02:20They want to know if we can renovate three rooms before then.

03:15This is the upstairs shared bath that my kids use.

04:16I am looking for things that can handle a low-cost reno, but still have that designer finish.

06:17I think that $90,000 today is not quite like it was before.

06:23So it doesn't go, it doesn't stretch as much as we would like it to.

07:03I think the biggest challenge besides the timeline, of course,
07:06is obviously budget.
07:07Kitchens are expensive, bathrooms are expensive,
07:09and we're doing both, plus the dining room.
07:11So I think my biggest thing is really trying to stretch that budget
07:16by thrifting and antiquing and shopping their home
07:19and really seeing what they already own that we can use
07:21and spread out throughout their project.
07:23But we'll see.
07:24This is going to be one of my biggest and fastest projects yet.
07:32I need to pick really beautiful finishes that are budget-friendly
07:36and come together fast.
07:37I have new clients, Lindsay and Matt.
07:40The goal is to actually complete this before Lindsay gives birth.

07:46Okay, so here's the dining room.
07:48We'll use their existing table, but I really want to reupholster those chairs.
07:53And I want to try to give them more storage with a new sideboard,
07:55which I'll try to find secondhand.
07:57Super lucky because the kitchen actually is already an amazing layout.

08:02We don't have to move that plumbing or electrical.
08:04So that saves a lot of money.
08:06For the kitchen, we're losing this wall.
08:10And I want to create some interest by building a soft archway
08:13to give it an elevated, kind of classic look.
08:16We'll use their existing flooring, which is a huge save.
08:20At the center, we'll give them a large island that they've always wanted,
08:23with room to cook, eat, and lots of storage underneath.
08:26And then I want to see those natural finishes, wood, stone, and a custom hood
08:31in that limewash finish that you know I'm crazy about.
08:34And I've got some great neutral fabric left over from another project
08:38that will work for their chairs.
08:39I actually really like more of like a creamy tone for the walls.
08:43So let's say this is our starting point.
08:47I think the next important thing is to select some cabinet doors.
08:51Prefab cabinets will give us a great look, but for a lot less.
08:55These are the prefab options.
08:57I feel like the slab is a little bit more modern, which is beautiful.
09:01But for this particular project, I think the shaker just gives a little bit more
09:05characters to the space.
09:06Absolutely.
09:07OK, this is looking really good.
09:09So next room is the bathroom.

09:12So it's their only bathroom with a bathtub.
09:15I'm kind of feeling like going a little bit more bold,
09:18because it is primarily for the kids.

09:24In the bathroom, we're swapping out pretty much everything,
09:27but keeping the same layout.

09:38Finally, lighting and tile will add some drama without a huge cost.
09:42I've laid the tile next to the flooring,
09:44and that flooring is literally throughout the entire house,
09:47so it's actually in their bathroom as well.

09:49So it does pair really nicely with it,
09:52and everything looks like it could be in one space,
09:55which is exactly why we present things like this.

14:06and instantly makes it feel more custom and high-end.

14:17but I need to see it in person with the tile I picked
14:19before we can get this order in.

20:20We lime wash the entire store.
20:23It makes it look so expensive.
20:25It almost looks like suede on your walls.
20:28I know I'm stretched a little thin right now, but I know exactly how I want it to turn out.
20:34So I'm going to take this one on.
20:36So Lime Wash is limestone.
20:38It is a mineral.
20:39So it's been around forever.
20:41The limestone is crushed and mixed with water and pigment.
20:44You can buy it from most hardware stores.
20:46I think that it really creates so much texture and character in a space, especially when you're
20:52playing with a lot of neutrals.
20:53This is a great way to kind of elevate a space.
20:56Lime Wash isn't that expensive.
20:57Usually you're paying for somebody to do it.
21:01So if you have the time to do it, it can save a ton of money.
21:04I love getting dirty and just doing these tasks that I don't get to do all the time anymore.
21:11Our goal is to have two coats on here.
21:13So as you kind of get that second coat, you really start to see that beautiful finish.
21:20I absolutely love this colour.
21:22And again, with that second coat, it's all going to come together.
21:25But there's still so much to do before it's done.

34:27And the sideboard we bought has been repurposed to something really amazing.
