00:39If you want your property purchased to be a good deal, it's important not to take on too much and
00:46always do your homework and view your property. Did today's buyers get good deals? Let's find out.
00:54First off, I'm in County Durham, where things are a little noisy. You are on a busy road. You see,
01:00I can hear the hum of a siren, horns.
01:04Then in Greater Manchester, Dion sizes up a shed load of work. In the case of that shed, it needs
01:12a bit more.
01:14And he's in Derbyshire, where there is a long to-do list too.
01:19There's a dump on this wall. There's a dump there above the fireplace. Dump here.
01:25All these properties have been sold at auction, and we'll find out who bought them and what they paid for
01:30them when they went under the hammer.
01:32Salty on the front row.
01:39Cockerton in County Durham is a village-like suburb of Darlington that's just a five-minute drive from the town
01:46centre.
01:46They are very proud of their brass band, who've been playing here for over 150 years and still compete in
01:53championships to this day.
01:55But will I be brassed off at the auction lot I'm here to see?
02:00This suburb of Cockerton, I just really like it. It's got an almost village-y feel with lots of green,
02:07open spaces.
02:08The location is good too, because it's close to the motorway and ideal for commuting.
02:13Now, today's property, here it is. It's a three-bed mid-terrace with quite a lovely lavender colour.
02:21I like it. I really do. It's got a bit of charm to it. This is promising.
02:34The guide price of £75,000 to £80,000 is also attractive. But will I love what I find inside?
02:44Straight ahead, you have stairs leading upstairs. And then I just want to check the noise of the traffic.
02:51You see, I can hear the hum of a siren, horns, and you do have double-glazed windows, which is
02:57good, but still letting in quite a bit of noise.
03:00But then again, you are on a pretty busy road.
03:03Now, this reception room is a good size. The ceilings are relatively low, giving a cosy feel.
03:09The ceilings themselves have lots of textured paint, which you might consider a bit dated.
03:14And actually, this staircase is taking a bit of space away from the bare footprint of the room.
03:21You also have some nice, solid, chunky wooden furniture.
03:25So often with auction properties, you inherit what's inside.
03:28You've got a guitar and you've got, wow, a pretty pristine, digital piano.
03:36That's astonishing.
03:37And what would be wonderful is to either keep it yourself or, out of respect to such beautiful instruments,
03:45find somewhere that can give it some new love.
03:55Another item deserving an encore is this grandfather clock in the adjoining second reception room,
04:01which needs full modernisation and potentially new flooring, as those tiles won't be the cosiest underfoot.
04:20The kitchen? Wow, it's a terrific size.
04:23There's more than enough room for everything you could need.
04:27Is it time to upgrade your kitchen?
04:29Yes, probably.
04:31Ideally, if you could and you had the budget.
04:34That said, if you didn't have the budget, give it a good clean and it could make all the difference
04:39and you could upgrade what you could.
04:42This place certainly has character that, if restored, could make it shine.
04:47Off the kitchen, there's a pantry, which currently houses the boiler, that will need to be checked.
04:52But round the back is where things go a little downhill for this house.
04:56There's no outside space as such, only room to store your bins.
05:01The rest is a courtyard that's shared access for the other neighbouring properties.
05:07Hopefully, stepping back inside, we'll find something a bit more positive.
05:14Upstairs, off the landing, at the front of the property, the first of your bedrooms is a double.
05:20You could get a double bed in there, no problem.
05:21It's quite dated, needs some attention.
05:24And also, you have a bathroom, so it's nice to have your bathroom upstairs so that you can have a
05:28bath and then go to bed.
05:30Just now, the shower is over the bath.
05:33I wouldn't say there's enough room for a standalone shower, but that's OK.
05:36It serves this house perfectly, adequately.
05:39You could do with a new bathroom.
05:40Then we come to the second of our bedrooms, which is built into the roof.
05:44You know I like that.
05:45I like the quirkiness.
05:46The windows are quite low down because it's built into the roof.
05:50And if what you want is a standard bedroom with lots of room, this one's not for you.
05:57But if you like a quirk, if you like something a wee but unusual, you're in luck.
06:08Yes, those windows are low, but in the good-sized third and final bedroom at the front of the property,
06:15the windows here are at normal height and look out onto a lovely green space.
06:20But will this or any other factors in the house get a local estate agent down?
06:26We asked a long one to find out what he thinks of this three-bed property.
06:32The layout is quite good.
06:34The work required of the property is probably just a redecoration, overall painting, decorating.
06:40You could possibly look at a new kitchen and bathroom, but it's not needed.
06:43The rewiring might need to be looked at the consumer unit because the wires look OK.
06:48And the boiler looks pretty new as well.
06:50And after those works have been carried out,
06:53what kind of returns could you expect on this house guided at £75,000 to £80,000?
07:00On the rental market, we would advertise this property for about £700 per calendar month.
07:07If the property was put on the market for sale,
07:10then we would market the property at £120,000.
07:15OK, I'll start off with the negatives and end on a high.
07:19There is a lack of outdoor space and the road out front is pretty busy,
07:24but I love the location and the property itself.
07:27I just think it's wonderful.
07:30I think whoever got this at auction was really, really lucky.
07:33Let's find out what happened when it went under the hammer.
07:40This lot was part of our emote auction, with bids taking place online.
07:45You bought it. Well, thank you.
07:49The winning bid of £86,000 was made by James.
07:53He runs a roofing business, but does property investment on the side.
07:57And if it looks familiar, then you've got a great memory.
08:03Because he was last on the show 12 years ago
08:07when he renovated a house in West Auckland.
08:29He's clearly still got the property bug,
08:32so I'm keen to hear why he bought this purple pad for his latest project.
08:38James, very pleased to meet you.

