00:08Settled along North Carolina's Crystal Coast, Beaufort is a quiet historic harbor town full
00:15of coastal charm and southern soul. A boater's paradise, this peaceful waterfront gem catches
00:21attention for its natural beauty with wild horses roaming around the nearby islands.
00:26Here, Seaside homes with sweeping views can top $4 million. But for these buyers, the real
00:33reward lies in reviving a diamond in the rough, all without the million-dollar price tag.
00:39Get ready for a beachfront bargain hunt, Renovation.
00:54Every time I hear this, I just either want to dive in or put the boat in the water.
00:58So nice and crystal clear. Oh, yeah. I'm Brian. I'm Ada. And we're from Durham, North Carolina.
01:06See these houses over here, how lucky the triple is? I guess I want a water from you. So I
01:11want to be
01:11able to wake up, and then the first thing I see will be the water. Oh, yeah. We've been married
01:16seven years. He's the man of my dream, so I'm lucky to have him. I met Brian at work. I
01:23mean,
01:23I didn't hear a word she said. I just, like, heard ringing in my ears. She was just the prettiest
01:28thing
01:28person. And she's a hard worker and a great mother to our two sons. Our older one is 25. His
01:34name is
01:35Freddie. And our youngest one is 13. His name is Diego. This is what it's all about right here.
01:42This is nice. We're looking for a beach house in Beaufort, North Carolina. We love this area. It's
01:48where I grew up. Some of the best times I remember with my family, and I kind of wanted to
01:52give that
01:53to us and our kids. Beaufort is about three hours away from Raleigh. It's the southern tip of the
01:58outer banks right as it hooks down on the outside of North Carolina. Some of the beaches around here
02:03are Shackleford Banks, Atlantic Beach, Emerald Isle, all the wonderful Crystal Coast beaches. We like to
02:10swim in, fishing, see the view. You're able to go and see the wild horses. It's got a nice downtown,
02:18great restaurants, but then when you're out there on the water and it looks that nice turquoise green,
02:22it's just absolutely gorgeous. The goal is to have that nice waterfront place, and also while we're not
02:28here, use it as some rental income. I would love to have at least three bedrooms, two beds,
02:33because we would like to bring our family here. Big kitchen with a nice big island. Something that we
02:38could put a dock or add some type of a fishing pier on. You sit on the end of it
02:42at the end of the day,
02:43watch the sun go down. Our all-in budget's at $410,000, and that includes a renovation budget.
02:49That's a bit of a reach when we're looking for a house on the water, you know, so I think
02:52if we put our
02:53sway at Equity Inn, we'd find one. Brian is very handy when it comes to renovations, but I'm scared
02:58of doing a big renovation because you don't know what to get yourself into it. I enjoy renovations
03:03when they go right, and that's about 10 percent of the time, but really now I think it's the perfect
03:09time to buy because, I mean, we're both young and it's to the point where our kids can enjoy it,
03:14we can enjoy it, and if we run across the right one, we're going to put an offer in. We're
03:18ready right
03:19now. We've been working hard to reach our dream, which is to have a beach house, so not in a
03:25million
03:25years I would have thought we were going to be looking for one, but I'm happy that we're looking
03:30for one, and then we end this journey together, and I can't wait to see the outcome.
03:49It's a beautiful day. It's gorgeous out. Fingers crossed that we can find something nice with the
03:55access to the water. I think we're going to be in for it with our budget, but I think there's
03:59a few
04:00that are on the list that we could go take a look at. This area is really nice. It's at
04:03the north end
04:04of Beaufort. I like how peaceful it is and quiet. How far are we from downtown? It's not as far
04:10as you
04:10think. I mean, 20 minutes and you're down there, that's not very far. Which house are we going to go
04:16and
04:16see right now? This one is called the Waterfront Escape. It's three bedroom, three bath, and it is
04:23a waterfront home. Nice. Yeah. This one lists for $350, so keep in mind that it's got a lot of
04:30potential,
04:31but you'll probably have some type of a remodeling going on. We might have to do a lot. We're going
04:37to
04:37be biting off a project for sure. Okay. Can't wait to see it. So this is it.
04:45Oh, wow. Look at that view.
04:49Love the trees. I can just imagine you hanging out in a hammock. Oh yeah. Just chilling.
04:57Let's take a look at this water frontage here. That's absolutely amazing.
05:01That's why they call it the Crystal Coast, right? And listen, just take that in for a second.
05:05Yeah. Nothing. Nothing. That's great.
05:10I would like to see a dock right here that we can walk and then fish. That would be lovely.
05:16No, you're speaking my language. And off the side of the dock, maybe a little spot
05:19that people could get in and swim. Yep. Let's go take a look inside.
05:25Keep your eye on these steps. This wood, it looks like it's a couple decades old,
05:29so this whole thing is going to have to go. Okay.
05:32Yeah. This siding. It doesn't look like it's ever been changed for sure.
05:35It definitely needs to be updated.
05:36Looks like that door's coming apart down here at the bottom. Oh yeah, for sure.
05:40Watch out. It might come off the hinges.
05:42This is a little strange for sure. Yes. I don't see the point to have this
05:46area here. Window here and then window here.
05:49Now I can get down with the foosball by the sea here. That's pretty cool.
05:53This one has got to go. But it does have the best view in the house for sure.
