12:41home buyers alley. This was one of the first developed areas in the region and
12:47it's highly sought after simply because it is so central. It's quite different to
12:52the other two. How do you feel about that? First impressions, I really really like it.

13:02that feature at the front there. Wow. You're actually selling it.

14:25backyard is like perfect. Wow, I like this one. I love the doors. I love how it's like
14:39everything's wide up. Yeah, it is nice this joint, isn't it? It's a really decent sized bedroom too.
14:44It's really big and that bathroom is a lot more probably your type of look compared to that last
14:51one. Yeah. You don't have the textured walls, not green and yellow. Definitely would be more my style.
14:57And I'm pretty happy too. I think it's quite nice as well. At least it's still got the big yard.
15:08There are citrus trees of every kind all around this property. You've got a beautiful veggie patch.

15:26got like the nice barbecue, nice deck outside, perfect grass area for the dogs. It is pretty nice
15:31this house. Where that deck is I think having that undercover would be really nice area to host those
15:37big European events when all the family wants to come and gather around. I mean I'd really do it up
15:41with some nice fairy lights and all that stuff and make it look really pretty but as far as change goes

15:531.2 and 1.3. I'm guessing it's around that area. It's 1.1. Right, so this is perfect for budget.

16:08It's the cheapest one out of the three. It doesn't need any work really. So it's like you're spending that

16:24No trip to Lang Warren is complete until you visit Cruden Farm. I love this place. It was once the
16:45beloved home of Dame Elizabeth Murdoch and it is now open to the public to explore, to relish,
16:53to revel, to enjoy. I admire Dame Elizabeth so much. I feel like I know these gardens like the
17:01back of my hand. I've seen the TV shows. I've read the books. Do a lot of people get emotional when they
17:07get here? I think it's understandable. I mean, it is a very, very special place and it's somewhere that
17:11was obviously incredibly important to Dame Elizabeth and really her space to return to for a life that
17:17was spent giving really. So it's 100 acres. It did begin as a working farm? Absolutely. And we are
17:26still a working farm here. So we still have cow and calf operation and we'll always remain to have a
17:30farm at Cruden Farm. 90% of all the plants and shrubs you see here were planted either by Dame Elizabeth
17:35or at her wish. So it's quite incredible really. And it truly is beautiful all year round.

17:49She wanted this to be a place of public recreation and so we're so lucky here being custodians of
17:55Cruden Farm to ensure that that will always be the case. Is it fair to say that many people choose
18:01to move here inspired by this epic green space? I think for me Cruden Farm, I mean Lang Warren,
18:09it's the gateway to the Mornington Peninsula. So you're close to the city but you're also close
18:13to the wonderful Mornington Peninsula. You've got the sea just over there. It's everything you could
18:17want really. It's perfect. You've got these wonderful rolling hills. Everything's in touching distance.
18:22So yeah, it's a very, very special place. When you walk through the gates, do you still pinch yourself?
