01:14Now I've moved my family to Park City, Utah
01:17Where I'm rebuilding my business
01:18And I know it's not going to be easy
01:20New town, new business, new wrecks
01:23I've been driving for about an hour to go see Joanne and Jared
01:37And I am way north of Salt Lake City
01:41Jared and Joanne, they're my fifth clients here in Utah
01:44They're in a town that I've never worked in before
01:46A town called Layton
01:47They actually have never lived in the house that I'm going to see
01:50I'm from Utah
01:51And I'm from Wyoming
01:52When I met her, the smile on her face and just her enthusiasm and charisma
01:58I just knew I wanted to be with her
02:00Back in early 2020, I lost my husband suddenly to a heart attack
02:07And I was giving up on dating or anything else
02:11That was a very, very difficult thing
02:13And it was actually my daughter Sydney that convinced me that I was too young to give up on love
02:20She was really the one who talked me into getting on a dating website and trying again
02:25We had been dating for about nine months
02:28And we didn't need a big, huge wedding
02:30We'd both been married before
02:31So we stood on a beach and had a quiet little ceremony
02:36And then we moved to Ohio and Jared got his job out there
02:41Together between the two of us, we have ten children and seven grandchildren
02:46Unfortunately, Jared got a serious health diagnosis
02:49And it was enough to encourage them to move back to Utah
02:53Went to bed one night and I woke up in a hospital
02:56I had a grand mal seizure
02:59It was scary for a period of time
03:01I had to quit work
03:03Trying to work through this diagnosis
03:06Terrified that I might lose him
03:08Made me realize that getting back to Utah
03:12Getting close to our kids and our grandkids
03:15Was really the most important thing
03:17It's been about a year and the medications you're helping
03:20They bought this house that Jared fell in love with
03:22Everything about it made me excited
03:24The house was built in 1966
03:27It's not like every house on the block
03:30It has a lot of charming features
03:32But it does feel really dated
03:34I'm in Ohio right now waiting for our son Cole to finish high school
03:40So we are really hoping to be able to move into this house before school starts
03:46So that's a really aggressive goal
03:49And right now I'm living in Layton, Utah
03:51And trying to work on this house and get things together
03:55So that we all can move back and be together
03:57I have renovated several houses before
04:00Paint, texture, but mostly cause panic
04:04I want to make Joanne happy
04:07But trying to work out here with Joanne in Ohio
04:10I tend to start a lot of projects
04:12But because of either skill or just not knowing what to do
04:16I haven't completed anything
04:18And it's getting to the point where it's overwhelming and stressful
04:22And causing issues
04:24Stress is a trigger for Jared's seizures
04:28I'm concerned about his health while he's out here
04:32Joanne is actually the one who reached out to me
04:35She's concerned that he's working alone on this house
04:38And that he's overdoing it

04:52And really fell in love with the views and the home

06:15It's heavy and it has to be brought in

07:14I would love to raise this floor

07:18I mean in order to raise these up
07:20We have to figure out what to do with this hearth
07:22There's obviously HVAC that needs to move

07:25There's a lot of electrical that's going to have to come up
07:27And then the other thing that's pretty noticeable

07:31I went ahead and started peeling some of the stuff back

08:44I think it's timeless and traditional
08:46With those knots to what the house is

08:51The outdoors, that's what I would say
08:53Walk me through like what your dreams are for this kitchen
08:56My dreams for this kitchen actually include some of this space
09:00We have this butler's pantry, powder bath

09:06I would love to see this become a mudroom, laundry room
09:11Then the rest of it absorbed into the kitchen

09:15Well, once I started pounding through and I found the electrical wires
09:19I decided that I'd stop because I had more stuff to do
09:22That's pretty dangerous so I'm glad you stopped where you did
09:25This project is way bigger than a cosmetic refresh
09:28This is major construction
09:30Joanne and Jared are in over their heads
09:33Do you think that physical distance from this project made it seem more attainable?
09:39Yeah, seeing the project just in video calls made it seem a lot smaller
09:46When you're here and you actually see the layout of the space and how much there is to do
09:52That's when it got overwhelming
09:54I start a project, don't know what I'm doing, I get stressed
09:57I know I add to his stress
09:59I want him to take care of his health and be healthy
10:03And I want him to get the projects done
10:05I struggle to keep that balance for him
10:08Yeah, and I don't keep it for myself at all, so
10:11There's no one here to keep an eye on if he does have a seizure
10:15There's so many moving parts for Jared and Joanne right now
10:18They're stuck in this cycle where he needs to not be working on the house for his health
10:23But in order for them to move, he needs to work on the house
10:26And then she's worried about his health, but she also is asking him to work on the house
10:29It's a lot, and it's almost overwhelming me, and I do a lot of projects
10:35We need your help
10:37That really brings me to the big question
10:40What is your budget for this project?
10:42So our budget is $215,000
10:45It's every penny in savings
10:47Putting this into this house has been scary for me
10:52But I believe it's the right thing to do with this money
10:55And this will be our forever home in Utah

