00:08We'll show you how to build one.

00:11And the walls are soon to be closing in, so it's a perfect time to show you how we're
00:15heating and cooling this building.

00:49Good morning and welcome back to This Old House and to our project here in Walpole, Massachusetts,
00:56where we are working on this ranch house built back in the 1970s.
01:01It's a modest size house of about 1,300 square feet.
01:06But the big story here is the ADU that's being added to the back.
01:10That's an accessory dwelling unit, and that's being put up for the homeowner's parents.
01:16And our GC, Kevin Smith, is here today.

01:21So driveway work today.
01:22Yeah, we're prepping the driveway for the ADU.
01:25So that's going to wrap all the way around to the back of the house?
01:28Yeah.
01:28So we took down about 39 trees here.
01:30Oh, wow.
01:31Brought in processed gravel.
01:32Yep.
01:33Compacted in lifts.
01:34Okay.
01:34And then we fine-graded everything.
01:37So then as I look at the new layout, obviously existing driveway in the front, but this new
01:42one, sort of tucked out behind, you almost can't see it from the street.
01:46Yeah, they wanted to keep the shrubs and everything here, and then bring the driveway
01:51as close as we can to the shrubs, so that the driveway is not seen from the street.

02:00So some of the bigger changes since we were here last, you can see that the front porch,
02:04which was framed out, has now been trimmed out.
02:07Everything in place except for the new decking and the treads for the stairs.
02:12You may also remember that Zach was here helping us with the vinyl siding.
02:16That is all up, a deep dark green, and the new window trim is up as well.
02:22So the side casings, head casings, as well as the sill.
02:26So front of the house is looking sharp.
02:28And then that ADU work, which I was talking about, all of that is going on out back.
02:34The ADU sits on the back of the lot.
02:36And just as a reminder, this is all new space.
02:39So this is new build.
02:41Other new things that we got back here were an electrical service.
02:43It used to be off of the front of the house, but now it's off the back.
02:47So those conduits right here going to a new pole off the back of the lot right there.
02:53Also new gas service.
02:55So no natural gas here, so they put a 500 gallon propane tank into the ground.
02:59You can see the access hatch right there.
03:02And then the yellow flexible pipe looks like it's about an inch, inch and a half is the supply line.
03:07That's going to give us the service for the heat, the hot water, as well as the stove.
03:12Then we've got the backyard shared space between ADU and the main house.
03:18Big changes back here are going to be a new deck.
03:20So if you look at the stone right here, that's basically the footprint.
03:24You can see that the ledger board is in and our footings have been poured as well.
03:29We've also installed all of the new windows and the new doors.
03:32So there's a double slider right here to the shared space.
03:35And then we've got this big, beautiful triple slider that leads into the original house.

03:46So last time I was here, you guys had the insulation up in our roof and looks like you continued
03:51on with the walls.
03:52That's right.
03:53Last time we've spoken, we are doing the roofing and now we came back to finish these two assembler walls.
03:59So on the other side of these two walls, we've got our unconditioned garage.
04:04Yes.
04:04So that explains why you've insulated it.
04:06It looks like you have used two different types of insulation.
04:08Walk me through that.
04:09That's right.
04:10We have two assembler walls.
04:11We have an open cell on our two by six walls.
04:14Open cell is a soft material.
04:16This is what per inch on our value?
04:18We can get a 3.7 per inch on our open cell.
04:21Okay.
04:21Whereas this wall is existing.
04:24We didn't touch it.
04:24So we've just got the two by four dimension, which is why you have used the closed cell.
04:30Closed cell, we shoot for R21 minimum on the wall.
04:34Okay.
04:34So less expensive, more expensive.
04:37So you always are trying to look for that balance between efficiency and cost.
04:40Yes.
04:40That's right.
04:41We do that to help with the building or homeowner to control the budget.
04:45Looks like you've got all the walls finished.
04:47Are you guys done with insulation?
04:48Not yet.
04:49We still have our crew on the other side and ADU just finishing up.

