00:00work it's kind of wind in the willows on steroids isn't it seeking the perfect
00:06property is no picnic the angled ceilings are a bit of an issue here but luckily we're both short
00:14but when it feels insurmountable are you feeling a bit overwhelmed i'm getting that feeling a bit
00:19there's just a lot of potential but a lot of work to be done we the escape to the country team will
00:25be with you every step of the way it's exactly what we wanted it's got character but it's like
00:30modern as well i love it so far yeah
00:39cornwall the county's motto onan hag all means one and all fitting for a place that attracts
01:02all kinds of people from all over the world surfers hikers poets and painters nature lovers and
01:13holiday makers proud locals county caretakers mix them all together and what have you got
01:20cornwall that's what you'll find the county of cornwall at the most southwesterly tip of england
01:28cornwall's just such a wonderful place to live we're very fortunate and i think we never forget
01:33that we're never flippant about the fact that we live we're lucky enough to live and work here
01:39the town of newkey is the surf capital of the uk it's 11 golden beaches fit for families and
01:46serious surfers alike cornwall is incredibly special there's all that fabulous coastline choice of in
01:52of countryside lots and lots of trees and lakes at the eastern end and then you've got the rough moorland
01:58and the ruggedness of the west end the coast is unsurpassable the cornish coastal path runs right
02:06through the village of morgan porth its west-facing beach the perfect place to pause and soak up the
02:12scenery tom morton is doing just that on his current challenge to run the entire 300 mile route
02:19it's going to take me roughly three weeks give or take i'm seeing the most amazing views meeting the
02:28most incredible people with stories from all over and documenting cornwall in the best way i can
02:39well today's couple have come to us for help in trying to make the move from suburban hertfordshire
02:44to the rugged cornish countryside a bold leap looking for a slower pace wilder landscapes
02:50and a life spent doing more of the things they really enjoy jess a part-time solutions consultant
02:58and eddie a business intelligence analyst are ready to wave goodbye to the busy commuter town
03:04of hartford moving away from friends and family is quite daunting to us so we're really hoping that
03:09finding a new gym community will really help with that and to build some new friendships
03:14their two-bed town center flat no longer suits their lifestyle for starters pottery enthusiast jess
03:20has to lease studio space i've just arrived at my pottery studio where i work almost every day
03:26that i'm not doing my normal job it's a 30 minute drive away from home so although it's in a lovely
03:33location i am really looking forward to having a home studio the pair also rent an allotment we've
03:40got lots of seedlings for the allotment growing out there so we're really looking forward to having
03:45our own garden and having a bigger outdoor space and they pay a regular fee so their beloved greyhound
03:53lily can stretch her legs we've just arrived at a secure dog field which is the only place we can
03:58let lily off the lead being an ex-racing greyhound as you can see she really loves it so we can't
04:04wait for her to have a garden to enjoy now jess and eddie want a home that will provide all these things
04:11under one roof ideally they're after a detached character home with at least three bedrooms a large
04:18garden with a pottery studio option or space to build one is also a must and most importantly it
04:25should be no more than a 20 minute drive from a gym their budget 550 000 pounds
04:41well this is an exciting opportunity for eddie and for jess not only are they embarking upon
04:48buying their first home together it's also one from which they really want to enjoy their shared
04:55passions two key elements here their dog lily and they want to be within 20 minutes of a gym of all
05:03the requirements i've had to meet on house searches over the years that is a first
05:12our day starts next to the river camel where i'm meeting jess and eddie on a section of the camel trail
05:18wow that's a scene setter isn't it it's lovely how nice is that
05:25this flat 80 mile route for walkers cyclists and horse riders links the north cornwall towns of padstow
05:32waybridge and bodmin well jess eddie welcome back to cornwall now as well as your love of the great
05:39outdoors of course you know fitness is a huge part of your life yeah so functional fitness
05:45is where we met at the gym and we're there kind of three four times a week yeah and i think the
05:49social aspect as well it would help us integrate into the area make some new friends it's a great
05:53idea but also another great way of making friends in an area is to have a dog and you of course have
05:57lily and clearly a real focus is going to be the studio i think if it's under budget we'd be very