05:58What is this? I think it's another room. That's interesting.
06:02Mm-hmm. It's a little, tiny one. This whole bedroom would have to go, I think.
06:08Not all for having bedrooms on the porch. So this is the front door, I guess?
06:14Yes. That's what it seems like. Oh, wow. This is a lot of paneling.
06:21Brings you back to the 70s. Yeah. All right.
06:23Size is nice. I think the ceiling needs to be replaced.
06:27For sure. We can take this wall down.
06:29Then we can just focus on that view. Let's take a look and see the kitchen.
06:34Okay. Same deal. I'm not seeing anything that I want to keep.
06:38I think kitchen is where it's going to take most of our renovation.
06:42But they're not wrong. Life is better at the beach.
06:46Okay. So it seems like we have a bathroom here.
06:49Wow. It looks like my grandmother.
06:52I think it's quaint. When's the last time you've been in a bathroom that had wood paneling?
06:56Better update this. Maybe a walk-in shower.
06:59I think a walk-in shower would look good.
07:00Oh, yeah. And then what do we have here? This one must be done primary.
07:05I think so. This room is going to need a little bit of help.
07:09A little bit of help or everything's got to go.
07:11Yes. This is another bathroom.
07:14Look at that vanity. Oh, my.
07:16I've never seen a half-bath en suite.
07:19No. I don't think I've ever seen that.
07:21Yeah, which is a lot of work.
07:23Yep. Yep.
07:25All right. Then we have another room.
07:27It's a little smaller than the other one, but it's nice.
07:30I think it might be the bed orientation a little bit, how the bed is.
07:34But if it was this way, it probably would look better.
07:36But it looks like there's access to a deck.
07:39Oh, yes. This is nice. I can see myself here.
07:42Yeah, we might be able to make this into a cool, relaxed space, like a chill-out area.
07:46Yes.
07:46You see how the deck is kind of like at an angle I feel like I'm going to go over.
07:52Yes.
07:52I think we redo the deck given we can squeeze all that into our $60,000 renovation budget.
07:56With our budget.
07:56We'll keep this one on our list and think about it.
08:06So this house that we're about to see is the Creekside Cabin.
08:09Four bedroom, one bath, walking distance to the water.
08:12Okay.
08:13And it's actually got a creek in the back yard.
08:16Oh.
08:16The listing said it needed a lot of work, but we're looking for something that we could
08:20dust off and make good again. And it's listed for $175,000.
08:24A lot of room for renovations if we need it, depending on what it looks like.
08:29Just keep an open mind. You know, it's all about potential.
08:32So we're getting close to the house.
08:34Oh, look over here.
08:35All right.
08:40All right.
08:42I think it needs a little bit of landscaping.
08:44I think it needs a lot of landscaping.
08:47But I like the front yard.
08:48Yeah, the front yard is nice, but you can't even see the front of the house.
08:51But, you know, I like how it's secluded and quiet.
08:54It might be really nice for renters looking to kind of get away.
08:57And they could just walk right over to the beach.
09:00Roofs seems to be in good condition.
09:02Yeah, those metal roofs should last 50 years or so.
09:04I did read in the listing that the front door doesn't work.
09:08Oh.
09:08We're going to have to probably go around back.
09:10Creek's in the back, so I'd like to see what that looks like, too.
09:13Me, too.
09:14It doesn't look like the siding's even finished or it may have come off.
09:17Mm-hmm.
09:19It's a good space back here, but it's definitely going to need some work.
09:23I like the trees.
09:24I just wish we can see the creek.
09:27Yeah, I mean.
09:28But you don't have a vision to it.
09:30All that would have to be, you know, completely cleared.
09:33I'd like to see kind of what else we've got.
09:35Okay.
09:37Oh, my.
09:38Wow.
09:40This is interesting.
09:51I'd like to see kind of what else we've got.
09:53Okay.
09:55Oh, my.
09:57Wow.
09:58This is...
09:59Like a storage room.
10:03Wow.
10:04This is interesting.
10:09Yeah.
10:10I don't even know what to say.
10:12There you go.
10:13That's a bar already here.
10:14I don't even know what this bar is or seating.
10:19This is unique.
10:20I have no idea.
10:21Yeah.
10:21This has got to go.
10:22We're going to have to strip this down to the bones just to see what we're working with.
10:26Yeah.
10:28Wow.
10:29All right.
10:30This is a lovely door.
10:32You can still check on people if you needed to.
10:36Interesting window.
10:38And carpet.
10:39Everything needs to go.
10:41All right.
10:42This is our second room.
10:44I don't think I want to go in there.
10:47Literally everything you see has to be new.
10:50Possibly new electrical.
10:51I don't know if we'll keep the chain door.
10:53No.
10:54I don't know if that's something off a pirate ship or whatnot, but this is a complete redo.
11:00All right.
11:01So this is another room.
11:03And a really creepy piano.
11:06Yes.
11:09That's creepy.
11:11Yes.
11:12No.
11:12And what is that?
11:13That is your neat table side hot water heater.
11:16I think everything needs to go on this one, too.
11:18All right.
11:19I'm scared to open this door.
11:21Wow.
11:22Yeah.
11:22I don't think I want to go in there.
11:24Yeah.
11:24So I think we're leaning more towards a total rebuild.
11:28Yeah.
