00:00First home in Pennsylvania on his own.
00:02Now that he's buying again as a married man,
00:04his wife Libby has her own agenda.
00:06I don't personally like this type of stuff.
00:09I love projects, but I don't like fixing things
00:10that aren't broken.
00:12This is broken.
00:12His plan is to buy low and renovate.
00:15We could make this straight, get rid of this protrusion,
00:17and make the closet a little bit bigger.
00:18I don't know.
00:19But Libby is happy to buy turnkey in a great location.
00:22You have the walkability to go downtown and get a drink,
00:25but then you can bring everybody back here
00:27and host in your backyard.
00:28No, I love that.
00:29That price point's hurting me a little bit.
00:30I know.
00:31Why would we waste the money to pull this all out
00:34and have a tile here?
00:34This is all brand new.
00:35Have you ever heard of the phrase,
00:37just because it's on sale doesn't mean you have to buy it?
00:39Whatever.
00:40Look at my Marco.
00:46Oh, you like mango?
00:48I'm Libby.
00:49I'm an account executive, and I sell software.
00:51I'm Justin.
00:52I'm a senior analyst in communications.
00:53We have one child, Marco.
00:54I absolutely love him, and I would just like to multiply him by three.
00:58Not the first three months, but everything else after that.
01:01Multiply them.
01:02I only want one other kid.
01:03It's too much.
01:04You're a baby-making machine.
01:05I am not.
01:06We currently live in Bristol, Pennsylvania.
01:07I love that it's a small town.
01:08We get to walk everywhere, and it's a real tight-knit community.
01:12It's so good.
01:13My family and I come from a small town called Monte di Braggida,
01:16which is located in the suburbs of Italy.
01:18A lot of my family migrated here to the United States.
01:20I absolutely love them, and I would just like to multiply them by three.
01:22Not the first three months, but everything else after that.
01:25Multiply them.
01:26I only want one other kid.
01:27It's too much.
01:28You're a baby-making machine.
01:29I am not.
01:30We currently live in Bristol, Pennsylvania.
01:31I love that it's a small town.
01:32We get to walk everywhere, and it's a real tight-knit community.
01:35It's so good.
01:37My family and I come from a small town called Monte di Braggida,
01:38to America in the 70s and 80s.
01:40My parents actually met here in Philadelphia.
01:43They both came here from Portugal when they were young.
01:45Growing up, I was taught that family is everything.
01:47We could have nothing, but we can always have family.
01:50I'll put them down for a nap if you just want to grab that paint.
01:52I'll meet you upstairs.
01:54Okay.
01:54Before I even came into the picture,
01:56Justin bought this duplex as an investment property.
01:59He started fixing up the place and rented the upstairs apartment.
02:02We decided that once we had baby Marco,
02:04we didn't want any more tenants living up there.
02:07I'll clean up up here.
02:08I know it's a little dusty.
02:09I know.
02:09It's getting us back to normal.
02:11The last tenants ripped off the paint with their paintings and everything.
02:15The reason why we're not using the space upstairs is because it is really separated.
02:19There's a whole other kitchen up there.
02:21It's a complete different living space.
02:23We would just much rather find a new home.
02:26The perfect price point is $5.50 or less.
02:28Are you crazy?
02:29With what we're looking for, we're going to find a dump.
02:31We're spending at least $6.50.
02:33I'm not crazy.
02:33I'm really realistic.
02:34We can renovate.
02:35We can really make it our own and build value in there.
02:38I don't want to do that though.
02:39I don't want a constant project.
02:41I just want to live in a place where we can move in and not do anything to it.
02:44The market is super competitive.
02:46We actually found this one house that we absolutely loved.
02:49And as soon as we left, it was under contract.
02:51We didn't even get a chance to put an offer in, but we were going to.
02:54Yeah.
02:54Which means we would probably have to spend more money to get the house that we both liked.
02:59If we get a house that we absolutely love and we spend a little bit more, we may just have to sell this.
03:03I bought this house as an investment property.
03:06I definitely do not want to sell it.
03:07I want to keep it as a rental.