08:41I'm quite taken by this property.
08:43Clearly you were too.
08:44What made you go for this one?
08:45Well, mainly because we own the house next door.
08:48We wanted to tidy the front up on next door.
08:51And we thought, well, if we own next door, we can render them both.
08:55And the price was the right, so why not?
08:57You own the house next door and you rent that out?
09:00We do, yeah.
09:01You said the render.
09:03I'm quite fond of the kind of purpley, lilac-y haze.
09:06Are you going to change that?
09:07Probably, yeah.

09:38What are you going to do here, James?
09:40So the idea is to move the stairs.
09:43Open this right out and put the stairs in the back right-hand corner with a half winder up.
09:48That'll open up downstairs.
09:50It'll make the two bedrooms slightly bigger in the middle.
09:53The back bedroom, it's a funny shape.
09:55The windows are very low to the ground, so we may block them up and put some opening roof windows
10:01in.
10:02That would be a lovely idea, actually, putting your windows higher up to let in lots of skylight.
10:07The one thing that lets this property down is the lack of space outside.
10:12Yeah, which is another benefit of owning next door.
10:15We've got the garden and the garage.
10:17Now, next door, in their tenancy agreement, they've got the house and the garden, but not the garage.
10:23We can potentially knock it down, donate the garage area that was there to this house.
10:29Does that mean you will access your garden by going across the kind of concrete first and then into your
10:33garden?
10:34That's right, yeah.
10:35So that's outdoor space.
10:36Back, inside and downstairs, you know what I love?
10:39It's very rare that the things you inherit in an auction property are so lovely.
10:44What did you make of them and do you have any plans?
10:47Well, when we did view it, there was a lot more stuff here and we didn't expect all these to
10:51be left.
10:51But Catherine's brother does repair watches and clocks, so we've already asked him if he wants to have a go
10:58at the grandfather clock,
10:59because that would be quite nice to get up and running again.
11:14The clock is ticking for James as he's hoping to do the work in three to four months.
11:22This will include a new kitchen and bathroom, as well as the proposed layout changes.
11:27He estimates all this will cost just £20,000, but as he's a roofer, he's got the practical skills to
11:35help keep the budget down.
11:38How hands-on are you getting?
11:40I'm still going to be hands-on.
11:42I can't help myself.
11:44Even at work, even though I own the business, I still like to do work myself when I can.
11:49We don't know whether we're going to keep them as an investment or sell them on.
11:54We're just going to see what the market's like.
11:55How do you balance quite a full-time job and being boss with renovating properties?
12:02It's all on a weekend, on a night, so you've just got to fit it in as and when you
12:06can.
12:06I really shouldn't take any more houses on, and I'll probably kick myself for doing it,
12:11but it'll be a benefit and it'll make sense in the end.
12:14Do you have time for anything else?
12:16We've got two dogs, Betty the basset hound and Elvis the foxhound.
12:20Elvis has just been to Crufts, as it happens.
12:23He's not as short quality, but he was in the Discover Dogs section
12:28because a lot of people don't realise that foxhound make really good domestic pets.
12:32So Elvis is a bit of a celeb?
12:34He is.
12:35Betty the basset, does she get a wee bit jealous or is she OK with that attention?
12:38She sleeps most of the day and slobbers and just generally looks cute.
12:43But they are family members.
12:44They are, and if they could pick up a hammer or a screwdriver, I'm sure they'd be here helping.
12:48Yeah, it doesn't sound like Betty would be up for it, to be honest.

