00:00Today I'm house hunting around the beautiful village of Clorica on the west coast of Cyprus.
00:06I'm Jean Johansson and over the last 10 years I've been buying, selling and renovating properties both in the UK and overseas.
00:14Today I'm going to be using all my skills to find the perfect place for football fans John and Maxime.
00:20And I score some own goals.
00:23It's definitely not for us, I'm afraid.
00:26As well as getting some good results.
00:28Could this be the one?
00:30A copay, it's taken a lot of boxes, definitely.
00:33I'm blown away by this luxury property.
00:36Whoa, that is a villa.
00:39But at the end of the day, do I find my house hunters their perfect place in the sun?
00:43You've just spoiled us, that's what it is.
00:45That's what I'm here to do.
00:52Maxine has been visiting Cyprus since the age of 16 and she's fell in love with the island.
00:58She's since passed that passion on to husband John and they've been coming here every year for the past three decades.
01:04Now, at last, it's time for them to get their very own holiday home.
01:09John and Maxine, who live in County Durham, have been married for 24 years and together for more than 30.
01:15We met at a local disco.
01:17On the Friday night.
01:18On the Friday night disco.
01:19And she pestered us.
01:24I eventually give in.
01:27I don't think so.
01:28They have a budget of £150,000 to buy a holiday home for them and their three children in Clorica, the favourite part of their favourite island.
01:37We love the fact that it's not too busy.
01:40It just seems really laid back, really nice beach bars and just a lovely area.
01:47To get to Clorica on Cyprus's west coast, you fly into Paphos Airport, which takes around four and a half hours from the UK.
01:55Then it's about half an hour's drive.
01:56Clorica, which is just outside the lively tourist town of Paphos, has the crystal clear waters and stunning beaches you'd expect in this part of Aphrodite's island.
02:07But it still retains loads of Cypriot charm and traditional architecture, along with enough shops, bars and restaurants to keep anyone busy.
02:16Though it has a more relaxed vibe than its neighbouring party town.
02:19Clorica Village Centre is highly sought after and two or three bedroom townhouses in good condition with generous outside space typically start at around £200,000.
02:31But in some nearby villages, you can find similar properties for up to a third less.
02:36So I'm confident I'll have some great options to show Maxine and John.
02:40Before we get going, I'm meeting up with my house hunters by the beautiful Coral Bay to find out a bit more about them and what they're looking for in their dream holiday home.

02:56Maxine and John, welcome back to Cyprus.
02:59Glad to be back.
03:00You've got a kind of a long time love affair with Cyprus.
03:03You first came here when you were 16.
03:04I did, I came with a friend when I was 16 and then when I met John, we decided to come to Cyprus for our first holiday and fell in love with it.
03:13And then we came back and we were married here as well.
03:16So 24 years ago, we were married here.
03:19And then we bring the kids back.
03:21So it's a real family affair.
03:22Now Cyprus is a big island.
03:24How have you narrowed down the area you want to get a place in?
03:27Well, one of our friends moved over here about two years ago.
03:30Right.
03:30And although we've been to Paphos, he introduced us to more of this area, which has a bit quite a laid-back lifestyle in Paphos Central.
03:39So Cloraca is an area that you like?
03:42Yeah.
03:42We love that.
03:43It's such a pretty place and, as I say, laid-back with some fantastic restaurants along the beach wall.
03:50So let's talk about the property.
03:53Give me your wish list.
03:54So what we want?
03:55Minimum two bedroom.
03:57I'd only two bathrooms.
03:58But at least a downstairs toilet and a bathroom.
04:02That would be ideal.
04:04Outside space is very important.
04:06Okay.
04:06And really proximity is close as we can get to, it doesn't have to be the beach, but just to the coastal path really.
04:14You've got it all planned out, haven't you, Maxi?
04:16So two bedrooms, two bathrooms, good outside space and close as I can get you to the beach.
04:23Yeah.
04:24Okay, so your budget is £150,000.
04:26Yeah.
04:28Any more money for me?
04:30That's not the way to put it.
04:31For the perfect property, we've got some wiggle room up to £180,000.
04:36I've been speaking to agents in this area and to get, you know, a townhouse with great outside space.
04:40In Claraca, you're looking more towards £200,000, which is above what you want to spend.
04:46If we go to the sort of surrounding areas, not too far out from Claraca, good outside space, would you be willing to look at a sort of selection of apartments, townhouses?
04:56Yeah, we're open to have a look.
04:59So anywhere around this area, like I said, as long as you can get on the course path, I need to a mile this way, a mile that way.
05:04John likes a bargain, so he's up to see in what we can do with a property.
05:08Yeah, I'm fine with that too, so.