03:09We'll see about that.
03:10Wherever we move to, I want to be in there for a very long time.
03:13It's really important that we have stability for our family.
03:16I agree.
03:16I don't want something too loud.
03:18I don't want to be on a main street.
03:19I really want to live in an area where I can walk downtown, kind of like what we have here in Bristol.
03:24There's a ton of surrounding areas here like downtown Yardley and downtown Langhorne.
03:29Maybe a Victorian style household that we could make it more modern.
03:32I want it to look a little bit more Mediterranean.
03:34It would be amazing if there were tile throughout the house.
03:37The fake wood in the kitchen, it's not the vibe I'm going for.
03:40It's luxury vinyl plank.
03:42I think this is way better than tile.
03:44I think you're wrong.
03:45Whatever we get, we have to make sure we get a big kitchen.
03:48Our families are huge and we need an area to host.
03:52It's really important that we have a nice backyard.
03:54I just don't want it too big.
03:55I don't want to spend all my time maintaining a backyard.
03:58Yeah, well, that's what you hire landscapers for.
04:00Justin got to buy his first home all by himself.
04:02And now that we're both buying a house together, it's both of our decisions.
04:06This is a huge milestone and I want it to be my dream home.
04:10I don't really like compromising.
04:11Yep, you're setting your ways.
04:12Yes, I am.
04:19This is where we drop off the kayaks.
04:22Oh, cool.
04:22Up first is a home in Yardley, a lively, walkable borough 15 minutes north of their current home.
04:29I would love to live in this area because I can walk downtown, I can go to the restaurants,
04:33I can get my nails done.
04:34This house is $615,000, way over the price point that I was thinking about.
04:39But if you're in love with this area, you have to be okay with spending more.
04:43That's just what it is.
04:47The stone really gives off the Mediterranean vibe, really reminds me of Italy.
04:52Yeah.
04:52The landscaping looks nice.
04:54Yeah, it looks like I'm going to be spending a lot of time doing some yard work, ain't I?
04:56Good.
04:57I'll keep you busy.
04:59Hey, guys.
04:59Hey, Liz.
05:00So you guys know we're in Yardley Borough.
05:02So you know that this is going to be a hot area.
05:04It's not going to sell for $615,000.
05:06Are you guys prepared for that kind of battle?
05:09Well, you know my budget's at $550,000 right now.
05:11I know.
05:12I tried so hard to find something closer to that price point, but it's just not going to happen
05:16for this location.
05:17All right.
05:18This house is all about location.
05:20This is a very desirable part of town because of the walkability.
05:23They have the small-town feel out here.
05:25I know Libby is open to upping the price point.
05:28This is a market that none of us have really seen.
05:31I brought them here to show if this is the location that you want, this is the price you're
05:35going to have to pay.
05:36All right.
05:37I like the fireplace.
05:38You like the fireplace?
05:39And I like the wood, but I'm really not crazy about the color.
05:42You can refinish these.
05:43Or we can just re-tile them like I would love.
05:47I know you love your tile, but it just doesn't feel as warm as the wood.
05:51Who's here?
05:52We're a little early for our showing.
05:54Are you guys showing it too?
05:55Um, yeah.
05:57We just got started.
05:58Yeah, we can go up.
05:59I'm sorry.
06:00No, that's okay.
06:00No, thanks.
06:01No problem.
06:02Thanks.
06:02This one's going to be competitive.
06:04I'm not surprised there's other people here, so just start thinking about if this is going
06:09to be worth it.
06:10Okay.
06:11All right.
06:11What do we think?
06:12Too small.
06:13I need a big kitchen.
06:15Okay.
06:15I love to have family over.
06:16I love to cook.
06:17Okay.
06:18So we would have to probably knock this wall down.
06:21I think it'd be a little bit more too, because I'm not a big fan of these brown cabinets.
06:25You're looking at an easy $30,000 to $45,000.
06:29We're already at such a high price point.
06:31Is it worth spending all of that extra money to where it may prevent us from traveling to
06:36Italy and Portugal every year, doing things with Marco, going on family trips?
