00:09Many Canadians are discovering rural life and they're making the move.
00:14We are helping them find their perfect country house.
00:20I love how lush it is. There's definitely a lot of greenery. Kind of magical.
00:24It's amazing. I feel like I'm in Barbie's dream house.
00:35Today we are in Caledon, British Columbia, where we're with Bibi and Catherine,
00:40who are looking to find a property big enough to house both their families
00:43and maybe even a couple of extra dwellings on the property as well.
00:47It's a tall task, but I think we're in the right spot. Let's see what we can find them.

01:08I'm so happy to be helping you on the house hunt. You have a very unique criteria for this specific
01:14house hunt.
01:17It's a very interesting story because we both started off in the same point but apart.
01:22So we both want to create a community, preferably off-grid, of people living in more tiny living.
01:30And we met on a Facebook group and we both took the same workshop.
01:35Just found that we had the same goals and the same dreams.
01:39And three months later, we're looking for a place to purchase.
01:43Sure, yeah. What we're looking for is a house that will become a communal house, right?
01:49Yeah, a clubhouse that everybody can use. Group suppers, events, a craft room, a workout room.
01:57There is a lot of no zoning in this area of B.C.
02:00And to have a lot of houses on the same land, you need a certain kind of zoning.
02:04So that's what we've been looking for. And it's just beautiful.
02:09There's four seasons, definitely four seasons.
02:11It's really close to pretty much all the amenities you would need.
02:15But still, there's wide open country spaces.
02:18We're looking for a house that is big enough for at least two families.
02:23Two living spaces would be great.
02:24Yeah. A couple bathrooms.
02:26Definitely enough land. Ten acres or above.
02:29Yeah, that would be perfect.
02:31Our budget, we're looking around $500,000 up to $1.3 million max.
02:42Caledon is located just a few hours east of Vancouver in British Columbia.
02:46It's a scenic and peaceful gem nestled in the Okanagan Valley.
02:51The area is famous for its fruit orchards, but it's also known as a wine region.
02:56Hence why it's home to some award-winning wineries.
03:00With plenty of outdoor activities and breathtaking views, it's no surprise that Kathryn and Bebe have decided to settle down
03:07in this amazing spot.
03:12Well, we've arrived at house number one.
03:15We have a nice little trail to walk up and get a really good vantage point of the property.
03:19What are our first thoughts?
03:20It's very white.
03:22It's very pretty looking.
03:23Yeah, it looks really clean.

03:27I think for me, mountains are always going to be a bonus.
03:30And it's basically 360 degree views, which is very rare.
03:35When I first arrived, kind of same than you, Kathryn, it felt white.
03:40They did a lot of work to make it look very modern.

03:46It's so pretty out.
03:48There's about 10 acres to work with.
03:50So if you want to expand, there's definitely room for it.

04:09What do we think first impressions as we walk in?

04:14I feel like it's a good blank space so that we can do anything we want.

04:37There's a little tiny pool off of the kitchen, which I did not know was going to be here.
04:41So that's a pleasant surprise.

04:43I think if we chose to live here rather than do an Airbnb, I would add a lot of color.

04:50The first living area seems so white and stark.
04:55I don't know if that's exactly the vibe we're looking for.

06:13We would make maybe an extra bedroom here and there.

13:46the last one where you could likely move into the house first and then expand from there instead of
13:50starting backwards and going to the beginning i really like that the driveway you knew that you
13:55were gonna go kind of higher up with a nice view it looks like it was a older house that
14:02they kind
14:02of renovated yeah it's quite different the view is so pretty okay well what do you say we go check
14:10out the interior sounds good okay it's a little cooler in here which is nice nice so spacious yeah
14:22now obviously this is gonna be maybe where one family resides down here split level probably got
14:29enough room for another family so yeah pretty spacious yeah what do you guys think i like the
14:34coloring already so we wouldn't really need to paint like saving a few bucks on paint right away that's
14:39kind of nice and it's still super spacious very spacious it's nice and open down here it's not
14:43even dark down here either which is nice a lot of potential definitely it's quite big and there's a lot
14:49of different rooms and areas that could be made into more bedrooms even yeah the downstairs just
14:54kept going and going great opportunity in this house for sure do we want to go upstairs and take
15:00a look yeah let's do it all right we've made it upstairs obviously you guys said you wanted a big