06:02happy to have a garden room built but equally if there's an outbuilding there we could convert it
06:07insulate it but how nice to be able to walk out the back door and just go to work the dream so shall
06:13we let's go our search begins in the hamlet of tremoderate a mile and a half from the village of
06:21roach here you'll find all the daily essentials including a small supermarket several takeaways
06:27spot the pasty shop a village store and a pub from which it's a five minute drive or a 30 minute walk
06:35to our first property a beautifully maintained and thoughtfully modernized detached home that sits on
06:42a plot of a quarter of an acre outbuilding come this way come this way because i think from down here
06:51you get a lovely perspective wow oh wow on the package what a garden yeah this is amazing there
06:58we go i can imagine lil's out here already and you can shut the gates so it does work from a doggy
07:04point of view you've got the garage there you can certainly adapt that as your studio but there's
07:09loads of room here to build something bespoke if you wanted to do something a bit different you can
07:14definitely set up here yeah well see inside okay should we have a look come on follow me our gym
07:22enthusiasts will be glad to know there are two gyms within a 20 minute drive one in st austell and the
07:28other slightly closer in bodnan ponies in the in the paddock it's an amazing view absolutely amazing
07:35views incredible i'm surprised this is in our budget well just you wait and see come on let's get in
07:44in keeping with the unspoken rule of rural living we're using the everyday entrance at the rear of
07:50the property okay let's start in here then what do we think it's a lovely nice yeah it feels like a
07:58proper country kitchen yeah the wood the woodwork surface i'm a big fan i think this is our type of
08:03style yeah the boot room as you saw as we came through utility room great if you've got lily yeah
08:08a bit muddy pause yeah definitely but just the added benefit of just having a nice view out your
08:14window we don't have any windows in our kitchen area yeah so just something really simple like
08:18that makes a difference just doing the washing up and you're actually looking at beautiful countryside
08:22rather than lily zooming around yeah rather than traffic yeah well let's continue then through here
08:30again lovely views from the dining out to uh great views to beyond and then this lot
08:38nice log burner it's cozy it's a nice size it's not too big yeah there's a door straight
08:42onto the garden as well yeah i think for the two of you and lily you know would this work in terms of
08:49size yeah i think so i think it's about the right size yeah our sofa's quite big and i'm keen to hold on
08:55to that sofa it's the nicest thing i've bought for my flat but it would fit good right let's have a
09:00look through here also on the ground floor is a family bathroom and two of the property's four
09:07bedrooms your principal bedroom i would suggest is this one down here okay uh there's another bedroom
09:14next door specced up a bit more as a kind of dressing room lots of storage in there if we're able to
09:20have a separate dressing room then i think the size is fine the bedroom next door does have an ensuite
09:27shower this is a brighter room yeah it's nice the mirrors make it look quite a lot bigger i think
09:35this might be better as the main bedroom though yeah i think so there's an ensuite and we like an
09:40ensuite we could move things around good whilst most of the living space is on the ground floor upstairs
09:46offers a neat and flexible layout okay so another guest room for you there or potentially office
09:54space i don't know potentially yeah it could easily be an office it's really bright in here which is
09:59nice another bathroom up here which is nice sort of family bathroom shower and bath as well the
10:04angled ceilings are a bit of an issue here but luckily we're both short so
10:08we're going to go in there go and have a look at that one see what you make of this yeah again
10:16there's not as much light in this room compared to downstairs yeah
10:21the quarter of an acre plot boasts an extensive garden with a greenhouse raised beds and a modern
10:27garden shed there's also a detached garage another possible option for jesse's pottery studio this is a
10:34good sign so make a great studio yeah you can make this into your workshop added some extra windows
10:39or made these into glass doors i think so yeah if you lift the roof up put some skylights in
10:45converting the garage or building a bespoke studio from scratch will cost so we're reconvening on the
10:52lawn to answer the all-important question so how much do you think then this is on the market for
11:01i think this is a tough one but i'm going to guess about 5 30 i think 530 000 pounds eddie i'm going
11:11to be a bit cheekier and hope we've got a bit of room to build the outside studio and go 5 10.

