00:23Hawaii. The shipping is more than the actual material cost. Wow. We want to
00:28restore homes for our local families. The real estate here is crazy expensive.
00:35So to make this work, we have to take on some of the most rundown homes on the
00:38island. Can you hear us? No! Disgusting. How do we do it? Our giant family. I have 87

02:32Today, we're on our way to check out a tip about a house on the west side of Aiea,
02:37which is a diverse suburban neighborhood on Oahu. This area has everything from beautiful hiking trails
02:44to the Pearl Ridge Shopping Center, which is the largest indoor mall in Hawaii. Because of all it has
02:51to offer, the average home goes for right around a million dollars.

05:48More duct tape on the ceiling. But look at just the dirt. Is this termite dropping? And it just keeps
05:55getting grosser. There's four windows in this room as well. I feel like it's the same size as the other
06:01one. We have a lot of the same, which is duct tape, disgustingness. Spider webs.
06:10Let's move on. I've never seen anything like that. Okay. Here's their one and only
06:14dungeon bathroom. It's because of all the brick. This is a good enough room where you could rework it
06:20and actually have... I don't want to stay in there. A couple. There's good space in there. Okay.
06:26Moving on. Now we get to see the upstairs. After you? No. After you.
06:33Up here, there's supposed to be three bedrooms and one bathroom. Ta-da. Ta-da.
06:41Okay. We have some natural light. A little less dungeon-y. Yeah. It looks like the ceilings feel a
06:46little taller in here. Okay. On tax records, this upstairs area is smaller. This is about 950 square feet up
06:55here.
06:56Oh my gosh. Holy crap. Okay. This is the grossest kitchen I've ever seen.
07:03This kitchen has not been used. Like, there's no freaking way. Let's move on. Um, okay. It's like,
07:11such a small... This is the bathroom. This is the one bathroom up here.

07:23Look at the carpet, babe. This was the walking path, obviously. That's so crazy. I know.
07:31This is a issue. Major water damage right there, for sure. Like, this has been leaking for a long time.
07:38So then it looks like there's two more bedrooms over here. This is the cleanest room we've been in.
07:44It's also the darkest room. Okay. Last bedroom. Oh, I mean, this one's good size.

07:55The chickens, man. It's also pitch black in here. These trees are just blocking out
08:00any kind of natural light. It's because of the trees and the massive amounts of dust.

08:31Multi-generational living. This area is really known for that as well.
08:35A buyer could have a full house, basically, upstairs and also downstairs.
08:41Totally separate entrance. There's even an opportunity to turn into three units.
08:46It can be a multi-gen buyer. So somebody with a very large family and they all need to live
08:51in one
08:52location. It could be a first-time home buyer that's going to live in one portion, rent out the others,
09:00to offset the mortgage. We would have to buy it for right around $800. So $100,000 less than it's
09:07listed.
09:07And based on recent comps in the area, we sell this thing. We can sell it for $1.45.
09:15Chicken. Holding, selling, money costs are going to be about $200,000.
09:20Rentals like $275,000. That leaves us $175,000 in profit.
09:27That's good because I just feel like we're going to need all the contingency, margin, and assurance
09:33that we can on this property because this market sucks. This is a huge job. It smells like they let
09:40every cat in the neighborhood pee right here as their litter box and lacking creativity at the moment.
09:47Well, luckily, that's not my job. Oh, great. So you can go and figure that out. Put your offering.

10:16you're at $800,000. But the seller came back with $850,000. After some back and forth,
10:22we settled on $825,000. The renovation should take right around 16 weeks. So we'll need to have
10:30the crew ready to go. So once we get this house, we can start.
10:38All right. So this one that I'm signing now is closing on Tuesday. Yeah, that one is already
10:44at the paperwork. Everything's good. So I'm going to go drop that off to escrow. Okay. Hold on,
10:50babe. I'm getting a call from the IEA house agent. Hello? Hi, Kamal. Hi. Honestly, this has never
10:58happened in my career. And I can't, um, I can't apologize enough, but we had two offers on the
11:06property, yours and another one that was almost identical. Same price, but just had inspection
11:11contingencies. But I submitted the wrong offer to escrow. Um, and unfortunately it, they have
11:20actually opened escrow. Wait, so you, so we're, we don't have an exception. You had two offers that
11:27were similar and you thought you sent ours, but you sent someone else's. They've paid their EMDs. So
11:35they're legally in escrow. That's so crazy. How does that happen? We already had lined up all of our,
11:43our resources, our finances, crews scheduled to go out there to inspect the property. And you're telling
11:51me we don't have this house. What? This is insane. What's the recourse on this? This is a big deal.
12:02If anything happens with this deal and they don't make it through escrow, of course,
12:08I would come back to you before anything else. Um, well, okay, keep me posted. Bye.
12:17How does that even happen? I can tell from what she's telling me that no matter what,
12:25they're going to come back to us. If something happens, I'm going to try and negotiate the out of
12:29that price. I mean, an inspection on a house like that is going to have so many issues. The roof
12:36has
12:36to be replaced all of the plumbing, not to mention all the electrical systems. They're definitely falling
12:44out of escrow. That's an understatement.
12:54As it turns out, the buyers during their inspection found all kinds of issues and they backed out of the
13:01deal
13:01and fell out of escrow. And we were able to renegotiate for $25,000 less, which ups our potential
13:09profit to $175,000. This is by far the grossest disgusting house I think we've ever done.
13:18And we literally have 16 weeks to make it look nice. I love it.