11:28Everything needs to go.
11:30Yeah.
11:30It's going to leave us about $200,000 or more for renovations.
11:33Okay.
11:34But we will see.
11:44I've always liked this boardwalk right here.
11:46This is where you take the ferry, right?
11:48To go to the island.
11:50Mm-hmm.
11:50It's really cool.
11:52All right.
11:52So this next one that we're looking at, it's the downtown dream.
11:56Right around the corner from the historic Beaufort waterfront downtown.
12:00Closer to the shopping centers.
12:02Closer to the restaurant.
12:04It's absolutely amazing as far as its geographical standpoint.
12:08It's a two-bedroom, one-bath listed at $299, just under $300,000.
12:13So close to $110,000 under budget.
12:17I think it could be good.
12:18And here it is right here on the right.
12:21So that's nice.
12:22Right.
12:23It's a corner lot.
12:24Yeah.
12:24I like corner a lot.
12:25Yeah.
12:27Let's take a look.
12:29What do you think?
12:31I think it's nice.
12:32I like it.
12:32It's got a lot of potential.
12:34Yeah.
12:34And it's like two blocks away from the water, too.
12:37Yes.
12:37A little bit of work, landscaping.
12:39Yeah.
12:40Update the picketing here and maybe some paint.
12:43I'm excited to see it inside.
12:47Oh, that's nice, spacious.
12:49I like the accent wall.
12:50Yeah, that's pretty.
12:51Definitely been updated inside, so.
12:53Yes.
12:54I'm not digging the ceiling tiles.
12:56Yeah, what's going to say though?
12:56I think these will probably have to come down.
12:58Got the little boat there.
12:59That could be me.
13:02Oh, this is a cute kitchen, too.
13:04I think it's small, but I like it.
13:06But what is this?
13:07This is kind of odd.
13:08Yeah.
13:09I will say that.
13:10That is odd.
13:11You know what it does need is a backsplash.
13:13Upgrade the sink and countertops.
13:15Yeah.
13:15That would make it pop a little bit.
13:16But it wouldn't take a lot of money to get those.
13:18No.
13:19Mm-mm.
13:20All right.
13:20Now, the flooring.
13:22That style tile is outdated.
13:23I think we can match that flooring here in the living room.
13:26Take up this tile and then just extend the floor.
13:28What do you think?
13:29Yeah.
13:29I like that idea.
13:31OK.
13:31But this one.
13:32This is a nice room.
13:33Nice size.
13:34I like the idea of bunk beds.
13:37One there and one here.
13:38Having a little extra room would be nice.
13:40More functional.
13:40Yeah.
13:40More functional, for sure.
13:42Just a little paint.
13:43I think this could be one of our most economical rooms
13:45to have to update.
13:48All right.
13:49So this is the bathroom.
13:51So tiny space.
13:53Mm-hmm.
13:54It really needs some work.
13:56That's an oversized stand-up vanity, I think.
13:59Looks like this.
13:59It's huge.
14:00Yes.
14:01Honestly, I'm going to say everything's new in here.
14:03Yes.
14:04I agree with that.
14:06This one must be the primary room.
14:08Yeah.
14:09I think so.
14:10Oh.
14:11Yeah, no.
14:12Oh, man.
14:12Yeah, I don't like that at all.
14:14This style bed, it just takes up all the room.
14:17Correct, yeah.
14:18New flooring in here, too.
14:19Extending that in here.
14:20A smaller dresser.
14:22Make the space feel bigger.
14:23Maybe change the color.
14:24Brighten it up a little bit.
14:25It shouldn't be too bad.
14:26No.
14:27Well, this is nice that we have a door to go outside.
14:32Yeah!
14:32If you can open this door.
14:34Yeah!
14:35Oh, so it's a nice patio.
14:37Maybe a couple of chairs here with a nice umbrella.
14:40Yeah, maybe a grill.
14:43You need to paint all of these, maybe put some flowers around, and maybe extend it.
14:48Yeah, it's got some potential.
14:49I don't see $110,000 in renovation here, so we can save a lot of money.
14:53You know, that's what I'm all about, so this house is definitely in the running.
15:06What we were initially looking for in a house was something by the water,
15:09something that allowed us to have those beautiful views in the morning.
15:13Creekside Cabin did have the most bedrooms, and it was on the creek near the bay.
15:17But, you know, it did need a lot of work, and for a renovation of that magnitude,
15:21we were just not, we're not ready for that.
15:24Dan Town Dream. It was good because it was near the Dan Town in all the action.
15:29It didn't need a lot of renovations, but in the end, we felt like it was too small for our
15:34family.
15:34We chose the waterfront escape.
15:36What I liked the most was the view.
15:40Its proximity to the water was very close, and we liked the three bedroom, three bath.
15:45The house was listed for $350,000. At that price point, there was a lot of interested parties,
15:51so we knew we had to make an offer fast.
15:53We came in at that $350,000. Our offer was accepted.
15:57It's going to give us $60,000 in our budget for renovations.
16:00Today, we're going to be walking through the house, just kind of mapping it out,
16:04and just getting ready for that renovation.
16:07Excited? Very exciting.
16:09All right.
16:11This is it. Can you believe it?
16:13Wow. This is ours in a waterfront view.
