00:51Alex started to take down the old wallpaper, but it just wouldn't come off.
00:55So we need something to cover it up instead.

01:24Before I step into a new client's home, it is so important that I gather as much research and
01:30inspiration as I possibly can.
01:33I go in there, I have an idea as to what my client may want, I have an idea of
01:42their personality.
01:43This is what starts my process.
01:44Inspiration always starts in a thrift store, and it's just the way it's always been.
01:50I've just had an online consultation with Michelle and Jordan.
01:54They bought this beautiful mid-century modern home.
01:56So they have $90,000, which is a lot of money, but money, it goes very quickly.
02:01We're doing a kitchen upgrade.
02:02We're going to do their living room, rec room, and their laundry room, which needs a little bit of help.
02:09This is definitely a tall order, and we only have five weeks to get it done.
02:15This is my beautiful wife, Michelle.
02:18This is my beautiful husband, Jordan.
02:24Five minutes, you guys, and we're going to have breakfast.
02:26We have Hannah, who is almost nine, and Linda, who is six years old.
02:31This house has this kind of European mid-century vibe.
02:37There's so many things that we fell in love with.
02:40But it needs to be fresh, for sure.
02:42The kitchen's a hot mess.
02:44Our mudroom.
02:45It also is a shared room with the laundry.
02:49So it's really tight for us when we're all together, coming in.

02:55The lower-level living room, which is our music room and our sort of laundry room,
03:01it's kind of a mosh pit of things.
03:03I don't know really how to make more sense of that room.

03:09To have our home renovated, it's just going to be such a weight lifted off of our shoulders.
03:14And Michelle loves Emily's design, so.
03:17The eye that she has is great.

03:24So this is definitely a more challenging project for me, because although I do incorporate mid-century modern into most
03:30of my home designs,
03:31I've never done a full renovation before, so I'm a little bit nervous.
03:35For people who don't know what mid-century modern is, it is a lot of clean lines.
03:39You're kind of playing with different wood types and different metals and kind of mixing it all together.
03:45And it's beautiful.
03:46I'm hoping to find a few mid-century modern gems here and get inspired.
03:52I found a goodie.
03:53This one, it has our brass and it has a little bit of chrome, which plays on the mid-century
03:58modern style.
03:59There is a little bit of damage to it, but nothing I can't fix.
04:02So I think that this is a big winner.
04:04So I would love to find a shade.
04:07This pattern is not exactly what I'm going for, but it does have the shape and the size of it
04:13is perfect.
04:14What I could do is find some fabric and actually cover this with a little bit of elbow grease.
04:21I think that this is the perfect pairing.
04:23I love this.
04:25Best case, it works for Michelle and Jordan.
04:27And if not, I have something new for the store or another client.
04:31Michelle and Jordan really love their home.
04:33They are not clients that are coming to me asking to completely change that it's mid-century modern.
04:39They really just need it to kind of function more for their family and their day-to-day.
04:43But I really need to get into their space.
04:46And that is when all the magic is going to happen.

05:06I do get really, really nervous to the point of I don't really know what to do with my hands.

05:34This is such an eye catch.

05:38What is the story on this?
05:39The original homeowner, his hobby was making stained glass.
05:44And it's just the coolest thing.
05:46And there's all these beautiful colors and just the story of their life.
05:50These are the things that really hold that character and charm of a home.
05:54So it's a great start.

05:58It needs a little bit of love.

06:06But it just is a little outdated.

06:17Which can be a bit of a challenge for us.

06:32So what do you love about the space?
06:33What are things that, you know, you're really drawn to?
06:36I like the light that comes in off the back slider.
06:39However, we have this wall.
06:41Yeah, I can definitely see if we can kind of open this up a little bit so you can see
06:44outside.
06:45I'm sure with two kids, that's probably something that's always running through your mind.

06:49Obviously, removing walls definitely costs more.
06:52And you're going to have to factor that into a budget for sure.

07:00Right on in here is our kind of storage room, laundry room, music room.
07:04Wow, what a beautiful space.
07:08The walls.
07:09It's pretty cool.
07:10It's rosewood.
07:11That is true mid-century modern.
07:13So we're not touching that.
07:15And the couches look like they're in good condition.
07:18Yeah, they're newish.
07:19And there's carpet here.
07:20I don't know if you're planning on changing this or not.
07:22But we could, you know, save some money, which is super important.

07:26Do you feel like it's darker in here?

07:29Obviously, we do really like the wood paneling.
07:31We don't want to give it up.
07:33So, right, if there's a way to sort of fix that.
07:36Looking at the fireplace, I think giving this little makeover,
07:39that might be something that might just lighten the whole space up a little bit more.
07:43So what is the plan for this space?
07:45I see this as a room that the kids can use as they get older.
07:49A safe place for their friends to come and hang out.
07:52I had that growing up, and I love to provide that for them.

