00:08Settled along North Carolina's Crystal Coast, Beaufort is a quiet, historic harbor town full
00:15of coastal charm and southern soul. A boater's paradise, this peaceful waterfront gem catches
00:21attention for its natural beauty with wild horses roaming around the nearby islands.
00:26Here, Seaside homes with sweeping views can top $4 million. But for these buyers, the real
00:33reward lies in reviving a diamond in the rough, all without the million dollar price tag.
00:39Get ready for a beachfront bargain hunt, Renovation.
00:54Every time I hear this, I just either want to dive in or put the boat in the water.
00:59So nice and crystal clear. Oh yeah. I'm Brian. I'm Ada. And we're from Durham, North Carolina.
01:06See these houses over here? How lucky the triple is. I guess I want a water from you. So I
01:11want
01:11to be able to wake up and then the first thing I see will be the water. Oh yeah.
01:15We've been married seven years. He's the man of my dreams, so I'm lucky to have him. I met Brian
01:21at work.
01:22I mean, I didn't hear a word she said. I just like heard ringing in my ears. She was just
01:27the prettiest
01:28thing I've ever seen. And she's a hard worker and a great mother to our two sons. Our older one
01:33is 25.
01:34His name is Freddy. And our youngest one is 13. His name is Diego. This is what it's all about
01:41right here.
01:42This is nice. We're looking for a beach house in Beaufort, North Carolina. We love this area. It's where I
01:49grew up.
01:49Some of the best times I remember with my family, and I kind of wanted to give that to us
01:53and our kids.
01:54Beaufort is about three hours away from Raleigh. It's the southern tip of the
01:58Outer Banks, right as it hooks down on the outside of North Carolina. Some of the beaches around here are
02:03Shackleford Banks, Atlantic Beach, Emerald Isle, all the wonderful Crystal Coast beaches.
02:09We like to swim in, fishing, see the view. You're able to go and see the wild horses.
02:16It's got a nice downtown, great restaurants. But then when you're out there on the water and it looks that
02:21nice turquoise green,
02:22it's just absolutely gorgeous. The goal is to have that nice waterfront place. And also, while we're not here,
02:28use it as some rental income.
02:29I would love to have at least three bedrooms, two beds, because we would like to bring our family here.
02:35Big kitchen with a nice big island.
02:38Something that we could put a dock or add some type of a fishing pier on. You sit on the
02:42end of it at the end of the day,
02:43watch the sun go down. Our all-in budget's at $410,000, and that includes a renovation budget.
02:49That's a bit of a reach when we're looking for a house on the water, you know, so I think
02:52if we put our sway and equity in,
02:54we'd find one. Brian is very handy when it comes to renovations, but I'm scared of doing a big renovation
02:59because you don't know what to get yourself into it. I enjoy renovations when they go right,
03:05and that's about 10% of the time. But really, now I think it's the perfect time to buy because,
03:11I mean, we're both young and it's to the point where our kids can enjoy it, we can enjoy it,
03:15and if we run across the right one, we're going to put an offer in. We're ready right now.
03:19We've been working hard to reach our dream, which is to have a beach house. So, not in a million
03:25years,
03:26I would have thought we were going to be looking for one, but I'm happy that we're looking for one,
03:30and then we end this journey together, and then I can't wait to see the outcome.
03:48It's a beautiful day. It's gorgeous out. Fingers crossed that we can find something nice with
03:55the access to the water. I think we're going to be in for it with our budget, but I think
03:59there's a
03:59few that are on the list that we could go take a look at. This area is really nice. It's
04:03at the
04:03north end of Beaufort. I like how peaceful it is and quiet. How far are we from downtown?
04:09It's not as far as you think. I mean, 20 minutes and you're down there, that's not very far.
04:15Which house are we going to go and see right now? This one is called the Waterfront Escape. It's
04:21three bedroom, three bath, and it is a waterfront home. Nice. Yeah. This one lists for $350,
04:27so keep in mind that it's got a lot of potential, but you'll probably have some type of a remodeling
04:34going on. We might have to do a lot. We're going to be biting off a project for sure.
04:39Okay. Can't wait to see it. So this is it. Oh, wow. Look at that view.
04:49Love the trees. I can just imagine you hanging out in a hammock. Oh, yeah. Just chilling.