11:34But as far as timelines go, it's tight
11:37We're aiming for seven weeks
11:39That's when the kids start school here in Utah

11:43I do so many projects that I have to work with multiple contractors
11:47Sean is a builder that I've worked with now for over a year
11:51He built the house that we're currently living in
11:54I always say we had an arranged marriage
11:55So I bought the house that we're living in when it was framed
11:59And I bought the house with Sean attached to it
12:02We have been together ever since
12:04On the inspection report, they had the back part of the building as a big question mark

12:10So I want to go back there and figure out if there's anything wrong with the foundation
12:13Whenever I see foundational issues flagged on an inspection report, I get really nervous
12:19If the foundation isn't structurally sound, this could be a huge hit to our budget

12:33You know, this whole edge of this is sloped

12:45They're a structural column
12:47And I think where the inspector may have been questioning the settling
12:51Is probably seeing all this chipping around the bottom
12:55Yeah, there's really no settling
12:56I mean, there's a few little cracks
12:58Which your concrete's always gonna move a little bit
13:00Just need to clean them up, paint them
13:02Keeps it from rusting
13:03If you don't clean them and get new paint on them
13:06And level from the foundation wall to this post
13:08This whole thing could start leaning
13:10I'll confirm all this with a structural engineer, of course
13:13But it looks like Jared and Joanne got lucky
13:16The plan for these posts in the backyard
13:19So Sean's gonna clean them
13:20They'll do self-leveling concrete
13:22So there's no water sitting at the base of the posts
13:24Then we'll prime them
13:26We'll paint them
13:27And we won't have to worry about them
13:29At least for another, you know, 10, 15 plus years

13:34Because what that means is
13:35The money that's in contingency
13:36We can actually use for this project
13:37That means you're gonna be adding some stuff inside possibly

15:20So there's no structural on any of these studs

15:28I think we replaced the front door
15:30With a new modern style front door
15:32That doesn't feel like the 1960s
15:34And we kind of carry that idea throughout

15:44I'd love to do just a simple metal railing

17:13The kitchen is where everything starts to change
17:16They have 10 kids
17:17So it needs to be a big kitchen
17:19We get rid of this built-in over here in the corner
17:21We move the door to the garage
17:23And that gives us space for our refrigerator in the corner
17:26And then a nice big island
17:29I'm thinking the gray concrete look floors
17:31Just a really beautiful updated kitchen
17:34So I know what you're wondering

17:40We can move the entrance to the garage to the laundry room
17:42And that gives us that full length of cabinetry in the kitchen
17:45And then this area becomes the mudroom
17:47The bathroom can become the laundry room
17:50And the wall between the two rooms comes down
17:52In the mudroom, we can have a built-in bench
17:54Full height dark green cabinets
17:56We'll install laundry hooks
17:57And a quartz countertop
17:59The sunken living room floor
18:01I think if we raise this floor up
18:03And put new large format concrete look porcelain tile floors
18:07Keep the terrazzo on the fireplace

18:29But we got the go-ahead from the engineer
18:31So we can get started on shoring up these posts
18:34Being able to explain to Jared that they made a good investment
18:38And that they got lucky
18:40I mean, that's the best-case scenario
18:42The sunken living room makes this house feel a lot smaller
18:46So we frame this floor up
18:48We have to reroute electrical
18:50We'd have to reroute ducting for HVAC
18:52When you change the floor
18:54It changes all those measurements
18:56They're going to have a lot of grandkids around
18:58I just think that leveling the floors
18:59Is going to make a huge difference

19:44I figured we'd have to do something on the exterior

19:50To be able to sheet these exterior walls

20:35So that you walk through the store to a very functional laundry room

23:54And I do feel like it's going to be a nod to that mid-century look but also feel updated

24:43So in this case, I think this railing can be both
24:45I think that it can be a nice complement to what's already here
24:48And I think the contrast, right, having it like a matte black color, can add to the design as well

25:08You come through the front doors and there's this big brick accent wall
25:12I want to make sure as you walk into the front entry, you look past them
25:16And you see this statement wall
25:18I'd like to figure out what we can do within my budget

25:26I like this cable system because the balusters aren't as bulky