11:20if ever i heard them well you're right that it begins with a five this is currently on the market for
11:25five hundred and fifty thousand pounds i think ideally if we could put an offer in slightly under
11:32so we had the extra money to but to build that extra space i think it would definitely be viable
11:37this beautifully presented detached home offers a contemporary kitchen two receptions and four
11:43bedrooms the quarter acre plot includes a detached garage and a large garden with gorgeous views
11:49and it's on the market with a guy price of 550 000 pounds this is a really beautiful property the
11:58outside space is incredible we couldn't really ask for a better garden what we feel maybe lets this
12:06house down slightly is the bedroom space just because the bedrooms are quite compact it's a question of
12:12for the top of our budget is that a compromise that we would like to make the garden the outside space
12:17absolutely amazing i think the practicalities of inside so where we both work from home we'd have
12:21to have an office and i think logistically having a master bedroom downstairs and having to go upstairs to
12:27get changed doesn't really make sense so there we are then one done of interest i hope yeah definitely
12:35it's a contender potential yeah good right then let's see what else we've got you come on
12:47the market town of waybridge straddles the river camel and is connected by a 15th century bridge
12:58this place looks nice yeah it's bunting strewn streets are home to a host of well-supported
13:05independent businesses including a bookshop a boutique cinema and more watering holes and eateries
13:12than you can shake a stick at waybridge has always been fantastic it's full of independent businesses
13:17and there's not lots of big chains here so it's a real unique town johnny and jessica have lived here
13:24for the past four years and two years ago they opened this cocktail and tapas bar the community in
13:30waybridge is perfect it's not just a holiday town people actually live here work here schools are here
13:37and so we do feel like we've been like welcome with open arms it's a fantastic sort of lifestyle and we
13:43really enjoy ourselves and we get to go out and walk the dog most days and get to spend time on the beach
13:48we wouldn't want to be anywhere else to be honest the town is also home to a thriving fitness community
13:54as well as running classes seven days a week we do so many social events it's just so lovely to see
14:00people hanging out having coffee afterwards or like today when the weather is absolutely beautiful
14:05messaging each other going down to the beach after they've done a class
14:10there are regular bus services to pude truro bodmin and port isaac and the former railway station now
14:17houses a cafe with a community hub it offers support groups activities and a place to get together and
14:24have a cup of tea at unleashed dog meadow there's a ready-made group for jess eddie and their rescue
14:31greyhound lily to tap into such a brilliant spot that we travel all the way up from red roof okay so
14:37we come to the sessions when they're on usually once a month iro loves it loves running around
14:45jessica paul owns and runs the meadow which offers breed specific sessions enabling humans and their
14:51four-legged friends a safe space to socialize how often do you guys meet up i do different breeds every
14:57week but every breed has a slot once a month good way to meet people yeah yeah but just yeah especially
15:03good for lily because we quite often go to a secure dog field like this at home yeah but we're always
15:08alone there yeah and we just book it privately because lily can be a bit anxious a bit reactive
15:14but being able to meet just sight hounds in a secure place would be absolutely brilliant for her
15:19yeah i guess being rescue dogs a lot of these dogs have had a bit of a bad start to life
15:23and it's important that they they have a better a better experience of other dogs and people say
15:28around wave ridge in particular there are footpaths everywhere that go through farmland woodland along
15:34the trail for example here um there's yeah like endless places to go for dog walks it's amazing i think
15:40wave ridge in particular is it's incredibly dog friendly it's human friendly too you'll always find
15:47people going oh do you fancy coming for a dog walk you know there's there's that all over cornwall it's
15:52it's dog heaven down here it seems like you've got a great community here so hopefully we'll see you all
15:56soon yeah thank you hope you find a house you like me three let's get back to it
16:10our next stop is the village of truthergi just two miles from st austral and conveniently close to the
16:16all-important gym which is only an eight minute drive away it's also less than 20 minutes by
16:22car to pass sands a wide sandy beach where dogs are allowed year round that should make lily's ears
16:29prick up in the center of truthergi tucked down a quiet lane sits this detached cornish cottage
16:37here we are then that is our next offering wow okay what do we think i love the look of it
16:44yeah the stone on the outside it's lovely this is just such a peaceful location i like that it's
16:51quiet but there are plenty of neighbors around so you're not isolated and i'll tell you what's
16:56really interesting about this one i think you've got loads of options here to cosmetically make it
17:03very much your own and and that is a fun job yeah yeah absolutely come on let's have a look
