
26:09You know, first time doing that.
26:10So interested to see how it goes.
26:13The rail system is similar to like a cleat system.
26:16It's got the metal hooks on the back of the cabinets.
26:18And they have little spacers in the back.
26:20So when you do the tile, you can kind of hide up the backsplash.
26:24It's totally different with the white walls, white cabinets.
26:27It's brighter in there.
26:28You instantly walk in and it brings a smile to your face.
26:31It really looks like a kitchen now.
26:34Jess is home with the kids.

26:37We have some selections to make with the LVP.
26:39So the flooring came in, or the samples.
26:45So just, I guess we need to make a decision because we need to put them in, right?
26:49So I'll flip it around and then you can see.

26:56I would like to go for the lighter personally.
26:59And the right looks the lightest.
27:00It kind of looks like barn wood.
27:02The cool thing about this one is when you put it in, it's got that beveled edge.
27:06So it kind of makes it look more realistic as well.

27:56but the new shower pan was 12 inches.
27:58And unfortunately, the sewer line for the other bathroom was right underneath it.
28:03So we had to do some configuring to get around that sewer pipe.
28:09Probably about three quarters of an inch.
28:11No, more than that.
28:12I would say at least an inch.

28:21We probably used about eight elbows, but probably only about 12 inches of pipe,
28:27because they were all short little stubs to make it happen.

30:28She helped us select the tile, and she is here to help us kind of pick out all the finishing
30:33touches just to make the bathroom complete.
30:35These are edges for your shower so you don't see the raw outside edges.
30:40So you would have like this right here.
30:43This is what it'll look like from the front of the shower.
30:47And this will just be like on the outside?

30:51I really had no clue until we got into this tile world with her how many different options there are
30:57with tile.
30:58We're picking out finishes to kind of match all the other finishes and the different ways that we could lay

31:03I feel like if we do them vertically like you said, it might make the shower look bigger.
31:07It will make the ceilings look taller.
31:09I didn't realize like the orientation of the tile.
31:12How, you know, how many different ways there were to do that either.
31:15Let's bring in the other tile so we can check out a pattern and see.
31:20The one for the guest bathroom?
31:21Yes, ma'am.

31:22Yeah, this tile is made so you don't create a pattern.
31:26It's supposed to be kind of free form and have organic movement.
31:29Soon as we try to start doing certain patterns, you'll end up with a diamond or a chevron.
31:34So try to avoid like having the big shapes in the center and everything.
31:37In the guest bathroom, that tile, it has lines that are going every which way.
31:42It's very like geometric feeling.
31:44So we have been flipping them, rotating them, just to kind of see which way gives us like the most
31:49organic feel and is a little bit easier on the eyes.
31:52Honestly, I kind of like the lines matching up like this.
31:56And it's intentional, but like it's, it's kind of more natural.
32:00Okay.
32:01We decided to go without the bigger shapes and kind of play off of some of the smaller lines
32:05and just having a few of those geometric lines line up.
32:08And then as far as your grout colors, the darker will pick out the darker here.
32:13This will blend a little bit more and go with these joints.
32:18And I think we like this tile because it was lighter and we wanted more of like the whitewash
32:22look.
32:22And I feel like honestly, this grout kind of gives us that a little bit more since we did
32:26do a color on the walls.
32:27Um, that'll kind of lighten it up too.
32:30This here, I don't think you're going to notice any of the grout joints.

32:33It's going to go with these thinner.
32:36I think definitely let's go with the lighter grout.

35:49But honestly, we decided to hire out and go with a local shop to do the countertops for us.
35:55We really wanted to find like a durable countertop.
35:57And this was kind of a splurge for us.
35:59So we decided to go with quartz.
36:00We kept it nice and light.
36:02And we were really lucky that we were able to find something that we liked within our price point.
36:06I think the best part, we got both of the kitchens done for about $3,900.
36:09So well worth it to contract that out and get higher quality.
36:14Living back in those stressful moments.
36:15Now we've come out to the other side.
36:17I would be so happy if I never had to paint another wall again.
