00:00Today on This Old House, it's moving day in Walpole, Massachusetts, with the renovation of a 70s ranch and the
00:06addition of an ADU, or Accessory Dwelling Unit.
00:10A former active-duty military family and the grandparents are home.
00:14We'll celebrate with them as we close out our 47th season.
00:51Hey there, and welcome back to the final episode of our project here in Walpole, Mass., which was a little
00:57different for us, Richard.
00:58We had the traditional renovation of the existing house, but then we also had the new build out back of
01:04the ADU, or Accessory Dwelling Unit.
01:07Well, these ADUs are a way for cities and towns to try to deal with the challenge of affordable housing.
01:12It's not the whole answer. It's not for everybody, but it's a way for many people to have family members
01:18close or people live there in separate spaces.
01:21Dan and Jill found that classic 70s ranch and were able to put that wing on the back for their
01:26family.
01:27And it really was a perfect solution for them.
01:29And a perfect opportunity for us to dig a little deeper into the ADU and see different styles and ways
01:34to make them.
01:35We went to Boston to see an old house where they converted the attic to an ADU, down to Atlanta
01:40to see some garages converted to ADU.
01:42And then, of course, there's the prefab move.
01:44That prefab, you build it and just ship it where it's got to go. Perfect.
01:47Drop it on a site with a crane and you've got to sell up a new build.
01:49All right. But in the meantime, what do you say we check out the house and see how they are
01:55doing after move-in day?
01:56What a transformation. Look at that.

02:21One thing hasn't changed.

02:24Yeah, she has not moved during the entire renovation.
02:26That's awesome. We met her right there.
02:28We sure did.
02:29And such a difference from how many months ago we were here.
02:31Yeah, vaulted the ceilings just in the main living space so we can host and have it bigger for entertaining
02:36and to make room for this aircraft propeller for a ceiling fan.
02:39Oh, nice.
02:40And this was an arched opening that led us into the dining room here.
02:42Okay, which was also its own separate space.
02:45And you guys wanted to keep a dining area.
02:47Exactly. But we added a built-in cabinetry and bar top here.
02:52So beautiful oak.
02:53Yep, white oak.
02:54Glass up top.
02:55Exactly.
02:55Painted doors.
02:56And then you remember here at the back, the bay window.
02:59Yeah.
02:59That's now that three-panel slider that you helped me put in a couple weeks ago.
03:02Happy to do it.
03:03And to great effect, right?
03:04So lots of light out to the deck, which I love.
03:07It's basically flush with your interior floor.
03:09It sure is.
03:10It's on the same level, so it's a shared deck with the ADU.
03:13Look at all that space.
03:13Yeah.
03:14All right.
03:14And then again, the kitchen was its own separate space, but now it is the heart of what is one
03:19big open floor plan, one big room.
03:21One big open floor plan.
03:22We got quartz countertops, white oak island, white oak floors.
03:25Yeah.
03:25And you remember here, there was a pain point.
03:27This is where the door from the garage, the door into the kitchen, both had to be open at the
03:31same time as you stepped up and brought the groceries in.
03:34Huge pain.
03:35In my mind, this is where the whole renovation started, fixing that problem.
03:39That was the snowball in the start of this avalanche, absolutely.
03:41All right.
03:41And the solution's back here?
03:43Right here.
03:43Yeah, I'll show you.
03:44Big, beautiful appliances.
03:45Look at the size of that fridge freezer.
03:47So this is all new addition.
03:48So this is the new entryway coming off of the garage.
03:52That is the new garage, and all this is new addition, so you come right on in.
03:55You can either go into the mudroom or into the kitchen.
03:58So good organization, hardworking stone floor, which you want by an entryway, mudroom and such.
04:04Exactly.
04:04And that takes you to the basement stairwell, which was relocated.
04:07Big part of the solution for you guys.
04:08Exactly right.
04:09And then half powder room right there.
04:11Half bath, exactly.
04:13So did it solve the problem of flow to your guys' satisfaction?
04:17Absolutely did.
04:18You can come in one entryway and choose which way you need to go.
04:21Everything's fixed.
04:22Gorgeous.