17:10the property now empty is being sold with no onward chain it benefits from solar panels which generate
17:19electricity resulting in lowered electricity bills and an air source heat pump a greener alternative to
17:26a gas boiler so there is an awful lot to see with this one but uh yeah what do you reckon
17:32a project yeah a lot of character but yeah definitely definitely a project the kitchen's not
17:39our style so we'd have to do something with that but yeah there's character here it's just we'd have
17:44to yeah put a lot of good condition and the windows look quite new yeah it's nice and light
17:50yeah and i like the beams good impression so far good well let's hope they continue come and have a
17:55a look through here living space it's a good size room yeah similar looks got the beams still yeah
18:03but again a little bit dated so we'd have to put our spin on things and it's still lovely views into
18:08the garden as long as you can see the potential you know and you don't have to do it all at once
18:12that's true yeah you can go room by room behind the living room at the end of the entrance hall is a
18:18utility room and a handy boot room oh okay interesting boot room dog room it could also
18:26be a packing room actually because you've got a workbench all the way along already and lots of
18:31storage and light perfectly suited for you yeah this property's flexible layout is i reckon it's
18:38defining feature and that's particularly evident upstairs now i don't know about you but this might
18:44make quite a fun kind of office space for someone yeah yeah potentially yeah loads of space up here
18:51yeah a bit odd working in a landing but it's definitely something we can make work well we're
18:55not short of space here so don't panic you don't have to do it here because you have got four bedrooms
19:00to play with here okay all right plus this it's a bit warm today wow and bright but it's a lovely
19:09elevated space and it shows off part of the garden it continues behind that big hedge okay okay i'm
19:15not sure what we would use this room for yeah it's a lovely room nothing like this it's great it's unique
19:21but it's a nice problem to have trying to figure out what to do with this on that note i'll leave them
19:28to consider how they'll utilize the bedrooms up here this is a big room yeah lots of light comes in as well
19:35maybe the master bedroom a bit of storage yeah a nice deep windowsill yeah you could sit there and
19:41read a book yeah there's a second smaller bedroom at the rear this would be a good office for me my
19:49ceramics office packing office yeah yeah got lots of storage and further down the corridor a third bedroom
19:57not a similar sized room this could also be an office again a bit decorating but we can make it
20:05nice you know i can perfectly understand how young buyers like eddie and jess may feel somewhat
20:14daunted by the prospect of taking on a property like this i just hope somehow i can convince them
20:21through my own experience that actually this is very doable next door to the family bathroom is the
20:28fourth and final bedroom actually this would be the best office for our joint office i think
20:38despite all this talk of offices the bedrooms could easily remain bedrooms as outside there's a triple
20:45garage and a large workshop okay so this is just a bit of it this is half of the garaging you get okay
20:54as seen from the front it's huge but it also goes all the way back there okay in terms of storing materials
21:02all that sort of stuff and you could have the next door garage just once out just for you workshop wise
21:07potentially a little bit of money in this but could be sorted yeah yeah are you feeling a bit
21:13overwhelmed i'm getting that a bit there's just a lot of a lot of potential but a lot of work to be
21:18done so it does hang on the budget and obviously we could do it over a long space of time nothing
21:23has to be instant she's right but let's see if i can allay jesse's fears a little more in the sizeable
21:31garden that wraps around the house and is mainly laid to lawn surely the perfect playground for lily
21:37in terms of space for lily it has loads yeah it's tons she could have a good old run around
21:43a bit of dog proofing to do but yeah the size is great but let's think about then the price of this
21:47one um eddie well based on property one i think we've got more more garden area and more house so i'm
21:57going to say 550 i'm actually going to go a little bit higher i actually think about 560. i think it's
22:03over 560 000 pounds well here's the thing this is on the market for 500 and 30 000 pounds okay that
22:13leaves us some some money to do a little bit a little bit this detached stone built cornish cottage has a
22:20large kitchen diner a living room a first floor sunroom and four bedrooms in addition to the
22:27wraparound garden there's a triple garage and a detached workshop the price 530 000 pounds
22:35it's perfect it's exactly what we asked for it's picturesque the gardens are amazing the stonework
22:42it's really lovely to look at but a little bit daunting for me i don't know about for you yeah this
22:48house is a blank canvas which is good in some ways because we can completely put our own stamp on it
22:53but slightly overwhelming in other ways and that there are there's a lot of work to be done here
22:58um it would definitely stretch our budget although we could do it over time um i think it would test
23:03us and our renovation skills yeah so a long day two very different options for you but both of which