05:17Well, I think I'm going to have a lot of fun with Maxine and John.
05:21They really know and love this area, and as they seem flexible in terms of location, I reckon I'll be able to find somewhere that really works for them.
05:30En route to our first property, we're making a quick stop-off right in the heart of Claraca.
05:35So I wanted to start the search in a place that I think you'll like.
05:39This is Claraca Village.
05:40You've been here before?
05:41No, not this village, no.
05:43Oh, well, I'm happy to introduce you to it because there's everything you need here, like supermarket, your bank, your pharmacy, all the things you need for your holiday home.
05:50Yeah, I think that would be quite nice, yeah.
05:52Yeah, it's absolutely gorgeous, so it'd be nice to explore it.
05:56And you've got a friend that's got a place here?
05:58Yeah, my best friend Gary. He lives just down at Law Clorica.
06:01He kind of introduced us to this area, and we've kind of fell in love with it the same way we're here, so.
06:07Yeah, I love the tradition of it, and I love these kind of town squares as well.
06:11It is quiet, but they've actually got a second division football team here, so would you take on a second team?
06:16I know you're big Sunderland fans.
06:18Possibly, yes.
06:19Sunderland till you die, right?
06:21Yeah, I'd rather just stream it from home, I think.
06:24Yeah.
06:25I'm really glad that you've got good vibes from this area because it is very, very chilled, and we're not far from the coast at all.
06:30My first property is just over a mile from here.
06:33Oh, right.
06:3325-minute walk, very short drive.
06:35Yeah, sounds good.

06:38Well, John might not want to follow the local football team here, but I'm hoping to kick off this house hunt on a high note, with my first property in an area called Milanos, just outside Clorica.
06:51It's a very popular area with British buyers, and prices are definitely on the increase at the moment, but I've still managed to find John and Maxine what I think is a great apartment for a fair bit below their budget.
07:04So we're not far at all from Clorica Village, it's about a 25-minute walk, but you zipped here in the car, didn't you?
07:10Yeah.
07:10Yeah.
07:12Look there, you can see the sea in the background. We're about the same distance to the sea as well.
07:17What are your first impressions, just looking around?
07:19Yeah, it's really nice. The pool's fantastic, lots of greenery.
07:23Very good size, isn't it?
07:24Yeah, excellent size, so that would be a tick for the children. We weren't so bothered about having a pool, but I do know they would really like it. I bet they would.
07:32I didn't expect to be on a complex like this, I expected something a bit more private-y, if that makes any sense.
07:39We didn't have an apartment in mind, I did, it was like a townhouse or a small villa or something like that.
07:44But we opened beside what you can get for you.
07:47Yeah, definitely.
07:48What I've picked out for you is in that block over there. It's a two-bedroom, two-bathroom apartment, it's spacious, I think, comes furnished as well, type of place you could just turn up, move in right away as your holiday home, and it's a good price.
08:01Right. This property's on the market for just under £140,000.
08:05Yeah, it's a really good price.
08:06It's below budget, so it's definitely worth having a look at.
08:10Keep an open mind for this apartment. It's about £90,000 in this complex and a good mix of nationalities. Does that appeal to you?
08:17Yeah, definitely.
08:18Yeah, we don't want to be anywhere where it's sort of predominantly just British, and it's good to have a good mix of everybody.
08:24Right, let's get in.
08:25As well as access to the communal pool, this first floor apartment has a balcony with sea views.
08:34Inside, there's a spacious living and dining room and a separate modern kitchen with an adjoining utility room.
08:40The main bedroom has a balcony and en-suite shower room, while the second bedroom also has its own balcony, and there's a family bathroom.
08:47Come in to this fully furnished living, dining terrace. What do you think?
08:56Good-sized proportions. It does seem a little dark.

