01:20thinking about it I didn't know it was coming today no it's not my sign but as
01:29you can imagine three houses in three months the system is ridiculous well it's
01:35never gonna be easy
01:40there's no turning back now tonight the Fox family get off to a flying star these are

01:52it's kind of emotional still after months of red tape and frustration

02:31our farm in the northern rivers is our little piece of paradise and right now it's

02:48my mate Dazza is finishing off taking down the old caretaker's cottage
02:54so we can build a new 3D printed concrete house in its place.
03:00I can't wait to get started.
03:03But first, we need to salvage everything that's worth saving.

03:10I need long pieces, long, all the hardwood.
03:15And there's always some gold nuggets to be found amongst the rust.
03:21After the cottage came down, I thought,
03:23well, I'm going to salvage all of that beautiful hardwood
03:26because it was at least 70 years old
03:29and it's in perfect condition
03:32and hopefully we're going to find ways to reuse that in the new build.

03:45Well, these are going to become the jams, the door jams
03:48for all the new windows and doors.

07:47Me and Helen, we're in the process of separating, so we want separate houses.
07:53They've chosen to live side by side so they can both continue to give care to daughter Caitlin.

08:05There's a lot of work behind the scenes, you know, that goes into caring for someone with
08:10special needs, especially high support needs.
08:12We just went to bed and I said, look, I really don't want you having to move far away.

08:16So now we're building one each on the same block.
08:21We'll have all of our own kitchen, lounge room, dining, bathroom and laundry, and we'll
08:26actually have a room each for Caitlin.
08:27They're small rooms, but we have all that we need.

11:06After months of back and forth, Nick from Contour 3D is here to show me what I hope will
11:12be the final designs for our new 3D printed concrete house.

11:20It's a bit chilly.
11:20Yeah, it is.

11:21When we first met Nick, he inspired us with the capabilities of 3D concrete printing.
11:29And I want to use those capabilities to bring nature into our build.
11:34I love the idea of having these beautiful concrete trees mixed in with a real tree that
11:42might sit in the centre of the house.
11:44Would that work?
11:45It would.
11:45No, no, genuinely.
11:47You know, the printer doesn't care.
11:49It'll do whatever you put in there within reason.
11:51Nick claims that with 3D printing, almost anything is possible.
11:56And in our initial design session, I gave him a clear plan of exactly what I'm after.

12:14But between all these, look, I love him, I understand him, and I think we'll get somewhere.

12:27So here's the model, which I'm hoping we can still bring some of these beautiful, you know,
12:33tree-like columns back into the house.
12:35The challenge is, has Nick realised my vision?
12:39Well, this is the tree that started the whole conversation.
12:47Look at these buttress roots coming out.
12:49I love the way the roots come down, and it feels like it's just completely bedded into the landscape.
12:56It's planted.

12:58And this is what we try to mimic, you know, in the 3D.

13:03I mean, I just love the shape, the contours.
13:06You'll look out from the window through these concrete columns with a tree that's shaped exactly as it should.

13:17Biomimicry.

13:19It's where we mimic nature.
13:21And the idea of having the roof rest on a forest of concrete trees, I love.

14:21Before this, you know, and all credit to you, I'd never thought of columnising a house, I suppose.

14:27But I was sitting out here and I looked at the tree and I'm like, we should just print a tree.
14:32And print many trees.
14:35And then put the roof on top of it.
14:37I'm excited.

14:39I mean, this is revolutionary.
14:42There's never been a 3D concrete printed prefab house.

16:29While I'm still mucking around with concrete tree designs for our 3D-printed house, in the Blue Mountains, the Fox's two modular homes are well on their way.

16:56And, you know, we are well ahead of time.

17:04I think, you know, we'll achieve lock-up in the next two weeks.

17:08They're going very well.

17:13They've chosen the Snowgum 60 design.
17:16Two bedrooms with built-in robes, separate bathroom and laundry, open-plan lounge and kitchen with an island bench.
17:23There's a lot packed into this 60 square metres.
17:26Oh, it's fantastic.
17:28It's, yeah, really good.
17:30Very happy with everything.
17:31Yeah.
17:32It's brilliant to come and see at what stage they're at.
17:35They're moving along really fast.
17:36It's incredible the amount of work these guys have put together in length in a week.
17:40The modular building process is not unlike building a lightweight house.
17:45The only difference is it takes place indoors.
17:49Last week, it was just raining cats and dogs, okay?
17:53But then our factory was just busy as, you know, we were still continuing to build and, you know, we didn't have any issues.
17:59We didn't have to stop because of the inclement weather, okay?
18:03That's one of the biggest advantages that we take with the modular.
18:06With Michael and Helen's house construction forging ahead, they're keen to decide on their flooring.
18:14And Carpet Court has made an on-site visit with their mobile showroom to help them choose.
18:20So this particular range here is the Parky Collection.
18:24A feature that I think is really important with this product, it's got the wood shield top coating on it.
18:30So you're going to find it's going to be really hard and sturdy for you.
18:34With their daughter Caitlin in mind, the Parky floor is the perfect option as it's resilient and easy to maintain.
18:42The other thing that I love about this product is it's sustainable.
18:46So it actually uses 25% less wood than other standard timber floors.
18:53Wow.
18:53So it's really a matter of choosing what sort of colorings we're thinking for both the homes.
19:01Yeah, I like probably a lighter color because I'm going to have dark walls.
19:06Okay.
19:06But also a natural looking timber.
19:10It was an opportunity to choose different ones so we could be, you know, as we're splitting it up, it's one of the advantages.
19:17We can choose whatever we want, blow up the other ones and we'll do our own thing, you know?
19:23So, yeah.
19:25I was thinking originally going for something a bit darker but I've actually come back to the natural oak.