23:11would get you into cornwall yeah very different but a lot to think about especially for this one
23:17yeah definitely some contenders in there yeah right okay off you go lots more to see and do
23:29we're ending our day in the village of rock on the eastern shore of the camel estuary
23:35despite the name it's really rather sandy the wide golden beach here is arguably rock's standout feature
23:42well guys it's been a long busy and thirsty day so i thought where better to finish off than here
23:47at rock because we can get the ferry over to padstow for a beer how about that sounds perfect
23:52sounds good but before we get on and get over there a quick upsum of your day i think you've
23:58shown us two contrasting properties one that's going to be a project that we can make our own and
24:02one that's pretty much good to go yeah um it would just be us having a mole over it and i think and
24:08see what one is best yeah well we're better to consider it than over the water so everyone's
24:13getting off that's our cue i think to get on shall we let's go yeah the year-round passenger ferry service
24:22offers scenic rides across the river camel what fun dogs are welcome on board and crossing times take
24:30between five and ten minutes as opposed to a half hour car journey now i've taken many a trip to the pub
24:36um but not often this way it has to be said yeah what a way to finish off the day yeah unique perfect
24:42yeah absolutely perfect
24:56contemplating a new life in cornwall will let us give you the lowdown on property prices in the county
25:02the average cost of a detached house here is a smidge over 441 000 pounds a few thousand pounds
25:10higher than the uk average of just over 437 000 take a look at a selection of other cornish homes
25:18currently on the market this sweet end of terrace cottage has a reception with a large stone fireplace
25:26a perfectly appointed kitchen diner two bedrooms one with sea views and a rear decked courtyard it's
25:32listed with a guide price of 275 000 pounds
25:40this substantial detached farmhouse dating back to the late 1590s is on the market for offers in excess
25:46of 799 950 pounds sitting in the middle of a beautiful country garden it offers five bedrooms
25:56a country kitchen and two reception rooms
26:04for renters this detached cottage with a good-sized garden a living dining room a kitchen with a range
26:10and two bedrooms is available for one thousand pounds per calendar month
26:19well as you can see it's another glorious start to this our final day of house hunting here in
26:24cornwall now coming up we have a fabulous mystery house for jess and eddie which i think really draws
26:29together much what we've learned over the last couple of properties but before then time and tide
26:35are on our side so what better way to kick off proceedings than out there out on the water
26:44yes jess and eddie have accepted my invitation to do a sport of cornish gig rowing with a few
26:49members of the padstow rowing club
26:54matt good morning how are you hi nice to meet you hey i'm jules let me introduce you to jess and eddie
27:00hi good to meet you nice to meet you matt olcock has been rowing gigs since he was just 11 years old
27:06and before he takes us out he's kindly agreed to fill us in on the history of these splendid
27:11quintessentially cornish boats
27:16people have been rowing these types of boats um these traditional gigs for centuries down in cornwall
27:21they're full wood construction clinker built um beautiful bit of craftsmanship and what were they
27:27originally designed for you'd have a pilot sat on the seat in the bow there and the crews would race
27:32out to the ships in the mouth of the river aiming to get their pilot onto the boat and help them
27:36navigate into the harbor so the fastest boat got the job got the money as modern technology progressed
27:43people could pilot their own boats in there was no need for a pilot to get onto the boat that's where
27:47the racing came from you said that sense of competition remained even though the kind of
27:51functional job of actually oh massive getting a pilot onto a boat had long gone yeah and it's i think it's
27:56very important as well that we continue these traditions honor the people that have gone before
28:00us and keep rowing these beautiful boats and gig racing is a big part of the southwest oh it's huge
28:05different harbors different ports have their own gig team so there's kind of friendly rivalry isn't it
28:10oh there's yeah massive friendly rivalry so we have uh we have big rivalry with rock just the other side of
28:14the river yeah well there's going to be a bit more friendly rivalry today we've got two boats going out
28:21we need a few fill-ins and luckily i've got three here sitting in front of me so uh i guess you're
28:26on one boat and i'm on the other that's the plan yeah and we're going to race we're going to have
28:29a race make it a bit of competition okay okay you're up for this yeah yeah well may the best boat win
28:40the traditional cornish gig race today is based on a design from the 1830s measuring 32 feet in length
28:48with fixed seats these six-award rowing boats were traditionally used for pilotage harbor work and
28:53as lifeboats how good is this the gig's multiple uses meant it needed to be stable and seaworthy in
29:02rough seas as well as light and speedy to win those lucrative pilotage contracts that's it jules so just
29:09following the cold in front of you there today there are thought to be more than 8 000 active gig rowers
