03:01For the Rangers, Globe Life Field in Arlington just opened in 2020, and all 55 seasons of the Rangers have

03:10So, I feel like you can cross them off the list.
03:13The Cowboys, AT&T Stadium opened in 2009, but they haven't played in actual Dallas since 1971.

03:26The Stars and the Mavericks.
03:28Their lease with the American Airlines Center ends in 2031.
03:32We talked yesterday about the potential new site for the Mavericks Arena.
03:38The Stars, they are full steam ahead for moving theirs.
03:41And so, if you could maybe cross those off the list.
03:46FC Dallas.
03:47They're renovating Toyota Stadium in Frisco right now.
03:51They just built the National Soccer Hall of Fame.
03:54I think it opened in 2018.
03:55They're not going anywhere.
03:57So, in theory, does that leave the Dallas Wings as the only hope, or do you want to loop back
04:04around to the Mavericks?
04:05Because the Wings, their long-term plan was to play at the Kay Bailey Hutchinson Center, at the renovated Memorial
04:13Auditorium.
04:14It was supposed to open this year.
04:16Then it got moved to next year.
04:17Now it's projected for 2028.
04:20And didn't we see that some of the Wings games are going to be at the AAC?
04:24Well, their coach announced that whole season would be.
04:27Oh, yeah, that's right.
04:27And they were like, whoa, hold on.
04:29But, like, so by the time we get to 2031, the lease with the American Airlines Center is over.
04:36Are the Dallas Wings the only real professional sports that are going to remain in downtown Dallas?
04:44And does that bum you out?
04:47Not really.
04:49Oh.
04:50But that's because I live in Plano.
04:52Yeah.
04:53And I'm very far north.
04:54It's a lot of work to get downtown for me.
04:58This is a very selfish situation for everybody.

05:01And so that's why I'm like, I want to consider this from the 806.
05:04It sucks because they worked so hard to build up the downtown area around the AAC and make it fun
05:09on game night.
05:10And now it's going away.
05:11That makes a lot of sense.
05:13And we can talk a little bit more about what the Stars group might look like around there because we
05:18know a lot of restaurants and businesses that are in that area that have been begging for something like this
05:24from their group at that Willow Bend Mall because the Willow Bend Mall just fell apart.
05:29Can we stop and talk about the stadium or the arena for just another minute?

