00:01So essentially the idea is that we aren't just building a building here, we're also building a community.
00:07So what you'll see outside here is that you'll see that this building is integrated within the fabric of Williston.
00:13So you've got a play park outside, outside the front you've got a bus stop that can take you into
00:17town,
00:18that can take you to the hospital. You also have a series of four small businesses, a butcher, a grab
00:25-and-go, a deli.
00:26And essentially the idea is that people aren't only integrated here, but they're also integrated into Douglas
00:31and also integrated into the local community. So that's one aspect.
00:35And the second aspect of this is that we want people to have really low bills,
00:39we want to have people to have really decent, affordable accommodation,
00:43because decent, livable accommodation shouldn't only go for those on the upper end of the pay scale,
00:49they should be accessible for everyone. And that's kind of our design philosophy behind this.
00:54People are thrilled. I mean, some of the conditions that these people were living in beforehand were horrifying.
01:00We've gone out of the way to build to the highest standards, particularly with integrating into modern technology,
01:07such as we've got soil panels on the roof that power communal heating.
01:11Warm air from inside the building is sort of pumped in and sort of recovered and harvested.
01:17And then the fresh air is heated up using that process so that not only are these buildings essentially as
01:25waterproof as possible,
01:27but they're also going to be dry and warm as possible.
01:29And what you'll notice here is there's no heating on whatsoever, but the ambient temperature is a good 15 degrees.
01:34And this is in the middle of winter. And then what this means is, is that people pay a slightly
01:40higher rent,
01:41but their overall bills are so much lower.
01:43How much did development cost?
01:45This development in total cost £11 million overall.
01:48But we also have to couch that within the context of the fact that a building of this size also
01:54reduces costs on NHS.
01:56It reduces costs on mental health services.
01:58But also because 85 to 90% of the cost is paid for by tenants rent themselves,
02:03you end up in a state where this building probably costs within the range of close of a million toward
02:08the state overall.
02:10But because this building is going to last not only for the 60 year lifespan that a standard building would,
02:15but maybe up toward closer to 100 years, you end up seeing that cost stretch out to the point where
02:22the benefit so far outweighs
02:25any of that initial investment cost in this building.
02:27That's going to be a better idea that you are going to move around.
