00:58I think the funniest thing is I always hear,
01:02oh, I can only imagine what your house looks like.
01:05Girl, no one wants to see what my house looks like.
01:15On top of my clients and my family,
01:18Alex and I had the bright idea of purchasing an income property
01:20and we're currently living in it.
01:23Sawyer is my oldest.
01:24He is 14.
01:25You go back, back, back, back.
01:27Go back.
01:27And then I have Kai, who is 12, soon to be 13,
01:32and Ash, who is 7.
01:33A little bit's fine.
01:34That is more than that.
01:38We're in a tiny little apartment above a massive renovation
01:41that we're trying to finish.
01:43The goal with our income property is to eventually flip it
01:46and take that money and it will go towards our forever home.
01:50That's the plan at least.
01:54So this is what is going to be the apartment space.
01:59Skews all the excess wire and temporary duct work
02:03and things going on.
02:04The plan is to turn this space into a one-bed, one-bath apartment.
02:08This will be a secondary income project for us,
02:12which we're very excited about.
02:13As we're talking about it, I'm kind of getting pumped.
02:15I'm like, we should start working on it.
02:17Of course you are, yeah.
02:17Let me go ground my belt.
02:19This is, I mean, not a bad idea.
02:21So we'll show you the commercial spot.
02:24This was going to be blended living.
02:27So when we bought this space, that is what excited me so much.
02:30And then things changed,
02:31because obviously we ended up opening up in Strathroy.
02:34It's a more up-and-coming area,
02:35better foot traffic and better fit.
02:37Oh, yeah.
02:39I think the biggest thing is, you know,
02:41having this as a rentable storefront.
02:44We were really hoping to generate some, like, passive income,
02:46because right now, you know, we're entrepreneurs.
02:48We never know when the next paycheck is coming,
02:50and this was supposed to kind of stabilize that.
02:53I feel like this was my, this was my doing.
02:56This one or all of them?
02:58I think all of them were my doing,
03:00but specifically this one, I really did put the pressure on.
03:03When she showed this to me and we drove past,
03:05I was kind of like, yeah, you're crazy.
03:07But the more she talks and sweetens the pot
03:11and makes me want to do the project with her.
03:14It's going to get there for sure,
03:15and I think that having this was definitely a smart decision.

03:21We've already been here three months,
03:23and as you can see, nothing is done.
03:26We see the potential in here.
03:28Yeah, it's huge.
03:28It's just a matter of her convincing me
03:30to actually get in here and complete the work.
03:33A lot of late nights.

03:36Alex is the contractor who has his own business,
03:39but you're also the handyman
03:40that needs to do everything at the Income Property.

03:47Sitting on the couch on a Saturday to me
03:49is like the most boring thing in the world.
03:51We'll show you where we're currently trying to live anyway,
03:55and we thought it was a great idea,
03:57but with three kids and two of them being teenagers, it's...

04:07When we bought this building,
04:08the whole plan was to kind of spend
04:10the bulk of our budget downstairs on those bigger rentals,
04:13and then whatever was left, if any,
04:16the plan was to then spend that extra here.

04:21It obviously is not a representation
04:24of how I design spaces or...
04:27That's Emily's biggest issue.

04:30because they think I have such a beautiful home.
04:33I mean, we don't even have curtains.
04:38This is the fabulous kitchen.

04:42It's going to be fabulous.
04:43We have some good plans for in here.
04:45So we clearly have a lot to do.
04:47We already don't have a lot of time, you know,
04:49between kids' sports and, you know, the new space opening.
04:53Like, there really isn't a lot of time,
04:55and I feel like that pressure of trying
04:57to be 100% there as a mom,
04:59100% there for our relationship,
05:01100% there for my clients, this new store,
05:05like, it feels impossible,
05:06and I'm starting to have that, like, major pressure of, like,
05:10how am I going to do this all?
05:12So I think that even more reason
05:13to just kind of get this space done
05:16and just, like, something needs to give
05:19because I'm about to blow.
05:22I spend all day designing
05:24these beautiful spaces for clients,
05:26and then I come home to absolute chaos.
05:29I thought I needed something more.
05:31I thought I needed something more.
05:34There's renovation dust.
05:36There's tools everywhere, the whole thing.
05:38I think that investing your money is smart,
05:42and we invested it just in a really big project
05:48that may never get done.
05:50But if this place isn't making money
05:52in the next year or so,
05:53I'm honestly not sure how sustainable
05:55this whole plan is.
06:01When I take on new clients, I go all in.
06:04So while Alex is holding down
06:05the four-ditor income property,
06:06I'm heading over to my new client's house.
06:09Elise and Kale have been living here for a while.
06:11Their house needs work,
06:12but designers have been turning them down
06:14because of their tight budget.
06:16They came to me with one question.
06:17How far can $70,000 go in making this place
06:20feel beautiful and lived in?