04:23How about a look at the private spaces?
04:24Let's go.
04:25So Kevin, I'll take you down here to the bedrooms.
04:27Yes.
04:28So you remember, this is Alice's bedroom.
04:30Just a new window and paint for a facelift.
04:33Oliver's down there, same thing.
04:34Yep.
04:35And then we took what was our only bathroom.
04:37We shared the bathroom with the kids with a single vanity.
04:41And now we have a double vanity and a toilet room.
04:44So two kids can use the bathroom at the same time.
04:46And if I recall correctly, the duct tape is gone.
04:48Yeah, the duct tape.
04:49We upgraded the duct tape with new tile here.
04:51Beautiful.
04:53So, Kevin, here's the primary.
04:55You'll see we moved the bed from that far wall over to what was the air conditioner wall.
04:59Yeah, the air conditioner was pushed through the exterior wall.
05:02Exactly.
05:03Same closet, but...
05:04Same closet, but marriage is a compromise.
05:06So I got this closet and we added, Jill, a whole new walk-in on the other side.
05:09Which is found space because that's pushed into the addition, right?
05:13Exactly.
05:14So that's all new addition.
05:15Along with this, this used to be that half bath.
05:17We gave that space to a linen closet and the kids' bath.
05:20And then we added here the primary bath.
05:23So this is a big upgrade from duct tape, this bathroom here.
05:26It sure is.
05:27Yeah.
05:27So we have a double vanity, a double shower, and a toilet room as well in here.
05:31Beautiful.
05:32Okay.
05:32And how about the ADU?
05:34It's waiting for you right now.
05:35Jill's going to give you a tour.
05:36Perfect.
05:49Kevin, as you know, my parents are going to be moving in soon, which is why we built this ADU
05:53for them.
05:54Very nice.
05:55And a nice ADU indeed.
05:57It's awesome.
05:58The number one thing on their list was a full kitchen, full size.
06:01So lots of counter space and full-size appliances.
06:03So they're not suffering through a tiny little dishwasher or a narrow fridge.
06:07You give them what they need.
06:08They're going to use this space a lot.
06:10Absolutely, they will.
06:11Very nice.
06:12All right.
06:12They're also getting a living room in here where they'll use to watch TV and just hang out.
06:17And in here is their laundry room.
06:20So full-size washer and dryer, as well as the utility sink.
06:23Okay.
06:24And one of two full bathrooms down here, right?
06:27Absolutely.
06:28It's a really good size.
06:29The shower's a great size, and they're really going to enjoy this.
06:31On the floor in the bathroom, you've got the LVP, the Luxury Vinyl Plank.
06:35You guys chose to use it throughout the entire ADU.
06:38Exactly.
06:38It's all the same flooring.
06:40We really liked it because it's really durable, and it's waterproof, and it's going to be great for them as
06:44they age here.
06:45Full-size primary suite as well.
06:47Exactly.
06:48They're going to love this space.
06:49A queen-size bed, generously-sized closet, and a second bathroom here that mirrors the first.
06:54Okay.
06:56All right, Kevin.
06:56And this is our bonus room.
06:58Very nice.

06:59Family has gathered.

07:01You remember my kids, Alice and Oliver.

07:03And these are my parents, Ed and Regina.

07:09So you each have your own, and then this is common ground.

07:32My favorite part is probably the big basement.
07:37We have plenty of space to store toys and books and games.

07:43My bedroom, because I like to decorate it.
07:45Nice.
07:45It's going to be your own space.
07:47You're going to put your mark on it?

