16:05When we walked into the Gables, it was quite intriguing.
16:09It gave me the feel of a beach.
16:11It had a nice view and the fireplace.
16:14That was a real feature for me.
16:17And then the pool area caught my eye right away.
16:19But the Gables was a little bit overpriced because I would have to do an extensive renovation.
16:25And that would have brought the price perhaps over budget.
16:28Harbor Bluffs was $339,000.
16:32That deck outside, it was fantastic.
16:35I hadn't seen one like that.
16:36But then got to the kitchen and it made me feel claustrophobic.
16:40That property, I was amazed before I even got there.
16:43Why?
16:44Because I'm a dollars and cents guy.
16:46But when I walked in and saw the work that needed to be done, it was just not attractive to
16:52me as far as to invest in it.
16:53And especially the view.
16:55From the side angle, the view was constricted.
16:58I wish that it would have been more to my likens because of the price.
17:02So we ended up choosing Harbor Club.
17:07When I first saw the Harbor Club, I fell in love with it, just like Fred.
17:11The fact that it's 1,700 square feet, that gives room for potentially nine of my grandchildren to have fun
17:20at.
17:20And it has the nice patio, which is a real draw for us.
17:25Harbor Club was listed at $580.
17:28My offer was $500.
17:30And we ended up getting Harbor Club at $550.
17:33So now I think it's time for us to get started.

24:05Today, the goal is to start preparation for the crown molding and for the baseboard.
24:11It allows me to put a bead around the wall so that when I start to paint the wall, things
24:22will be easy.
24:23When the baseboard is being laid, there will be a paint already extending above it as well
24:31as below the crown molding.
24:33This allows us to save on some labor time and cost.
24:41Katrina has an eye for, I'll say beauty.
24:45And she chose this white with her, you know, emphasizing one color throughout.
24:51It gave us different tones throughout the day.
24:56And white does that.
24:58When I was a kid, my mom bought a building lot, a big one for $200.
25:06And we built our own house.
25:08And I was fascinated.
25:11I used to sit out on the curb and watch the guy building.
25:16And I got hooked.
25:18So tomorrow morning, the contractor will come in and start laying the baseboard and some

27:42I chose to keep what we already have and just to bring it up by reglazing.
27:49The process of glazing the tub starts with taping everything off, and then they clean the tub, the entire tub.
27:59They repaint the tub, and then a finished coat of glaze.
28:04The decision to reglaze the tub was really a smart one because once this bathroom is complete, it's going to
28:12look brand new.
28:12But the cost was a lot less.
28:26I'm going to have to replace this one for over there.
28:29Then I have to buy another extra gear.
28:31The cabinets have arrived, but some of them don't match the original measurements.
28:35So, uh, Sarah is showing me some options so that we don't have to reorder.
28:40The solution is that we're going to move some of the cabinets around, but in a different configuration.

28:51And then that way can be where it was supposed to be.

28:58So, luckily Sarah only has to make a few adjustments, and she can jump right into it and start assembling

29:08We chose raised panel off-white cabinets because this look is timeless, and it will match some of the other
29:15designs in the kitchen.
29:18The appliances have arrived, and once Sarah and our crew get the cabinets in place, then the countertops can be
29:27installed.
29:43We think the patio element is one of the most important parts of the project.
29:48Because it's not just important to us, but for those that are renting, it's going to be a draw.
29:54And also for our family, we can all enjoy it together.
29:57And we were able to see every step in the project.
30:00First, they need to sand it all down, make it smooth, fill in the cracks so it'd be ready for
30:11the base coat.
30:15The base coat is going to be a kind of brownish gold.
30:29On top of the base coating, what's going to be added is paint flakes.
30:37This will give the patio a new color, as well as a textured look.
30:47Once this process is applied, they come back and seal the whole patio.
30:55The cost for the patio was roughly $3,100.
31:00And I'm a dollar-crunching man, but I haven't thought about the dollars,
31:04because we're going to be out here enjoying this million-dollar view.
31:07So it was really worth it.
31:16So this is exciting, because this is like some of the final pieces that we're putting together.
31:22My head is spinning a little bit.
31:24Look at all these choices.
31:25In the kitchen, to get this backsplash correct is very important.
31:31It has to bring everything together, because it'll be at eye level.
31:34So we have to make sure we get it right.
31:38So this one, we chose it because it offers some variations.
31:43This one has a lot of the floor in it.

31:46The different browns that come out in it.
31:48I think I want to eliminate that one.

31:52Because it's a little too busy.

31:55And then we go to the white.
31:56You know, you can put white with just about anything.
31:59And, you know, I know bringing in the right tone of grout could really set it off.
32:06So let's get some grout that would go with the floor or with the countertop.
32:10But as much as I like the one specific color, that being white, I'm not sold on it.
32:17I just, it's just too traditional.
32:19I'm looking for something that's going to pop them.

32:24Now this one, the herringbone, has the beige and a little bit of the bluish, greenish.
32:31What's attractive about it is it has the herringbone design, which fits into the floor.

32:39But there's no real texture to it.

32:42So when you look at it from the side, it may look a little flat.

32:47And the colors may not show up.
32:49Gotcha.
32:50Um, this one, it has the mirror effect around the edges, but it's a little flat.
32:55And if you look around the corner, you can't really see much texture to it.

33:05It's got the colors that reflect the wall at different times of the day.

40:04The furniture in the spare bedroom, it was something that we already had.
40:08It was a dark brown.
40:09So I repainted it turquoise blue in a chalk paint style.
40:14This was my first time doing it, and it turned out really well.

40:18The color of the walls, we chose something that was neutral, and we went with the lighter yellows and the
40:24turquoise and the blues.
40:26It's kind of taken us out of our comfort zone, but I'm glad that it did because it matches very
40:31well and looks kind of stylish.

41:45I feel like I just put my money in the bank, and I'm looking forward to increasing my rental business.
41:51In the long run, the initial investment is going to be paid off a hundredfold.