16:17The contractor will be me on this. We're going to have some subcontractors that I know to help us out,
16:22but for the most part, I'm going to be leading the charge with this one at the hip.
16:26I'm going to be the helper.
16:28I see a lot of projects, right?
16:30For sure. Like, what are we going to do with this garage door?
16:33We just get rid of the garage door. There's no reason to have a garage door entrance there.
16:37Frame that in, have a nice entry door down there. Obviously, we've got a front deck that's dilapidated,
16:42so it's going to need to be replaced. Just get rid of the 1970s awnings. That with the new windows,
16:48the new roof line above that new deck. Siding's coming off. Board and batten siding is going to
16:52look a lot better.
16:53These paint.
16:54Yeah. It's just going to give this so much curb appeal. I think it's going to look so good.
16:58So let's go to the water. What do you think?
17:00Yes, that's my favorite part.
17:01All right. I want you to envision this coming out and around and then going down the length of the
17:08house.
17:08So it's just going to have a little bit of a wrap around porch. And then underneath,
17:12we're going to frame this in. And this is going to be that storage area that we were talking about.
17:16I love the idea. All right.
17:19Be careful on the steps.
17:21Yes. Very loose. I think I might want to keep this door. What do you think?
17:25I think for firewood, maybe. Yeah.
17:28All right. This is the big project.
17:30Yeah. This wall all the way the length of the house is going to be removed and kind of make
17:35the living
17:36bigger and bigger. These are then going to be changed and reframed in for the bigger windows.
17:41It lets that light in so you can see that beautiful water.
17:43Yes, the beautiful view.
17:44New flooring in here.
17:46Yes.
17:46Popcorn ceiling is gone. Some more recessed lighting in here as well.
17:49Okay.
17:49But imagine like sitting right here, looking out at that water.
17:55The water.
17:55It's just going to be perfect.
17:56Yes. All right. So now the kitchen.
18:00Yeah. So take those cabinets down. Take these fans down. Then that wall's coming down too, right?
18:06Yeah. This wall will then get pushed out about three feet this way. That will leave space in
18:13for the primary bathroom. And then your cabinets are going to start kind of right here.
18:18Right here towards the end.
18:18And then span this wall.
18:20Okay.
18:20It's going to go all the way out to those windows.
18:23In the island?
18:24Yeah. You can have the sink in the island.
18:26I like it. I can see myself cooking with a nice view.
18:29Yeah.
18:31All right. So now we're moving to the bathroom.
18:34It is small, but I think it looks even smaller because of the tub and that sliding door.
18:39So we can do...
18:39I think with the walk-in shower, it's going to look a little bit more spacious.
18:43New vanity, new toilet.
18:45New drywall, new fan that goes in here.
18:47Okay. Now we're moving to...
18:49The primary room.
18:50Primary. Okay.
18:51Bedrooms. We're going to refinish the walls. We're going to take all that paneling out.
18:54And then the flooring needs to go. It's just too many colors in each room.
18:58So we are going to put one floor in the entire house.
19:01So that way it's all fresh and up to date.
19:03Let's see what we have here.
19:05It's missing the shower.
19:07Yeah. Just remember, we're going to be pushing the kitchen wall out three feet.
19:10Mm-hmm.
19:11So it's going to allow that room for a walk-in shower, a new vanity.
19:14New vanity.
19:14New drywall.
19:16New toilet, fan.
19:18And tile floor.
19:19Okay.
19:20I can see.
19:21Starting to come together?
19:22Yes.
19:24In our renovation budget, we've set aside $60,000.
19:27We have $15,000 for the kitchen, $5,000 for each bathroom, and that puts us at $25,000.
19:33And the remaining will go towards paint, drywall, flooring, revitalizing the decks, all those things.
19:38I'm very excited to get started and put our hands on it.
19:54Today's demolition day.
19:56Safety first.
19:57Today, we're back at the house.
19:59We're excited to get some of this demolition started.
20:01Going to start pulling things back and see what we find.
20:04We're starting in the porch area.
20:06We're going to be pulling down some of that ceiling so that way we can see what we find behind
20:10there,
20:11see if we need a beam, see if we've got rafters or trusses.
20:16So it's plywood.
20:18The ceiling, from what I see now, is made out of plywood with popcorn sprayed on it, which is not
20:24normal.
20:27Whoa.
20:29Watch yourself, hun.
20:30It's full of nails.
20:34Woo-hoo.
20:37Huh.
20:38See anything in this beam?
20:40See how this beam comes in here and overlaps?
20:44Yeah.
20:44We're going to need a load-bearing beam.
20:46This wall is going to be removed, so we need a center support.
20:50Okay.
20:51That main wall is now going to need to be supported by a main beam.
20:57As far as what this looks like to our budget, this load-bearing beam and support is $10,000.
21:03While it is in the budget, I was really hoping to use it for something else.
21:07But it's what we have to do to get this open concept.
21:10You're doing a really good job.
21:12I'm doing better than you right now.
21:16I am the one who's doing most of the work.
21:25Pull it like this.
21:27I don't think I'll be able to do that, but.
21:32There we go.
21:33Take it right here.
21:35Everything went smooth today, and no one got hurt except me, my feelings,
21:39when she said she did all the work in the kitchen.
21:43Every day is of the essence.
21:44We need to make sure we make the most of it.
21:49Within each other.
21:50Whoo.