13:22Next, we're off to Greater Manchester and the town of Leigh, once famed for its textile industry.
13:29The local shopping centre is called the Spinning Gate, a nod to the Spinning Jenny,
13:34a multi-spindle frame that helped power the industrial revolution.
13:39And Dion's here to see an auction lot that hopefully won't need too much patching up.
13:46The sun is out.
13:47It's a beautiful, bright day.
13:49Let's hope the property that I'm here to see is as bright.

13:54We have got, first and foremost, off-street parking, which is good because you've got a tight bend here.
13:59Detached house, three beds, had a guide price of £125,000 when it went to auction.
14:07This is good.

14:10What's not good is we've got a bit of a problem with the wall on that side.
14:14But the house looks solid.
14:16As starts go, I'm happy.
14:19First impressions count, and though it's not fully detached, it's linked, detached, sharing, a garage wall.
14:26It's a small detail, and the real test will be what Dion finds inside.
14:31That is nice.
14:33As you come through the door, to see all that space, that is good.
14:36That's a bit of a wow factor.
14:38I like this little area here as well.
14:40Two doors coming into the property.

14:43Keep the cold out, keep the warm in.
14:45Obviously, the stairs leading to the bedrooms are in this lounge area, but I don't mind that.
14:52And then you've got this really spacious lounge here.

14:59You've got good dual-glazed windows.
15:01Very spacious area of this.
15:03And as I came through the door, I could see this room, and I could also see this dining room
15:08as well.
15:09It's a little bit smaller.
15:10And after the dining room, you've got a conservatory as well.
15:13It looks nice and solid.
15:14The whole way it flows from the conservatory dining room into this as well, straight to the front door.
15:20It's a nice flow.
15:21And it doesn't seem to be in bad condition.
15:23It's just a little bit of wear and tear.
15:26Can't see any major cracks, damp or mould.
15:28So this is nice.
15:30I've got a good feeling about this house.
15:32I want you to flex like me.
15:39Yes, first impressions are good.
15:41It may not look flashy now, but give it a glow up, show that day to decor the door, and
15:47this place could really be a flex.
15:51Okay, then we have the kitchen just off the lounge.
15:54This looks like it's a bit of a keeper.
15:57Everything seems to be in good condition.
15:59Doors are working perfectly as well.
16:03I can see the kicker board is slightly damaged, but apart from the kicker board down there, that is it.
16:08This is all in good knit.
16:10You can keep all this kitchen sink there, overlooking the back garden, which is good.
16:15And then you've also got this sort of void area here for your dirty shoes.
16:20After you've been outside playing a bit of footy with the kids, there's the back door.
16:24And you've also got a downstairs toilet as well, which is invaluable.
16:29I love a downstairs toilet.
16:32Oh, that's good.

