01:52And daughter Sophie is on board to help her track down just the right spot for her mum and rescue dog Wendy.

02:05She's flooding while at uni, but still wanting to spend plenty of time at the new home.

02:15As for where they want to settle, Caroline and Sophie have their hearts set on beautiful Maraitai.
02:21A small coastal settlement in the southeast of Tāmaki Makaurau, Auckland.
02:25About a 45 minute drive from the city centre.
02:28It's just my safe, happy place.
02:34A few years ago, I left my marriage and I was running my little business out here,
02:41little dog walking business.
02:42A lot of our friends were out here as well.
02:44And so we made the choice to move out here.
02:48I had a lot of support out here and just absolutely fell in love with the area.
02:53It's such that neighbourly feel.
02:55You're always bumping into people at the supermarket.
02:58And our line dancing.
02:59Yes, and our line dancing.
03:01It's so much fun, isn't it?
03:08Yeah, a lot of laughter.

03:11They're no strangers to Maraitai life, but finding a home for them here might be a little challenging,
03:17as the stunning setting means a premium price tag for property.
03:20And the prime location isn't the only thing on Caroline's wish list.

03:44It's been something I've been wanting to do for a long time.
03:47And so a room for a foster child as well.
03:51I just believe that every child deserves to feel loved and to feel safe.
03:56With guests having come from a home which didn't always feel happy.
04:02I mean, being here and talking about Maraita, you realise just how much we have and how some people don't have the same.
04:19And so, yeah, it's about sharing our light and our love to someone else.
04:24And yeah, I'm really excited for mum if she does do her fostering.
04:29She really has the biggest heart for that.
04:32Caroline's looking forward to this next chapter.
04:35But with so much riding on the move, it's no surprise the search feels a little daunting.
04:40I do feel a little bit overwhelmed, which is why I thought I needed to call in the experts.

06:46She wants at least two or three bedrooms, open plan living, with space to entertain.
06:51And she's working with a budget of up to 1.3 million.
06:56There are many reasons to look for a new home, and depending on your lifestyle, your priorities can look very different.
07:02Whether it's a classic three bedroom on a quarter acre, or an apartment right in the middle of the action,
07:08it all comes down to knowing how you want to live, and where you want to be.
07:13My House Hunter this week knows exactly what matters most to her.
07:17I like being able to do whatever I want to do, whenever I want to do it.
07:23Christine is an IT consultant based in Auckland, who has a hobby that really takes her love of freedom to new heights.
07:29When I was a little kid, my Uncle Richard had a plane, and he took me and my dad for a fly.
07:38And it was such a life-changing experience.
07:42As soon as I was old enough, I took flying lessons.
07:45So most of my adult life, I've been a pilot.
07:48We could basically go anywhere today. It's lovely flying weather.
07:52Christine likes to get out on her plane as often as she can.
07:56As you can imagine, that takes up a lot of time, so I'm not really at home a lot.
08:00And when she's not flying herself around, she's off on some kind of adventure.
08:04I like to travel whenever I get the chance.
08:07I've got family all around the world, so I like to go and visit them.

08:34Christine currently owns an historic apartment in Mount Eden.
08:38I've been here about eight years now, and it's time to move on to something new and different.
08:44She's lived in Parnell and Mission Bay before, suburbs with easy access to the wonderful White Matar Harbour.
08:51I really liked being by the water, so I think I would like to move back there.
08:57But Christine's also open to thinking outside the box.
09:01When I found this place, I wasn't looking in this area, I wasn't looking for this type of place.
09:05But I walked in and thought, I love it.
09:08And that was it.
09:10So I guess maybe that's what I'm looking for too.

09:22She's had a fair share of house-related heartache in the past.
09:27I ended up accidentally, of course, buying a leaky building.
09:32And that was just an awful, awful time.
09:37It took years to recover from.
09:39So I'm just nervous.
09:42This time, Christine's after something solid, plus a guiding hand to help her find it.
09:48And I think her old stomping ground, the beautiful bays along Tāmaki Drive, feel like the ideal place to start.

16:58a hidden gem well under Christine's budget of 1 million.

24:44The house price average is just under 1.6 million, which reflects the desirability of the area.
24:50But thanks to a range of developments that have taken shape, there are plenty of entry-level opportunities.

28:56So I wonder whether you could give us some advice.
28:59Many areas of New Zealand are exposed to different natural hazards.
29:03So it's generally a good idea to undertake due diligence so you'll understand if a property is prone to weather or natural hazard risks.
29:11Events like landslips, flooding, coastal erosion and earthquakes can all cause damage to your home and the increased chance of natural hazard can impact your insurance.
29:21So where would you say we would start in all this, just to make sure all the bases are covered?
29:25I'd start with the local council and accessing their records, typically called a property file.
29:31This will give you information that the council holds about the land, including any natural hazards that the property might be prone to.
29:38A property lawyer can help you work through the record of title and the LIM report.
29:42There's also online tools such as the natural hazards portal on the Natural Hazards Commission Tokatūake website and local council flood maps if they're available.
29:52So natural hazards can affect our premiums.
29:55Insurers do look at a variety of risk factors, including natural hazard related risk and weather risk.
30:01It's best to contact your insurer before putting in an offer and they can tell you what else to consider and what that might mean for your premium.