04:57Let's take a look at this waterfrontage here. That's absolutely amazing. That's why they call it
05:02the Crystal Coast, right? And listen, just take that in for a second. Yeah.
05:07Nothing. Nothing. That's great. I would like to see a duck right here that we can walk
05:13and then fish. That would be lovely. Now you're speaking my language. And off the side of the
05:18dock, maybe a little spot that people could get in and swim. Yep. Let's go take a look inside.
05:25Keep your eye on these steps. This wood, it looks like it's a couple decades old. So this whole thing
05:30is going to have to go. Okay. This siding. It doesn't look like it's ever been changed for sure.
05:35It definitely needs to be updated. Looks like that door's coming apart down here at the bottom.
05:39Sure. Watch out. It might come off the hinges. This is a little strange for sure. Yes. I don't
05:45see the point to have this area here. Window here and then window here. Now I can get down with
05:50the foosball by the sea here. That's pretty cool. Okay. These windows got to go. But it does have the
05:55best view in the house for sure. What is this? This is another room. That's interesting. Mm-hmm.
06:03This little tiny one. This whole bedroom would have to go, I think. Not all for having bedrooms
06:10on the porch. So this is the front door, I guess? Yes, that's what it seems like.
06:18Oh, wow. This is a lot of paneling. Brings you back to the 70s. Yeah. All right. Size is nice.
06:24I think
06:25the ceiling needs to be replaced. For sure. We can take this wall down. Then we can just focus on
06:31that view.
06:31Let's take a look and see the kitchen. Okay. Same deal. I'm not seeing anything that I want
06:37to keep. I think kitchen is where it's going to take most of our renovation. But they're not wrong.
06:43Life is better at the beach. Okay. So it seems like we have a bathroom here. Wow. It looks like
06:50my
06:50grandmother. I think it's quaint. When's the last time you've been in a bathroom that had wood paneling?
06:56Better update this. Maybe a walk-in shower. I think a walk-in shower would look good. Oh, yeah.
07:01And then what do we have here? This one must be the primary. I think so. This room is going
07:07to need
07:07a little bit of help. A little bit of help or everything's got to go. Yes. This is another bathroom.
07:14Look at that vanity. Oh, my. I've never seen a half bath ensuite. No. I don't think I've ever seen
07:20that.
07:21Yeah, which is a lot of work. Yep. Yep. All right. Then we have another room. It's a little smaller
07:28than
07:28the other one, but it's nice. I think it might be the bed orientation a little bit, how the bed
07:33is.
07:34But if it was this way, it probably would look better. But it looks like there's access to a deck.
07:39Oh, yes. This is nice. I can see myself here. Yeah. We might be able to make this into a
07:44cool,
07:44relaxed space, like a chill-out area. Yes.
07:46You see how the deck is kind of like at an angle? I feel like I'm going to go over.
07:52I think we redo
07:53the deck, given we can squeeze all that into our $60,000 renovation budget. With our budget.
07:56We'll keep this one on our list and think about it.
08:06So this house that we're about to see is the Creekside Cabin. Four bedroom, one bath,
08:11walking distance to the water. Okay. And it's actually got a creek in the backyard. Oh. The
08:17listing said it needed a lot of work, but we're looking for something that we could dust off and
08:21make good again. And it's listed for $175,000. A lot of room for renovations if we need it,
08:28depending on what it looks like. Just keep an open mind. You know, it's all about potential.
08:32So we're getting close to the house. Oh, look over here. All right.
08:40All right. I think it needs a little bit of landscaping. I think it needs a lot of landscaping.
08:47But I like the front yard. Yeah, the front yard is nice,
08:49but you can't even see the front of the house. But, you know, I like how it's secluded and quiet.
08:54It might be really nice for renters looking to kind of get away. And they could just walk right
08:58over to the beach. Roofs seems to be in good condition. Yeah, those metal roofs should last
09:0350 years or so. I did read in the listing that the front door doesn't work. Oh.
09:08We're going to have to probably go around back. Creek's in the back, so I'd like to see what that
09:12looks like too. Me too. It doesn't look like the siding's even finished or it may have come off.
09:17Mm-hmm. It's a good space back here,
09:21but it's definitely going to need some work. I like the trees. I just wish we can see the creek.
09:27Yeah, I mean... But you don't have a vision to it.
09:30All that would have to be, you know, completely cleared. I'd like to see kind of what else we've got.
09:35Okay. Oh, my. Wow.