16:33So you've got access to the garage here as well, which is so handy.
16:38If it's thrown it down with rain and you've got shopping in the car, you are straight in the house
16:43and you're not getting wet.
16:46The other idea is what you could do is you could actually turn it into a bedroom, maybe.
16:52That would be handy to have a spare bedroom downstairs.
16:53It could be a kid's bedroom.
16:55It could be a games room.
16:56It could be an office.
16:57That's usable space if you're not going to use it as a garage.
17:00That's how I would spend my money on this place.
17:06Adding an extra bedroom could boost the value.
17:09And in many cases, a garage conversion falls under permitted development, though all was checked with the local planning authority.
17:16Either way, it's a solid option if you're looking to take on a bigger project.
17:50I'll tell you what, just bang a little bit of, I don't know, a bit of protection from the sunlight.
17:55But in the case of that shed, it needs a bit more.

18:41It's tired from floor to ceiling.
18:43Maybe you could keep the tiles and just tidy that up with a new suite, and then you'd be off

18:56I think this is a really good house, and a really good upstairs, and not a lot to do.
19:02All in all, it's an attractive lot, especially for someone after a quick turnaround.
19:08But what sort of potential does it really have?
19:11Time to get a local estate agent's take on the area, and hear what they think of this three-bed
19:17guided at £125,000.
19:21Property is in Lee, 30 minutes west of Manchester.
19:24Great transportation links, very close to the M60.
19:27The condition of the house is pretty fair.
19:30There is some cosmetic work that needs to be carried out.
19:33I would look to do a renovation within the kitchen and the bathroom, and just update the property overall.
19:40So after it was updated, how much could it be worth on both the rental and sales markets?
19:47Once renovated, the rental value would be between £1,300 to £1,500 per calendar month.
19:54My sales valuation would be £230,000.
19:58I think you may have gathered by now, I like this house.
20:01I like the flow of the downstairs, from the front door all the way through to the conservatory.

20:08You've got the option to make the garage something to do with the inside of the house.

21:03We've done quite a few properties in Lee in the past before, and we knew this was a really good

21:07And it seemed like a really good house when we came to view it pre-auction.
21:12And if we could get it for the right price, we thought, yeah, we could make some decent money on
21:15an icicle flip.
21:16And away you go, and then go again.

21:20This is easy for us in terms of, like, what we normally do.
21:23We normally take things back to brick, so this is going to be easy for us.

22:52So it's easy, just literally just a tile straight over the top.

24:14Multiple projects, including HMOs, commercial residential stuff, and buy to that, and obviously flips as well.

26:22Well, with a budget of £20,000, James was set to tackle the build,
26:27while partner Catherine took the design lead.
26:30They plan to open up the space, rethink the quirky third bedroom,
26:34and get it all done in three to four months.
26:37But 16 months have passed, and now we're back.
26:41Come on, show me colours, baby, it's alright.
26:45The house may have outgrown its Balamori colour outside, but inside the transformation is bright, bold, and impressive.

