00:34This is my first time here and I already think the name alone makes it sound just beautiful.
00:39There's a population of just over 1700 and most people pass through Rosedale making their way to the snow fields,
00:47the beaches.
00:48But the locals will tell you they absolutely love the community of Rosedale.
00:52Today's buyer, you are going to love her.
00:55She's downsizing and I think we're going to find her something that she will absolutely fall in love with.

01:32We have a business in town, Patchwork Business, and Bill's got to work there today because we couldn't find somebody

01:40Yeah, it's great. We've had it for about 13 months now, so it's only pretty new to us.

01:55We've done lots of things through our lives, which is mainly what Bill wanted to do and I went along

02:02The Patchwork shop come up for sale, so I thought that would be a good idea for me to do
02:07something.
02:08We've lived for the last 30 odd years, close around this area, probably within 50 or so k's.
02:14It's a nice, quiet little town, it's quite picturesque, I suppose you call it.
02:19There's a lot of facilities around.
02:22It just feels comfortable, it feels like home, so yeah.
02:29Nestled in the heart of Gippsland, round about two hours east of Melbourne, lies the charming town of Rosedale.
02:36Once a bustling stopover for the 19th century coach routes, today it is just a peaceful community
02:43where heritage buildings line the main street and small town charm is alive and well.
02:49For Marion and Bill, I think Rosedale could be the perfect fit for them.
02:56I believe that you're leaving a large property to move into town.
03:02Something in town would be great, so we don't have to drive of a morning and afternoon.
03:07So you want something that's walking distance to town?
03:10Yep.
03:10What else is on that wish list?
03:12A nice big shed because I have a quilting machine that needs to go into it.

03:18We've got two and they're 14 foot long each, so they need probably five metres or so to get it

03:26It's got to have a shed. It's got to have a few bedrooms.
03:29Oh, something I forgot to ask. What's your budget?

03:38Boom. I've got three fantastic houses I'm going to show you that all hover around that wish list.
03:44So let me tell you a little bit about this house. It's on a quarter of an acre.
03:49I will need you to use your imagination a little bit because the owners have moved out, so it's empty,

03:59I think the garden is relatively low maintenance. I've just spotted a beautiful hydrangea in the front.

04:46It's a 1970s home. There's been a wonderful lady that owned the place. She raised three children here.
04:54I think it has a lovely energy to it. Maybe because so much light is coming through.
05:00The layout of the home being a 1970s home is quite formal. There's a separate dining area.
05:07Probably change the dining room to the space under the air conditioner in the lounge.
05:13Yeah, I think that's workable space. I think we'll be able to fit our furniture in and get everything in

05:44I mean, if you want to go travelling, really easy, lock up and go. And something else I quite like
05:49that I can see from this room is on both sides of this house, you will have neighbours now.

05:56You've actually got a fair bit of space on either side.
05:58I think that's one big bonus about this house too.

06:02We're coming from two acres, so just having that closed in feeling would probably be a bit much for us.

06:10I think it's nice and modern. We don't need to do anything with it, so that's great.

06:33Because this is where the toys go, this is where boats, camper vans ride on mowers, and for the first
06:40time in my career, a quilting machine.

06:45It would. We'll probably divide the shed in half, and I'll have half, and Bill will have half.
06:50What will he have on his half?
06:52Probably boats, and mowers, and chainsaws, and all of those things, yeah.
06:57The garden space is nice. It's nice and open. There's a lot of room there to do other things with,
07:03and the shed's great.
07:04It would fit the quilting machine in, and Bill can have some of the shed too. Just a little bit,
07:11not too much.
07:13So let's just have a little guess of what you think this is on the market for.

08:39And it is definitely the first time that I've shown a galvanised iron home.
08:45This is done to keep the costs down in regards to heating and cooling.

09:38I should mention there are several bedrooms.

09:42At times we do, yes.

09:46Yeah, I think the bedrooms would be fine.
09:49We could wiggle them around and get three in the one room if we had to.
09:53We'd probably take the carpet out and put flooding floors right through the house.

10:31It'd have to be fully enclosed so it's vermin-proof.
10:35And that is something that we do have to deal with in the country?

10:43Since a house is under budget, that would leave us enough room to put some extra walls in and put
10:50some more lighting in
10:51and set it up how we needed to have it set up.

11:10It's different, but I think there's potential for you to do quite a lot of work to it.
11:16I know it's a lot cheaper, but coming from two acres, it will make it difficult having neighbours that close.