04:59Some more insulation going on back here.
05:01We are assembling our firewall.
05:03Oh, firewall.
05:04Tell me about that.
05:05So a firewall is required to separate the two units.
05:09So we have our ADU on the back.
05:11It's connected to our living space.
05:13The wall in between that separates the two has to be fire-rated wall.
05:16Okay.
05:17And the idea is basically just to slow the spread between unit A and unit B?
05:21Correct.
05:21All right.
05:22And what goes into it and how do you pull that off?
05:24Well, there's a few aspects.
05:25We start here with our fireproof caulking.
05:28This is going to help seal up any penetrations that we have between our bottom plate and the
05:32top plate of our wall.
05:33So all holes are bad, but if you can fill them up, we're much better off.
05:37Correct.
05:37All right.
05:38And then specifically the firewall, what goes into this recipe?
05:42So the main ingredient in our recipe here is the board we're going to use.
05:47So you can see we have two different boards here.
05:50This is a half-inch board, and this is typical for all walls and ceilings of the interior of
05:55our home.
05:55And it has a fire rating of about 30 minutes.
05:57So this is sort of how long it takes or how slow or quickly it burns?
06:00Correct.
06:00This one gives you 30 minutes.
06:01About 30 minutes.
06:02Our firewall is rated to be an hour.
06:04So for us to achieve that, we have to go to a thicker board, a five-eighths board.
06:09So again, if we look at the two right there, clearly thicker.
06:12And what's with the insulation?
06:14Is that part of your recipe or is this...
06:17So we're also using a mineral wool in the cavity.
06:19Mineral wool can be used as a fire block all by itself.
06:23In this assembly, it's almost like a belt and suspenders.
06:26We're using it in our firewall, but we're also using it for sound.
06:30All right.
06:31Got it.
06:31Is that all we need?
06:32Or...
06:32The last piece of this will be our fire damper.
06:35So in this house, we have a shared HVAC system.
06:40They're not two independent units.
06:42Right.
06:42So for us to stop the spread of fire, if there was a fire ever to happen in one of
06:46the
06:46ducts, this is a fire damper.
06:48And how this works is, there's a fusible connection back here that at about 165 degrees or so,
06:55will melt the connection and it'll trigger the spring to close.
06:58Clever.
06:58Which will stop, if there's a fire happen to be in one of the ducts, it'll stop it from
07:02going to the other side.
07:02I mean, it sort of makes sense, right?
07:04You go through all this effort to build this wall and yet, without something like that,
07:08you've got a giant hole in it.
07:10And we know that heat, smoke can transfer through there.
07:12So this is what's going to actually plug the hole, but only when we need it.
07:15Correct.

07:23Before this building gets completely boarded and plastered, I thought I would show you how
07:26we're heating and cooling this building.
07:28Now over in the main house, in the basement, it was a retrofit.
07:31Low ceilings, no place for anything really.
07:33So we put in the little mini ductless air handlers, the ceiling cassettes, and that's
07:38air-to-air heat pumps.
07:39We also put an air handler up in the attic, in the old attic of the main house.
07:43Well down here, this is a new build.
07:45So look at this.
07:46There's plenty of room to do anything we want.
07:47So now you can see there's two sets of ductwork here, one to feed the downstairs of the ADU,
07:53and the other to feed the upstairs.
07:55And it runs right through here into this passageway, where we now pass from the ADU to the main house.
08:01And that's where we find Bobby Connolly.