19:33We're going to put the same flooring in, I love it.

19:40All along I went to this particular one, the natural oak.

19:44Because I liked its warmth and lighter tone.

19:53In Canberra, the Corchinis have knocked down their house.
20:08But now, Builder Mick and owner Sean have hit a major red tape hurdle.
20:14Do you know much about the solar encroachment?
20:16As much as any layman's person can.
20:21My understanding is it's about preventing my house blocking the solar effect on the neighbour's house.
20:27That's right.
20:28So you don't want to block the neighbour's house.
20:28Yeah, which kind of makes sense.
20:29Yeah.
20:30Because I'm designing this house to maximise the solar effect.
20:33We want to let everybody else do the same thing.
20:34In Sean's case, the solar encroachment rules require his house to be built two metres from
20:41the neighbour's fence to a wall height of just 1.8 metres.
20:44So this has to go down another 900 to reach the finished floor level.
20:51I mean, look, I'm about two metres tall.
20:54Oh, yeah.
20:55Two metres out.
20:57There's a shadow there.
20:58It doesn't even hit the neighbour's yard.
21:00And we're in the middle of...
21:00It doesn't even make it up my fence.
21:02My fence is doing more damage to their solar envelope than the house will.
21:06Well, true, isn't it?
21:07This really is red tape gone mad.
21:11So really, half a metre down will be your finished floor.
21:13You're going to be down in a hole, mate.

21:16And what you're saying is I could probably bring the house up and change that, but I'd
21:21have to go through a DA.
21:22You'd have to go through a DA.
21:24Sean now faces some difficult choices.
21:28Endure the long delay of applying for a DA or lower the level of his house and cop the
21:33extra cost of excavating hundreds of tonnes of additional soil.
21:42I'm just going to spend the money and not wait.
21:45Well, it's cheaper for you to spend the money than wait.

22:03Rex and Hitech aren't the only modular home builder going from strength to strength.
22:13I'm heading to Queensland to see how another modular construction business, Ollie Homes,
22:19is growing to meet demand.
22:22CEO Dale Funston explains how far they've come since he joined 15 years ago.
22:28So back then, how long did it take to build one of these?
22:32A small one of these, about eight months.
22:34Eight months?
22:35Eight months.
22:35And what are you building them at now?
22:38Probably the four-piece one, eight weeks.
22:41Unbelievable.

22:45Combank has led the way when it comes to modular housing loans and business lending.
22:50We know that housing supply is a real challenge.

22:53And prefabricated housing is one way which we really think can help mobilise supply.

23:02Why did Combank get behind prefab?
23:09Yeah, I mean, first thing is we wanted to do something about Australia's housing crisis.
23:13And then what we also have discovered is that manufacturing is alive and well in Australia
23:18in this segment.
23:21Combank's funding is enabling Ollie Homes to expand their operations.
23:26You're now helping him build a second facility, is that right?
23:32We are.

23:32That's going to be 550 home a year capacity.

23:37...more than double the capacity that they have here today.
23:41So we feel very privileged to be a part of that.
23:50Having seen the designs for my 3D concrete printed house, I'm visiting the factory where
23:55all the magic happens.

26:10So this really is the very first 3D printed, prefabricated house in Australia, if not the
26:17world, as far as I know, because it's prefab.
26:21Everything's built in the factory and then brought out to site.

26:30We're always guinea pigs.
26:32Nick and his team at 3D Contour spend months pouring over concrete chemistry to get their
26:39mix exactly right.
26:40It's a high-performance mortar.
26:42Almost 50% recycled.
26:43We've got a lot of herbs and spices in there.
26:45It dries to 60 MPa, almost.
26:48Wow.
26:48So it's really, really tough.

28:00So the moment I saw all of that 3D material fall into a pile of cow manure, I just felt like
28:10this is never going to work because, you know, we couldn't even get up 500 millimetres

28:18And we need to get 3.1 metres high.
28:20Why did that happen?
28:24So the layers below weren't cured enough yet.
28:27So, this was always going to fail?
28:31I thought I'd get to a metre, but I was 500 mill short.