15:13kitchen yeah what do you think biggest kitchen yet yeah it's nice big open space you can get two
15:19families coming and going in here yeah definitely not as much dancing i guess a little more elbow room

17:16after some time discussing the options with their families katherine and bb have let me know they've
17:21made a decision on one of the houses we're meeting up again to hear their decision at a local winery
17:27but i thought i'd get there a little earlier to learn more about it and maybe sample some of the
17:32goods

17:39for it i want to know everything about this we're in caleden we've got the lake in the background
17:44what drew you here and what's drawing everyone else to come to the area it's the best of both worlds
17:49we're we're really rural here caleden's got about a thousand people that live here
17:53the mixture of small size farms like we have and then there's a little section of typical
17:57residential homes so it's a nice mix and we're only five minutes from penticton yeah so if you
18:01need anything you can always shoot out there and grab it yeah but they're not coming down here to
18:04grab anything except except wine yeah of course 14 years ago we rented a house here for a family
18:10get-together and just absolutely fell in love with it we just thought this is where we want to be
18:15so black market wine co where'd the name come from and what's the story behind it
18:19so many people don't realize this but it's still illegal to transport alcohol across provincial
18:24borders in canada interesting yes i did not know that when we came out here just as vacationers we
18:30would load up our car with cases and cases of wine friends and family were like giving us orders and
18:34we would go and we'd buy these uh these really small winers that you would never find in stores in
18:38alberta so we got nicknamed the black marketeers what kind of wine are you specializing in what are you
18:44known for i make 14 different wines oh 14 what we're really becoming known for is merlot and a
18:50white grape called bacchus i mean i can't wait to try some of those absolutely this isn't a job it's
18:55it's just a different way to live that's the best way exactly
19:07catherine and bb are finally here and i can't wait to hear what property they've picked for the big move
19:12to kalita well it's been a while since we last saw each other how are we doing hey yeah we

19:20some time to chat with the families plural since we last looked at the houses meetings with the whole
19:26team and lots of discussions i was gonna say yeah this isn't just a two-person choice no it's a

19:32back and forth why don't we do a quick recap of each i mean house number one it was newer

19:39that newer build we talked about it a lot in the aspect of like airbnb right away to kind of
19:45finance
19:45it what was really appealing is no reno nothing we can already have two separate airbnbs even it could
19:52still work as a living space but not for very long i don't think yeah it was nice just a

20:00a little too new modern for us so then we moved on to house number two house number two took

20:07really long time to find way off the grid really beautiful backdrop and it was about 50 acres so you
20:13know five times the size of the land older home but right in the middle of the country the view

20:18that one we talked about the most because i think having that much space opened up the door too we
20:25started talking about a campground and like tree houses hammockville the space really made it feel
20:33so inspiring maxing out on our budget that's scary and then on to house number three so house number
20:41three was a little closer to civilization but you know still none of the neighbors could see you felt
20:46like you're up in a tree house what do we think about house number three i like the tree house

20:50when you step onto the deck it just feels like you're in the country it was really interesting
20:55because like 10 acres seemed like a lot then 50 acres was like oh yeah going back to 10 acres

21:02sudden it didn't feel like that much but i like the house it had five bedrooms it was big enough

21:07both of us or more families yeah easy to expand less renovation to be done well i mean it's a
21:13tough
21:13decision i'm wondering like if we narrowed it down to two if that would make it easier i mean which
21:18of those would you say maybe this one's not going to work like the first one the first one okay
21:26yeah that didn't take too much time it's starting at the end of where you want to get to let's

21:30at the beginning sort of thing we're down to two or three both have a lot of positives to them