26:58The layout downstairs was very bitty, so we thought, let's do it properly, we'll take all the walls down, and
27:06it's worked really well.
27:07It just sets it off nicely.
27:09James moved the stairs and lowered the ceiling height.
27:13It was no small job requiring new steels and relocating the fuse box.
27:19The musical instruments that were once here were either kept or sold online,
27:24and the grandfather clock is now repaired and in Catherine's brother's living room.
27:31The new kitchen keeps a traditional feel with shaker cabinets and patterned flooring, all chosen by Catherine.
27:41Then upstairs in the bathroom, they've gone for a more modern look.
27:46The two front bedrooms are all freshly re-plastered, re-decorated, and finished with new carpets and woodwork.
27:55But the biggest transformation is in the back bedroom.
27:58Once awkwardly shaped, it's now been completely reworked.
28:03The decision originally was to put some roof lights in, a couple of roof lights, let the light in, and
28:09do away with the windows.
28:10Thinking about it, we thought, let's make it a workable room so somebody can actually have it as a bedroom.
28:15And because we lowered the floor height in the main house, it's a proper bedroom now.
28:21Outside, part of the pitched roof has been replaced with a flat one,
28:25and all the rear windows are now new, energy-efficient UPVC.
28:30James and Catherine have decided to put the house on the sales market.
28:34They've held off linking it to the garage space next door for the time being.
28:38But if there's demand for more outside space, then they might do it.
28:42Even without it, the house is likely to attract interest, thanks to Catherine's eye for staging and James's attention to
28:50detail.
28:54I've done the vast majority.
28:56I can't plaster very well.
28:58I hate painting and decorating, but I have done the electrics, the plumbing, all the strip-out, all the stud
29:04walls, all the floors, the steel.
29:06Me brickie did the brickwork, we did the roof, and my partner Catherine, she did the finishing touches, the carpets
29:13and things like that,
29:13because I'm no good with stuff like that.
29:16James was previously an electrician, so he took care of the wiring himself,
29:21with a certified professional signing it all off at the end.
29:25Then any gas work was handled by a gas-safe engineer.
29:30The project has been slow going, with most of the work being done in the evenings and the weekends,
29:36alongside a busy roofing business.
29:38It's been a demanding schedule, but once James got home, he always had some loyal company waiting.
29:45Elvis and Betty, I'm sure they would love to help more, but, you know, at the end of the day,
29:50they've only got four legs,
29:51they haven't got hands, but they do look pretty, and they could go home too at the end of the
29:56night after being here.
29:57Having decided to sell and opting for a high-end finish, I'm going to guess that even though James has
30:03done a lot of the work himself,
30:05there may have been a slight overspend on the £20,000 budget.
30:09That went out the window as soon as we started building the back bedroom up and re-rendering the front
30:14and
30:14removing all the salons.
30:16So it pushed it up to £30,000.
30:21Well, I think a £10,000 overspend, considering the extensive work carried out, doesn't seem too bad.
30:27But what will a local estate agent think?
30:30We invited back the agents who saw it last time to get their thoughts on the work carried out on
30:35this three-bed mid-terrace.
30:37This is my second time in the property, and I'm absolutely astonished.
30:42The positives to this property is it's brand new.
30:44It's ready just to move straight in for anybody that's looking for a family home.
30:48If they're not looking for a new build, then this is basically a new building in an old shell.
30:53Full marks for James, then.
30:55He spent a total of around £116,000, including the purchase price, to get to this stage.
31:03With plans now to sell, what could it be worth on the resale market?
31:10If I was to put this on the sales market, I would expect this to achieve a minimum of £200
31:15,000.
31:17That's a bit of a shock to me.
31:20We were aiming for, originally, £150,000 max, as far as we could get.
31:27If we get anywhere near your £200,000, I'll jump for joy.
31:30But, you know, it's worth what someone who wants to pay for it at the end of the day.
31:38Taking the agent's figure, that would see James with a pre-tax profit of at least £84,000, a solid
31:45return.
31:46It looks like his hard work should pay off, but perhaps this project has taken its toll?

32:17property journey, but somehow I doubt it.
32:30We're in Clown, a historic Derbyshire town just nine miles northeast of Chesterfield.
32:36Once a mining hub, it wears its heritage with pride, and it's a lovely spot to find an auction lot.
32:45Property I'm here to see is on this pretty busy A road.
32:49The house is a terrace house.
32:52Three beds went to auction with a guide price of £50,000.
32:55Now, the door looks pretty solid, and the house looks very late 70s, 80s, but I don't mind that.

33:12And listen, very little noise.

33:17You walk straight into your sort of front lounge area.
33:20The ceilings are quite high.
33:21The decor is, let's just say dated.
33:26So you need carpets, you need to decorate in here.
33:28But I think this is a nice sort of size lounge area, and it's not a bad start.