06:28We've been together for a very long time.
06:31Forever, I think.

06:35We have two kids,
06:36our daughter Samantha and our son Cameron.
06:38We also have a dog.
06:40His name's Luke.
06:41Please fix our kitchen.

06:44I feel like I'm back to living
06:46in a one-bedroom apartment
06:47with the counter space in my kitchen.
06:50Everything is kind of just mismatched.
06:52We have light wood cupboards,
06:54and then we have like a different type
06:56of light wood cupboard.
06:57Our kitchen table is a dark wood,
06:59and our one pantry is a big white thing.
07:01This big wall is completely bare.
07:04I could use a counter space or other stuff.
07:07You want a banana in your bowl?
07:08Oh, okay.
07:10And then living room.
07:11Yeah, we definitely need new floors.
07:12Yeah.
07:13It's also kind of like crowded here
07:14with the way that the couches are.
07:15Trying to figure out a way
07:16to make it glow, I think, better.
07:18And then moving on to the kids' rooms.
07:20They're small,
07:20and we need to use the space better
07:21and hopefully find a way
07:23that they will still be satisfied
07:24with those rooms when they get older.
07:26What do we do every night before bed?
07:28We need books.
07:30And do you have a bookshelf?
07:32No.
07:33A lot of what we've purchased in the past
07:35has been very based on cost.
07:39I guess our style is affordable,
07:40if that's a style.
07:43These guys aren't looking for a full-cut job.
07:45They want a quick transformation
07:46to bring some of their soul to the space.
07:49Elise says she wants her house to feel functional,
07:52but designery, adult, and calm,
07:54and nothing trendy that they'll have to replace.
07:57But these are all just ideas.
07:59I really need to get in there,
08:00and then that's when the magic will begin.
08:05We're going to do this.
08:07$70,000.
08:08It's a decent budget.
08:09But when you're talking about the entryway,
08:11living room, that kitchen,
08:13both kids' bedrooms,
08:15new furniture, and new floors throughout,
08:17it adds up fast.
08:20And Elise and Kayle can only afford
08:22to be out of their home for five weeks.
08:24A rental this size on this timeline
08:25would usually land closer to $150,000.
08:28We're going to make it work,
08:29and we're going to make this home
08:30an absolute dream come true.

08:58Okay, some of the changes at Elise and Kayle's
09:01are totally obvious.
09:02Get the peninsula and the old cabinets out
09:04and rip out all the floors.
09:05But in order to give them that grown-up space
09:07that they can feel proud of,
09:09it really comes down to choosing elevated finishes.
09:11And this is where things get expensive fast.
09:27Chloe is my niece,
09:29and she is the general manager of Blended Living.
09:32And let me tell you,
09:33I would not be able to do any of this without her.
09:36Do you want some accessories too?
09:37Yeah.
09:38She's really shown an interest in design,
09:40so I've taken her under my wing.
09:42She helps me with clients,
09:43and she's my sample board
09:45when I'm putting packages together.
09:47There's no better way to get her up to speed
09:49than to show her the design side of things.
09:52So we're starting with mood boards.
09:54Okay, so Elise and Kayle,
09:57their home has already begun demo,
09:59and we need to make some decisions.
10:01Okay.
10:01So that is exactly what we're going to do.
10:03This kitchen had almost no storage
10:05and barely any counter space.
10:06So instead of blowing the budget on custom cabinetry,
10:09I'm adding one full wall of prefab.
10:11We'll get way more storage
10:12without the custom price tag.
10:14A quartz countertop and backsplash
10:16can get expensive fast.
10:17So I'm being strategic
10:18and using a slab just behind the stove
10:20to get that high-end moment,
10:21then keeping the rest simple with a neutral tile.
10:24And this big empty wall,
10:25well, it is wasted space.
10:27So I'm planning on turning it into a built-in bench
10:29with pantries on both sides.
10:30And I would love to figure out a way
10:32to make this table double as additional counter space.
10:35These are the prefab doors.
10:38So with custom,
10:39we can pretty much paint any color that we want,
10:42but you're going to pay for that.
10:44So with prefab,
10:45it is way more budget-friendly.
10:47Originally, my hope was to go with a green,
10:50but I'm concerned it might be too trendy
10:52and follow the style.
10:54I'm almost leaning more towards the neutral.
10:56I feel like it can kind of pull both warm and cool,
11:00and I feel like the white is just far too stark.
11:02Amazing.
11:03Okay, so I had you bring in the countertops.
11:06Going back to the fact that I can see cool tones
11:09and warm tones in this,
11:10when I look at this, I really only see cool.
11:13Yeah.
11:13I want to almost go with something
11:15that kind of stays true to that
11:16and adds more warmth to it.
11:19I like this one.
11:20Okay, me too.
11:22And we will add that in.
11:24This is kind of what I'm envisioning for the floor.

