00:00 Hello, here are the findings of the ESPC House Price Report for July to September 2023.
00:08 The average selling price for property in Edinburgh, the Lothians, Fife and the Borders
00:12 was £281,513, down 5% year on year. Sales volumes declined 15.9% annually, while new
00:23 property insertions fell by 3.1%. Properties took an average time of 20 days to go under
00:30 offer, while buyers paid on average 103.9% of the Home Report valuation, that's down
00:39 4.4% tagepoints. Edinburgh's average selling price was £298,495, an annual decrease of
00:50 5.3%. While looking at the individual areas of the capital, the city centre experienced
00:57 a 12.8% decline, meaning the average selling price for a property was £310,069. The suburbs
01:07 in the north west of the city saw a rise of 10.1%, with properties there selling for £307,706
01:16 on average, while the south west rose by 2.2% to £355,486, showing how in demand family
01:27 homes continue to be in the capital. Four bedroom houses in Kirstorfen were the most
01:33 expensive property type, selling for £537,528 on average. At the other end of the scale,
01:45 one bedroom flats in Dunfermline were the most affordable, with an average selling price
01:49 of £117,880. Two bedroom flats in Leith sold in the highest volumes, however these levels
01:59 were down 15% on those seen during July to September 2022.
