00:01I think it's one of the worst houses we'll probably ever encounter in our
00:05entire career. This house excites the crap out of me. I'm Kamalai Kalama, right?

00:17Oh my god. We buy and renovate homes in the most challenging place in the country,
00:23Hawaii. The shipping is more than the actual material cost. Wow. We want to
00:28restore homes for our local families. The real estate here is crazy expensive.
00:35So to make this work, we have to take on some of the most rundown homes on the
00:38island. Can you hear us? Disgusting. How do we do it? Our giant family. I have 87 first
00:47cousins. Yo, what's up cuz? More than anything, we want our children to be good
00:53human beings. Exactly. You can't have little ass walking around. Little ass walking around.
01:08I feel like it's gonna be a good day. I feel like it's gonna go my way. Yeah. Look at
01:16all the battleships.
01:17Look at these views. That's Pearl Harbor right there. Yeah. Look at how big the house is. I mean,
01:24they're all massive. It's crazy. Today, we're on the west side of Aiea. Really historic suburban part of town.
01:35It's located just up the street from Pearl Harbor and the Aloha Stadium. The houses down on the flat
01:42part of Aiea are normally selling around a million dollars. But as you head up the hill, the houses start
01:50to get more expensive because you get unreal views up here. I mean, they're selling for around two mil.
01:57You know our good friend Brooks? Love Brooks. So he gave me a call, wanted to show us this house.

02:04He's done a couple projects already, right? He has. He's a mortgage broker, right? So he knows a ton
02:09about lending. But not so much about renovation and design. I think he sees us as a good opportunity
02:17to execute on his family's house. It's basically a house that's been in their family and they are
02:25thinking about selling it. Is he meeting us here? Yeah. Right here on the right. Let's check it out.

02:39Glad you guys could make it. How are you? Doing good. Yeah? Yeah, I'm excited. So what are you kind
02:44of looking for? What's the situation? So grandpa actually built it. He designed everything. For
02:51the most part, I think they just built this massive home. Yeah. And it was just them because at that
02:56age,
02:56all the kids just kind of went off and did their own things as adults do. But grandma and grandma
03:00passed
03:00away. So it's time to just kind of move on. And we need to sell the property. Yeah. The family's
03:06looking
03:06to get $1,080,000 for it. I mean, I looked it up a little bit. It's a five bed,
03:10three and a half
03:11bath, just under 4,000 square feet. And it's on a massive lot. Yeah, it's big. It's huge. Got really
03:17great bones. I think just more needs updating. There were some water issues at one point, but I'd like
03:24to partner with you guys and collaborate to rehab it. On the renovation part. Yeah. Um. Um. I mean,
03:33I don't know how thoughtful you guys are with properties, let alone somebody who has a connection
03:38to it. So you guys were the first thought. Look, I'll give you the keys and then let me know