11:27I think it's important for us to have this piece here
11:29so that we can kind of really see what it's going to look like.
11:32But flooring is such a big spend,
11:34so I'll need to see it in this space
11:35before I make the final call.

11:41Mm-hmm.
11:41You know, you're probably like,
11:43this is super boring.
11:44And then you add in.
11:47Exactly.
11:48Okay, so here is their current living room.
11:52The kitchen is eating up a big chunk of the budget,
11:54which means we have to be really smart in here.
11:56I'm sticking with neutral furniture,
11:58and one trick I always use to make a room feel more high-end
12:01is adding one oversized piece to anchor the space.
12:04Then we'll layer in a few neutral elements,
12:06and subtly the room goes from feeling empty
12:08to feeling really pulled together and inviting.
12:11Okay.
12:12Next up, we have Samantha's room.
12:16Samantha loves to read,
12:17so I'm building her a custom bed with bookshelves on both sides.
12:20For Cameron, he's getting a big boy bed.
12:22Both kids need desks,
12:24and lastly, Elise mentioned the kids want to swap rooms,
12:27so we're going to make that happen.
12:30Oh, that's perfect.
12:32Yeah, put it on.
12:33I think it's going to look really, really beautiful,
12:34and the goal is that everything makes sense and flows.
12:38I wrote a little song
12:40and did not take me long
12:41to see what might go wrong between us.
12:45The boy turned me on like a simple song
12:48to write between the wrongs like a focus.
12:51Most people wouldn't think to use these more neutral shades
12:54in a kid's room,
12:55and that's exactly why I love them.
12:57They feel elevated and unexpected,
13:00but still playful in a way that kids can grow into.
13:03I want their rooms to inspire creativity
13:05without feeling chaotic.
13:06These richer colors really do that beautifully.
13:09I wrote a little song
13:11and did not take me long
13:12to see what might go wrong between us.
13:15There's not a lot of budget for the kids' room,
13:17so that is where Marketplace comes into play.
13:20There are so many good quality finds,
13:23you just have to have a little bit of patience
13:25and, well, spend your night scrolling,
13:27which is exactly what I do.
13:29That's how I ended up finding
13:30the most perfect desk for Samantha's room.
13:33In an ideal world,
13:34I'm going and checking out this piece in person
13:37before purchasing it,
13:38but when something comes up,
13:41I know that if I don't grab it,
13:43somebody else will,
13:44and if there is issues,
13:45we're going to fix it and get creative.
13:47We need to stretch that budget
13:48as much as we possibly can.
13:50If I don't nail a couple key pieces now,
13:53I'm really worried that my budget is going to unravel.

14:11It is so good.
14:14It is adorable.
14:16So I'm just going to check out some of the drawers,
14:18make sure it's all in good condition.
14:20There's a little bit of wear and tear on that one
14:22and then here,
14:23but I can easily sand this down
14:25and fix it with some oil.
14:27The current hardware is so sweet,
14:29it doesn't even need to be replaced,
14:30which never happens.
14:32For $30,
14:33I mean,
14:34you can't beat it.
14:34If you were to get this brand new,
14:36solid wood,
14:37it would be so much money,
14:38probably $500 to $1,000 the size.
14:41So I think this is an absolute steal.
14:44Let's load it up.

14:54I've still got to find a similar desk
14:57for Cameron's room.
14:58These old wooden ones take a beating
15:00when the kids are little,
15:01but they still look great
15:02by the time they actually start to do homework.
15:13When we took up the old floors
15:14at Elise and Kale's,
15:15the subfloor was in pretty bad shape.
15:18I chose LVP Luxury Vinyl Plank
15:20for this family
15:21because it is affordable,
15:23it's durable,
15:24and it's beautiful.
15:25The key to making more affordable materials
15:29look designer
15:30is making sure
15:31that they are installed perfectly.
15:33In order for it to adhere properly,
15:35LVP needs a clean, flat surface.
15:39Well, these subfloors,
15:40we're not going to cut it,
15:41so we ended up having to replace them all.
15:43Now that the new subfloors are in,
15:45I have to pick out the flooring ASAP,
15:47and I need to think about
15:48how I'm going to offset this cost.
15:58Look at the walls.
15:59It looks so good.
16:00I think this is just my thing.
16:01I like creating these, like, cozy spaces.
16:04I also hate the idea
16:05of throwing in some cabinets
16:07and seeing the end of it,
16:09especially from your living room.
16:11It was a strange layout.
16:12It was still chopped up before by cabinets.
16:14Now it's just going to be a nice, clean finish.
16:16So I am loving these walls.
16:19And not to mention,
16:19I'm standing where the peninsula was.
16:21So this feels so much better.
16:23And then we're going to be running cabinets
16:26from edge to edge,
16:28which is going to create so much countertop space.
16:30Did you see the plans for the dining table?
16:32We're hoping to do a dining table option
16:35that will kind of serve as an island piece as well.