09:39Wow. This is interesting.
09:51I'd like to see kind of what else we've got. Okay. Oh, my.
09:56Oh, my. Wow. This is... Like a storage room.
10:03Wow. This is interesting.
10:08Yeah. I don't even know what to say. There we go. That's a bar already here.
10:14I don't even know what this bar is or the seating.
10:19This is unique. I have no idea. Yeah. This has got to go.
10:22Yeah. We're going to have to strip this down to the bones just to see what we're working with.
10:26Yeah. Wow.
10:29All right. This is a lovely door.
10:32You can still check on people if you needed to. Interesting window.
10:38And carpet. Everything needs to go. All right. This is our second room.
10:44I don't think I want to go in there. In there.
10:46In there. Literally everything you see has to be new. Possibly new electrical.
10:51I don't know if we'll keep the chain door. No.
10:54I don't know if that's something off a pirate ship or whatnot, but this is a complete redo.
11:00All right. So this is another room.
11:03And a really creepy piano. Yes.
11:09That's creepy. Yes. No. And what is that? That is your neat table side hot water heater.
11:16I think everything needs to go in this one, too. All right. I'm scared to open this door. Wow.
11:22Yeah. Yeah. I don't think I want to go in there. Yeah. So I think we're leaning more towards a
11:26total
11:27rebuild. Yeah. Everything needs to go. Yeah. It's going to leave us about $200,000 or more for
11:33renovations, so. Okay. But we will see. I've always liked this boardwalk right here.
11:46This is where you take the ferry, right? To go to the island. Mm-hmm. It's really cool.
11:51All right. So this next one that we're looking at, it's the downtown dream right around the corner
11:57from the historic Beaufort Waterfront downtown. Closer to the shopping centers, closer to restaurants.
12:04It's absolutely amazing as far as its geographical standpoint. It's a two-bedroom, one-bath, listed at
12:11$299, just under $300,000, so close to $110,000 under budget. I think it could be good. And here
12:20it is,
12:20right here on the right. Oh, that's nice. Right. It's a corner lot. Yeah. I like corner lot. Yeah.
12:27Let's take a look. What do you think? I think it's nice. I like it. It's got a lot
12:33of potential. Yeah. I mean, it's like two blocks away from the water, too. Yeah. A little bit of work,
12:38landscaping. Yeah. Update the picketing here and maybe some paint. I'm excited to see it inside.
12:47Oh, that's nice. It's spacious. I like that accent wall. Yeah, that's pretty. Definitely been updated
12:52inside, so. Yes. I'm not digging the ceiling tiles. I think these will probably have to come down.
12:58Got the little boat there. That could be me. Oh, this is a cute kitchen, too. I think it's small,
13:05but I like it. But what is this? This is kind of odd. Yeah. I will say that. That is
13:10odd. You know,
13:11what it does need is a backsplash. Upgrade the sink and countertops. Yeah. That would make it pop a
13:16little bit. But it wouldn't take a lot of money to get this. No. All right. Now, the flooring.
13:22That style tile is outdated. I think we can match that flooring here in the living room. Take up this
13:26tile and then just extend the floor. What do you think? Yeah. I like that idea. Okay. But this one.
13:32This is a nice room. Nice size. I like the idea of bunk beds. One there and one here. Having
13:38a little
13:38extra room would be nice. More functional. Yeah, more functional for sure. Just a little paint. I think
13:43this could be one of our most economical rooms to have to update. All right. So this is the bathroom.
13:51It's a tiny space. It really needs some work. That's an oversized stand-up vanity, I think. Looks like
13:59this. It's huge. Yes. Honestly, I'm going to say everything's new in here. Yes. I agree with that.
14:06This one must be the primary room. Yeah, I think so. Oh. Yeah, no. Oh, man. Yeah.
14:13I don't like that at all. This style bed, it just takes up all the room. Correct. Yeah.
14:18New flooring in here too. Extending that in here. Smaller dresser. Make the space feel bigger. Maybe
14:23change the color. Brighten it up a little bit. Right.
14:25It shouldn't be too bad. No. Well, this is nice that we have a door to go outside. If you
14:32can open this door.
14:34Oh. So it's a nice patio. Maybe a couple of chairs here with a nice umbrella. Yeah. Maybe a grill.
14:42You know, paint all of these. Maybe put some flowers around. And maybe extend it.