08:04You've been busy.
08:05Yeah, very busy.
08:06All right, so I saw the ductwork come to right here, and you've got two zones right here.
08:11Yep.
08:11And this is the air handler for just the...
08:13ADU unit.
08:15Okay, great.
08:15Take us through how it works.
08:17So basically, this is your air handler unit.
08:19You have a blow motor that's going to suck air down this return.
08:23It's going to pass it up through the evaporator coil for AC in the summer.
08:27Yep, yep.
08:27And then it's going to continue up, and it's going to go over this heated coil for heat in the
08:31winter.
08:32So it's not a furnace.
08:33It's actually a true hydrower unit.
08:35So heated water will pass through that coil, and the cooling side is not a heat pump.
08:40It's actually just conventional AC.
08:41Correct.
08:42Okay.
08:42So how do you make this water hot?
08:44So you're going to have a supply and return on this.
08:47You're going to have 180-degree water coming in, and then it's going to shoot back to your gas-fired
08:52boiler.
08:52Okay.
08:53Well, here's one we've seen.
08:55We haven't seen this one before, but usually the wall hung.
08:57So this is a floor-mounted?
08:58Yeah, this is a floor-mounted high-mass boiler.
09:00So it holds about 18 gallons of water.
09:03And it can come over to heat the water inside this tank.
09:07So that means there's one gas bill, right?
09:09One gas bill.
09:10They're going to share this.
09:11All right, but the AC side, though, because it's conventional,
09:15it would mean that they would pay their own electricity for the cooling side.
09:19Yep.
09:19Okay.
09:20So they have to get along with each other, don't they?
09:22Yeah, I heard so.
09:23While we're talking about shared space, I have something else to show you over here.
09:25All right.
09:28All right, what do we got?
09:29This is the whole house water filtration system.
09:32So for both the main house and the ADU?
09:34And the ADU.
09:35All the water?
09:35Yep.
09:35So does Walpole have bad water?
09:37No, it's not bad water.
09:38It's perfectly safe.
09:39This is just going above and beyond.
09:41Well, I've seen point of use ones, but this is interesting to do a whole house.
09:45Take me through the steps.
09:46You have your first stage filter here.
09:49This is going to take care of sand, gravel, rocks.
09:51Like this?
09:51Yep.
09:52So is this cleanable?
09:53Yep.
09:53So you can get all kinds of sediment.
09:55At least you can stay ahead of it because it's the first line of defense here?
09:58You can pump it out, wash it, and throw it back in.
10:00All right.
10:01And then what?
10:01This is a carbon filter.
10:03That's for taste and odor.
10:04Yep.
10:05It'll make drinking water better in the house.
10:07Yep.
10:07Scale and corrosion.
10:09Great.
10:09Also for skin and hair.
10:12I could use a little help on both of them.
10:13Yeah.
10:14What about the last stage?
10:15Last step is picking up parasites, microplastics.
10:19All those unmentionables.
10:20Well, it's interesting.
10:21You know, you think about this, it also means we could get rid of bottled water.
10:24I mean, who doesn't want to get rid of all that recycling and everything else and know
10:27that you can trust the water you're drinking?
10:29Yeah.
10:29All right.
10:30You ready to finish up?
10:31Yeah, absolutely.
10:38Basements are notoriously wet, and we do everything we can to keep them dry.
10:42And that's a lot easier with a new basement like we have here beneath our ADU.
10:47So we'll put plastic underneath the floor.
10:49We'll put a sump pump maybe in the corner with a perimeter drain or insulation.
10:54That's also a vapor barrier up on the side walls.
10:57It gets a lot harder to pull all that off in old basements and particularly difficult
11:02where the new meets the old.
11:05And that's what's going on right here.
11:06So this is our new foundation for the ADU coming right up to the old foundation of the
11:11house from the 1970s.
11:13And that joint right there is problematic.
11:15So Sean Hayward, you're going to help us out with that one right there.