06:40I mean, I guess we could consider selling our current home because there's a lot of equity in
06:45it.
06:45On one hand, we could keep it as a rental.
06:47And then on another hand, we can sell it and get that equity up front.
06:51Decide between kind of keeping that passive income or getting that upfront cash.
06:55Yeah, I guess it's something we're going to have to just consider.
06:58There are no deals to be found in this market.
07:00Buyers are having to make sacrifices that they never had to make before.
07:04So Libby and Justin are going to have to make some compromises.
07:08I love this.
07:09Maybe we can host a holiday.
07:11Yeah, I can really see us putting a long table here and having all our family in.
07:16Having a big old dinner or lunch here, all 56 of our cousins.
07:20Yes.
07:21All right, let's check out the outside.
07:24Yeah, this is amazing.
07:25I mean, look at that.
07:26And you have this in Yardley Borough.
07:28Yeah.
07:28So not only do you have the walkability to go downtown and get a drink,
07:32but then you can bring everybody back here and host in your backyard.
07:35No, I love that.
07:36That price point's hurting me a little bit.
07:37I know.
07:38It's what you have to pay for the location.
07:41But I love this backyard.
07:43I'm just worried about is it going to be a bidding war?
07:45I know.
07:45I mean, it is a very popular area.
07:48I wonder how serious those people are.
07:49What if they're all cash buyers?
07:52How bad do you want to live in Yardley Borough?
07:54Um, pretty bad.
07:56I mean, I really love the location.
07:57It's literally a seven-minute walk.
07:59I do think this is going to be one of those we're going to have to fight for.
08:02Wow.
08:03We have to decide pretty quickly if we're going to put an offer on this house.
08:07Now we have kind of an office flex space.
08:10This is a kind of like a weirdly placed room.
08:13There are wood floors.
08:14These look original.
08:17So this would be your primary bedroom.
08:18I love the natural light.
08:21I thought this would be a great room for Marco because you're right by the primary.
08:27So there's two bedrooms down here and two bedrooms upstairs?
08:29Exactly.
08:30Yep.
08:30There's two full baths in the house.
08:32Your primary bath is right up across the hall.
08:34Let's take a look at that.
08:38Well, look at this tub.
08:39Oh my gosh.
08:40It is really nice.
08:41It's nice and updated.
08:42But we don't have our true shower.
08:44We have our claw fruit tub.
08:45Well, we could make it work.
08:46The quirks.
08:46The quirks of the house.
08:47Yeah.
08:47Yeah, that was the quirks.
08:50Again, we got two bedrooms up here and a full bath.
08:53Okay.
08:53This is too small.
08:55Small.
08:56Yeah.
08:56It's not huge.
08:58It's a nice size room.
08:59This closet, we would have to do something about.
09:02We could make this straight, get rid of this protrusion and make the closet a little bit bigger.
09:05I don't know.
09:05I mean, location is amazing.
09:09But we do have to spend money if we're going to live here because it's not everything I've ever
09:14dreamed of in a home.
09:15Financially, I'm more of a risk taker.
09:17One day, I was sleeping on a couch.
09:18I wake up.
09:19She's like, I bought kayaks.
09:20I'm like, oh, great.
09:21I like a sure bet.
09:22I'm a little bit on the safer side of things.
09:24Can we see something a little bit closer to my price point?
09:27Yeah, of course.
09:29So Liz delivers a more move-in ready and cheaper place.
09:32But as she warned them, they can't have everything.
09:35I feel like we're in the middle of nowhere.
09:44I feel like we're in the middle of nowhere.
09:46Like, where are you taking me?
09:47So it doesn't look too bad.
09:49No, it's the boom docks.
09:50There's no sidewalks.
09:52Today, Libby and Justin are seeing a move-in ready home priced at $499,000.
09:58But it's in Ben Salem, as opposed to Yardley, and there's no downtown within walking distance.
10:03It's under my price point that I'm looking for, so that's definitely a huge plus.
10:07It's five bedrooms, but I think the house overall is small.
10:11It is on a main road.