11:47House number two may not quite have been as polished as the first, but for her final option, I have
11:55found a little gem recently renovated and brilliant value for the area.
12:02We'll come on through to house number three and I actually feel an element of pride with this home that
12:08you wouldn't know from the outside.
12:11One of the wonderful things about our country towns is that there is so much room for young people to
12:16get into the housing market.
12:18A young local guy, he's a tradie and he's in his twenties.
12:22He has this sort of as an investment property and he's flipping it at the moment.
12:27You'll see the work that he's done inside.
12:29One thing I'm a little bit nervous about showing you is there is, there's no garden.
12:36Bill's a gardener, I'm not much of a gardener, but he would probably like this because it's low maintenance.

13:19In this one tiny space, we've got three different types of flooring.
13:22We've got lovely floorboards, got your floating ones in the kitchen, the nice tiles.

13:32It's definitely moving ready, I can tell you that.

13:38We'd probably need to do a few renovations, put an island in or something to give us a
13:44bit more cupboard space and room.
13:47Something that I know people absolutely love in a country home is a roaring fire.

13:53This would heat the entire house.
13:55Down the hall, we have several bedrooms, really beautiful, light filled spaces.
14:01The current owner is very proud of the bathroom renovation.
14:05The renovated bathroom's really great.
14:08One of the rooms would be good for sewing room and that would just leave us the two bedrooms.
14:13But I think we need a bit more because I'm messy and I need to spread out a bit more.
14:30All right, well, come on out to this lovely back veranda where certainly the first thing I would say is
14:36low maintenance.

14:40Once again, this is really set up to flip.

14:45This shed, it's got the side entrance in case Bill would like to bring a boat in nice and easily.
14:51And you can open all of this up if you need to.

14:59We could probably maybe extend it a little sideways.
15:02We could take the fence from the side of the house and move it towards the front.
15:06That would give us a bit more backyard.

16:26Marion has loads of time to think over her final choice and while she takes a
16:31moment to reflect I'm off to explore another local gem ball just as much
16:37character and creativity as Marion's very own quilt shop I was wondering what was
16:42on the other side of this door I know it's an absolute adventure this is
16:50Mystic Hollow we're here in Rosedale and it is just an incredible business that
16:54really speaks to the community and eccentricity of Rosedale and what makes
16:58it special just in regards to this store I had heard it was a lolly shop I came in
17:06and I saw the lollies at the front and I just had no idea about the collections
17:10that were here we've got Christmas we've got Easter we've got every event every
17:15festival everything you can think of it feels like every age group is covered here
17:18it does that's correct and regardless of your age you will be on a journey from
17:22the moment you walk through the door and end up all the way through there you
17:26won't want to leave being on the number one highway being the gateway to so
17:30many different places the gift of Rosedale is that everybody pretty much has to
17:35pass through here don't they that's it and due to the cafe culture due to the
17:38people due to how interesting Rosedale is you want to stop you don't want to
17:43bypass Rosedale I know so many towns in this region have their own
17:47personality what do you think sets it apart being able to go somewhere where the
17:51shops are always open the people are always smiling and as you say that level
17:55of creativity and interesting things to look at you've got businesses like this
17:59antique stores the pub is beautiful there's all sorts of things that you can
18:03do all through the week there's always something open but why are so many people
18:07moving to Rosedale I think it's that livability element you know you're
18:12accessible to so many open spaces beautiful places to explore on weekends
18:16moving here means that you have that all your fingertips I suppose the fact that you've
18:20got that combo of beautiful houses in town really affordable and then a little
18:27bit beyond you can have acreage if you'd like there kind of is something for
18:31everyone isn't there absolutely doesn't matter what you're looking for you will
18:34find it here after basking in the wonderful holiday spirit and grabbing a
18:40couple of sweets on the way out I'm leaving the miniatures of mystic hollow behind
18:44and heading for the local pub where Marian is waiting for me to let me know if she's
18:49made a decision I love this pub beautiful isn't it just full of character it is so
19:00well done up it kind of typifies this town it's it's got character it's got
19:05heritage but it's beautifully done yes it is so let's have a chat about those
19:11three houses I feel like there's a really clear standout the first house you seem to
19:17go tick tick tick tick just the light was streaming in the shed was brilliant there's
19:24probably a couple of things that we need to add to it which is an extra bathroom because
19:29when we have visitors it's nice to have a separate bathroom probably the heating will
19:34probably change that around other than that I think it's pretty good so that leads us to number
19:40two yeah is purple your favorite color I love purple but possibly not that much purple
19:48bill's asthmatic so that was really important to you that with the houses that we looked at please as
19:54little carpet as possible but I did see with house number two a fair bit of work yeah would be

20:00it was under budget but there would be a lot of work that needs doing to get the shed to

20:05need it and we sort of don't have that time because we work five and a half days a week

20:44first place to try to find you a house that was in easy walking distance to your beautiful new business
20:49and I'm going to be honest you've made this really easy what do you think you'll do I think we'll