33:38OK, we go past the stairs, lead into the bedrooms, and then we're into the second reception room.

38:31and take out the wall to open that bathroom up fully.
38:35It may need the boiler moving to accommodate that.
38:38However, I do believe that would add value to this property.
38:41Up to the attic room,
38:42that attic room has been fully re-plastered.
38:45It's got all the electrics, it's got the heat in there,
38:47and it's got the fire escape window in.
38:48It's all ready to be made into a formal bedroom.
38:51It will require a bedroom door put on.
38:53The one in there isn't adequate to be used as a bedroom door.
38:56But that room just really needs decorating and flooring there.
39:00The agent is happy that the loft room
39:03will meet building regulations once the door is sorted.
39:06So what kind of values would he put on this three-bed end terrace?
39:10Once this property is renovated,
39:12if it was completed to a good standard,
39:14I would expect it to achieve somewhere in the region
39:16of £135,000 to £140,000.
39:20If it went to the rental market,
39:22I'd expect it to achieve somewhere in the region
39:23of £650 to £750 per calendar month.
39:29So there's a fair amount of work that needs to be done here,
39:32but not too much.
39:34You're going to need a decent budget,

41:20So it's going to be a rental.

41:22I've got a very limited budget,
41:24so it will be around sort of five grand or so.
41:27I want to hear where you are spending the money
41:30and what you are doing with the five grand.
41:32So the kitchen and the bathrooms will stay how they are.
41:36They just need lots of sort of cleaning
41:38and lots of TLC, really.
41:40So decorating throughout the room upstairs,
41:44so the dorm room,
41:45that needs a lot more work doing to it,
41:47so I think that some of the focus will be around
41:48that it needs the banners to do in the staircase,
41:52the door needs to be done.
41:53But I think everything else down here
41:55will just be sort of painting and decorating, really.

43:05They've given themselves a two-month timescale,
43:08which I think is just about right.
43:10They've given themselves a £5,000 budget.
43:13I think that is going to be stretched.
43:15But you can see how they get on
43:17and how much they can get done
43:19for that five grand letter of the show.
43:25I return now to Greater Manchester
43:28and the town of Leigh,
43:29where a three-bed, link, detached house
43:31went to auction with a guide price of £125,000.
43:35And I think Dion quite liked it.
43:40Can't see any major cracks, damp or mould.
43:42So, this is nice.
43:44I've got a good feeling about this house.
43:53And that feel-good factor
43:54was felt by property-developing couple
43:56Carl and Karen,
43:58who saw their £164,000 purchase
44:01as a quick-flip project.
44:05Who does what, then?
44:06Who's in charge of what, then?
44:08I sort of, like, look after all the building side of things.
44:11And Karen also is involved
44:13in the operation day-to-day as well.
44:15Nice. But all the interior design
44:16is left to Karen.
44:18I keep them in check.
44:20With ten years of property experience,
44:22a team of trades to call on
44:24and a £20,000 budget,
44:27Carl and Karen planned to turn this around
44:30for the sales market in around ten weeks.
44:37Now, slightly over those ten weeks
44:39and 12 weeks on, we're back.
44:41So, have they given this house a fresh start?
44:55The front wall's been rebuilt
44:58and new doors and fascias put in place.
45:00Stepping into the house...
45:02We can see the light again