22:02Today, we're going to be removing the floor that was in the enclosed porch area.
22:07The original plan was to pull up the LVP.
22:10Unfortunately, when I pulled that up,
22:11what was underneath was not what I was expecting to find.
22:15Decking board and Joyce running the wrong way.
22:18The floor did some funky stuff.
22:20And now we have to take up everything
22:22and completely rebuild this floor.
22:27And glad I got some help here today.
22:29Got my best friend, Brandon.
22:32Yeah, you got to get that corner.
22:34Gotcha.
22:43You know when you peel the onion back,
22:45you find different layers, and some make you cry.
22:50Oh, my goodness.
22:52These are the ones that are making you cry.
22:54This is why we're flipping the Joyce around.
22:58When you have older homes,
22:59sometimes you find people didn't necessarily
23:02know how to build it the correct way.
23:07There we go.
23:09This floor was an unexpected hit to the budget.
23:11It's going to cost about $5,000.
23:13But we're putting it in the proper way.
23:15We're making it nice and strong.
23:17We'll put in Joyce Tangers in.
23:19That way, we've got the peace of mind
23:21knowing that it's done right.
23:38Today, we're taking out the three windows
23:41where the wall for the kitchen is going to be,
23:44reframing the entire wall
23:45and making it structurally sound.
23:48Hey, frogs.
23:51That's what you don't want behind your siding.
23:53I have framed and built houses,
23:55but I haven't done this type of blowout before.
23:58Removing windows on the second story
24:00and framing in a new wall,
24:01so it's a new experience.
24:13Working by yourself, for instance,
24:14is on set of challenges.
24:16Holding things, it just wears on you more.
24:21I was able to get that new wall put in,
24:23get the wall sheathed and ready to go.
24:25Next is framing in that downstairs below the deck
24:29for additional room.
24:31I'm super happy with what we were able to get done.
24:33I wish we could have got done more,
24:35but, you know, that's how it goes.
24:37We'll have an electrician come in this weekend
24:38and put in the wiring for the kitchen
24:40and get ready for drywall.
24:54Okay, ready for a big decision on the flooring?
24:57I think we're probably on the same page.
25:00LVP, right?
25:01Yeah.
25:01We got this guy, this guy, and this guy here.
25:03Okay.
25:04We're in the process of choosing
25:05what floors we want to do, what colors.
25:08We chose LVP because, you know, it's durability.
25:11And we can save a budget, too,
25:12because we are doing the installation.
25:14Starting with this one,
25:16what do you like, what do you dislike?
25:18This one, it's got the dark brown
25:20and kind of dark for me.
25:22At the store, when I was looking at it,
25:23I like it because it's kind of light,
25:25but then now I'm looking,
25:26it's got, like, brown here,
25:28like kind of dark brown.
25:29Right.
25:30I don't know.
25:30I like the color.
25:31I think it could work in here.
25:33For that, the total investment's about $3,500
25:35for the 2,500 square feet
25:37that we're going to be doing.
25:38But it's in our budget.
25:40It is in our budget.
25:41This one right here is kind of like a gray.
25:43Mm-hmm.
25:44That's pretty.
25:45It does have a different grain on it, too,
25:47so it really highlights the wood grain,
25:49so keep that in mind when we put it down,
25:52what it's going to look like
25:53kind of in a bigger picture.
25:54Yep.
25:55Now, price point.
25:56The good thing is on that one,
25:57it is the same exact price,
25:58so it's about what we were expecting to spend
26:00at $3,500 just for materials.
26:02Okay.
26:03And our last one.
26:04I like this one.
26:05I like that one, too.
26:07It's got the grain looks a little different.
26:08It does show knots,
26:09but not as big as the other ones.
26:10Mm-hmm.
26:11But it does have a downside.
26:13It's the most expensive one.
26:14That one is $4,500,
26:17so it's $1,000 more.
26:19We were anticipating spending on it.
26:21But it's going to be the floor for the entire house.
26:24Yeah.
26:25And I think it's something
26:25that we want to look every time.
26:28Yeah.
26:28Need to see where we can kind of
26:30cut a little bit of budget.
26:31I like this one.
26:32And I like that one the best, too.
26:34Even though it is the most expensive one.
26:36I think it's just all around
26:37what we're looking for.
26:38It matches the color scheme
26:40that we're going to go for.
26:41And sand, right?
26:42If sand was to get on it.
26:43It's going to blend in.
26:44So I think we got a winner.
26:45I can't wait.
26:46Awesome one.
26:47This is going to be pretty.
26:47I like it.
26:48Let's do it.
27:03We've got a lot of projects going on today.
27:05We're installing new decking,
27:07new landing for the stairs,
27:10installing a new roof,
27:13covered porch area for it,
27:16and windows replaced.
27:22Taking out a wall,
27:24the old door,
27:28and putting in a new window there,
27:31and working on the front porch.
27:37I'm extremely happy
27:39with what was accomplished.
27:39I think we've made a lot of headway.
27:41Got the front porch
27:42framed almost completely.
27:44I don't foresee any issues,
27:46but this project has taught me
27:48to expect them,
27:49so I don't know what they are,
27:51but I might find one,
27:53and I'll cross my fingers
27:54for not finding some.
27:57Everybody okay?
27:58We're okay.
28:00I hate broken glass.