07:49And, Ed, I hear you guys are still in the process of moving in, correct?
07:52Yeah, that's correct.
07:53But we'll take our time coming in.
07:55And what do you think of the whole project?
07:57And sort of, you know, on the project?
07:58I think it's a great idea, having, being this close to the grandkids and stuff.
08:02It's just the way you plan.
08:03Absolutely.
08:03We're really excited.

08:22If you're thinking about an ADU, there are some big decisions to be made as it relates
08:25to the mechanicals and the utilities.
08:28Is it going to be shared or separate billing?
08:31What does the local ordinances say?
08:33What rules are there?
08:34Do you know the people who are in the ADU?
08:37And what are the costs?
08:38Not only the first cost of the equipment, but also the operating costs over time.
08:43So let's review what they did here.
08:45Electrical used to come into the front of the building.
08:47Overhead.
08:48They get rid of that.
08:49And we were able to bury a new line from the back of the property, tied onto the existing
08:53electrical panel, 200 amps for the main house, but also added a new panel for the ADU.
09:00So two meters, two bills.
09:02Perfect.
09:03Now water, we had water coming in from the street.
09:06The main was brand new.
09:07So we didn't have to think about that because there isn't enough additional water load for
09:11the two small bathrooms over here.
09:14Water's fine.
09:15One bill.
09:16Now sewer was the same situation.
09:18One sewer line went out.
09:19We were able to tie everybody onto that.
09:21It didn't make enough sense to dig in a separate sewer line, and there's really no reason for
09:25it.
09:25Now, if it had been a septic system and we added this additional load, we may have had
09:29to upgrade the entire septic field, and that could have been a budget buster.
09:34Now with HVAC, the main house didn't have much to tie onto, so it was pretty much a blank
09:38slate.
09:39Let's go check out what we did.
09:40I knew I'd find you down here.
09:42Hey, what's up, Richard?
09:43How are you, sir?
09:44Good.
09:44I remember that old oil boiler over there.
09:46You had just a single window air conditioner.
09:48Big changes.
09:49Absolutely.
09:49All right.
09:50So you've got one mechanical room now between the two units, the ADU and the main house.
09:54Why'd you go with a single heating and hot water supply?
09:57So we looked originally at going for two independent units, and we realized that even if we went smaller,
10:01it's almost double the cost.
10:02That's right.
10:03So for less money, we ended up going with a single unit, and we'll just split the bill of the
10:06more
10:07efficient unit.
10:07That first cost was prohibitive, but that operating cost is going to be much better.
10:10Exactly.
10:11Good.
10:12So you've got a gas-fired boiler.
10:15You didn't have gas before, right?
10:16No.
10:16It's a propane now, so we have a 500-gallon tank in the backyard, and that warms the water here.
10:21So that'll power this, so you'll heat the water.
10:24You'll also heat the hot water here for the faucet so that you and your partner, ADU partners,
10:30will share that cost of the propane.
10:32Right.
10:33All right?
10:33I love this beautifully piped.
10:35I mean, it's just, I love good.
10:37Good craftsmanship.
10:38It's fabulous.
10:38So this comes up.
10:39This is called HydroWare.
10:41So you heat the water, and that water goes over to these air handlers.
10:44You've got this one here for the ADU.
10:47So heated water gets pumped down through a coil right here, and the air gets heated when
10:53it blows across the coil.
10:54So that the cost of heating the air will be shared between the two of you.
10:59Exactly right.
10:59But the electrical cost, both for the air conditioning condenser and the blower, will be on the appropriate
11:04meters.
11:04Exactly.
11:05So these are two-zone air handlers.
11:06So this serves the ADU first floor and the ADU basement.
11:10Perfect.
11:10I have one in my attic that serves the living room and the bedrooms.
11:13Good.
11:13So that covers the main parts of the main building, and the basement has its own system.
11:17Exactly.
11:19So main house basement looks pretty finished.
11:21I love it.
11:22Oh, yeah.
11:22And this turned out to be an office?
11:24Yeah, my office space.
11:25And this was a great solution, the ceiling cassette unit.
11:28Yeah, we used the cassette unit because they fit between the joists of the ceiling.
11:31You don't have that big mechanical on the wall.
11:32So this is an inverter heat pump.
11:34You've got a condenser outside, and it connects to two units, one here and one at the other
11:39end.
11:39Exactly.
11:40Now this place looks the same, but different.
11:43Right.
11:44Yeah, we ended up using a different wood paneling, so we ripped the old stuff out.
11:48You found panels?
11:48With a time machine, I went back and got a bunch of more wood panels.
11:51And sucko?
11:52You actually went stucco too?
11:52Yeah, we had to match the original stucco to the original basement.
11:56And this will be a really comfortable place for the kids to watch TV, everybody to hang out.
12:00Exactly.
12:01And look at this.
12:01I remember this.
12:02Yeah, this is the original bar.
12:04We kept the original to try to pay tribute to the original owners and their German heritage.
12:08Great.
12:08And I see the Steins are here.
12:10Absolutely.
12:10It's October somewhere.
12:12It is.
12:13You got a beer?