45:07Gonna be a brand new day
45:10And we can make a change
45:13Wow, it's looking very different.
45:16But what exactly have they changed?
45:18We decorated, we plastered the ceilings,
45:20partially the walls as well.
45:25We put a brand new central heating system in,
45:28new radiators.
45:33Updated the kitchen with new worktops.
45:46They've also given the downstairs toilet a plush makeover.
45:50And though they haven't touched the garage,
45:52it's now housing a brand new boiler.
45:55And upstairs?
45:58Bathroom, I think, looks brilliant.
46:00Um, real modern twists and contemporary look to that one.
46:10And what about the rest of up here?
46:13Everything clean, fresh.
46:15So it's all ready for someone just to move in.
46:18So, as Karen says, the three bedrooms are now ready to go.
46:23Gonna be a brand new day
46:25And we can make a change
46:28Inside, this is definitely looking like a brand new house.
46:32But what about outside?
46:34In terms of the back,
46:36we got rid of the old shed,
46:38all the old fence panels,
46:40and Carl put a really brilliant decking in the back there,
46:43which was an added extra.
46:45We didn't intend to do it at the time.
46:48One day, I just sort of turned up
46:49and kind of saw him lounging on a chair there.
46:57To be fair to Carl,
46:59it does look like he's created a rather tempting sun trap.
47:03And after all, we all need a bit of R&R time.
47:12But Carl's decking indulgence
47:15wasn't the only added extra he decided this house needed.
47:20So, basically, when we first bought the property,
47:23it had a sliding door leading through to the conservatory.
47:26So we decided to change the doors for nice glass panel doors.
47:30But unfortunately, that had a cascade effect
47:32to all the rest of the house.
47:33So we ended up changing the door behind us here,
47:35the one into the kitchen,
47:35the one through to the toilets.
47:37It ended up being a more expensive job than we expected.
47:40Because then Carl decided.
47:41If it was six panel downstairs,
47:43it had to be that upstairs as well.
47:45Well, you have to continue the theme
47:46all the way through the property, don't you?
47:48That's great.
47:48So new panel doors throughout,
47:50but you have to say it does add a bit of extra style.
48:03And though they have a trusted team of trades people,
48:07with other property projects,
48:09they're not always on site.
48:10So how do they make sure that style and quality
48:13are maintained throughout the refurb?
48:16Carl and I had a very clear plan.
48:18We actually wrote a spec for everything we wanted to get done.
48:22And we were here to give instructions for it
48:24every step of the way.
48:25But Carl had a lot of the ideas for the external,
48:28especially about painting the front,
48:30black and the faces and stuff.
48:33Which overall, I have to credit him for that.
48:39It's always nice to get a bit of praise, isn't it?
48:42But Carl also went a bit off plan changing those doors
48:46and adding the decking outside
48:48so will Karen still be thanking him
48:50when they count the cost?
48:51So originally we planned to spend £20,000
48:55but after the last tot up we came in around £26,000.
48:59But the level of finish we got in the end,
49:01it was definitely worth it.
49:05£26,000 on top of the £164,000 purchase price
49:09means Karen and Carl are looking at an all-in cost of £190,000.
49:14So is Carl right?
49:15Is it really worth the extra spend?
49:17What does a local estate agent think?
49:20Walking up to the property, it feels really nice and clean.
49:23I love the fact that they've changed the windows
49:26to match the new door and the driveway is large.
49:30The sound of the finish feels really well done
49:32and I love the changes to the kitchen
49:34as well as the bathroom with a stunning mirror
49:36and the shower screen.
49:39Lots of positives but with £190,000 spent on a house
49:44they really want to sell on,
49:46will there be any positive returns?
49:50This property could achieve between £280,000 to £290,000 on the sales market.
49:57That's sort of in line with what we thought it would be.
49:59We have had it valued at £290,000.
50:02We have actually put it on the market for £290,000.
50:05It's actually put it on the market today actually.
50:07So I'm happy with that.
50:10Should they see anywhere around that £290,000 proposed sale price
50:15that could mean a pre-tax profit heading towards £100,000.
50:20The agent also thought the house was capable of generating
50:24a rental income of £1,100 per calendar month
50:28which equates to a yield of 7%.
50:33Undoubtedly this has been a great project for them.
50:36So with 10 years of property developing under their belt
50:39what do they think is the secret to their success?