11:19A notoriously difficult spot for water infiltration.
11:23Exactly.
11:23This is a cold joint.
11:24Which is what?
11:25Cold joint is where new concrete meets old concrete.
11:28And so this is not an installation problem.
11:30This is just sort of the realities of concrete.
11:32And as you say, especially when new meets old.
11:34Exactly.
11:35Totally normal.
11:35Okay.
11:36So what do you want to do with our so-called cold joint?
11:39Our goal is to waterproof it.
11:41And we do that by injecting polyurethane foam.
11:44Okay.
11:44And so what's the process that gets us to that?
11:47We start by prepping the area, cleaning the old foundation and the new foundation,
11:52make sure there's no debris exactly where this epoxy might not adhere properly.
11:57So we want to get that all prepped.
11:59Next, we drill ports with a hammer drill and a five-eighths inch bit.
12:04We then adhere the ports into the cold joint.
12:09And once those ports are glued in and adhered, we let that epoxy set up a little bit.
12:13We'll then come in with the same exact epoxy and seal up that joint from the inside.
12:18Okay.
12:18So that's already been done on this corner right here.
12:21What do we do next?
12:22Next step is to inject.
12:24Let's do it.
12:25All right.
12:25So Max is getting ready to inject the material.
12:27So he's setting up the gun.
12:29So two parts?
12:30Yes.
12:31Two-part polyurethane foam.
12:33You can see the two parts mixing together in the nozzle.
12:37Turns out brownish color.
12:39Yep.
12:39And as soon as he gets a lot of pressure, he'll stop and cap.
12:43Okay.
12:44And then he just repeats the process on the way up.
12:45Works his way up.
12:46And then as soon as that's fully cured, we can come back, if the customer would like, and
12:50cut off these ports.
12:51And so after 45 minutes, once it's cured, do we have ourselves a watertight coal joint?
12:56We do.
12:57That's awesome.
12:59As we follow along with the construction of this ADU, which is an addition to the main
13:04house, we're also exploring different ways that you can build ADUs.
13:08So have a look at what we did in Dorchester, a neighborhood of Boston, where over the past
13:12several months, a different style of ADU has taken shape.
13:17So, Tommy, you know that Boston passed an initiative to encourage the building of ADUs
13:21trying to do what they can to alleviate the housing crisis here.
13:25Yeah, they need to.
13:25I mean, it's harder and harder for people to find living.
13:28Yeah, it's really bad.
13:29And when we think of ADUs, oftentimes it's a separate building.
13:32But as you know, you can add on to an existing building or you can even renovate within the building.
13:38That's great, because if you look at the neighborhood, look at how close the houses are to one another.
13:42They're actually built to fit the lot.
13:44Right.
13:44So there's no room to expand.
13:46Well, that's exactly why I brought you here to this neighborhood.
13:49Any change you recognize this gem right there?
13:52You know what I do?
13:52I think I was here about 20 years ago.
13:54The house was lighter.
13:55I think it was light green, if I remember correctly.
13:58This is a new fence.
13:59I think there was a fence here before.

14:03Well, it turns out they want to do an ADU in the house.

14:40Well, last spring we had a decision to make.
14:43We paid off the mortgage and we were looking for a new project to do.
14:46But at the same time, Tom was graduating from college and my younger son was transferring
14:50back to Boston for school.
14:52So we thought the project is probably to create an apartment for them.
14:56Dad, you're on board?
14:57I am.
14:57I mean, you obviously want him to fly the coop at some point.
15:00But I think it gives me a soft landing spot given the economics of today, the rents and
15:04things and so forth.
15:05Yeah.
15:05And how about you, Tom?
15:06How do you feel about coming home?
15:07I'm very excited.
15:08I think I'm very fortunate to have this opportunity.

15:13Which I remember, one of my first early seasons.
15:15Ask this old house 20 years ago.
15:17It came, you had a broken baluster.
15:19It was right over here.
15:20I took a router and I drilled the hole in it and put a dowel in the center to stiffen
15:24it.
15:24Still holding up nice and solid.
15:25And you guys are thinking ADU upstairs?
15:28Up in the attic.
15:28Who wants to show us?
15:29I'll take you up.

15:30Well, that leads us to the attic stairs, which are a little steeper.
15:33Oh, definitely steeper.

15:35What year is the house?
15:36The house is 1895.
15:38And you've been here how long?
15:39We've been here a little over 22 years.
15:42Wow.
15:43So that's before the kids were born?
15:44Yeah.
15:45I was nine months pregnant when we moved in.
15:47Wow.
15:47So this is the only house they've ever known.
15:49This is their home.

15:51This is great space.
15:52So we have a lot of space up here.
15:52So we think this is going to be the sleeping alcove.
15:56Oh yeah.
15:57For a bed.

15:59And there's going to be a closet over here.
16:00So we'll probably have a solid wall, which will give him a space for a big desk.

