01:42of Aiea are normally selling around a million dollars. But as you head up the hill, the houses
01:49start to get more expensive because you get unreal views up here. I mean, they're selling for around
01:56two mil. You know our good friend, Brooks? Love Brooks. So he gave me a call, wanted to show us

02:03house. Okay. He's done a couple projects already, right? He has. He's a mortgage broker, right? Right. So he
02:08knows a ton about lending, but not so much about renovation and design. I think he sees us as a
02:16good opportunity to execute on his family's house. It's basically a house that's been in their family,
02:23and they are thinking about selling it. Is he meeting us here? Yeah. Right here on the right. Let's check

02:55because at that age, all the kids just kind of went off and did their own things as adults do,
02:58but grandma and gramps passed away. So it's time to just kind of move on. And we need to sell

03:04property. Yeah. The family's looking to get a million eighty for it. I mean, I looked it up a
03:08little bit. It's a five bed, three and a half bath, just under 4,000 square feet. And it's on
03:14a massive
03:15lot. Yeah, it's big. It's huge. Got really great bones. I think just more needs updating. There were some
03:22water issues at one point, but I'd like to partner with you guys and collaborate to rehab it. On the
03:28side. Um, um, I mean, we could definitely put this on the MLS, but I know how thoughtful you guys

03:35with properties, let alone somebody who has a connection to it. So you guys were the first

04:12could very much so complicate things. And we're in. Oh my gosh. Wow. Holy crap. These are 20-foot
04:25ceilings. It makes it feel massive in here. This house in its prime, you can tell was like it.

04:42these light fixtures. This is like an 80s time capsule. I've never seen anything like this. But
04:49there's noticeable signs of wear. I mean, cracks in the paint around the beams. There's a lot of stuff.
04:55But the fact that Brooke's grandpa designed and built it is so rad. I've never been in a raised
05:02living room. Look at the view. Oh my gosh. Dude, we are set up on the top of the mountain.

07:06call these a wampus room. I mean, this is definitely one of the more rough spaces. You gotta scrape the

07:19see what I wanted to see, which is the deck. I want to get out to that deck. Yeah. Wow,

07:25it's about. This is everything right here. This is why people live in Hawaii. I mean, you can see the
07:33Arizona Memorial, all of Pearl Harbor. You see Ford Island. I know. You see it all. The lot goes all

07:39way down to that street down there. The bummer is. It's not usable. But I don't know if the person
07:45buying this house is buying it for a yard. They're buying for the size. They're buying for the location.
07:50They're buying it for the view. What do you think we could sell this for? This is the thing. Houses

07:55this area sell over $2 million. ARV is going to be like right under $2 million. The family wants $1
08:02,080,000.
08:03If we're looking at a 12-week timeline, that'll be about $250,000 in holding costs, selling costs.
08:11Our renovation is going to be. For sure is $350,000. That's a $320,000 profit. Which is
08:19a no-brainer. But it's not 100% ours. And if we have another party providing feedback and chiming in
08:27on things, it just could become really stressful. I mean, we know there's three parts to the deal.
08:34There's the money, there's the deal itself, and it's the construction experience. He brought the deal.
08:41Exactly. That's 30%. Just to keep it clean. Right. I mean, he's still walking away with
08:47just under $100,000, and we're walking away with $220,000. On a deal this size with that much
08:55renovation costs, we need that buffer. I mean, that's a really good margin. This house is super

10:52legacy. This is a property. So having less than 50%, it's almost like taking away the bloodline
11:00component for it. And that's where I would need to be at the very minimum in order to feel good

12:47and then open up the bathroom to create the space for dual vanities and a freestanding tub. And on the
12:53floor with all of the bedrooms, I want to push that wall back and make it feel less cramped with
12:58clear
12:58entries into each room. You can gut all the bathrooms. We can gut the kitchen. All the built-ins that

15:08done, they can start framing for new windows and bedroom placement. Then they can move on to

15:37You think this kitchen is going to be big enough? For the price point, it needs to be

16:16Moving on to the kitchen, I think we go with a white oak cabinet, and then we do a two

16:22countertop. So a clean white on the perimeter that also is the backsplash. And then we do a dark gray
16:29concrete-like on the kitchen island. We have bronze finishes with the statement piece being
16:36a bronze hood vent. It's bold. Like, we've never done something like that. And then over there in
16:43the dining room off the kitchen, I want to do wine racks. Floor to ceiling, wine racks that frame out
16:48this big picture window. That makes it look very beautiful and is a statement in this dining room
16:54area. I like it. And then to wrap it all up, I think the downstairs can make a great game

17:00hangout spot, recreation area. I'm thinking pool table or poker table or on a dry bar. And then I'm
17:09still working on the rest, but I think it's a good start. That all sounds unreal. I think the house

17:14going to be amazing. The next step is scaffolding. Yeah, I gotta get a trap on that. We've never worked
17:20on
17:20a house that's this high off the ground. Never. So I made sure that we had 10 grand in the
17:26budget
17:26for scaffolding. We're going to be having to paint the exterior any time now. Do you think we go dark
17:31on the exterior? I'm feeling a super dark earthy green with a black trim, but break up some of the
17:37color patterns. So I need to know where we're landing with that. Let's get it ordered. I'm going to
17:42actually take a photo of all this stuff out and send it to Brooks. Do it. He's going to love

17:56The guys are continuing to work on the interior this week with Plumbing Ruffin. While Travis is
18:01working on getting bids for the scaffolding, so exterior paint can get started soon as well as

18:13away weather for you. Yeah, it's raining here, but it's not five minutes down the road. Yeah. So where

18:47required the substantial amount of scaffolding. I mean, we had no clue how much it really was going
18:52to cost, but no one expected $35,000. I feel like that's like a commercial style pricing when I'm
18:59doing a whole building. Well, I just don't know what the alternative is. To hit the ARB that you're
19:04trying to do, you kind of have to pull out all these bells and whistles and change out windows
19:08and make sure there's fresh paint on the house. And so to not do that would hurt us even more,