51:28This is a house that just keeps giving.
51:32It wasn't all good, though, as there was an issue with damp,
51:36but that didn't deter Sarah here on the right
51:39who was joined by her good friend Kelly.
51:42Sarah had paid £69,000 for the place
51:45and was hoping it would be a simple update throughout.
51:48So the kitchen and the bathrooms will stay how they are.
51:52They just need lots of cleaning and lots of TLC
51:56but I think everything else will just be
51:58sort of painting and decorating, really.
52:02Sarah hoped to get the place rental-ready
52:04in two months for £5,000.
52:07A year and nine months on, we're finally back.
52:10You never get it if you want it
52:13You only get it when you need it
52:16So when you wake up in the morning
52:20You really got to believe
52:22The house has been fully redecorated inside.
52:27Sarah and her nieces tackled the wallpaper stripping
52:30but once it came off, the walls needed replastering too.
52:35The property has had a full rewire
52:38and in the dining room, the damp was investigated
52:41and thankfully, everything is now watertight.
52:44On the exterior, we did a lot of damp-proof treatment
52:47so we did that at the front of the house
52:49and then all along the side wall as well.
52:52You never get it if you want it
52:55You only get it when you need it
52:58So when you wake up in the morning
53:01You're really good to believe
53:05In the kitchen, so we didn't change any of the cabinets
53:08at all because they were absolutely fine how they were
53:11With the tiles, I got some stickers
53:13and my dad stickered the tiles on for me
53:17The stickers are a quick and budget-friendly way
53:20to update a space
53:22but in the shower room, Sarah thought outside the box again
53:25taking a different approach
53:27and using paint to give the tiles a fresh new look
53:36The same work has been done in the upstairs bathroom
53:39and while Sarah decided to keep the shower room and WC separate
53:44she's considering merging the two in the future
53:50So the upstairs fireplace, I really wanted to keep that as a feature
53:54so I've still got that
53:57So the character has been preserved and restored where possible
54:01blended with a modern, homely feel that continues upstairs
54:05The attic room, that was probably the least amount of work I had to do on any of the rooms
54:10because it was already plastered
54:11Really all that needed to be done was the skirting boards
54:14It was really nice as a bedroom
54:16It's really quiet there
54:17It's really spacious
54:19It didn't really have a door on it
54:21It had a weird plank of wood in front of it
54:23so obviously it did need a door
54:24and we also put up a nice sort of banister there as well
54:30Outside in the secret garden, work is still ongoing
54:33and part of that is down to the fact that the plans for the property have changed
54:42My original plan was that I was going to have the house as a rental
54:46but I decided that I was going to live in the house
54:49so rather than making it a rental property, I've made it into my home

55:00Over time, Sarah has fallen for the house
55:03particularly the character
55:04Feels like coming home
55:07But the biggest factor for making this place a home was its location
55:12It's a really, really nice neighbourhood to live in
55:15It's a really nice town
55:16Beautiful countryside
55:17Everyone's so friendly
55:19There's no traffic
55:20So that's why I wanted to live here
55:23There were multiple delays in getting the project started
55:26but once things finally got going
55:28the work only took five months
55:31By then, Sarah had decided this was going to be her home
55:35and her good friend Kelly was on hand to give her her advice
55:39on decorating and was there to support her
55:42Sarah brought in the builders to do the big jobs
55:45while putting in plenty of effort herself
55:49I lived in the building site
55:51I had a borrowed inflatable mattress
55:53which I slipped in the front room in
55:56When that room was being done
55:57I basically went from room to room as well
56:00so it was very dusty
56:03but it was what needed to be done
56:06Sarah spent £17,000 in total on the work
56:10which is £12,000 more than planned
56:13This was down to unexpected work like the electrics
56:16and other finishes to make it her home
56:19It has meant she has spent a total of £86,000
56:23including the purchase price
56:28Time to get the thoughts of a local estate agent
56:32What did they make of this newly renovated home
56:35and what sort of returns could be in store for Sarah
56:38if she ever chose to rent or sell in the future?
56:43This is my first time on the property
56:45however, I have done my research beforehand
56:47and I am wowed by the transformation
56:50It's absolutely lovely throughout
56:52and it makes one a beautiful home