03:49because there are so many moving pieces from funding to construction to design. We like to be in
03:57control to ensure that we're going to have a successful project. This is a massive house.
04:04That in itself is a huge challenge. You add in that Brooks has an emotional connection to this
04:10house like no other. So that could very much so complicate things.
04:17And we're in. Oh my gosh. Wow. Holy crap. These are 20 foot ceilings. It makes it feel
04:27massive in here. This house in its prime. You can tell was like it architectural digest it. This
04:36elevated living room. Look at this wallpaper. Look at that tile. Look at these light fixtures. This is
04:44like an eighties time capsule. I've never seen anything like this, but there's noticeable signs
04:50of wear. I mean, cracks in the paint around the beams. There's a lot of stuff, but the fact
04:56that Brooke's grandpa designed and built it is so rad. I've never been in a raised living room.
05:03Look at the view. Oh my gosh. Dude, we are set up on the top of the mountain. Well, that
05:10is what's
05:11going to help sell the house. So far so good. Yeah. What's behind this wall? All right. Kitchen.
05:18Definitely dated. Older cabs. Older countertops. It's also an underwhelming island. It looks solid
05:25though. I don't think we'd have to do too much here. And I don't know if we've ever said that
05:30before. Ever. Never. Not in the kitchens we normally buy. What do you think this room was? Like a
05:38loungy living space. Look at these built-ins. These are expensive. Something like this would
05:46probably run for about 10 grand. You don't just see furniture mean like this anymore. Yeah. We
05:51should figure out how to incorporate it back if we move forward. Super cool. Yeah. We haven't even
05:56gone down the stairs yet. Yeah. Let's continue on. Yeah. Is this primary? This room is gigantic. Holy crap.
06:03Look at how big it is. And then like, look at the view. What? Bruh. Massive picture window. It's
06:12panoramic. Is that a bathroom around there? Yes. You have a huge bathroom. Obviously needs to be
06:18updated. But like, we're in really good shape. I mean, yeah. Okay. One more floor. I think there's
06:23one more floor. Seen a lot of doors, babe. I feel like I'm now in a closed off dark maze.
06:30So it looks
06:31like there's four bedrooms on this level and two bathrooms. I'll go right. You go left. Okay.
06:37Babe, what do you see over there? Two bedrooms and a bathroom. I got two bedrooms and a bathroom on
06:44this side. I think we're starting to see where that 4,000 square feet is coming from. But like,
06:50there is another floor. One more. Oh my gosh. This is another living room? I like it because
06:59there's a ton of different options that we could do down here. This is where all the kids hang out.
07:04Or a game room or something. I think they call these a wampus room. I mean, this is definitely
07:10one of the more rough spaces. You got to scrape the ceilings, flooring. Change the windows. I mean,
07:16there's a lot of work down here. Got to rip drywall. But now I finally see what I wanted to
07:20see,
07:20which is the deck. I want to get out to that deck. Yeah. Wow, babe. This is what it's about.
07:27This is everything right here. This is why people live in Hawaii. I mean, you can see the Arizona
07:33Memorial, all of Pearl Harbor. You see Ford Island. I know. You see it all. The lot goes all the
07:39way
07:39down to that street down there. The bummer is... It's not usable. But I don't know if the person
07:45buying this house is buying it for a yard. They're buying for the size. They're buying it for the
07:50location. They're buying it for the view. What do you think we could sell this for? This is the thing.
07:54Houses in this area sell over $2 million. ARV is going to be like right under $2 million.
08:01The family wants $1,080,000. If we're looking at a 12-week timeline, that'll be about $250,000
08:08in holding costs, selling costs. Our renovation is going to be... For sure is $350,000.
08:15That's a $320,000 profit. Which is a no-brainer, but it's not 100% ours.
08:23And if we have another party providing feedback and chiming in on things, it just could become
08:29really stressful. I mean, we know there's three parts to the deal. There's the money,
08:35there's the deal itself, and it's the construction experience. He brought the deal.
08:41Exactly. That's 30%. Just to keep it clean. Right. I mean, he's still walking away with
08:47just under $100,000, and we're walking away with $220,000. On a deal this size with that much
08:55renovation costs, we need that buffer. I mean, that's a really good margin. This house is super
09:00unique, and I think it would be very helpful to Brooks and its family. I'm down to take it on.
09:06You just have to figure out the partnership. I'll give him a call. We'll set up a lunch,

10:02bringing the deal. To be honest, I was actually thinking $70,000, $30,000 my way. Yeah. I also have
10:10the ability to get funding, and I love you guys' design, and that's what I was really looking
10:15for. The $130,000 is from you guys. I mean, I'll be completely transparent. If that was
10:22the way it was going to be, then we probably wouldn't be a part of the deal. There is a
10:29level
10:29of control that we need at this price point, and how much risk is involved. There's a lot
10:40really no way we'd be able to do it for that. I don't know if I stressed it enough to
10:49you,
10:49is this isn't just about the money. This is a family legacy. This is a property. So having
10:55less than 50%, it's almost like taking away the bloodline component for it. And that's
11:02where I would need to be at the very minimum in order to feel good about this whole thing.
11:06Okay. So you're saying, I mean, $50,000 you'd be good with?
11:13$50,000 is, yeah, I'm actually comfortable with that. It feels good inside.
11:16So you're bringing half of the money. You brought the deal. We'll bring the other half of the
11:22money, and we'll have final say on construction and design.

11:40After talking it through, Brooks and I made a deal to purchase a property at $1,080,000,
11:46and a 50-50 partnership. Brooks's family was super stoked that we were able to pay them exactly
11:53what they needed. And with that, it's time to clear out the house and start demo.