16:38I'm going to put a thrifted tabletop
16:40on a motorized base that raises up.
16:42So that will be the plan over here.
16:44Let's take a look at these flooring samples.
16:45There is a reason why you always see designers
16:49laying out floor samples in the space.
16:51Flooring is one of the biggest lines
16:53in your entire budget,
16:54and it is not a place that you want to gamble.
16:57How about that?
16:59I'm not going to pick a gray.
17:01Okay.
17:01The tones are too cool,
17:03and I'm going for warm and sophisticated.
17:06This one I do think is beautiful,
17:08but I'd like to do something a little different.
17:10Okay.
17:11But there's two options.

17:13I'm going to bring them over to the wall.

17:19I'm kind of liking the warmth of this one.

17:23But let's just go.

17:29I actually really like both of them,
17:32but I think my gut is telling me
17:35to go with the warmer one.

17:39I just think with all the colors,
17:41like the paint colors and everything else
17:42that's planned for this space,
17:44I think keeping warm and cozy is the way to go.

17:48I want to see how it's going to look with the backsplash.

17:54My original plan was to do a tile,
17:57but I'm now thinking,
17:59what if we were to do a shiplap instead?
18:01I know that that's going to be cheaper.

18:04But how much cheaper?
18:06Like, could we kind of offset the cost
18:08of the floor situation with that?
18:10Tile will take two days to do,
18:12and then shiplap I can have done in like an hour and a half.
18:15And then all I have to do is pick a paint color.

18:18That's a heck of a lot easier.
18:19If you don't have the budget for a tiled backsplash,
18:22shiplap can give you a similar feel.
18:24The clean lines instantly modernizes the space,
18:27and the natural texture breaks up all of the hard surfaces
18:29you usually see in a kitchen.
18:33It's all painted in here.
18:35It looks so good.
18:36All the trim got painted the same color.
18:38I know.
18:38It's color dredging.
18:39It's kind of when everything's one color,
18:41but you're using different sheens.
18:43So in this case, we did the matte wall
18:45and then a satin or pearl trim.
18:47It looks high-end, but it didn't cost more than a coat of paint.
18:51Yeah.
18:51And it makes such a beautiful difference.
18:52You have another project in here too, don't you?
18:54I needed to talk to you about this.
18:55So we are doing the custom bed for Samantha underneath the window.
19:00And my hope is that we can get some bookshelves.

19:12Of course, this is exactly the moment where costs can go wild.

19:26When I first started out,
19:28I was always hesitant to hire any trades,
19:31partly because of costs,
19:33partly because of the fact that I'm a perfectionist,
19:36and partly because I have Alex,
19:38and he always does this for me.
19:40As the business grew, I learned to rely on a few trusted vendors.
19:44For custom furniture,
19:45Jay from Rustics is always my go-to.
19:48I've designed a bed with built-in bookshelves for Samantha's room.
19:51And with the vent,
19:52I really want to see how we're going to make this happen.
19:54Let me just bring up this drawing so I can show you.
19:59And maybe you can help me figure out
20:01what's going to be the most budget-friendly.
20:03Okay, yeah.
20:04There is a vent that is underneath of this bed.
20:07It kind of complicates things a little bit
20:09as far as creating, you know, proper ventilation.
20:13I'm going to carry the ventilation right to the front
20:15where you've got those decorative details.
20:18Okay.
20:18So it would vent out those.
20:21Okay, that is perfect.
20:22Is this going to be painted or like a solid wood stained?
20:25Yeah, I'm going to do the same wall colour
20:27we're going to bring onto the bed as well,
20:28so it'll all be painted.
20:30It's part of my colour drenching approach in this space,
20:33and it's going to make the whole thing look really custom.
20:35Okay, so I think the best thing for us to do
20:38is to go make the entire thing fresh and do it with MDF.