07:59Okay, and then last but not least is our laundry room.

08:06And there's even a powder room in here, hey?

08:10As for floors, obviously something that is going to be
08:14durable with, kid-friendly, water coming in from the pool.
08:18And I can picture, you know, cabinets being on this wall.

08:21And it would just have so much more function in here.

08:23Okay, so I think the biggest thing with this is if we can, if it's within budget,
08:27to move this wall so we can have some functional storage.

08:31This is a great space, and I think that there's a lot of potential.
08:34I'm just going to really cross my fingers that this wall can be moved.
08:38And if not, challenge accepted.
08:40We're going to figure it out no matter what.

08:41Any time that we want to take down a wall, we obviously have to make sure that we can,
08:47that it's not load-bearing, and whether or not it's going to be possible within their budget.
08:50$90,000 is a lot of money, but there's a lot that we're changing in here.
08:53So we definitely have some figuring out to do, but I am up for the challenge.
08:58I want to make sure that we're really keeping the integrity of your mid-century modern home,
09:02and just making it your own.
09:04Giving full control into this whole idea has been a really hard thing to do, but very easy when you
09:12know that it's in good hands. Emily is just the most fabulous, and I think she's just going to do
09:18amazing things with our already amazing property. What's happening?

09:29I want to move in.
09:31The integrity of the home, the story behind it, it's magic. $90,000 is a lot of money. Plus,
09:38there are places I know I can save, like reusing those couches in the rec room, or even reusing the
09:43kitchen cabinet somewhere else. But at the same time, it still makes me a little bit nervous,
09:48because there is a lot of space to cover. We have walls to remove, a whole kitchen renovation. Things are
09:55about to get real.
10:13We've started demo at Michelle and Jordan's with some good news.
10:17We got the sign off from our engineer on moving both walls. The wall in the kitchen can come down
10:21to give a clear sight line to the backyard. And the wall in the rec room can move over two
10:27feet to
10:27give Michelle and Jordan more space in the laundry room. So while the team works on tearing things
10:32down to the studs, I'm meeting up with Chloe at my studio to go over the design.
10:41Okay, you need to set that down fast. This is way freaking heavier than I thought.

10:54That is one heavy tile, but she's a beautiful tile.

10:57Okay, so I'm going to show you the design. So this is the kitchen.
11:03The kitchen is a good size, but the layout is choppy. So first thing I want to do is get
11:08rid of the peninsula.
11:09That way we can put the dishwasher over here where it belongs beside the sink. We'll add prefab wood grain
11:15cabinets for closed storage. They give major mid-century modern vibes and don't cost a fortune.
11:21Over here, we'll add a massive island with a quartz countertop. Total showstopper. It doubles as a
11:27breakfast bar with stool seating so we can skip buying a separate kitchen table and save a bit of money.
11:32You know I love to add texture, so I'll style the space with a plush rug and some DIY art.
11:39This is the beautiful tile that is actually being used on the kitchen floor.
11:43I love that it's a larger scale tile. It's gorgeous.
11:47Okay, so aside from this tile, one thing I know for sure I'm using...
11:50Are you ready? It's bold.