29:15both competitive and social across the globe whilst the highest concentration of gig rowing clubs are
29:22in cornwall and the isles of scilly there are clubs as far away as australia it's kind of wind in the
29:29willows on steroids isn't it that is it that's a new one though today's impromptu race is a tough dash
29:39back to the harbor wall
29:41flags up go come on nice start keeping it long nice strong catch nice and strong creeping up on dasher
30:00that is a proper good workout
30:02as well as competitive racing the club offers social rowing sessions where the emphasis is on fun
30:10you're nearly there jules hang in there friendship we're in the lead
30:17and fitness when we pass this red boy you've got 20 more strokes to go jules
30:24and i can categorically vouch that it delivers on all those fronts
30:28hey well done guys wow well done gang well done jules you've won your first race
30:39that was great fun well well done to my fantastic crew and our cocks mat wow i am absolutely
30:46great fun well done guys oh brilliant guys well done how very sporty we all cheer each other in
31:04that's just great that's the spirit of it isn't it there are many ways to experience the gloriousness
31:10of cornwall but i've got to say that from the water is probably one of the best
31:22it's mystery house time and we found it in the moorland village of saint breward seven miles north
31:28of bodmin the village is one of the highest points in cornwall so in addition to gorgeous vistas
31:34the locals enjoy a well-regarded pub a village hall which hosts regular pizza nights
31:41and a community shop on the village outskirts lies wenford bridge pottery famous as the former
31:48pottery of celebrated english studio potter michael cardew hello cookie ten years ago cookie scotthorn
31:56opened her studio and gallery here so of course we had to pop by to admire the sculptural heads
32:03and planters she creates have you made anything that big no nowhere near not a chance i think
32:11that's beyond me at the moment but tableware is where you're at at the moment yeah when i started
32:16i was a repetition tableware potter so i threw pots every day exactly what you were saying they're kind
32:23of repetition throwing yeah and i've got a small kiln so smaller pieces of kitchenware is what i'm doing
32:28yeah now cookie obviously you know this area and the community is it is it welcoming is it is it a
32:34place in which you love living it is it's it's lovely i think the important thing is you've got to
32:39take part if you're willing to take part there's masses going on um and there are a lot of artists
32:45locally there's potter just up the hill there's a sign writer just up the hill if you are open and you
32:51take part in things then they accept you i guess you get out what you put in i think that's true yeah yeah
32:57and i would say that's true for for village life in general really and rural life
33:03so whilst jess and eddie mooch around the gallery at their leisure you dear viewer are coming with me
33:09so here then is our mystery house now we know that eddie and jess love the local architecture the feel
33:16of this granite stone have we saved the best until last quite possibly
33:21this gorgeous cottage is thought to date back to the 1890s but is i'll admit semi-detached so jess and
33:31eddie will have to set aside their preference for a detached home however it's been beautifully renovated
33:39over the past couple of years in a style that i think is right up their street now despite my best
33:46efforts at our second property yesterday i think both jess and eddie were somewhat overwhelmed at
33:51the amount of work they thought they'd have to take on but here it has all been done it is crisp
33:56it is clean it is gorgeous it is ready to go and out there in the garden there's a lovely old stone barn
34:03and if that doesn't say pottery studio i don't know what does what's more bodmin with its gym community
34:11is still within a 20 minute drive welcome then to this our mystery house wow it's lovely the road
34:20is perfect although it is right on the road all you can hear is the birds yeah there's no cars which is
34:25great and i like the stone fronted i thought you'd like that because you'd like that in property too
34:29didn't you yeah go on right come on in wow okay feast your eyes oh wow lots of stain it's really
34:43pretty beams as well yeah and the beams i can't believe it yeah it's lovely i can see that maybe
34:48at one point it was quite enclosed and cottagey but it's been opened up and it yeah it feels really
34:54nice you're absolutely right the current owners have set about opening it up and doing to this
35:00what i imagined you doing to our second property yeah they've saved us all the hard work it's exactly
35:05what we wanted it's got character but it's like modern as well i love it so far yeah have a look at
35:10this then look at this uh classic sort of kitchen diner and then this nice sort of island come breakfast
35:15bar all crisp all new all ready to go wow really impressive yeah i love the kitchen it's i think
35:22it's how we do it ourselves well it also comes with a very generous kind of utility area downstairs
35:26leave out there and conservatory as well i guess my question is is this sort of main footprints that
35:33you've you've seen already is is this big enough it's cozy but it's got enough space that we need yeah
35:39i would agree upstairs there are fewer bedrooms than we've previously shown them but all are of a good