12:26The main change for this level, it's the kitchen. So the footprint is staying here. We're going
12:34to tear down this wall, opening it up to the hallway and shift the island over to make the
12:39space feel even bigger than it is now. When you go down into the primary, I want to make the
12:44two
12:44closets, one large walk-in closet, and then open up the bathroom to create the space for dual
12:50vanities and a freestanding tub. And on the floor with all of the bedrooms, I want to push that wall
12:56back and make it feel less cramped with clear entries into each room. You can gut all the bathrooms.
13:01We can gut the kitchen. All the built-ins that Brooks' grandpa had are being kept. Do not break
13:07those. Trav and I can get started on taking those down. So there's not much change to the layout at
13:12all. No. So we were already working with something that's pretty awesome. Yes. We'll stay in the
13:17kitchen. First crack at the kitchen. Let's do it.
13:40This one's all butt-separity. Oh my gosh. Is that water damage? Yeah. We cannot lose these. I mean,
14:02gosh. How does that one look? Oh, you guys, this one has it too. Not. Yeah. Oh my goodness. I

14:13this with these still in the property. I know. I don't know if I can salvage this. We got really
14:22skilled
14:24woodworkers in the family. There's a chance he can recreate it to make it look like it was. We just
14:30have to make sure he can do it. I mean, didn't mean for it to start out like this, but
14:35we'll do our best
14:36to keep them. Let's just keep going. Yeah. I mean, it's looking good. We just got to get the rest

14:43we're in here. Clear this out so we can start working. Yep. Our permits got approved. So the
15:00guys are finishing up demo at the house. They're tearing down all the drywall to inspect to see if
15:06there's any other water damage. Once that's done, they can start framing for new windows and bedroom
15:12placement. Then they can move on to electrical and plumbing rough-in. Dude, what is with all of this
15:22rain? The storm's just supposed to get worse. Holy crap. It is all opened up. Huge. I know it does.
15:30Look at how much brighter it is in here and all this natural light just shooting through the house.
15:37You think this kitchen is going to be big enough? For the price point, it needs to be tippity-top
15:42-notch.
15:43Can't just be big. It has to be amazing. No, it has to be. It has to be amazing. The
15:47thing is, it's jinx.
15:50That's your jinx. No take-backs. So do you want to see what I designed? Yeah.
15:58I mean, I see a ton of material here, but we have a massive house. So I noticed something right

16:05the bat. This looks like the tile that's already in the house. Because it is. It's the front landing
16:11tile we're salvaging and keeping. That's the inspo for this entire house. Cool. Moving on to the
16:17kitchen, I think we go with a white oak cabinet. And then we do a two-toned countertop. So a
16:23clean
16:23white on the perimeter that also is the backsplash. And then we do a dark gray concrete-like on the
16:31kitchen island. We have bronze finishes with the statement piece being a bronze hood vent.
16:39It's bold. Like, we've never done something like that. And then over there in the dining room off
16:44the kitchen, I want to do wine racks. Floor to ceiling, wine racks that frame out this big picture
16:49window. That makes it look very beautiful and is a statement in this dining room area.
16:54I like it. And then to wrap it all up, I think the downstairs can make a great game room,
17:00hangout
17:01spot, recreation area. I'm thinking pool table or poker table or on a dry bar. And then I'm still
17:09working on the rest, but I think it's a good start. That all sounds unreal. I think the house is
17:14going
17:14to be amazing. The next step is scaffolding. Yeah. I got to get a trap on that. We've never
17:20worked on a house that's this high off the ground. Never. So I made sure that we had 10 grand
17:26in the
17:26budget for scaffolding. We're going to be having to paint the exterior anytime now. I think we go dark
17:31on the exterior. I'm feeling a super dark earthy green with a black trim, but break up some of the
17:37color patterns. So I need to know where we're lining with that. Let's get it ordered. I'm going to
17:42actually take a photo of all this stuff out and send it to Brooks. Do it. He's going to love
17:48it.
17:56The guys are continuing to work on the interior this week with plumbing rough-in. While Travis is
18:01working on getting bids for the scaffolding, so exterior paint can get started soon as well
18:06as drywall. Oh, what's up, guys? Yo. This rain. Isn't it wonderful? I know. It's not fun. It's
18:13away weather for you. Yeah. It's raining here, but it's not five minutes down the road. Yeah. So where
18:18are we at with scaffolding? I got three guys that came out. Yeah. They're all landing around $35,000.
18:26$35,000? That's for a 28-day rental. Are you kidding me? Yeah.
18:31Yeah. We budgeted $10,000 for the scaffolding. I mean, that's a $25,000 hit to the budget.
18:42We don't buy houses with elevations like this. We don't ever come across them either. That even
18:47required the substantial amount of scaffolding. I mean, we had no clue how much it really was
18:52going to cost, but no one expected $35,000. I feel like that's like a commercial-style
18:58pricing when I'm doing a whole building. Well, I just don't know what the alternative
19:02is. To hit the ARB that you're trying to do, you kind of have to pull out all these bells
19:06and whistles and change out windows and make sure there's fresh paint on the house. And
19:10so to not do that would hurt us even more, I feel like. I'll get on the phone with Brooks