14:48Yeah. It's got some potential. I don't see $110,000 in renovation here. No.
14:52So we can save a lot of money. You know, that's what I'm all about. So this house is definitely
14:56in the running.
15:06What we were initially looking for in a house was something by the water. Something that
15:10allowed us to have those beautiful views in the morning.
15:13Creekside cabin did have the most bedrooms. And it was on the creek near the bay. But you know,
15:18it did need a lot of work. And for a renovation of that magnitude, we were just not, we're not
15:23ready
15:23for that. Dan Town Dream. It was good because it was near the Dan Town in all the action.
15:29It didn't need a lot of renovations. But in the end, we felt like it was too small for our
15:34family.
15:34We chose the waterfront escape. What I liked the most was the view.
15:40It's proximity to the water was very close. And we liked the three bedroom, three bath.
15:45The house was listed for $350,000. At that price point, there was a lot of interested parties. So we
15:51knew we had to make an offer fast. We came in at that $350,000. Our offer was accepted. It's
15:57going
15:57to give us $60,000 in our budget for renovations. Today, we're going to be walking through the house,
16:02just kind of mapping it out and just getting ready for that renovation.
16:07Excited? Very exciting. All right. This is it. You believe it? This is ours in a waterfront view.
16:16The contractor will be me on this. We're going to have some subcontractors that I know to help us
16:22out. But for the most part, I'm going to be leading the charge with this one at the hip. I'm
16:26going to be
16:26the helper. I see a lot of projects, right? For sure. Like what we're going to do with this
16:32garage door. We just get rid of the garage door. There's no reason to have a garage door entrance
16:37there. Frame that in. Have a nice entry door down there. Obviously, we've got a front deck that's
16:41dilapidated, so it's going to need to be replaced. Just get rid of the 1970s awnings. That with the new
16:47windows, the new roof line above that new deck. Siding is coming off. Board and batten siding is going to
16:52look a lot better. This paint. Yeah. It's just going to give this so much curb appeal. I think it's
16:57going to
16:57look so good. So let's go to the water. What do you think? Yes, that's my favorite part. All right.
17:02I want you to envision this coming out and around and then going down the length of the house. So
17:08it's just going to have a little bit of a wrap around porch. And then underneath, we're going to
17:12frame this in. And this is going to be that storage area that we were talking about. I love the
17:17idea.
17:18All right. Be careful in the steps. Yes. Very loose. I think I might want to keep this door. What
17:24do you
17:24think? I think for firewood maybe. Yeah. All right. This is the big project. Yeah. This wall all the
17:32way the length of the house is going to be removed and kind of make the living room bigger. These
17:37are
17:37then going to be changed and reframed in for the bigger windows. It lets that light in so you can
17:42see
17:42that beautiful view. New flooring in here. Yes. Popcorn ceiling is gone. Some more recess lighting in here as
17:49well. Okay. But imagine like sitting right here, looking out at that water. The water. It's just
17:55going to be perfect. Yes. All right. So now the kitchen. Yeah. So take those cabinets down. Take
18:03these fans down. Then that wall's coming down too, right? Yeah. This wall will then get pushed out about
18:09three feet this way. That will leave space in the primary bathroom. And then your cabinets are going to
18:16start kind of right here. Right here. And then span this wall. Towards the end. Okay. It's going to go
18:21all the way out to those windows. And the island. Yeah. You can have the sink in the island. I
18:26like it.
18:27I can see myself cooking with a nice view. Yeah. All right. So now we're moving to the bathroom. It
18:34is
18:34small but I think it looks even smaller because of the tub and that sliding door. So we can do.
18:39I think
18:39with the walk-in shower. Walk-in shower. It's going to look a little bit more spacious. New vanity.
18:44New toilet. New drywall. A new fan that goes in here. Okay. Now we're moving to the primary room.
18:50Primary. Okay. Bedrooms. We're going to refinish the walls. We're going to take all that paneling out.
18:54And then the flooring needs to go. It's just too many colors in each room. So we are going to
18:59put
18:59one floor in the entire house. So that way it's all fresh and up to date. See what we have
19:05here.
19:05It's missing the shower. Yeah. Just remember we're going to be pushing the kitchen wall out three
19:10feet. Mm-hmm. So it's going to allow that room for a walk-in shower, a new vanity. New vanity.
19:15A new drywall. New toilet, fan. And tile floor. Okay. I can see. Starting to come together? Yes.