11:54Oh my gosh. I love that.
11:57Bold greens are super mid-century modern, plus their house backs onto the most beautiful ravine.
12:03So when I saw this tile, I knew it would totally elevate their kitchen.
12:07So this I'm actually using along that entire window wall, so from countertop all the way up
12:13to ceiling, including wrapping the hood range. So I think that it's incredibly important that
12:18everything else I do stays neutral so that the tile on the wall is really the standout point in that
12:24space. I'm really liking that together so far. Next is the rec room. This room is just a pass-through
12:31right now. Jordan wants a space that his kids can actually hang out in, so we're going to turn it
12:35into something really cool. I'll make the music space more intentional with comfy seating and a
12:40display for their instruments. And the fireplace area needs to feel warm and cozy. I'm thinking soft
12:47textures, mid-century modern furniture, and plenty of natural elements. Their couches are in great
12:52condition along with their carpet, so those will stay. Big savings there. We'll clad the fireplace in a
12:59porcelain slab. It's a bit of a spend, but it's going to lighten up the entire space. A few thrifted
13:04and handmade pieces will tie everything together. Moving on to the laundry room. I had this idea to
13:12reuse their dated kitchen cabinets in here to keep the cost down. So I talked to the crew this morning,
13:17and they said that they were able to get the cabinets out safely. That's amazing. They're in such good
13:23condition. So after moving the wall, we'll be able to add floor-to-ceiling storage and a bench in the
13:29same warm brown tones from the kitchen. Plus, we'll bring the same hardware from the kitchen to the
13:34laundry room cabinets. We'll save some money using a remnant countertop and add a square green tile
13:39backsplash and terrazzo flooring. By using similar ones, colours, and tones throughout the space,
13:45they'll look cohesive and feel super high-end. Okay. Introducing Michelle and Jordan's house.
13:54I love it. I think this one is one of my favorites.
14:10I feel like I always have a million things on the go, whether it's
14:15my design clients, kids' sports, whatever it may be. But I also have my own personal project,
14:22our income property, that we are so desperately trying to complete. We're fixing up some of the
14:27rooms in our tiny apartment in order to eventually sell the property and use the money to buy our dream
14:31home. First room on the list is my oldest son, Sawyer's room. Alex already packed up the furniture and cleaned
14:38up the
14:38floors. But we've hit a snag when the wallpaper wouldn't come down. We had to pivot to paneling instead.
14:49Dang, beautiful. Having somebody come in, remove wallpaper, skim coat the walls, like probably $1,000,
14:57$1,500. Well, on timelines, like it just seemed easier to purchase the panel. Although budget is
15:02incredibly important, time is money. It is definitely going to cost us, but I think this is worth it.
15:09Oh, not there. Actually? No, I'm kidding. Keep going.
15:16Like, I'm so happy we're doing this. Sweet. Okay, so now what? Time to cut another sheet?
15:22Is it really? We're not done? For today? Absolutely not.
15:35It is the end of demo, and I get a call from my construction manager, Anthony. And immediately,
15:42I have a pit in my stomach, and now I have to explain the news to Michelle and Jordan.

15:54Good. So I have some news. It is not the greatest. So the crew removed the wall between the laundry

16:05and the rec room. There's a vinyl flooring underneath, and it has asbestos in it.
16:22So I have some news. It is not the greatest. Oh, boy.
16:30So in the rec room and the laundry room, the crew did end up finding asbestos in the flooring.
16:39Okay, so what does that mean going forward? You have two options. Option number one,
16:46we just removed the flooring in that laundry room area. It can stay in the rec room. The way asbestos
16:54works is that if it's not touched, it is fine. I know we weren't even planning on doing the rec

17:00floors at all. We were going to leave that carpet. But the crew is explaining that since they're there
17:05already, it would be much cheaper to deal with it all now versus, say, down the road.
17:12So they quoted at about $6,000 to do all of it at the same time.
17:19Oh, that is a lot of money. Yeah.
17:22But when I was growing up, my parents, they renovated one room at a time, and the floors were
17:25always nice, but they were different from one another. Right.
17:29And so I would love to not have 14 different floors in that basement. So I guess it makes sense
17:37to do it now. In the long run, that's going to save us money, and that will be done. Yeah,
17:42then it's all done. We don't have to worry about it. Okay. So we'll just do all of the laundry
17:48room,
17:49and that would include the powder room then? Mm-hmm.
17:51Yep. Yep. And then have that pouring into the rec room.
17:54Yep, exactly. And, yeah, I guess maybe while you're at it, you can throw in some upgrades
17:59in that powder room. I would be more than happy to do that.
18:02You bet you're already there. I definitely think you guys are making the right decision,
18:05for sure. I feel like it's a really good idea that Jordan and Michelle have decided to make some
18:10upgrades to the bathroom. I mean, we're already there. We're doing everything surrounding the bathroom.
18:15So in my opinion, it only makes sense to kind of tackle it and make it feel fresh. Small changes
18:21like
18:21new lighting and fixtures will make a huge impact in that powder room. It is going to feel like a
18:26brand new space without breaking the bank.
18:44I am on the hunt for a coffee table for Michelle and Jordan's. I really need this piece to anchor
18:51the space. We're working with their existing couches. But while I'm here, you better believe
18:56that I'm going to look down every aisle because you never know what you're going to find.
19:08There's so many chairs. Look at all the wood. Even the smell in here is unbelievable. Oh my goodness.

19:52I actually kind of love the idea of nesting tables. The shape is different as well. It makes it super
19:56unique. And the glass, when paired with wooden legs, it's another mid-century modern element.
20:02They are selling these for only $200. I'll probably spend about $2,200 if these were anywhere else. This is
20:10a perfect score today.
20:28We're using large format tile in the kitchen. It looks clean and high-end, and you get more impact
20:33with fewer pieces. Some kind of wonder. Hello. Oh, hey. It looks so good in here.
20:45The tiles turned out incredible. Like, the scale of it's perfect. Perfect blend for the mid-century
20:51modern vibe. And then this? Yeah. Yeah, with this, with the opening. That was so important for Michelle
20:56and Jordan that they could actually see into their backyard, watch the kids, and not to mention all of
21:02the natural light that's now coming in here. It turns out this wall wasn't load-bearing, so opening
21:07it up didn't cost too much. But it completely transforms the kitchen in the best way. Fingers
21:12crossed I feel the same way about moving the wall back in the rec room. Well. This looks good. I