28:09We're installing siding today,
28:11and drywall's going up.
28:16I hope you get done
28:17at least two rooms
28:19in the top floor,
28:21get the ceiling finished.
28:24I hired this team
28:25for drywall to assist
28:26because, I mean,
28:27these guys are pros.
28:29They'll put it up fast,
28:30and I can put my focus elsewhere.
28:35We're going with
28:36the Horton Batten siding.
28:37It's a concrete composite siding.
28:41We like it
28:41because it's going to last
28:42for a long time,
28:43and it's impervious to weather.
28:45It's going to give the house
28:47a nice beach cottage look.
28:49I'm really excited
28:50about the progress
28:51that we're making
28:51on the exterior of the house.
28:54We're going to paint
28:55and finish up the deck railings,
28:57and then we're going to
28:57shift focus to the inside.
29:12I'm at the house today
29:13laying down LVP
29:14in the main living room
29:15and kitchen area.
29:20Laying down LVP
29:21is relatively easy,
29:22but it's time-consuming
29:24doing it solo.
29:28But I would estimate
29:29I've saved about $5,000
29:31just doing it myself,
29:32which is wonderful.
29:34We try to save
29:34every penny we've got.
29:37Most of the main living area
29:38is done and complete.
29:39We're moving on
29:40in the next couple of days
29:41to the rest of the house,
29:42and that way we can get started
29:44on the kitchen cabinets.
29:55Today we got our painters here.
29:57We're super excited
29:58because they're tackling
29:59all the outside paint
30:00and all the trim work.
30:02The house originally
30:03when we bought it
30:03was this real weird blue
30:05and red color combo,
30:07and the type of siding
30:08was asbestos siding.
30:09So just for safety purposes
30:12and longevity reasons,
30:13we went with the fiber cement
30:14board and batten-style siding.
30:16The paint we chose to go with
30:17was a light pale blue
30:19with white trim,
30:20give it that beach cottage feel,
30:22and I think it would increase
30:24our curb appeal.
30:25The total investment
30:26on this siding
30:26was about $20,000
30:27with paint.
30:29That was a good part
30:30of our budget,
30:31but we knew that was
30:31a huge and important factor.
30:42All right, babe,
30:43so we're going to look
30:43at our samples out here
30:44because we've got a lot
30:45going on inside.
30:46That's exciting.
30:47So we got this tile,
30:48we decided to go
30:49into the primary bathroom
30:52just for the walls
30:53and the shower.
30:53Yeah.
30:54But these are the ones
30:55that we picked out
30:56at the store.
30:57We've got a big decision
30:58to make on the primary
30:59bathroom tile floor,
31:00so we've got some samples
31:01to look at.
31:02Very excited.
31:03To pick.
31:04So I just kind of
31:05want to get your idea
31:06on what you think
31:07would look the best
31:07against that.
31:09This one kind of gives you
31:10that white, pebbly,
31:12beachy feel.
31:14Yeah.
31:14This one is $10 a sheet.
31:16It's pretty.
31:18I just don't like
31:19these little colors already.
31:21It's kind of similar to it.
31:23It's like too much.
31:24Yeah.
31:24Okay.
31:25You know,
31:25it does have that
31:26softer texture to it.
31:28I will say this one's
31:29harder to install, too.
31:30I can tell.
31:31Just because making
31:32these things match up
31:33the right way
31:34and grouting it.
31:35So we'll kind of
31:36table that one.
31:38This guy right here,
31:40it's got a little bit
31:41bigger footprint to it
31:43as far as the individual tiles.
31:45This one's about $12 a square.
31:48And remember,
31:48we like that.
31:49It had a little bit
31:50of the sandy color in it.
31:52But what do you think?
31:53Well, we already have
31:54a little bit of the sandy
31:55color here.
31:56I kind of don't like
31:57this color right here.
31:58Oh, you're saying like
31:59this color compared
32:01to the wall file
32:02kind of is a little
32:02bit different.
32:03Yeah, it's kind of off.
32:04Yeah.
32:05That's too much
32:05of a contrast, I think.
32:06Yeah.
32:07Let's look at the last
32:08one here.
32:09The most expensive.
32:10It's about $15 a square.
32:11Okay.
32:12Not a huge difference.
32:13I do kind of like
32:14this one.
32:15I kind of like
32:15the shape on it
32:17and then I like
32:18the texture on it.
32:19Yeah, the texture,
32:20yeah, it's definitely
32:20got that glossy,
32:21slick feel to it.
32:22It's a little bit more
32:24modern, modern feel.
32:25To your point about this one,
32:26this one does have
32:27a darker gray.
32:28This one's a little bit
32:28lighter, so it does,
32:30it kind of complements
32:31it a little bit.
32:32You're good with this one?
32:34I'm good with this one.
32:34I'm good with this one, too.
32:35Good choice.
32:37Yes.
32:52Now that I've got
32:53the floors down
32:54in the kitchen,
32:54I can get to the cabinets.
33:01The cabinets when we
33:02originally purchased
33:02the place,
33:03they were in pretty
33:04rough shape.
33:05They weren't worth saving.
33:07The type of cabinets
33:08we went with
33:08are traditional
33:09white shaker cabinets.
33:10They're easy to clean,
33:12they're functional,
33:13and we wanted that cottage
33:14feel and that beachy look.