16:04And then if you come through here.
16:06Does the chimney stay?
16:07The chimney's staying.
16:08We just had it fixed.
16:09It's like it all been repointed and rebuilt.
16:12This space back here, it's going to be the kitchen.
16:15It's going to be the most changed space because they're going to blow out this, raise it up.
16:19There'll be a big glass door and this will be his main entrance.
16:22So that's the entrance to get outside.

16:25And then over here, this area is going to be the bathroom.
16:29We're going to change that window so it's higher and to the side, so a little more privacy.
16:34Yeah.
16:34And then up here we have, this is going to be walled off as a mechanical room because this unit
16:39is the cooling and heating for the second floor.
16:43You get nice light through the three windows.
16:45Yeah.
16:46And you know, this is going to be a good sunny spot because we're going to replace these windows with
16:50a custom window that is much cooler than these white plastic vinyl.
16:54Nice custom bay unit here.
16:56I think so.
16:56Yeah.
16:57That'll make a big difference.
16:58Yeah.
16:58Like a focal point.
16:59And what are you thinking about this space?
17:01This will likely be more like a living room.
17:03So we're picturing his TV might be able to go on this because this will be a flat wall here
17:08and maybe a sectional coffee table, maybe a table and chairs if they don't fit in the kitchen.
17:15We're not really sure.
17:16It's hard to visualize now.
17:18Yeah.
17:19It's very hard for people to visualize the space.
17:20So you still have some cleaning out to do.
17:22You're going to have to find a new spot for the Harry Potter party box.

17:27As well as some others.
17:27Where does all this stuff go?
17:28Well, it looks like it's crowded and messy up here, but we have been emptying this out for the past
17:33two or three months.
17:34Well, it looks like good space.
17:35You'll need a clever plan and a really good contractor.
17:38Well, we think we found a great contractor.
17:39We're very excited.
17:41The architect recommended him and he just finished doing a freestanding house, kind of like an ADU.
17:46The woman is going to move into the smaller house on her lot and rent out her larger house.
17:51Perfect.
17:52Right here in Seven Hill.
17:53And he lives in Dorchester, too.
17:55Oh, that's nice.
17:55So we keep it kind of local.

18:24We'll add a soundproof and insulation in between it so we will.
18:27Any of our piping and stuff we got that needs laid first, our mechanicals, we'll do that.
18:31Then we'll relay our subfloor.
18:33And then you've got to deal with this.

18:36This is the heating and cooling for the second floor.
18:39You're going to build knee walls to hide a lot of this stuff in here?
18:41Yeah, we'll build knee walls there.
18:42So we'll move this return over the wall here so that we have our mechanical closet inside
18:48there.
18:48That's going to make it really nice up here.
18:50It definitely will.

18:52So when do you expect to get started?
18:54We're probably about two or three weeks away from permitting, hopefully.
18:57So as soon as that's through, we'll go from there.

19:08Once the permit was in hand from the city of Boston, Gareth and his team of subcontractors
19:14spent the next seven months turning this attic into a new ADU.
19:19As the project progressed, they added new subfloors topped with hardwood.
19:24With the flooring installed, finished work came next.
19:28Interior paint, new plumbing fixtures, and appliances.
19:32And finally, move-in day.
19:36So seven months, Tommy, and they got it all done.
19:38Yeah, it's a lot of work.
19:39A lot of work getting the stairway up here, too.
19:41It's beautiful.
19:42But his own private entrance to the unit, which is key.

21:04We even got the HVAC and the heating for this unit put up in the ceiling.
21:08So you guys had some duct work to hide?
21:10Yeah, we had a lot of ducting up here, big condensers and everything.
21:13And we put it behind this sort of panel wall.

21:19You can see the water heater in there, the duct work.
21:22And I can see this like sound deadening right here behind all the wooden strips.

21:27And so what are you on the hook for, Tom, in regards of utilities?
21:30So I'm only on the hook for electricity, but that's everything.
21:35That's my HVAC, my hot water, and then the lights.
21:37So everything you need, and that's just one bill.
21:39Yeah, exactly.

21:42Remember how small that old window was?
21:44Yeah, it was an old window, really leaking bad.
21:45They moved it out and dropped it down close to the roof.
21:49What a difference.