05:35The AAC.
05:36Okay.
05:37Is this the fault of the city of Dallas?
05:41Is it the fault of greedy sports owners?
05:44Because I was reading an article because I just I couldn't wrap my mind around this idea.
05:50When it comes to the Stars, I think it's the fault of the city of Dallas.
05:54Okay.
05:54They backed the Mavericks in the lawsuit.
05:57Yeah.
05:57And the Stars said, see you later then.
05:59Yeah.
05:59So for the Stars, now the Mavericks, we can have a conversation about they might still stick around the AAC.
06:05Oh, okay.
06:06And I do want to talk about that.
06:07But Eric Prisbell with the Dallas Morning News has an article that came out today.
06:12And the headline really caught me because I was like, how can that be?
06:16The Mavericks and Stars say the American Airlines Center is obsolete.
06:22And you're just like, hold on.
06:24Didn't it open in 2001?
06:2825 years old.
06:29Yeah.
06:29And so they last about 25 years.
06:32And that is the CEO of PlayFly Sports said, it seems like the life cycle of the stadium arena is
06:38now 20 to 25 years.
06:39But why is that?
06:41And one of the reasons is the change in demographics.
06:44And I wanted to get y'all's thoughts about this as well.
06:46I don't really care about all the bells and whistles of the stadium.
06:51I go to see the team.
06:53But I am becoming a minority of that.
06:56Because one of the things that was discussed in this article that was really interesting to me is Gen Z,
07:01their demographic in particular, is in search of a social experience.
07:05And also, they're looking at more mixed-use districts where it's not just the arena.
07:13It's like an entertainment complex.
07:15That is one thing I think Phoenix did right.
07:19Now, eventually, nobody came because the team just didn't care.
07:22But they had a whole complex.
07:23And you're right.
07:24Texas Live, everything that they've done.
07:27Kansas City Live, St. Louis, they have all these things.
07:28Yeah, and they tried to do that in downtown Dallas as well.
07:32But, like, do you just have to accept that?
07:35And if you're a city, do you have to do a cost-benefit analysis of every 25 years I have
07:40to pay another $700 million for something I'm not going to even own?
07:45No, I think you've got a really good point and question there.
07:49Bringing the Stars Arena into light.
07:52You and I know there's the place called The District that's outside of Willow Bend right now.
07:57Now, the owners of all those restaurants basically went to their general manager and said,
08:02We don't have any foot traffic.
08:03We don't have enough people coming to this mall.
08:06We need you to do something different.
08:08And otherwise, we'll see you later.
08:10And every single one of us are out of here.
08:13Well, I don't know that he went out and said, Hey, let me get the Stars in here.
08:17But I think he had lots of different, whoever it was, had a lot of different plans to bring the
08:21foot traffic in so they would have it.
08:23This now is foot traffic.
08:24So if you're a, I don't know, knife, the whistle britches, they've got all sorts of places out there.
08:31The Mexican Bar Company.
08:32If you're one of those, you're like, Sweet.
08:34This is awesome because I want this built up for this around there.
08:38Because when you talk about the Chicago Cubs, the Boston Red Sox, the New York Yankees, when it comes to
08:47stadiums where you walk out and the city's there, people love those.
08:51Well, that's what the other cities, the smaller towns, want as well.
08:55Arlington wants that.
08:56When you walk out, they wanted to build Texas Live for years.
08:59Yes.
09:00But they needed the stadium.
09:01Back with the old ballpark.
09:03Exactly.
09:03And they finally got somebody to be able to make that work.
09:06Because you don't want people to leave your stadium and go, Well, now I have to drive an hour to
09:11get home.
09:11You want them to show up two hours beforehand, not just tailgate.
09:16You want them to show up two hours beforehand, party here, and then become part of that.
09:20Because economically, it's good for the environment around there.
09:23So, yes, that's what they're looking for.
09:25Now, you asked about the downtown team, the Wings.
09:29Yes.
09:29We do have Atletico Dallas moving in there at some point.
09:32So they might be the only men's professional sports team that could be in that area at some point.
09:37So before the Mavs, do you think the Wings could get to be enough of a happening by that point
09:42that that would, to a certain extent, keep it going?
09:48They're selling out 8,000 seats.
09:51Seven.
09:52Seven?
09:53It's going to take more.
09:55Sure.
09:56And winning is a good start.
09:57Winning absolutely is.
09:59You get a championship.
10:00You bring a parade to the city.
10:02That could change a lot of people's perspective on things.
10:04But I still think they're so far behind the top five sports in DFW that it's just going to take
10:11even, like, it might take three years.
10:13Now, Kevin, that might be the right timing.
10:14Because when are the Stars leaving?
10:16Yeah.
10:17So that's the thing.
10:18The Leafs runs up in 2031.
10:19I would not rule out either team leaving early and either negotiating a break fee or just paying it so
10:27they can start their new arena early.
10:28But I still think it would be two to three years before that.
10:31But that's plenty of time for the Wings to make an impression.
10:33But how long will that team be together in those things?
10:36We'll see.
10:37Because teams happen like this.
10:38But, yeah, I think they can.
10:39Just not a big enough, you know, punch considering the amount of entertainment you have here in DFW that's going
10:47to be spread out all over the place.
10:48But one of the things people loved and moved down to Dallas for or live in that area around Victory
10:55Plaza is the walking distance to go see a game.
10:58Yeah.
10:58Like you just pointed out, a lot of this generation, they want that experience, right?
11:04They want the experience of, I want to go to an Airbnb and stay in this place and, you know,
11:09have everything be, what's the, bespoke?
11:13You know, like everything is bespoke.
11:16And so, like, they kind of want that experience.
11:19And so they stay around that area because, A, maybe they don't have, maybe their work is down there and
11:25all that.
11:26But, yeah, that environment can be there and the Wings can absolutely take advantage and market to that and win
11:31that area over.
11:32Will they steal the Stars?
11:35No.
11:35Will they steal the Mavericks?
11:37No.
11:37But they're going to have their own that they can build and grow with.
11:41And that's something that I think is smart on their part to be in the area.
11:44But you also think something else could potentially be at play with the Mavericks?
11:49Yeah.
11:49The Valley View location is not in their, in the contract, it doesn't have a definitive end date for this
11:58to go down.
11:59Whereas the Stars is already getting city council vote on Monday.
12:02Yeah, they've written a letter of intent to the city of Plano.
12:05You know, the one at Valley View, there is no, it has to happen.
12:11Like, there's no, there's nothing in that contract that says that.
12:14So, if you're the, if you're the Mavericks right now and you've now pushed out somebody who was, you know,
12:20have a, you had a conflict with on the way out.
12:23You have the backing of the city.
12:24You also have this land in Irving that you've purchased.
12:27Don't you have an opportunity to sit down, as they say, sit down at the table with the city of
12:31Dallas and say, do you want us here?
12:34Right.
12:34Because if you want us here, we can be the only professional men's team in DFW, in the city, right
12:42here.
12:42And we can probably do something right on this land that we have.
12:47We don't have to worry about, you know, doing it.
12:49We just need some renovations.
12:51We need some, that's, that's what I would do if I'm the Adelson family.
12:54I'm looking at ways to leverage more money out of the city and leverage a better value for my product
13:01that I have so that I can get the things that I want.
13:04But I needed a couple of other players in the game to be able to make that leverage happen.
13:09And by getting the value of your location and by having Irving property, you can do anything with the Irving
13:13property, right?
13:14You can do whatever you want with it.
13:15Make it a landscape, if you will.
13:17Well, but you have the leverage to say, we are going to go.
13:21But if you don't have that leverage, you can't even have the conversation because the city's like, why would we
13:25even talk to you about this?
13:26Good luck.
13:27Stay in the same crappy place you're in right now.
13:29Yeah, and, you know, Rick Welts has continually talked about, they want to create the greatest new arena that you
13:37could ever imagine with all of the bells and whistles.
13:40And that's one of the things he added is, if Dallas had to do it all over again, I think
13:44there might be a little bit of a different approach on the American Airlines Center.
13:47I wonder if the businesses in those areas will go to the city and say, we want it.
13:54Yeah.
13:54And how much of an impact that'll make, because Dallas is very big.
13:59Dallas has a lot going on.
14:01So there's a lot, too.
14:02But if the businesses in that surrounding area wants it, I bet they can keep the Mavs around.