12:26Wow, so you get two full baths, good-sized bedroom, laundry room, TV room, and a nice
12:32kitchen.
12:32This place turned out fantastic.
12:35Yeah.
12:36So this is your first ADU, and it's the first ADU for the town?
12:40Yes.
12:40Correct.
12:41All right.
12:41So what would your advice be to homeowners that want to do something like this?
12:44I would say the biggest part of it's going to be the planning, right?
12:48You want to plan it not just for the short term, but for the long term.
12:52Particularly if we're going to use the ADU for grandparents and that kind of thing, what
12:56happens when they're done using the ADU?
12:58Right.
12:59Do we have a rental?
13:00How are we going to use the space?
13:01And I think that if you are going to get into something like this, you need to have a long
13:06-term
13:06view as well.
13:07So you can rent it if you need to later.
13:09Correct.
13:09What about if you're at the Lumbia and you run into a builder or something like that,
13:12and he says, well, I heard you built that ADU.
13:14You know, what would you tell him?
13:16I would say there's a couple challenges that you would face.
13:20It's the planning with the architect and the town, and then also making sure on the pre-construction
13:26side that you have everything picked out.
13:28Make sure that you know what you want to do for floors and what you want to do for different
13:35types of countertops and cabinets and making sure that the ADU and the main house, they're
13:41two completely separate dwellings.
13:43Two people, two different likes, not likes.
13:46So you have to make sure that you're on top of the communication and with both owners.
13:51So you're juggling two projects at the same time.
13:53Yes.
13:54So would you do it again?
13:56Yes.
13:57Only if the homeowners were nice.
13:59Yeah, I can relate to that.
14:00Yeah.
14:00I think it came out great.
14:02You did a beautiful job, and homeowners are really going to be happy.
14:04They can just tell.
14:05Who wouldn't?
14:09All right, Zach, a lot of changes out here, starting with this driveway.
14:12In order to do that, trees had to come down, but Jill's parents have full access to the
14:17ADU over on the side.
14:18We were able to leave these screening plants.
14:20These are all rhododendrons.
14:22They're very mature.
14:23You can't even see the new driveway from the road.
14:25And then this is the binder coat, and then that's the old driveway.
14:29When all the trucks are gone, we're going to put about an inch, an inch and a half of top
14:33coat
14:33on it.
14:33It'll all look the same, like one unified piece.
14:36That's awesome.
14:37Yeah.
14:37And my favorite element that Kevin and Jared added to the front of this house is this
14:41front porch.
14:41It looks great.
14:42Breaks up the roof line, creates intentionality to that front door.
14:46And I can't believe they saved that front door and bay window.
14:49They look brand new to me.
14:50And that vinyl siding is new, but I love how they tucked it behind the casing.
14:54So from the street, it really looks like Dutch lap siding.
14:56Right.
14:57And then this whole area is going to be hydro-seeded.
14:59It's all prepped.
15:00Hydro-seeded is happening tomorrow.
15:01And then we have foundation plantings, which are a nice little pop of color.
15:05It looks great.
15:06And it pulls us right into this garage, which wasn't in scope originally.
15:09But then they found out that the foundation actually wasn't below frost.
15:14Right.