21:19actually really worried that this space would feel so much smaller. Yeah. It feels so good. That's
21:23amazing. Okay, so the powder room. Yes. Jordan would really like to kind of have that floor continue into
21:29here, so we have only a couple floors throughout the house. Same tile from upstairs. Exactly. Perfect.
21:34Keep it more cohesive. And then we're going to just kind of do some light touches in here and just
21:38make it feel a little bit better. But I'm more so excited about what's happening in the laundry room
21:44and my room. Doesn't it feel so much bigger in here? It does. I'm so glad that we were able

21:50this wall. Yep. But I feel like with the cabinetry, we're going to have that kind of snug feeling again.
21:55However, it makes a difference when it's with intention, right? It's going to have function.

22:05space is that we're reusing those cabinets from the kitchen down here. So we're going to paint those,
22:09add some new hardware. Perfect. Oh, our tiles are actually here. We need to get in there.
22:14Yeah, yeah. Let's take a look at those tiles. So I brought my samples. All right. Now that this is
22:20the tile for the laundry room, I want to see everything together. This is what I'm thinking
22:25for the laundry room backsplash. So I'm really hoping to go with this color for laundry. Yeah,
22:33I like that one. Which I think is beautiful. It's not too light, not too dark. And I love it
22:38with this tile. I do too. One last thing. I know I had planned on doing more of like a
22:44slab finish tile.
22:45On the fireplace. On the fireplace. Yes. That's going to cost a fortune. So what I'm thinking
22:51is what if we were to paint this out instead? Paint gives us the same clean finished look and
22:56lets the fireplace keep its character. Anything that we can kind of save on I think is going to help

23:01offset the cost of this floor. Oh, yeah. That'll definitely knock down the cost. Okay. All right.

23:17The full slab kitchen countertops are ordered. But I want a more budget friendly option for the
23:22laundry room counter. We are in the most exciting place of this whole store. We are in the remnant
23:29yard. Let's be honest, it is very expensive to purchase a large slab. However, when you shop
23:36remnant pieces, it opens the door to so many options. These aren't used pieces. They're just
23:41cutoffs from previous projects. So now we get to shop what people didn't use. It saves us a ton of
23:47money and we still get that same luxurious look that we're going for. I'm looking for a remnant that's
23:52going to compliment the green backsplash, the warm wood cabinetry and tie the laundry room together.
23:57I want the veining and finish to mimic natural stone, making the quartz look high end without the huge price
24:05tag. I think I just found the one. I love to incorporate these custom elements into these
24:11projects. Even when we're on a budget, it's going to turn out so good.

33:48I found this fabulous lamp the other day.
33:52It has some wear and tear on it, which
33:54is to be expected when you're antiquing.
33:56And then the shade, it's a little bit more
33:58textured than I would like.
33:59So I am going to give it a new life today.

34:04The rolling fields are passing by.
34:07So I'm using a spray adhesive on this.
34:11I have been really recently been open to these feelings.
34:16But suddenly we're here.
34:18My heart is rushing faster than ever before.
34:21Lighting is so important.
34:23And it really, really changes the vibe.
34:25It's also one of the most expensive items
34:27that we can add to our home.
34:29And a mid-century lamp would cost hundreds of dollars,
34:32whereas this is going to cost us $23.
34:34So it is a huge win for sure.
34:37We're going to do a little oil stain on it.
34:40See the vision coming to life.
34:42There's still obviously a little bit more work to be done,
34:45but it's going to look so good in Michelle and Jordan's rec room.
35:08We're close, but we have a few tweaks to do.
35:12The thing I love most about Mid-Century Modern is how sleek and sexy the design is.
35:17I think it was just a matter of finding the right pieces for the spaces.
35:21I wanted to add some texture to the kitchen, so we painted an old frame
35:24and added a piece of fabric I had at my studio to create a totally custom large-scale piece.
35:29This could have cost something like $300, and I made it with $15 worth of supplies I had laying around.
35:37I also had Anthony add the table legs I found while thrifting to an old wooden disc
35:41to make a mid-century modern side table.
35:44It cost around $25, way less than retail.
35:49And I swapped out the hardware.
35:51I feel like changing these brass to this beautiful wooden knob
35:56has given it so much character in here and really elevated the space.
36:01Mid-Century Modern is not new to me.
36:03I put like little splashes of it in my designs.
36:06However, this was my first project that I was like full on.
36:09I've learned a lot on this project, and I'm not going to lie, I'm kind of digging it.