19:24In our renovation budget we've set aside $60,000. We have $15,000 for the kitchen, $5,000 for each
19:30bathroom and that puts us at $25,000. And the remaining will go towards paint,
19:35drywall, flooring, revitalizing the decks, all those things. I'm very excited to get started and
19:41put our hands on it.
19:54Today's demolition day. Safety first. Today we're back at the house. We're excited to get some of this
20:00demolition started. We're going to start pulling things back and see what we find.
20:04We're starting in the porch area. We're going to be pulling down some of that ceiling so that way
20:08we can see what we find behind there, see if we need a beam, see if we've got rafters or
20:13trusses.
20:16So it's plywood. The ceiling from what I see now is made out of plywood with popcorn sprayed on it,
20:23which is not normal. Whoa. Watch yourself. It's full of nails.
20:38See anything in this beam? See how this beam comes in here and overlaps?
20:44Yeah. We're going to need a load-bearing beam. This wall is going to be removed,
20:48so we need a center support. Okay.
20:51That main wall is now going to need to be supported by a main beam.
20:57As far as what this looks like to our budget, this load-bearing beam and support is $10,000. While
21:03it is in the budget, I was really hoping to use it for something else, but it's what we have
21:08to do to
21:08get this open concept. You're doing a really good job. I'm doing better than you right now.
21:16I am the one who's doing most of the work.
21:25Pull it like this. I don't think I'll be able to do that, but...
21:32There we go. Take it right here.
21:35Everything went smooth today, and no one got hurt except me, my feelings,
21:39when she said she did all the work in the kitchen.
21:43Every day is of the essence. We need to make sure we make the most of it.
21:49Yeah.
22:02Today, we're going to be removing the floor that was in the enclosed porch area.
22:07The original plan was to pull up the LVP. Unfortunately, when I pulled that up,
22:11what was underneath was not what I was expecting to find.
22:15Decking board and Joyce running the wrong way. The floor did some funky stuff.
22:20And now we have to take up everything and completely rebuild this floor.
22:27And glad I got some help here today. Got my best friend, Brandon.
22:32Yeah, you got to get that corner. Gotcha.
22:43You know when you peel the onion back, you find different layers and some make you cry.
22:50Oh my goodness.
22:52These are the ones that are making you cry.
22:54This is why we're flipping the joists around.
22:57When you have older homes, sometimes you find people didn't necessarily know how to build it the
23:03correct way. There we go. This floor was an unexpected hit to the budget. It's going to cost
23:12about $5,000, but we're putting it in the proper way. We're making it nice and strong. We'll put in
23:18Joyce Tangers in. That way, we've got the peace of mind knowing that it's done right.
23:38Today, we're taking out the three windows where the wall for the kitchen is going to be,
23:44reframing the entire wall and making it structurally sound. Hey, frogs.
23:51That's what you don't want behind your siding. I have framed and built houses, but I haven't done
23:56this type of blowout before. Removing windows on the second story and framing in a new wall,
24:01so it's a new experience.
24:13Working by yourself, for instance, is on set of challenges. Holding things, it just wears on you
24:18more. I was able to get that new wall put in, get the wall sheets and ready to go. Next
24:26is framing in
24:27that downstairs below the deck for additional room. I'm super happy with what we were able to get done.
24:33I wish we could have got done more, but you know, that's how it goes. We'll have an electrician come
24:38in this weekend and put in the wiring for the kitchen and get ready for drywall.
24:54Okay, ready for a big decision on the flooring. I think we're probably on the same page. LVP, right?
25:00Yeah. We got this guy, this guy, and this guy here. Okay. We're in the process of choosing
25:05what floors we want to do, what colors. We chose LVP because, you know, it's durability. And we can
25:11save a budget too because we are doing the insulation. Starting with this one, what do you like,
25:17what do you dislike? This one, it's got the dark brown and kind of dark for me. At the store
25:22when I was
25:22looking at it, I like it because it's kind of light, but then now I'm looking at it's got like
25:27brown
25:27here, like another dark brown. Right. I don't know. I like the color. I think it could work
25:32in here. For that, the total investment is about $3,500 for the 2,500 square feet that we're going
25:37to be doing. But it's in our budget. It is in our budget. This one right here is kind of
25:42like a gray.