10:12Oh, and look, there's a sign that says watch children, probably for a reason.
10:16I know it's not exactly where you want it to be, but this is turnkey.
10:26I do think there won't be such a bidding war here, one just down the street.
10:30Sold recently, the buyers were able to snag it for asking price.
10:33It's on such a noisy road.
10:35It is a busier street, but it makes up for it inside.
10:38All right, what do we think so far?
10:41Big open space, I love that.
10:43This is kind of your living, dining area.
10:47I'm trying to picture like where the TV and the couch would go.
10:51I thought the TV could go over here.
10:53I feel like it'd be very awkward for guests to come in.
10:56That's true, yeah, to come in the front door.
10:57Yeah.
10:58Unless you have the couch on this side, but then it's like...
11:02Just get a 100-inch TV so you can see it.
11:05Well, there you go.
11:05Yeah.
11:06We could put a chandelier or all that good stuff.
11:08Yeah, this is a good space.
11:09Yeah.
11:10We don't need it to be too big.
11:11Do you think this is big enough?
11:12Yeah, okay.
11:13And you know what?
11:14I do love the color scheme.
11:16You have the granite countertop.
11:17It has a little bit of color in it, so it breaks it up.
11:19It would be nicer, though, if we did remove everything and put tiles here.
11:23Yeah, but think about this.
11:24With the open concept, it would look even better.
11:26Yeah, but wait, time out, because think about this.
11:28Time out.
11:28Yeah, time out, because this house is already done.
11:31Why would we waste the money to pull this all up and put tile here?
11:34We're already saving money, though, by buying this house.
11:37So if we put maybe $20,000 to put tiles everywhere, it would look so nice.
11:42Have you ever heard of the phrase,
11:44just because it's on sale doesn't mean you have to buy it?
11:47This is my first time buying a home, so for me,
11:49it's really important to make sure I get the things that I want in a home.
11:52He already bought a home without me, so he got to get what he wanted.
11:55Now it's my turn.
11:56I absolutely take that into consideration, but I don't think Libby's seeing the practicality.
12:01So there's five bedrooms, so you've got one down here and four upstairs.
12:05Okay.
12:06This is one of the two full bathrooms.
12:09Walking through, the house is a little bland so far, right?
12:12Well, it's a blank slate, ready to kind of put your spin on it.
12:15Yeah.
12:16Yeah.
12:16Yeah.
12:18All right, so check out your backyard space.
12:22I am your garage.
12:23Yeah.
12:25Since the price point is so low, we could use our imaginations to make it a bigger space,
12:30maybe with a loft, because the house is feeling a little smaller.
12:32Yeah.
12:33Yard is usually in the back, like a backyard.
12:35This is like a side yard, so I'm a little concerned for Marco and her future child.
12:42We would have to definitely fence it in, though.
12:44I just feel like it's so loud.
12:46I work from home, and across the street, there's an Italian restaurant.
12:49There's constant music playing.
12:51I guess it's called parking lot music, and it's Frank Sinatra on repeat.
12:54What's wrong with Frank Sinatra?
12:56There's nothing wrong with Frank Sinatra, just I want to live on a quiet street.
13:03All right, so we've got our four bedrooms.
13:05That one would be your primary, and then these would be your secondary bedrooms.
13:12I was hoping that this bathroom was going to be a little bit bigger than the one downstairs.
13:16Yeah.
13:17What is this?
13:18Oh, linen closet.
13:20Closet.
13:21That's not even a real...
13:22You just have to add shelves.
13:24I can barely fit in it.
13:25Look at this.
13:25Hello, I'm the closet.
13:26Hello, I'm the closet.
13:28It is move-in ready.
13:30Yes, which is great.
13:31It definitely is.
13:31There's not going to be any headaches.
13:32I just want to move in.
13:33Great price point, but what about when we start to grow our family?
13:37Are you going to outgrow it?
13:39As I was growing up, I did move around a lot.
13:41I want more stability for my kids.
13:42Our next home, we envision being there for a very long time.
13:46I mean, the good thing is that this is not going to go as quickly as the other homes.