33:17The white shaker cabinets
33:19were $3,600,
33:20not including the island.
33:24That is typically
33:25on the lower end
33:26on cabinets.
33:27You can go up to as much
33:28as you want
33:29into custom cabinets,
33:30but for what we were
33:31looking for,
33:31functionality and the style
33:33and design,
33:33it fitted our needs.
33:48We've got 90%
33:49of the cabinets done.
33:50We still have a little bit
33:51of work to do on the island
33:52and paid us here to help.
33:56We were looking online
33:57and we ran across
33:58some inspirational photos
34:00and saw one that was amazing,
34:02so we decided to custom
34:03make the side panels
34:04at the island.
34:05The panels that we ended
34:06up going with
34:07are in an X pattern,
34:09so it does look
34:10like a nice cottage.
34:12I'm very excited
34:13because I know
34:14it's going to be a piece
34:14that is just unique
34:15and then knowing
34:17that we are going to make it,
34:18I know it's not going
34:19to be easy.
34:22But we opted
34:23for the challenge.
34:24I think it's going
34:24to look amazing
34:26once it's done.
34:27Yeah, whenever you're
34:28not using blueprints
34:29and making something custom,
34:30it's always very important
34:32to just kind of make sure
34:33your measurements are right,
34:34make sure it's square
34:35because when those countertops
34:36go on and it's not square,
34:38you've got a big problem.
34:39We already have
34:40the appliances,
34:41so next step is going
34:42to be the countertops
34:44and it's going to be
34:44the backsplash of the kitchen.
35:07Today in the main bathroom,
35:09we're getting the tile
35:09started on the wall
35:10and then we're going
35:11to lay out the floor tile.
35:13The design scheme
35:14that we're going with
35:15is kind of like
35:15a beachy modern.
35:17The material that we're using
35:18is ceramic tile
35:19and it's that brushed
35:20really bright white color
35:21so it's going to give
35:22that open, airy, beachy look.
35:26Man, I hate when
35:27those grout lines
35:28don't match up.
35:29It drives me nuts.
35:30If I was in the shower,
35:32I'd be just staring
35:32at it the whole time.
35:34The additional fixtures
35:35that we're putting
35:36in the bathroom
35:36is a freestanding vanity.
35:38We're going with
35:39four recessed lights
35:40and glass sliding shower doors
35:42so that way the space
35:43feels bigger.
35:44Keep it beachy,
35:45keep it open,
35:46but keep it simple.
35:47Once we get all the tile
35:49put up and get that
35:50taken care of,
35:50I'm going to do
35:51the exact same thing
35:52in the primary bathroom.
35:53Similar color design,
35:54similar scheme.
36:00Countertops are going in.
36:01Super excited about that.
36:02We've got those
36:02white quartz countertops.
36:04We decided to go
36:04with quartz countertops
36:05because of the durability,
36:06the look,
36:07the color scheme
36:08that we were looking
36:09to go for.
36:09Make that kitchen
36:10really come together.
36:11The other work
36:12around the house today
36:13was the handrail
36:14on the outside
36:15getting finished up.
36:16Things are starting
36:17to come together
36:17with this renovation.
36:18We're super excited
36:19to get it done.
36:20I'd say we're
36:20in the homestretch now.
36:22The next thing is
36:23we're going to be
36:24painting the walls,
36:25trimming out the windows,
36:27getting baseboards put in.
36:28So super happy to see that.
36:54We are exhausted.
36:55We're running on fumes right now.
36:57It's been a busy week
36:58getting all the final touches
36:59and details,
37:00kind of turning our project
37:01into a home.
37:02But it's done.
37:09I think when we originally
37:10bought the house,
37:11it was tough to envision
37:13the final product
37:14because it needed
37:15so much work.
37:16But I think we achieved it.
37:18I think we exceeded
37:19our expectations.
37:20Very excited now
37:21that it's done
37:22and complete
37:23that we can enjoy it
37:24and spend some weekends
37:25here with families
37:26and friends.
37:27We're excited
37:27to the next chapter
37:29of what this house
37:29is going to bring.
37:35Ben, we're finally here.
37:37Can you believe it?
37:37Very excited.
37:39Congrats, by the way.
37:40You worked your tail off
37:42getting this done.
37:43I work maybe like 30%.
37:46You work almost 70%.
37:48This view right here
37:50is exactly why we did this.
37:52We touched every square
37:54centimeter of this house.
37:56It originally had
37:57a really weird
37:58lean-to style porch
38:00on the front
38:00that was just beyond
38:02repaired, dilapidated.
38:03We completely rebuilt it
38:06and angled the pitch
38:07to carry that roof line
38:08out so it looks
38:09a lot more uniform,
38:11a lot more craftsman.
38:12And then we did
38:13some tongue and groove
38:14on the underside of that.
38:16So we were really happy
38:16with the way that turned out.
38:18It had a weird blue
38:21asbestos-style siding
38:22that was really popular
38:23in the late 60s.
38:25What we went back with
38:26was this really beautiful
38:28baby blue
38:28board and batten siding
38:30that's a fiber cement siding.
38:32Maybe require a couple
38:33coats of paint
38:34throughout its life,
38:34but we shouldn't have
38:36to replace it.
38:36Its insulating value
38:37is a lot higher, too.