19:26any project. We have a good margin on this house, which normally would make this hit easier
19:32to take, but we do have a partner. And now both of us are taking this hit. We just figured

23:37we don't even know how to install one of these. Bro, when we sat down and talked about this part,
23:42you agreed that we would be in charge of the design. This is a problem. Okay.
23:54I really envision it being more like a workout, relaxation, recovery. Where we were going to do
24:00the second living room family area. I know. I mean, you think about the type of people that we want
24:06to
24:06attract the buyers. I think this is a really good feature. I think it's a feature for sure. But like,
24:12can you just plug this in? Because we can't. Roughing for electrical is done. Yeah. Plug and play.
24:16Okay. We can make it work. It just has to feel intentional and well thought out.
24:22We have to get our heads together and really figure out where it's going to go.
24:32So we're working with the dry bar and these windows. And you have this slider. It has to go
24:37somewhere on that side. On that side. If you're leaning into the workout thing and you put like
24:42a mirror and then you have like weights in this corner. Yeah. So it feels more intentional. And then
24:49you still have the rhombus part, right? This will blend into kind of a recreational space. Exactly.
24:54Yeah. Yeah. Yeah. I mean, I'm not mad at it. There's a sizzle feature that not many houses have

25:08Yeah. As we come into the final few weeks, the pace is picking up at this IAF mansion. We got
25:23dry
25:24lawn paint being finished as flooring and cabinets arrive. This house is absolutely massive and a lot
25:35still needs to get done. I mean, so we're just trying to jump in wherever we can. I need to
25:40get
25:40this for Bubba. Yeah, this is cool. So he can do his kicks. The sauna installers are here. We have
25:46the flooring material and that's going to delineate one side, one side from the other side. It's going
25:53to be really cool. Although it was a last minute surprise, you have to do things to houses that set
26:00yourself apart. And this addition from Brooks is definitely doing that.

28:03involves a lot of time and a lot of money and we can't do it. It's a no. I mean,

29:55thing. This is that. Holy . What happened? It's totally . I've never seen a tub this .
30:08It just arrived like this. This tub took like five weeks to get here. I already called. They're going
30:14to expedite it. It's going to be two weeks. We are ready to install. We're not getting the house
30:20clean in two days. Like we're ready. We can't not have a tub in that bathroom. It's going to turn
30:27buyers
30:27away. We can't have nothing there. We can't afford to push off listing the house, but we just have
30:38nothing like this on island. Thoughts are we could basically drop it in place and dry fit it. Then you
30:44can get photos on the market and all of that. And the second it comes in, just swap it out.
30:49Let's do that.
30:50We'll get a towel that hangs over so we can proceed. That's the creative solution. It's a good
30:56solution. It's what we got to do. I don't feel like we have a choice, so it is what it
31:00is. But we have
31:00we have tracking for the new tub. We got to make sure it gets here and gets swapped out like
31:05ASAP.
31:12It has been a journey. It has been a journey on this one. We're so close. Furniture is the final
31:19piece and you have to nail it. So I'm not putting any pressure on you at all. You're right here

31:25me, brother. We're always trying to elevate our staging and our houses. And on a house this big,
31:33it is scary. It's a challenge for sure. I'm just giving you a little pat on the back before this

33:06Just from the outside, it's a completely different house. We just breathe life really back into it.

33:17driveway, you just kind of your line of sight does this and your color schemes are always so on point.
33:22I mean, before the exterior was like a beige and it honestly is pretty timeless. But for us,

34:53This is like a Michelin star restaurant now. Wow. The space just feels different. All we really did,

35:07It felt closed and gloomy in here. So, the lighter cabinets now with the light countertops
35:15really brighten the space up. We did want to make sure that the house felt elevated because it is
35:22such a unique and beautiful home. So, we chose hiring materials. Yeah. What do you think of this
35:27hood vent? I like it. Yeah. It's such a vibe, dude. There isn't another house like this ever sold in
35:34this area. I've never seen a house like this sold ever. Oh. It's so unique, you know, and that's all
35:40because of your family. I'm stoked to hear that. Yeah. Thank you. But it's set up for true entertaining,
35:45which leads you to this massive dining room. You set out the buffet and then you have like dinner
35:51parties. You see the wine racks. Yeah. A massive dining room table. We don't normally get to do this in

35:59lot of the houses that we have, right? So, we had to. Especially in Hawaii, right? No, especially in Hawaii.