13:51It's not as competitive, so we have some time to think about it, which is nice for once.
13:57So now they're seeing another possibility, but it has its own set of trade-offs.
14:02That looks like a shed, maybe?
14:11A breakfast spot, that's always a good thing.
14:13Oh, cool.
14:15Libby and Justin are seeing a house listed for $525,000 in Langhorne,
14:20a borough with a vibrant downtown.
14:22I'm really looking forward to seeing this one,
14:24because it's got that Victorian feel from the pictures.
14:27Yeah, but it's only three bedrooms.
14:30But, you know, it's a play on words.
14:31Sometimes it's three bedrooms with a bonus room.
14:34Yeah, that's true.
14:35And there is a garage.
14:37That looks like a shed, maybe?
14:39Not a garage.
14:40Okay, we'll take a look at it.
14:44Hey, guys.
14:48Hi, how are you?
14:49Good.
14:49How are you?
14:50Good.
14:50Welcome, welcome.
14:51We have the walkability here.
14:53I like the fact that there's sidewalks.
14:55It's near the borough, but it's just on this main road.
14:57You do have the road, but I think you'll be really happy with what you see inside.
15:03Oh, cute.
15:04Do you like it?
15:04It looks great.
15:05Right?
15:06Yeah, it's really cozy.
15:08Yeah, it has a really-
15:10like our family coming over and they are really comfortable in here.
15:13Yeah.
15:14I mean, this looks super real.
15:16So these are LVP, but they look like wood.
15:18But that's the real wood, right?
15:20These are wood.
15:20Yeah, these are real hardwood.
15:21And then, Libby, I'm really excited for you to see the kitchen.
15:25Stop.
15:26Isn't it nice?
15:27I love it.
15:28Yes.
15:28This is literally my dream kitchen.
15:31Yeah, it's really nice in here.
15:33Yeah.
15:33This is incredible looking.
15:34Yeah.
15:35It really, really is.
15:35That's a drop-in stovetop and you have the drop-in ovens to the side.
15:39I didn't know you were professional oven-
15:41I used to sell appliances.
15:43Oh, okay.
15:44Actually.
15:44So you know what you're doing.
15:45Yeah.
15:45I love this.
15:46And then you've got your giant island.
15:48My mom and your mom always love to come over and help us cook.
15:51So this is your first full bath.
15:53I felt like it was a big enough space.
15:54Tile.
15:55It's got the subway tile.
15:57That's a timeless design.
15:58Really nice touches.
16:03This is your garage.
16:05Just have some vision.
16:06This looks like we're going to the barn.
16:08It feels like it needs a lot of work.
16:10It feels like more of a shed, to be honest.
16:12It goes really far back.
16:13You could definitely get the car in there.
16:15Yeah.
16:16The yard could be a little bit bigger.
16:18I think it could be bigger.
16:19I think it could be smaller because I'm the one spending the time
16:23doing some landscaping.
16:24It's not fenced in.
16:25I know.
16:25So you would have to have the expense of a fence.
16:33You could tell these stairs are all original.
16:36Yes.
16:36So you've got a lot of original hardwood up there.
16:38We have to redo them because they're so small.
16:40My foot doesn't fit on them.
16:41So this is your primary bathroom.
16:44I don't personally like this type of stuff.
16:46Libby, this bathroom is fine.
16:47I love projects, but I don't like fixing things that aren't broken.
16:50This is broken.
16:52Now I want to show you the primary bedroom.
16:55It's a little bit small.
16:57It just feels like very like old.
16:58Is that door open to the other room?
17:00It is.
17:00So this is what you get some quirkiness with a Victorian.
17:04I could see markers from being here if that's the primary,
17:07because if we need to like check on him, we can just go through.
17:09Walk through the primary closet.
17:11Yeah.
17:12Let's check out.
17:12There is a bonus space upstairs.
17:13This could definitely be a usable space for you.
17:18I really love this space.
17:20It's listed at your desired price point,
17:21but I do think you're going to have to go higher.
17:24Again, it's the location in the borough.