25:44That's pretty. It does have a different grain on it too. So it really, it really highlights the wood
25:49grain. So keep that in mind when we put it down, what it's going to look like kind of in
25:53a bigger
25:54picture. Yep. Now price point. The good thing is on that one, it is the same exact price. So it's
25:58about what we were expecting to spend at $3,500 just for materials. Okay. And our last one,
26:04I like this one. I like that one too. It's got the, the grain looks a little different. It does
26:09show
26:09knots, but not as big as the other ones, but it does have a downside. It's the most expensive one.
26:14That one is $4,500. So it's a thousand dollars more. We were anticipating spending on it. But it's
26:22going to be the floor for the entire house. Yeah. And I think it's something that we want to look
26:27every time. Yeah. Need to see what we can kind of cut a little bit of budget. I like this
26:32one.
26:32And I like that one the best too, even though it is the most expensive one. I think it's just
26:37all
26:37around what we're looking for. It matches the color scheme that we're going to go for. And sand,
26:42right? If sand was to get on it. Got to blend in. So I think we got a winner. I
26:46can't wait.
26:46Also one. This is going to be pretty. I like it. Let's do it.
27:03Got a lot of projects going on today. We're installing new decking, new landing for the stairs,
27:10installing a new roof, a covered porch area for it, and windows replaced.
27:23Taking out a wall and the old door.
27:28And putting in a new window there. Then working on the front porch.
27:37I'm extremely happy with what was accomplished. I think we've made a lot of headway. Got the front
27:42porch framed almost completely. I don't foresee any issues, but this project has taught me to
27:48expect them. So I don't know what they are, but I might find one and I'll cross my fingers for
27:54not
27:54finding some. Everybody okay? We're okay. I hate broken glass.
28:09We're installing siding today and drywall is going on.
28:16I hope you get done at least two rooms in the top floor. Get the ceiling finished.
28:24I hired this team for drywall to assist because, I mean, these guys are pros. They'll put it up fast
28:30and I can put my focus elsewhere.
28:35We're going with the Horton Batten siding. It's a concrete composite siding.
28:41We like it because it's going to last for a long time and it's impervious to weather.
28:45It's going to give the house a nice beach cottage look. I'm really excited about the progress that
28:51we're making on the exterior of the house. We're going to paint and finish up the deck railings and
28:57then we're going to shift focus to the inside.
29:12I'm at the house today laying down LVP in the main living room and kitchen area.
29:20Laying down LVP is relatively easy, but it's time consuming doing it solo.
29:28But I would estimate I've saved about $5,000 just doing it myself, which is wonderful. We try to save
29:34every penny we've got. Most of the main living area is done and complete. We're moving on in the
29:40next couple of days to the rest of the house and that way we can get started on the kitchen
29:44cabinets.
29:55Today we got our painters here. We're super excited because they're tackling all the outside paint
30:00and all the trim work. The house originally when we bought it was this real weird blue and red color
30:06combo and the type of siding was asbestos siding. So just for safety purposes and longevity reasons,
30:13we went with the fiber cement board and batten style siding. The paint we chose to go with was a
30:18light
30:18pale blue with white trim, give it that beach cottage feel, and I think it would increase our curb appeal.
30:25The total investment on this siding was about 20 grand with paint. That was a good part of our budget,
30:30but we knew that was a huge and important factor.
30:42All right, babe, so we're going to look at our samples out here because we got a lot going on
30:45inside.
30:46That's exciting. So we got this tile. We decided to go with the primary bathroom just for the walls
30:53and the shower. Yeah. But these are the ones that we picked out at the store. We've got a big
30:58decision
30:58to make on the primary bathroom tile floor, so we've got some samples to look at. Very excited to pick.
31:05So I just kind of want to get your idea on what you think would look the best
31:08against that. This one kind of gives you that white, pebbly, beachy feel. Yeah. This one is
31:15$10 a sheet. It's pretty. I just don't like these little colors already. It's kind of similar to it.
31:23It's like too much. Yeah. Okay. You know, it does have that softer texture to it. I will say this
31:29one's harder to install too. I can tell. Just because making these things match up the right
31:34way and grouting it. So we'll kind of table that one. This guy right here, it's got a little bit
31:41bigger footprint to it as far as the individual tiles. This one's about $12 a square. And remember,
31:48we liked that it had a little bit of the sandy color in it. But what do you think? Well,
31:53we already
31:54have a little bit of a sandy color here. I kind of don't like this color right here. Oh, you're
31:59saying like this color compared to the wall file kind of is a little bit different. Yeah, it's kind
32:03of off. Yeah. That's too much of a contrast, I think. Yeah. Let's look at the last one here. The
32:09most expensive. It's about $15 a square. Okay. Not a huge difference. I do kind of like this one.