13:31You guys go upstairs, demo the kitchen, and then we'll hang back downstairs and try and open up the

15:51Now that the permits are approved for two weeks into our 16-week schedule,
15:55and already have the upstairs framed out,
15:57they're cutting openings for the new windows and doors.
16:00And downstairs, they're running electrical through the large living space.

16:17We've decided to make this property into three living spaces with a shared laundry room.
16:22On the top level, we're scraping the existing floor plan.
16:25So now you'll enter through a foyer.
16:27The right will be the bedroom and a shared bath.
16:30Then what used to be that gross galley kitchen on the left will be the second bedroom.
16:34You'll now have an open and airy kitchen and a large glass door that will have access to a
16:39staircase leading to the backyard.
16:40And the primary suite will be on the back right.
16:43Downstairs, we'll keep the same layout in our three bedroom one bath unit while adding some
16:48much needed storage.
16:49Finally, we'll separate that third unit with the weird exposed toilet into a proper laundry space and
16:55a rec room.
16:57Having a multi-gen space is going to add more value to it.
17:00It's going to attract way more buyers if we have the opportunity to have multiple family members
17:06pitch in to buy the house.
17:08So I would say 90% of the neighborhoods in Oahu, we go for multi-gen.
17:13This is the biggest change right here.

17:34We're four weeks into our 16-week schedule and upstairs, new windows are in, drywall is up,
17:40crew's working on the new roof, and our new exterior siding is getting painted.
17:44So while the crew works on the outside, Kabel Hai and I are going to talk through design.

18:27When we bought the house, there was a checkered floor.
18:29I want to bring it back.

18:32But like in a cool way, not in a very dated yellow way.
18:37So I wanted to do it in this and this, making the checker pattern light and dark.
18:42And it'll go from the front door till right here.

18:46So then starting in the bedrooms and running throughout is our Marcus Mackay poly notch cola.

18:56Now kitchen cabinets, we go bold with a black shaker, the two-tone where we do the taupe,
19:04the aroma clay with the black.

19:07Moving on to the primary, we do the four by four green in all shower walls.
19:15And then do this brick four by four behind the vanity and the toilet wall.

19:23So now downstairs.

19:26So we literally mimic whatever we do up here, which is black shaker below.

19:35So the rec room, we're just going to have a dry bar.

19:39And it'll be this cabinet again, this black shaker with the same type of floating shelves.
19:45And then this is basically your backsplash is the wallpaper.

22:15It will actually kill you.
22:17We expect significant damage along the coastlines.
22:20We pray that we won't lose any of our loved ones.
22:22That's why we have to be very safe.
22:29We got really lucky with only a few smaller surges of water.
22:33And after a few hours, the warning was lifted and everyone is safe.
22:37I can remember one time, I think I was like six years old, there was a tsunami.
22:43We had to evacuate and we drove up to...

22:49Right up on that road and I actually thought it was a fun
22:53extortion because we were like packing everything up and driving up there.
22:57But we sat up there and we looked out at the ocean and nothing happened.
23:03The last big tsunami was back in 1960.
23:08There was massive devastation.
23:11If you look at the island chain, the big island is the first island and it's the biggest.
23:16So when the tsunami is coming in, it's normally hitting the Hilo side of the big island.
23:22And the wave was like 35 feet.
23:25It was a scary tsunami.
23:27And like, it's better to take it seriously, right?
23:31And treat it with a level of severity because it's better to be safe than sorry.
23:36But the thing is where we live in Kailua, like basically the whole city is an evacuation zone.
23:42So like, Kailua itself got really hectic.
23:45But us, we just packed our stuff up and waited because we could just drive up the hill if we
23:50needed to.
23:58You're on us chickens, mom.
23:59We've had a ton of time to think about this landscaping plan.
24:04So today, I'm meeting with our landscaper, Reagan, to figure out what we're going to do.

24:20Normally, what I do when it's cats is, first of all, we spray it, chop it down, and then we

24:26And by turning the soil, it should air out the smell.
24:29Then the plants is where we try to help with the cats.
24:32Basically, we put like rosemary, lavender plants, and we can actually mix them in the landscape,
24:38which they don't like the smell of them.
24:40Oh, they don't like lavender.
24:41They don't like the smell.
24:42It's not going to hurt them, harmful, but it's just something they don't like,
24:45and they'll go somewhere else.
24:46Well, we already had $10,000 planned for our landscaping plants.
24:50We can swap out some of these for cat repellent ones.

24:57We have to make a real big impact.
25:00So we're really going to lean into our jungle theme.

25:14So like if you have a multi-gen family and one family's living upstairs, one's downstairs,
25:19the pergola area can be a gathering spot for them to enjoy each other's company.

25:55With access to all three spaces, we've reframed the old toilet fridge area into a new laundry room.

30:32Now, it's all hands on deck to finish the exterior.
30:36White stucco is going to make this house really pop from the street.
30:40And we're laying wood grain tile on the stairs to the second floor
30:44for a durable and modern entrance to the main living space.
30:49Inside, cabinets have arrived.
30:51And we're working to assemble and install in all three spaces and the laundry room.