17:26Yeah.
17:27I mean, we would have to at least add $100,000.
17:30Oh, you think so?
17:30And more, yeah.
17:31I mean, it already has that charm, but let's make it a little bit more Mediterranean.
17:34I guess I'll just write the check.
17:35There you go.
17:36There you go.
17:36I mean, I just had a baby not too long ago,
17:38and looking for a home on top of that, it's just very stressful.
17:41I have to make sure it's the right choice.
17:43I think we would really outgrow it pretty quickly, especially if we have more kids.
17:46She's not really seeing how we can creatively use this space.
17:51Now, since the market won't wait, it's go time.
17:54We have to make a decision soon.
18:04There's already two offers on the Yardley house.
18:07I knew that was going to happen.
18:08Well, what do you think we should do?
18:10Justin and Livy have run out of time
18:12and have to decide whether to offer top dollar for a house in their ideal area,
18:16or spend less farther out.
18:19I mean, I like the house. It's just so expensive, and it still needs work.
18:24Yeah, but the location is prime. I can walk to town. I can go get my hair done and get my nails done.
18:29I can go to the bar. I can do everything.
18:31Put a two-minute walk, and I'm not in the middle of nowhere.
18:34Liz said we were going to have to be really aggressive.
18:37Yeah, but we're paying for the area. We could host a lot of people there.
18:40It's spacious enough to be a long-term home.
18:42To even consider this home, we're going to have to consider selling our current home.
18:45We're no longer going to be able to keep that as a rental.
18:48We would need the capital up front.
18:49Um, but I don't want to be on vacation with a tenant calling us about light bulb anyways.
18:56What about the house in Benzion?
18:57It was fully renovated, which is nice. We don't have to do anything to it.
19:00It was all very generic.
19:02And honestly, that kitchen, I liked it because it was modern, but it was a little bit too small.
19:05Also, the yard, it wasn't like a backyard. It was more of a side yard,
19:09and it was right off to the street. So we would have to consider putting in a fence.
19:13Yeah, but the price point of that house was the best.
19:16So I think that would really give us the flexibility to add that fence and also build my dream garage.
19:21There's no sidewalks.
19:22What did you think about the Victorian house?
19:24It is walkable to town, which I really liked.
19:26I actually really liked that it had so much charm.
19:29Yeah, it's historic charm. It's not like Mediterranean charm.
19:32It has a beautiful kitchen, but it feels old.
19:35I feel like the rooms are a little bit too small,
19:37and we would probably outgrow the place really quickly.
19:41This is such a tough decision.
19:53Marco, play with this.
19:55That's a great ornament.
19:56And then I thought the matching pillow with the ornament was really cute.
20:01That's really cool.
20:02Yeah.
20:02We bought the big fixer in Yardley.
20:05The house was listed at $615, and we had to come all the way up to $675.
20:09It was definitely over our price point, and we really didn't have any time to think about it,
20:13because we knew this house was going to sell right away.
20:15What we ended up doing was selling our home that we were living in to make it more affordable.
20:20And that was a really big concession for us, but we loved it so much, and this is a bigger house.
20:25And it's the area where we really wanted to be in, and we could really see our family grow here.
20:30I feel like we need more color. What do you think?
20:32No, I absolutely agree. We decided to put our room upstairs right next to Marco.
20:37And we were able to make the primary bedroom the family room.
20:42When we first saw this house, we knew we needed to make some renovations to make it the way we wanted.
20:46In Marco's room, we decided to paint it blue like his old room, and we decided to put luxury vinyl
20:52plank, which is very good because babies like to spill a lot of stuff.
20:56When we finally get to renovate our kitchen, I will be able to have tile in there.
21:00So we're going to go see Santa Claus and get pictures. Let me show you the outfit that I
21:04picked out for him. Yeah.
21:07Cute, right?
21:08That's going to be perfect.
21:09This is my first house officially, so it was really important to have a house together,
21:14especially now that we're married.
21:16Purchasing this home is so symbolic because it means growing our family,
21:19it means spending holidays together. It means so much.