15:14And that's one of those things they found out, well, it's actually cheaper to knock everything
15:17down and build it properly.
15:19So they actually got a little bit bigger, which I think is a huge value add for the homeowner.
15:23That's a win right there.
15:24I love it.
15:25Well, let's go check out the back.
15:26Let's do it.
15:28So I think of this like the hub of this structure because you've got access from the ADU kitchen,
15:33access from the bonus room, and access from the main house all converging right here on
15:37this massive composite deck.
15:39And if you look up here, they've sort of pre-planned for a pergola that's going to make this covered
15:43space.
15:44Yeah.
15:44So they're going to have like basically an outdoor theater out here.
15:47It's going to be a really cool space to hang out.
15:49I like it.
15:54On any project, homeowners inevitably end up sharing parts of their lives with us.
16:00And Dan and Jill are no exception.
16:02They have done just that with grace and enthusiasm.
16:05And you may recall when we first met them hearing that they're a former active duty military
16:10family.
16:11But what you haven't heard are all the stories of their lives as Dan served as a pilot in
16:17the Air Force.
16:18So before we say goodbye to them, I'm off to an Air Force base in Rhode Island, where
16:23Dan currently serves in the Air National Guard.
16:35Well, welcome, Kevin.
16:36This is Quonset, the home of Rhode Island Air National Guard.
16:38This is very cool to learn what you do and to see these things right here.
16:42That's awesome.
16:43Yeah, it's a beast.
16:44So what is it?
16:45It's a C-130, a J model.
16:46So the newest of the C-130s out there.
16:48Which you fly.
16:49Exactly.
16:50But not only that.
16:51Not only that, I fly here for the Air National Guard and I fly commercially as well.
16:55That's cool.
16:56Did you always want this?
16:58I did.
16:58Absolutely I did.
16:59When I was a kid, my dad would take us to every air show within probably a four hour
17:04radius of the house.
17:06So I'd be out with my inflatable blue angel running across the tarmac, looking at planes
17:10like this.
17:10And I just knew that's what I wanted.
17:12And then I went to ROTC, Air Force ROTC at UGA, and I got to fly in the back of
17:17a KC-135.
17:18It's a refueling airplane.
17:19And behind that, so the plane's flying here and you're sitting in the back facing back and
17:23F-22 Raptors pull up behind to refuel for training.
17:26And I was like, this is incredible.
17:28Even this is really in reach is incredible.
17:30So that's what I knew.
17:31They had you at Raptors.
17:32They had me at Raptors.
17:33You had me at Raptors.
17:34That's awesome.
17:35All right, here it is, Kev, the mighty C-130.
17:38Looks mighty too, huh?
17:39Oh, yeah.
17:40So loading from the back.
17:41Yep, it's like the pickup truck of the Air Force.
17:43You can load in the back and take anything you want.
17:45Okay.
17:45You can tell it's a J model, the newest one.
17:47It's got six blades on each prop.
17:49It's a turbo prop, so the air comes in like a jet engine, fuels that jet engine, and then
17:53spins the propeller.
17:54And it allows you to fly how fast?
17:57About 200, 220 knots.
18:00So call it 250 miles an hour.
18:01And that's fast loaded.
18:03From like a jet perspective, it's relatively slow.
18:05But we go slow, low to the ground, and we try and basically go 300 feet off the ground
18:11at that speed.
18:11So it feels fast that low.
18:13I bet it does.
18:14All right.