32:15Kind of like the shape on it. And then I like the texture on it. Yeah, the texture, yeah,
32:20it's definitely got that glossy slick feel to it. It's a little bit more modern, modern feel.
32:25To your point about this one, this one does have a darker gray. This one's a little bit lighter.
32:29So it does, it kind of complements it a little bit. You're good with this one? I'm good with this
32:34one.
32:34I'm good with this one too. Good choice. Yes.
32:52Now that I got the floors down in the kitchen, I can get to the cabinets.
33:01The cabinets when we originally purchased the place, they were in pretty rough shape.
33:05They weren't worth saving. The type of cabinets we went with are traditional white shaker cabinets.
33:10They're easy to clean. They're functional. We wanted that cottage feel and that beachy look.
33:17The white shaker cabinets were $3,600, not including the island. That is typically on the lower end on
33:26cabinets. You can go up to as much as you want into custom cabinets, but for what we were looking
33:31for functionality in the style and design, it fitted our needs.
33:48We've got 90% of the cabinets done. We still have a little bit of work to do on the
33:52island and
33:52paint is here to help.
33:56We were looking online and we ran across some inspirational photos and saw one that was amazing,
34:02so we decided to custom make the side panels at the island. The panels that we ended up going with
34:07are in an X pattern, so it does look like a nice cottage. I'm very excited because I know it's
34:14going
34:14to be a piece that is just unique and then knowing that we are going to make it, I know
34:18it's not going
34:19to be easy, but we opted for the challenge. I think it's going to look amazing once it's done.
34:27Yeah, whenever you're not using blueprints and making something custom, it's always very important
34:32to just kind of make sure your measurements are right. Make sure it's square because when those
34:35countertops go on and it's not square, you've got a big problem. We already have the appliances,
34:41so next step is going to be the countertops and it's going to be the backsplash of the kitchen.
35:07Today in the main bathroom, we're getting the tile started on the wall and then we're going to lay
35:11out the floor tile. The design scheme that we're going with is kind of like a beachy modern. The
35:17material that we're using is ceramic tile and it's that brushed really bright white color,
35:21so it's going to give that open, airy, beachy look.
35:26Man, I hate when those grout lines don't match up. It drives me nuts. If I was in the shower,
35:32I'd be just staring at it the whole time. The additional fixtures that we're putting in the
35:36bathroom is a freestanding vanity. We're going with four recessed lights and glass sliding shower doors,
35:42so that way the space feels bigger. Keep it beachy, keep it open, but keep it simple. Once we get
35:48all
35:48the tile put up and get that taken care of, I'm going to do the exact same thing in the
35:52primary
35:52bathroom. Similar color design, similar scheme. Countertops are going in, super excited about
36:01that. We got those white quartz countertops. We decided to go with quartz countertops because of
36:06the durability, the look, the color scheme that we were looking to go for, make that kitchen really
36:10come together. The other work around the house today was the handrail on the outside getting
36:15finished up. Things are starting to come together with this renovation. We're super excited to get
36:19it done. I'd say we're in the home stretch now. The next thing is we're going to be painting the
36:24walls,
36:25trimming out the windows, getting baseboards put in, so super happy to see that.
36:54We are exhausted. We're running on fumes right now. It's been a busy week getting all the final
36:59touches and details kind of turning our project into a home, but it's done.
37:09I think when we originally bought the house, it was tough to envision the final product because it
37:15needed so much work, but I think we achieved it. I think we exceeded our expectations.
37:20Very excited now that it's done and complete that we can enjoy it and spend some weekends here with
37:26families and friends. We're excited to the next chapter of what this house is going to bring.
37:35Ben, we're finally here. Can you believe it? Very excited. Congrats, by the way. You worked your
37:41your tail off getting this done. I worked maybe like 30 percent. You worked almost 70 percent.
37:48This view right here is exactly why we did this. We touched every square centimeter of this house. It
37:56originally had a really weird lean-to style porch on the front that was just beyond repair, dilapidated.
