00:43but young families are starting to call this place home as well.
00:46Today I'm with Quentin and Michael.
00:48Their brief for a home is fairly open and so is their budget,
00:51so this is a wonderful chance to get to know real estate in Harvey Bay.

01:06There's nothing exciting.
01:08I grew up in Harvey Bay, so I've done all my schooling here,
01:11and now I just love the place.
01:12I've never really wanted to move away.
01:14It's this really friendly, easy to get around,
01:16and quite relaxed lifestyle.
01:22We love living by the beach because it's safe
01:25and it's friendly for our kids to run and play.
01:28They love jumping in the water,
01:29and also the cafe culture.
01:30We love just being able to walk down the street
01:32and grab a coffee whenever we want.
01:34That's beautiful. It's great.
01:35We have renovated a couple of properties here in Harvey Bay,
01:38and right now we're looking for something that is turnkey,
01:41something that we could potentially live in
01:43or potentially rent out or Airbnb out,
01:46something that's got some flexibility to it.
01:47We've got a budget of between one to two million.
01:50We'd like to keep it on the lower side of that, obviously,
01:52but for the right property we can extend
01:54and sort of push that budget a bit,
01:56but it really just does depend on what the property is

02:03Harvey Bay is just over two hours north of Noosa
02:05and is a go-to destination for its calm beaches,
02:08whale watching and easy access to Fraser Island.

11:10Having said that, it doesn't feel like a unit

11:14Yeah, it's got its own driveway and separate entry,
11:16which is quite nice, which gives it that more of a house feel.
11:18We've got four bedrooms, three and a half bathroom.
11:22So whereas the last property had a lot of space
11:24for minimal bedrooms, this one's got a lot of bedrooms packed in.
11:27So again, a different market.
11:29I like the stone feature work out the front there.
11:30That's beautiful.
11:31Let's cut to the chase.

11:40Walking into the home, you're greeted by a whole bunch of stairs,
11:43which is an ideal, I think, especially with having young children.
11:46So once you do get up the stairs,
11:53obviously you'd want to spend all day up here
11:55and then only head back down to your bedrooms for your siesta or night time.
11:59I think once you get up the stairs,
12:00up to that kitchen, living, dining,
12:02it's very open and planned living up there.
12:04Nice view out to the ocean
12:05and you've got everything you need upstairs once you get there.

12:10That's the winner of that house.
12:13They've got a good sized kitchen, living and dining all in this space.
12:17And when the kids are sleeping downstairs,
12:19you can be up here and you're not disturbing them.
12:21So there's advantages to the stairs as well.
12:23Go and take a good look around down there
12:25and then we'll do some dugong spotting off the deck.
12:28The little rental income is completely self-contained.
12:42And for a townhome of this size,
12:44that's actually quite a lot of outdoor space, which is great.

12:53Life here in Harvey Bay seems to have a little bit of something for everyone.
12:58You can imagine summers, barbecue, family around.

13:06I love the view from the balcony.
13:07I think that's what the key feature is here is that view.
13:10You get the ocean.
13:11It's big enough that you can have the whole family around for barbecue
13:14and eat out there on that deck.
13:15I think that would be amazing.
13:17So whether you are talking a retiring market
13:19or the executive market, young families,
13:22I feel like this property, number three,
13:24could sort of fit all of those categories.
13:26Yeah, this one's a little bit different.
13:28It's probably not as high-end as some of the other ones
13:31that we've seen today, but it's certainly got your space
13:34and it's got your view and it's got everything you need.
13:36Where do you feel this home sits in the market at the moment?
13:39Look, I think we'll be under a million in this one.
13:41I think this is probably the cheapest one that we've seen today.
13:44I'm going to put my figure around the 950 mark.
13:48Ooh, I'm going to go slightly higher, about 1.1, I think.
13:51I think the vendors would be very happy to speak to you boys.
13:53They're hoping between 970 and 105.
13:56The price is reasonable on this one.
13:59Obviously, it's a unit, so we've got that to consider.
14:01There's not a lot of yard space, but the price is lower,
14:04so that's something to consider.

14:09I think the dual-rental income definitely appeals to us,
14:12especially where you can rent one out
14:14and still be living in the other would work quite well.