08:59That's my first impression.
09:00Oh, right, OK.
09:02It is a nice finish. It's quite modern. I would just be a bit worried about it. It does feel quite dark.
09:09But space-wise, yeah, I quite like the way it's set out.
09:12All right, well, let's check out one of the bedrooms, see how the light is in there.

09:17So, this is the main bedroom. You've got an en-suite shower room there. And, well, what do you think of the light in here?
09:29Definitely brighter.

09:32Yeah. And the size as well would work.

09:36Because it's just a busy sleeping, so...
09:37What about the view?
09:40The long view is lovely.
09:42Yeah.
09:42But just outside here, you're just drawn to all the aircon units and the water tanks, which are not good.
09:49I'm not feeling that, to be honest.
09:50Yeah, that's not what you want to look out and see.
09:52Yeah, I agree. The long view is very good. It depends if you can look past this or not.

10:41Well, I don't think I've got off to an ideal start with this apartment,
10:45which is on the market for just under £140,000.
10:49John and Maxine thought it was a bit dark inside and weren't keen on the views,
10:53so I'm not feeling hopeful that I'm going to get a contender.

10:59So, did seeing the rest of the property win you over?
11:04Not quite.
11:05We were quite surprised at the size of the apartment.
11:08Room proportions great.
11:11Just, unfortunately, it wasn't light enough in the living area.
11:15And then the bit that really let us down was the balcony,
11:19the size of the balcony and then the outlook directly in front of the balcony.
11:23It was covered in as well, so you're not going to get any sun on it.
11:27But as John says, the apartment was really spacious.
11:30We were surprised at the size of the rooms.
11:32With that outlook, we just can't get past, I'm afraid.
11:36No contender with this one, then?

11:52So, not the best start, but I've learned a lot from that place
11:58in terms of what Maxine and John's property priorities are.

12:05Property number two is just up the coast in the village of Kisanerga.
12:09And on the way to it, I thought we'd pay a visit
12:11to one of the best stretches of sand around here.
12:14Time for a beach stop, and I wanted to bring you to one of my faves.
12:18This is Sandy Beach.
12:20The clue's in the name.
12:21Have you two been here before?
12:22No, we've never been to this one before.
12:23Not this one?
12:24No.
12:25You like hanging out at these kind of smaller little beaches and coves
12:28when you're in Cyprus?
12:29Yeah, they're nice.
12:30It's secluded, so...
12:31Yeah.
12:32Not busy, it's just, yeah, a little hidden gem, really.
12:35It's great that you love the beach.
12:37This is a really nice one.
12:38You know all the beaches in Cyprus aren't always sandy.
12:40They can be pebbly, so this is a really nice one.
12:44And my next property's about a 15-minute walk from here.

12:59my next property more than delivers this two-bedroom townhouse
13:02that comes to the great courtyard.
13:11Today I'm on the west coast of Cyprus
13:13helping Maxine and John find their dream holiday home
13:16near the stunning village of Clorica.
13:17So far, well, I've gotten off to a rocky start,
13:20but it can only get better from here.
13:23That's because my house hunters,
13:24who have a budget of £150,000
13:26with an additional £30,000 wiggle room,
13:29weren't very keen on the first place I showed them.
13:32They felt the inside was a bit dark
13:34and didn't like the views from its balconies.
13:36So I'm going to up my game with the next four properties.
13:40The first of them is in the village of Kisanerga,
13:43which is just a short walk from the sea.
13:46It's mainly home to locals,
13:47though there are a growing number of second homeowners here.
13:50I've managed to find a townhouse,
13:52which I know John is particularly keen on,
13:55for well within his and Maxine's budget.
13:57How's this closeness to the beach for you?
14:01Oh, much better.
14:02It's all much better than the previous property.
14:04We're very familiar with this area.
14:06Now, what I've chosen for you next is in this block.
14:08It's a two-bedroom townhouse.
14:10Good space for you and the family, I think.
14:12Two good terraces, one shaded out the front,
14:14which you need when you have a place in Cyprus,
14:16and a nice sunny terrace out the back.
14:19Two bedrooms, bathroom and a WC.
14:22Yeah, that sounds good.
14:23Another good thing about this property is the price.
14:25It is on the market for just over £127,000.
14:29Oh, wow.
14:30I like a bargain as well.
14:31Yeah, John will be happy with that.
14:32OK, I think it is a bargain property.