35:45size this is a nice room yeah lots of light big ensuite there nice big bathtub and views to the
35:53garden as well and oh wow some outbuildings yeah nice big lawn as well for lily and we can keep an
36:01ironer as well yeah that's important a modern family bathroom serves a second larger double bedroom
36:09which also features a fireplace and there's a third and final double overlooking the front of the
36:14property now let's turn our attention to the rear nice big conservatory right it is yeah but come and
36:22have a look up here because there are so many options first up is a detached garage and workshop
36:29currently used for storage it has mains water and electricity connected as does the detached stone barn next door
36:37oh wow could have the wheel over by the window get some natural light lots of shelving yeah i think
36:45it could work there's also a self-contained cabin at the top of the garden which the vendor rents out
36:52as an occasional holiday let and our new potential office yeah oh this is nice wow this is impressive
37:00yeah little kitchen already it all looks quite new the toilet ready to go as well perfect
37:09yeah it could be our office could be my ceramics packing office actually i'll steal this for myself
37:18regardless of how they decide to divvy up the outbuildings jess and eddie would both have the
37:23opportunity to walk to work and this is the commute for goodness sake yeah it separates work and home
37:29yeah not bad idea and it does mean then you don't have to encumber the house with office space
37:35it's all out the way when you get home you're at home now you are going to have to estimate for the
37:40final time this week what you think this is on the market for it's got to be close to the top of our budget i think
37:47i think 540 540 000 pounds well be nice if it was yeah go on i think we're punching above so i think 560.
37:57this is on the market for an astonishing 525 000 pounds okay okay that's that's nice we get a
38:07little bit of extra money we can do some little decorating bits that we need to but nothing
38:11major it's a lot of gardens and outbuildings for for that price definitely definitely i think we
38:17could settle in quite easily we could that was that was my hope this semi-detached stone cottage
38:25offers an open plan sitting room a contemporary kitchen diner a conservatory and three double
38:31bedrooms outside the generous garden contains two stone outbuildings and a wooden cabin
38:37the property is being marketed with a guide price of 525 000 pounds it's got the character that we
38:44wanted but it's already had the hard work done unlike property too so that's a big bonus the location's
38:50amazing it's a really quiet sleepy town the outbuildings the garden everything together it's it's really
38:56exciting the house itself has so much character as soon as we walked in i was pretty blown away but
39:04there's definite potential here and we just need to have a good think now good happy smiley faces
39:10yeah i was hoping that was the reaction that our mystery house would deliver but i'm afraid that
39:15is it we can show you no more come on let's go
39:18well all this week we've been blessed with some wonderful weather some fantastic properties and
39:30of course cornwall's enchanting coastline but i thought to finish up we'd come inland here to bodmin moore
39:38to find out what their future in cornwall is going to look like and have a refreshing dip at the same time

39:50wow this is a spot isn't it it is lovely are you cooling down yeah wow it's been hot this week isn't
39:57it a nice bit of breeze feet in the water oh not bad actually not quite bath temperature but i'll take
40:03that well we have seen some property this week so how have we done is there a is there a clear favorite
40:10i don't think there's a completely clear winner i think at first we were a bit overwhelmed by property
40:18two but after seeing property three and what we could do with property two i think it's it's made
40:23us more open and a bit excited to what we could actually do yeah and the thing with property two is
40:29it has the location it has the space and that's something you can't change you know you can change the
40:35inside but you can't change the rest you had the beams and it all looked a bit dated but in property
40:39three they'd obviously decorated and we could see what we could do with property two quite easily
40:44i think like you said it's cosmetic inside i think the outbuildings might require a bit of work but it's
40:49something that you could get up and running with pretty quickly i think yeah yeah definitely i'm still
40:54overwhelmed by that property i have to admit it's not it's not suddenly um a clear winner but there's
41:00lots more to consider now and i think we are definitely more open to it there's no compromise on the
41:04inside space in terms of size it has the best of everything almost the location the privacy the
41:11outdoor space outbuildings and indoor space the compromise is are we willing to put in the work
41:16for the first couple of years and it can be daunting i totally understand that but when you've done it
41:20the sense of reward i can't put a price on it it's something you'll be so proud of it's got the rock
41:27cottage look it's in a nice sleepy village it's it's not overlooked it's it's close to the sea close to the
41:32gym yeah it has a lot eight minutes i think yeah for the gym i mean well i'm not going to rush you
41:37on it it's a big decision but it's been a lot of fun showing you around just let us know how you get