14:37so I made time for a chat with Vicky from Tasman Venture
14:41to learn some more about what exactly is on offer
14:44in this unique coastal location.
14:46Vicky, I want you to sell me the dream of Harvey Bay.
14:49I know we all have an idea
14:51that it's all about the whales
14:53and whale watching here in the season,
14:55but you've lived here for a long time now.
14:57What's the attraction for you?
14:59It was a small town, very cruisy, very quiet,
15:02but now we have restaurants that cater for fine dining.
15:06We have great accommodation options.
15:08We have wineries out the back.
15:10We have art galleries.
15:12We have a lot of history in Maryborough,
15:14and of course, the beaches are safe,
15:15so it's great for families to come and holiday at.
15:18It's such a beautiful area.
15:19The whales brought you here 27 years ago.
15:23You were just going to come in and do the tour and leave.
15:26What happened?
15:27I stayed, and the reason being is Harvey Bay is one of the best places,
15:32if not the best place, in the world to watch humpback whales,
15:35and the thing that sets us apart from anywhere else,
15:38the whales come in, they stop over here.
15:40So you can whale watch anywhere up and down the coast,
15:43but they're moving.
15:43They're on a mission.
15:44They're migrating here.
15:45We have whales stay two or three weeks.
15:47They give birth here.
15:49They mate here.
15:50They actually get really curious because they're so relaxed and stopped here.
15:54They come up to the vessels, and they look at us, and they check us out.
15:57We even have swimming options with them now.
15:59And, you know, it's just a very special place.
16:02So I watched around the world, and nothing compares to Harvey Bay.
16:06Plus the marine environment out there.
16:08We have dugongs and dolphins and, you know, rays and fish and seabirds.
16:13And it's just a paradise out there.
16:20It sounds like an absolute family playground.
16:23It is. It is.
16:24It's a marine playground.
16:25It's nature-based as well.
16:26We have, you know, wildlife sanctuaries, you know, there's places that kids can go
16:31and check out Australia's most beautiful animals.
16:34And there's just so many options.
16:36So now you've found yourself the greatest job on Earth.
16:38What do you do every day, Vicki?
16:40Yeah, so I moved here as I got a job with Tasman Venture,
16:44which is a locally operated family business.
16:47And we started very, you know, humble beginnings.
16:50But over time now, it's grown into this amazing, unique tour.
16:54And we go up the west coast of the island.
16:57And it's a very quiet site, a very peaceful.
17:00The scenery is outstanding.
17:02A lot of creeks.
17:03So we kayak and we get into the creeks.
17:05We don't hear a single thing except for the birds and the water running.
17:07And it's just, yeah, beautiful.
17:09It sounds like it'd take you 60 years to get through all the activities
17:12that are on offer up this way.
17:13Exactly.
17:14You can do as little or as much as you like on our tour.
17:17But there is a lot of options.
17:19And we have, you know, beautiful staff that look after everyone
17:22from day to day and, yeah, very established.
17:32Now that Michael and Quintin have had a bit of time to think
17:35about the three properties we toured together,
17:37I'm keen to meet up again to see if one of those homes has won them over.

17:55Brand new build.
17:56Obviously still had a little bit of work left to go,
17:58which I think would be a lovely way to sort of personalise it a bit.
18:01Yeah, and I like that.
18:01I like that we could make our own personal touches on that property.
18:04We could, and it wasn't much.
18:05It was just the outside area and some planting and some landscaping,
18:08which wouldn't take us very long at all to do.
18:10So otherwise that was turnkey and ready to go.
18:13And then house number two, the dark and moody one,
18:16right there on the Esplanade.
18:17Great location.
18:19Location was perfect.
18:20It is very nice right across from the beach.
18:22Interior, we would have to put our own touches on.
18:25That was probably not to our taste.
18:26It was a low maintenance block, which we really like,
18:30but the price point was obviously that little bit higher as well.
18:33So we've just got to take that into consideration.
18:35And whether that would fit again with your executive rental,
18:38as we spoke on the day, whether you could find that doctor couple
18:42that have moved up to Harvey Bay and aren't ready to commit
18:44to buying their own yet.
18:45That sort of see, I see where that would sit for that one.
18:48And then house three, three storeys still on the Esplanade.
18:52Again, a different market altogether, really,
18:54depending on what you guys want to do with it.
18:56We hadn't thought about a unit.
18:57So that wasn't what we were looking at initially,
18:59but that unit was very individual.
19:02It had its own access.
19:03So that was, that was great.
19:04Didn't feel like a unit.
19:06And it certainly had the space that we wanted.
19:07And the downstairs granny flat was, was great and access to the outside.
19:11So that's a good contender, I think.
19:15One, two or three, any interest in putting an offer in on any of those?
19:18I think number one seems to be the one to go to.
19:21It was nice and open, airy feeling, nice new build.
19:25And with just minimal work to complete it, to have it ready to go.
19:28Yeah, had the granny flat there as well.
19:30So potentially a dual income earner there.
19:33So I think we need to perhaps go back and have a look at that one again.
19:37Sounds like a great idea.