20:45So it'll be super clean.
20:47It paints well.
20:48That would be easier and less time for me
20:52if we just did everything new.
20:54Okay, no, that is amazing.
20:56Budget is a very real thing on this particular project.
20:59So if you're thinking time and material,
21:02everything is cheaper doing it this way,
21:04then I trust you 100%.
21:06And then time frame, we have not a lot of time,
21:09so I hate to, you know,
21:10add to your already tight schedule, I'm sure, but...

22:15yes, right now we need it to work for Sawyer,

22:19only a short few more months after that,
22:22you know, renters will be in here.
22:24This wallpaper's gotta go.
22:26Then we can prime and paint the whole space.
22:28Definitely want to add a closet for some clothes storage.

22:38The painting, everything's gonna be pretty quick.

22:42And that's such an easy update,
22:43but it makes such a huge impact.
22:44When you are juggling as much as Alex and I are,
22:47you learn pretty quickly that every minute counts.
22:50So while he's tackling Sawyer's room,

22:55for Lisa and Kale's son, Cameron.

25:13and trying to find things with character
25:16sometimes you have really great days

25:29it is so incredibly worth it.

25:32and I cannot wait to find it.

25:46Removing the peninsula opened up the kitchen
25:48but it also meant losing storage.
25:50The trick was being really intentional
25:51about what was added back.
25:53The new built-in bench gives them
25:54hidden storage underneath
25:56and I carved out proper pantry space
25:58so everything has a home.
25:59They also gained tons of countertop space.
26:03It's a good reminder
26:04that sometimes taking things away
26:05gives you room to create something even better.

29:53is they did not have proper workspace.
29:56So my idea was to kind of create this nook
29:58that allowed us to have a table
30:00that could be adjusted
30:02so that they could use it
30:04as a dining table at proper height
30:05but then could also raise it
30:07to use as like an island.
30:09Honestly, I feel like this is a million dollar idea.
30:13I have a standing desk at home that I love
30:15and it got me thinking
30:16that this would be the perfect thing
30:18for a leasing kale
30:19but bigger and much prettier.
30:22We're going to take this awesome
30:24solid wood table top
30:27that I found online
30:28and you are going to take the metal base
30:32and attach it
30:33and then figure out exactly
30:35how we're going to wrap it
30:37so that you no longer see metal.

33:49All of this hard work

33:59There's really little DIY touches
34:01everywhere throughout the space,
34:02and I do think that's what really gives it character.
34:05I picked up this $2 bowl at the thrift store,
34:08spray-painted it black,
34:09and then mixed paint with some baking soda,
34:10then applied it with a sponge
34:12to give the bowl this textured-aged look.
34:14This cost me under $5 to make
34:17and would cost something like $150
34:19if you bought it from a store.
34:20It took me a few thrifting trips
34:23to find this $5 lamp,
34:24but it is the perfect size
34:26for Cameron's bedside.
34:28I used a wax-based metallic finish
34:30to give it a brass look
34:31and popped in a battery-operated puck light
34:33to finish it off.
34:34This is probably one of my favourite DIYs
34:36in the space.
34:37It is an old thrifted frame
34:39that cost next to nothing,
34:41probably $2.
34:43We actually grabbed a leaf
34:44from their tree outside,
34:45which I feel like is such a nice little add-on,
34:48and then I just glued on some plug covers
34:51for the receptacle,
34:52and now it is just a beautiful little frame,
34:55and it's nice because it hides the receptacle
34:57that none of us like looking at.
34:58I found this adorably sweet wooden dollhouse
35:02on Marketplace.
35:03All it needed was a little sanding
35:05and a fresh coat of paint
35:06and a neutral palette.
35:07It only cost me $15 start to finish.
35:10Definitely beats the retail price tag.
35:13I chose some pieces from my store
35:15to layer in even more charm.
35:17So these are actually old vintage rugs
35:20that have been repurposed into pillows.
35:21I've actually had these forever,
35:23and this might be the perfect project
35:25to use them in.
35:27Keep eyeing this little guy up here.
35:29I love using vases like this.
35:30It could be for a plant,
35:32or it could even be for utensils in a kitchen.
35:34So there's so many unique ideas
35:36and ways that we can utilize this,
35:38and the color is so perfect for their space.
35:41I also love this bowl.
35:43I actually finished this one myself,
35:44so it's just a basic brown
35:46with some nice wax finish on it,
35:48which makes it kitchen-friendly
35:50so they can put their fruit and whatnot in it
35:52without any issues,
35:53or we could also place it on a coffee table.
35:56So there's lots of options
35:57of where we could end up putting this.

42:03Then I added simple curtain rods and soft drapes to create a faux canopy bed.
42:07It was a super affordable way to get a luxe layered look.
