00:23Hawaii. The shipping is more than the actual material cost. We want to restore
00:28homes for local families. The real estate here is crazy expensive. So to make this
00:35work, we have to take on some of the most rundown homes on the island. Can you hear

01:21Kailua Beach Park is one of our favorite beaches on the island because it's right at the foot of the

03:45who wants to tear it down. Obviously, we have to look at the house and see what the condition is

09:43are going to be $200,000. And that leaves us $100,000 in profit. But Brandon said she already has

09:51from an investor for $1.3 million who wants to tear it down. So we have to figure out what
09:58she's even

12:38they're just like, this is what I want for the property. Do whatever, right? In this case,
12:42that's not what's happening. She has specific wants that she, as us being the new owners and the buyers,
12:50that she's kind of hoping that we take it and run with it. So we're not just designing for the
12:55masses,
12:56right? Which we have to do, but we also have to design to pay respect to Marlene and that Kalama
13:02family. So it's like, where's this medium? Also, because we purchased this below our minimum,
13:08there's really no room for error at all. And we have the added pressure of having to show it to

14:14extending the kitchen to be this large U with a lot more storage. And in the main area, we'll knock
14:22down this hallway and make the middle bedroom a lot larger and the hall bathroom be able to fit a
14:29tub.
14:30And then this is where we'll have the biggest change. Laundry. So behind this wall, right,
14:37is that other bedroom. And then we are creating another bathroom here. So this is an ensuite with
14:42a walk-in closet. And then this now becomes like laundry, utility, like mudroom. And then we'll close
14:48off the front patio, create a new foyer, which will add square footage and increase value. Okay.

16:30and laundry area. And with Marlene's house down to the studs, I've also confirmed that the roof
16:35trusses are termite free. I mean, now that it's time to talk design, I feel like this project is
16:42very special since we're doing it for a family member, but it's also in our hometown where we're
16:47both born and raised, which is Kailua. It's a beach town. We're literally down the street from Kailua
16:54beach. So I feel like it only makes sense to go in that direction and lean into Kailua beach.
17:00So the theme is very sand and water. So I think we start with the flooring. This is literally Kailua
17:08Oak. We're in Kailua. How do we not use it here? Screams beach to me. We'll run this throughout the
17:14house. Okay. I love it. So this goes everywhere. In the foyer, we do a pattern tile. I want it
17:19to be
17:20right when you walk in. Statement. Wow. This is setting the tone for the rest of the house. Right.
17:26And we'll do like a nice light fixture. I like it. Okay. In the hall bath, we do a pattern
17:32tile as the
17:33floor. So it kind of is consistent and keeps the same thing. Yeah. And then I want to do this
17:37taupe,
17:38very mellow beige, and it'll go on all three of the tub surround walls. So you'll have floor,
17:44mellow on all three walls. Now for the kitchen, sticking to the beach theme. We do a two-tone
17:49cabinet situation with this dark ocean blue on the lowers and islands and white sand on top with
17:55lightly veined white quartz countertop and black hardware. And because Marlene's family is all about
18:02entertaining, I thought we'd add a super pantry that connects to the garage and the laundry. I
18:07think it would be a great surprise. And it's also super practical for families to park in the garage
18:11and unload their groceries on the way in. That's the showstopper. I agree. Right there.
18:17100%. Then this is your shower walls and in an itch. This tile is just something. It looks like
18:25weathered but new. I cannot wait to see this in. Does it scream beach? I mean, it feels very beachy.

19:35They have elderly parents, I guess, off-island that would move over and live with them. So their
19:40goal is to maybe build them additionally. So it'd be more like a multi-family deal there. I think
19:45what attracted them was just like the large extra yard space in the back. Yeah. So there is a
19:51possibility they could tear down. I don't like that. Bro, this doesn't happen often. When do they need to

20:02If they tear it down, I don't think it's an option because that's what we said we didn't want and
20:10weren't going to do then just to turn around and sell it to someone. But we're in a tricky
20:16real estate market right now. Even though we are estimating when the house is finished, it will be
20:22appraised at 1.75 million. We're still just looking at a potential $75,000 in profit, assuming that we
20:30don't blow our budget. If we went with this offer, that would net us around $40,000. Make a good
20:36chunk
20:37of change right now. Get out. But if they're going to tear it down and like that's going against what
20:44we
20:44said we were going to do. It's a good offer for as is. I like the idea of uploading it
20:53and like just
20:55turning like a quick making money on it and moving on. But at the same time, I want to honor

21:03said we were going to do for Marlene and her family. From what I heard Sean saying, it sounds like

21:08going to buy the lot for 1.4, tear it down, build a really big house and move their entire