38:39We also replaced
38:40that rotting,
38:41dilapidated side deck
38:43that led up to the front door.
38:44And we just decided
38:45to extend it
38:46and wrap it around
38:47the front of the house
38:48to encapsulate
38:49the gorgeous views.
38:51And on the outside,
38:52spending time in the hammocks
38:53that we're going to put
38:54in these trees as well.
38:56So that way, you know,
38:57we can just listen
38:58to these waves
38:59lap the shore
38:59and let the day waste away.
39:01I think it'll be amazing
39:03for our family.
39:04As you go into the front,
39:05that sunroom
39:06was originally an old deck
39:08that had been closed in
39:09and repurposed
39:10into a sunroom.
39:11We cut out the floors
39:12because they were
39:14uneven and sagging.
39:15And so that main wall
39:17was actually
39:18the front of the house.
39:19We removed that entire wall.
39:21That way we could have
39:22that massive open concept
39:24from the kitchen
39:24to the living room.
39:26We've got brand new windows,
39:28brand new electrical
39:29with recessed lighting
39:30that was not there
39:31to make it
39:32that really bright look.
39:34Added a chandelier
39:35and added a picture window
39:37that slides open
39:38at 12 feet wide.
39:39So in the nice evenings
39:41when you're having dinner,
39:42you could slide that thing open
39:43and have dinner right there
39:44with the water.
39:45So it's absolutely amazing.
39:48The kitchen in general,
39:49when we first got it,
39:50was a nightmare.
39:51It was so weird.
39:52So we had to get rid
39:53of all that.
39:54We decided to go
39:55with quartz countertops
39:56because of the durability,
39:57the look,
39:58ceramic tile backsplash.
39:59It's a bright white color
40:01as well.
40:01I feel like it's got
40:02a little bit of waves.
40:04So it's kind of had
40:05the fishy feeling
40:06and it's white too.
40:07So it's going to go good
40:08with the color of blue
40:10with the island.
40:12Once we removed the wall
40:14that was in between
40:15the kitchen
40:15and that sunroom
40:16and opened up that space,
40:17we were able to continue
40:18those cabinets
40:19along the back wall there.
40:21The idealist for that
40:22was while you're in the kitchen,
40:24doing your kitchen duties,
40:25you can look to your right
40:27and have that gorgeous view
40:28of the water.
40:29And that's why we wanted
40:30the island addition
40:31right there in the kitchen
40:33so that way you could eat
40:34breakfast and look at the water.
40:36Also, throughout the entire house,
40:38we got rid of that horrible
40:401960s wood paneling
40:41that had no insulating value
40:42whatsoever
40:43and installed nice drywall
40:45as well as LVP flooring.
40:47It's night and day.
40:49And then the primary bathroom,
40:51when you walked in there,
40:52it was nothing but a toilet
40:53and a vanity.
40:54Yeah.
40:54So we come up with the idea
40:56to extend it
40:57and make it more comfortable.
40:59With that extension,
41:00about three feet,
41:01it made it into a full
41:03stand-up shower
41:04and functional bathroom.
41:05In both bathrooms,
41:07we went with ceramic tile
41:08both in the floor
41:09and on the walls.
41:10We went with a vertical style tile
41:13in both showers
41:14to give it that kind of
41:15beachy but yet modern feel
41:17in both sides.
41:18We wanted them
41:19to be both stand-up showers
41:21versus a shower in a tub.
41:23We're at the beach.
41:24People like to shower off
41:25and so it makes it
41:26a lot easier and functional.
41:29Originally, this project,
41:30we expected to spend $60,000.
41:33We did well.
41:34We saved some money
41:35on the countertops,
41:36saved some money
41:37on the bathrooms
41:38with doing it all myself,
41:39and we were able
41:40to stay on track.
41:41But we decided to splurge
41:43and get a dock
41:44and add another $25,000
41:46to our budget,
41:47which brought us
41:47to $85,000.
41:49So a couple reasons.
41:50Number one,
41:51for the access
41:51and the use of it,
41:52but I assume for renters,
41:54it's going to be a huge draw
41:55and for the property value,
41:56it's just going to go up.
41:57So I think overall
41:59it was a great investment.
42:01It's going to be amazing
42:02getting out here
42:03and bringing the kids
42:04and fish
42:05and go swimming off the dock.
42:06They're going to have fun.
42:07Oh, they're going to have
42:08a great time.
42:09They're going to make
42:09great memories.
42:10Who needs computers
42:11when you got this?
42:12We want to spend a lot of time
42:14down here with friends
42:14and family,
42:15and this allows us
42:16to experience a part
42:17of North Carolina
42:18that most do not.
42:19I can't wait.
42:20I think it's going to be
42:21great weekends.
42:23It's just to be outdoor
42:24and then see the water,
42:25see some dolphins
42:27every once in a while.
42:28We're going to be down here
42:30every available weekend
42:32that we possibly
42:33can get a hold of,
42:34as well as the possibility
42:36for, you know,
42:37having some renters
42:38that come in.
42:38I think that it will be
42:39a huge draw.
42:41Overall, it was
42:42an amazing experience.
42:43I think both of us
42:44are extremely happy
42:45and relieved it's done
42:46and can't wait
42:47to start enjoying it.
42:48This is a little piece
42:50of paradise right here.
42:51For sure.