38:03We completely rebuilt it and angled the pitch to carry that roof line out so it looks a lot more
38:10uniform,
38:11a lot more craftsman. And then we did some tongue and groove on the underside of that, so we're really
38:16happy with the way that turned out. It had a weird blue asbestos style siding that was really popular
38:23in the late 60s. What we went back with was this really beautiful baby blue board and batten siding
38:30that's a fiber cement siding. Maybe require a couple coats of paint throughout its life, but we shouldn't
38:35have to replace it. Its insulating value is a lot higher too. We also replaced that rotting dilapidated
38:42side deck that led up to the front door, and we just decided to extend it and wrap it around
38:47the
38:47front of the house to encapsulate the gorgeous views. And on the outside, spending time in the
38:53hammocks that we're going to put in these trees as well, so that way, you know, we can just listen
38:58to
38:58these waves lap the shore and let the day waste away. I think it'll be amazing for our family. As
39:04you go
39:05into the front, that sunroom was originally an old deck that had been closed in and repurposed into a
39:10sunroom. We cut out the floors because they were uneven and sagging, and so that main wall was
39:17actually the front of the house. We removed that entire wall. That way, we could have that massive
39:23open concept from the kitchen to the living room. We've got brand new windows, brand new electrical with
39:30recessed lighting that was not there to make it that really bright look. Added a chandelier and added a
39:36picture window that slides open at 12 feet wide, so in the nice evenings when you're having dinner,
39:42you could slide that thing open and have dinner right there with the water, so it's absolutely amazing.
39:48The kitchen in general, when we first got it, was a nightmare. It was so weird, so we had to
39:53get rid of
39:53all that. We decided to go with quartz countertops because of the durability, the look. Ceramic tile backsplash,
39:59it's a bright white color as well. I feel like it's got a little bit of waves, so it's kind
40:04of had the
40:05fishy feeling, and it's white too, so it's going to go good with the color of blue with the island.
40:12Once we removed the wall that was in between the kitchen and that sunroom and opened up that space,
40:17we were able to continue those cabinets along the back wall there. The idea was for that,
40:22was while you're in the kitchen doing your kitchen duties, you could look to your right and have that
40:28gorgeous view of the water, and that's why we wanted the island addition right there in the
40:32kitchen, so that way you could eat breakfast and look at the water. Also, throughout the entire house,
40:38we got rid of that horrible 1960s wood paneling that had no insulating value whatsoever and installed
40:44nice drywall, as well as LVP flooring. It's night and day, and then the primary bathroom, when you
40:51walked in there, was nothing but a toilet and a vanity. Yeah, so we come up with the idea to
40:56extend it
40:57and make it more comfortable. With that extension, about three feet, it made it into a full stand-up
41:03shower and functional bathroom. In both bathrooms, we went with ceramic tile both in the floor and on
41:09the walls. We went with a vertical style tile in both showers to give it that kind of beachy but
41:16yet
41:16modern feel in both sides. We wanted them to be both stand-up showers versus a shower in a tub.
41:23We're at the beach. People like to shower off, and so it makes it a lot easier and functional.
41:29Originally, this project we expected to spend $60,000. We did well. We saved some money on the
41:35countertops, saved some money on the bathrooms with doing it all myself, and we were able to stay on
41:41track. But we decided to splurge and get a dock and add another $25,000 to our budget, which brought
41:47us
41:47to $85,000. So a couple reasons. Number one, for the access and the use of it, but I assume
41:53for
41:53runners, it's going to be a huge draw, and for the property value, it's just going to go up.
41:57So I think overall, it was a great investment.
42:01It's going to be amazing getting out here and bringing the kids and fish and go swimming off the
42:06dock. They're going to have fun. Oh, they're going to have a great time.
42:09They're going to make great memories. Who needs computers when you got this?
42:12We want to spend a lot of time down here with friends and family,
42:15and this allows us to experience a part of North Carolina that most do not.
42:19I can't wait. I think it's going to be great weekends just to be outdoor and then see the water,
42:26see some dolphins every once in a while. We're going to be down here every available
42:32weekend that we possibly can get a hold of, as well as the possibility for, you know,
42:37having some renters that come in. I think that it'll be a huge draw.
42:41Overall, it was an amazing experience. I think both of us are extremely happy and relieved it's done,
42:46and can't wait to start enjoying it. This is a little piece of paradise right here.
42:51For sure.