14:39This townhouse has a covered terrace at the front
14:42and another one at the back, as well as a balcony.
14:45Inside, there's an open-plan living, dining and kitchen space,
14:49plus a WC downstairs.
14:51Upstairs, there's the main bedroom with the balcony,
14:54a second bedroom and a family bathroom.
15:01Straight in off the front terrace to the living area,
15:04which moves into dining, open-plan kitchen
15:06and another terrace at the back of the house.
15:08Mm-hm.

15:09You need to imagine this doesn't have any stuff in it
15:12and take in the size.

15:14To be fair, even the colour of the flooring
15:17is what we'd have at home.

15:21The colour of the kitchen, yet again,
15:23very similar to what we'd have at home.

16:15But I liked the idea of having it abroad.

16:18So Cyprus was going to be the only choice.

16:21It's pretty amazing,
16:22because your first holiday was in Cyprus,
16:24you got married in Cyprus,
16:25and now you're buying a holiday home together in Cyprus.
16:28I mean, just from what you've seen so far,
16:30could this be the one?

19:34in the village of Ember,
19:35so we've got a bit of time to check out the area
19:38before viewing the property itself.
19:40Now, you quite like Clorica Village,
19:43so I wanted to bring you to another one
19:45that I think is cute and traditional
19:48and a place where you can come
19:49just to get away from the buzz of the coast.
19:51This is Ember.
19:53What do you think of it?
19:54It's really pretty.

19:56Architecture, that's really nice.
19:58Yeah.
19:58Oh, I mean, the architecture here
20:00dates back to around the 12th century
20:02and you see that a lot in Cyprus,
20:04some really, really old churches.
20:06I mean, I know you like to go out
20:07and have meals and stuff,
20:08but do you ever take a day
20:09where you go and explore
20:10some of the more cultural parts?
20:12Yeah, you could come and pay,
20:13grab a coffee,
20:14just take in a bit of the culture
20:15and, yeah, just really enjoy it.
20:17It's a lovely place to visit, I think, really.
20:19My next property is about a 20-minute walk from here.

20:56find the perfect holiday home
20:57for the whole family.
20:59And even though there's room for improvement,
21:01I've managed to bag myself my first contender.
21:03My house hunters who have a budget of £150,000
21:07with an additional £30,000 wiggle room
21:10really like the location and the interior of this townhouse.
21:13But they would have preferred it
21:15to have had a bit more outside space.
21:17So that's exactly what I'm going to give them
21:19with property number three.
21:23It's in the village of Ember
21:25on the outskirts of Pathos
21:27and less than a ten-minute drive
21:28to the nearest beach.
21:30There's a good-sized British community here
21:32and it's very accessible for the beaches,
21:34all the delights of Pathos
21:36and the airport.
21:37Unfortunately for Maxine and John,
21:39that means it is a bit on the pricey side
21:41and I've had to dip into their wiggle room
21:43to find them somewhere
21:45I think will really work for them.
21:48Right, so the agent tells me
21:50this is sort of a nice suburb of Pathos,
21:53that's how it's thought of.
21:54There's a shared driveway to this property
21:56and it is a big property.
21:58Oh, great.
21:59It comes with a communal pool
22:00that serves seven townhouses,
22:02two bedrooms,
22:03one and a half bathrooms,
22:04oodles of space
22:05and what I really like about this one
22:07is the outside area.
22:09Another good price with this as well,
22:11it's on for just under £157,000.

22:16Well within your budget with wiggle room.

22:18So we're about two miles from a sandy beach,
22:20not far from Coral Bay.

23:18you've got the potential
23:19of doing the layout for yourself.