18:19Other than fly a plane.

18:26This is the business end of the aircraft right here.

18:28So you can see as we're walking down the red webbed seats, this is where all your army folks
18:32would go if you were putting them back here for a trip, or you have paratroopers as well,
18:36so they'd be wearing a parachute just like this.
18:38What a terrible idea, jumping out of a perfectly good airplane.
18:41Seems like it.
18:42And just like you'd see in the movies, they'd clip on this steel cable, they'd walk it all
18:45the way back.
18:46You can have 80, 120 of these guys in the back at the same time.
18:50Okay.
18:50Yeah.
18:51If they get a little bit sick here, I'll give that to you as a souvenir, a motion sickness
18:54bag.
18:55So you can get one of those for you.
18:56Yeah.
18:56Okay.
18:57Come all the way back, and then they get here to the troop door, and this is where they would
19:01have a jump master.
19:02And so you'd have that guy set up here at the back.
19:07The jump master would be back here to help shuffle them out the side.
19:10And if you're not dropping paratroopers, you are dropping equipment?
19:13Equipment too, yeah.
19:14So we can use the ramp like we use it for onload, offload on the ground, or we can airdrop
19:19like you're talking about.
19:20Equipment can sit back here and be pulled out with a drag shooter by gravity.
19:23And so how are you, from the front, communicating with everyone out in the back?
19:27Right.
19:27So all this work back here is the load master.
19:29So I'm talking to them via a Comcord right here.

19:44This is where the magic happens.
19:45And here you'd have an aircraft commander and a co-pilot.
19:47Very cool.
19:48And a lot going on, for sure.
19:50We have all the parts and pieces of an airplane.
19:53We've got a throttle quadrant.
19:54You've got a gear handle.
19:55You've got your engine displays right here.
19:57Your communication and navigation displays right here.
20:01Up here, you'll have your heads-up display.
20:03So this is going to have all your important information that's on the displays down here
20:07put up front so you can see it and still look out.
20:09Do you keep track of your deployments?
20:11If I asked you how many times you deployed, would you know right off the...
20:14Sure, yeah.
20:15In this airplane, I've deployed one time.
20:17In the other airplanes, I've been in the Air Force, deployed four or five times.
20:20And the other airplane being?
20:22The B-52.
20:22It's a bomber.
20:24When you're in active duty, you're spending it in different places.
20:27I'm not totally familiar with that.
20:28How do you classify those?
20:30Home, on deployment?
20:31What is that?
20:31When you're in active duty, while you have a place that you live and are stationed,
20:35that can change every few years.
20:37So one of the things that we knew we wanted in active duty was a final, forever home,
20:43a hometown, a place where our kids could grow up and go to the same school and have friends,
20:47lifelong friends that they grew up with in the same neighborhood.
20:49And so that's what, after active duty was done, we were looking for.
20:53Right.
20:53Which, to you, is where you are now.
20:55It is.
20:56It's Walpole, Massachusetts.
20:57And I love it.
20:58The moment we pulled into Walpole, they had welcome home veteran signs on the light poles,
21:02and they were just a welcoming community.
21:14Look at this, Dan.
21:15The whole gang has assembled, huh?
21:17Oh, yeah.
21:17Very nice.
21:18All right.
21:19So, Jill, I'll start with you.
21:20We just heard and saw a little bit more about an active military family.
21:24How does it feel to have this place here ready for you and the whole family?
21:28We're really excited.
21:29After years of moving around, we're really excited for our kids to be able to grow up in a hometown.
21:34And as you know, Dan's still a pilot, so he still travels.
21:37And having my parents right next door will be great.
21:40Yeah, I bet.
21:40That's good.
21:41And, Dan, you called it your forever home.
21:43Yeah.
21:43You've been planning it for years.
21:45What is it like to see it all come together?
21:47It's surreal.
21:49It started out as an idea, and then we made a vision out of it, and then these people made
21:53it a reality.
21:54Yeah.
21:55Good.
21:55And, Kevin, Jared, I know I'm speaking for all of us when we say to you guys, to your entire
22:00crew, and everyone helps you out, congratulations.
