07:38I worked in the theatre and worked in live music when I was younger.
07:42I'm right sophisticated, you know.
07:44That's one word for it.
07:46Something tells me this won't be a simple search.
07:50What do you think about that one?
07:51I think we know it's going to be quite hard to find a house in Auckland that we both like
07:55because our needs are quite different.
07:58The land and the outside space is important to John,
08:02whereas the house is important to me.
08:05That one's quite good, good parking.
08:07So let me get this right.
08:08The only thing they actually agree on is that they're moving.
08:12I'd be happy with her box in the window of the kitchen.
08:16That would be fine for me, but I think John needs a little bit more.
08:19It's much more than a challenge.
08:21It's a test of compromise, communication and patience.
08:25Tell me about it.
08:26Lots of patience.
08:28And that's where I come in.
08:30What exactly are you guys after?
08:32It's a minimum three bedrooms.
08:34We've got two kids that will probably be coming back from uni intermittently.
08:37The boomerangs?
08:38Yeah.
08:39Something that is light, a little bit of space around.
08:42I'm going to be working at North Shore Hospital and would like it to be ideally less than half an hour's commute.
08:49Yeah, you don't want to spend all day in the car.
08:50Yeah, we want to do something for us.
08:52The budget is around the two million.
08:55About 1.5.
08:57Damn.
09:00I've got to keep you on your toes.
09:02We want good value for money.
09:03OK, I promise.
09:05Yorkshiremen love a bargain.
09:06Yeah.
09:07Are you both on the same page?
09:09We know what each other wants, but we don't necessarily agree, so obviously our priorities are slightly different.
09:15I'm hopeful that we can come to an agreement this time as well.
09:19All right, so let's go.
09:21Thanks.
09:21All right.
09:22We'll be right back.
09:52So how are you feeling about working with three generations?
10:12Normally it's only one generation, and that's tricky enough.
10:15I know, right?
10:16I feel a tremendous amount of responsibility.
10:18We're working with 1.8, 2 million, and I'm trying to find a home here on the shore that can accommodate the entire family.
10:27I mean, it makes sense in this day and age to put your resources together, doesn't it?
10:31Well, my guys are downsizing from a big property.
10:35Having met them now, John is very direct.
10:38Right.
10:38You're either in or out.
10:40There's no middle ground.
10:41So I, like you, feel a responsibility to find them that property that'll give them access to the city, but also be complementary to where Joe works.
10:51So, yeah.
10:52At the hospital.
10:53At the hospital.
10:54You make it sound really easy, Jane.
10:56It's okay.
10:57Whew, game on.
10:58Yeah.
10:58For their first property, I'm taking Lynn and her family across the harbour bridge to Beechhaven.
11:06Nestled on the edge of the Waitemata harbour, this charming coastal suburb feels like a world away from the bustle of central Auckland.
11:13Now, I know the shore well, so I'm slightly biased.
11:16Beechhaven has leafy streets, local parks, a strong sense of community, and it's a favourite with families.
11:23The average house price is just over a million.
11:25So, what do you think?
11:29I like the top half.
11:31Good.
11:31And then the bottom half, maybe not so much, but I'm excited to see it inside.
11:36Should we go and have a look?
11:37Yeah.
11:37Let's go.
11:37I'm excited.
11:38I'm going to keep my fingers crossed.
11:39Thank you.
11:40Thank you.
11:41This beautifully renovated 1970s multi-level home offers four bedrooms and three bathrooms, plenty of room for a growing family.
11:50The open-plan living and dining area flows into a sleek, modern kitchen.
11:54The bathrooms are ultra-stylish and the bedrooms are big, so this place ticks all the right boxes.
12:01There's even a rumpus room for some extra flexibility.
12:04It's light-filled and sun-soaked from morning to night.
12:07It's going to auction and the current CV is just over 1.3 million.
12:10Wow.
12:14Oh, my God, it's stunning.
12:15It's lovely.
12:16It's beautiful.
12:17240 square metres on the floor and room for additional dwelling, potentially.
12:22Yeah.
12:23For the old girl.
12:24Young spring chicken.
12:25Thank you.
12:26Should we have a quick look at the kitchen?
12:27Yes.
12:28Yeah.
12:29Oh, that's cool.
12:31Really nice connection to nature, too.
12:32Oh, yes.
12:33Yeah.
12:34There's a lot of home to cover.
12:35Yes.
12:36Do you mind if I accompany you?
12:37Yeah, please.
12:37I normally leave you guys.
12:38What a gentleman.
12:39Yeah.
12:40See you later.
12:41OK.
12:43Nice spongy carpet.
12:45A nice greenery outside.
12:49Very nice in the summer.
12:51A glass of wine.
12:52I know.
12:53And additional lounge.
12:56Wonderful indoor-outdoor flow.
12:57Yes.
12:57And then you've got your bedroom with its own living area as well.
13:01Oh, wow.
13:02That's a little bed there.
13:04They're so compact.
13:05Nice.
13:07Ooh.
13:09Small.
13:10But it's...
13:10But it's additional.
13:11Nice and contained.
13:13Yeah.
13:13It's lovely.
13:15I was spoiled having the bigger house.
13:18Yeah.
13:19But it's quite drastic going from a full big three level to this.
13:25For Lynne, it's not easy saying goodbye to the home that she shared with her late husband, Eugene.
13:30She's also facing the realities of downsizing.
13:34Compromising is hard enough, but mixed with grief and memories, it's so much tougher.
13:40Oh.
13:40Wow, look at that view.
13:42Oh, that's beautiful.
13:45I like it.
13:45It's a walk-on wardrobe.
13:47Do you like it?
13:49It smells beautiful.
13:50Wake up in the morning, a cup of coffee.
13:51It's gorgeous.
13:52Run to the deck.
13:54Oh, my goodness.
13:56Now that's a sexy bath.
13:58Wow.
13:58That's stunning.
13:59That's great.
14:01I love how, like, connected it is with the nature, though.
14:04Yeah.
14:05You're like having a bath or shower in the nature.
14:07That's so gorgeous.
14:10I love the bathroom.
14:11You stay in there, then.
14:13Oh.
14:13Would you use this as a bedroom or something?
14:15Oh, yeah, that's what I was thinking.
14:17Because then the whole top floor could just be completely ours.
14:20I think Caroline and Mehdi are reading my mind.
14:23There's enough room here for them and baby Asina to have the top floor, while Lynn would have all of downstairs and they could share the middle floor together.
14:30How did you find your area downstairs?
14:33It was a bit small.
14:34Yeah.
14:34Like, okay.
14:36Yeah.
14:37It almost felt like it was like a studio downstairs.
14:39Yeah.
14:39Because it was like a bedroom with a lounge, you know?
14:41Yeah.
14:42Yeah.
14:42I love the view, the number of bedrooms, the bathrooms.
14:45The view.
14:45Oh.
14:46Good.
14:46Yeah, the view is lovely.
14:47The view is stunning.
14:48And that's what it takes the boxes.
14:49What do you think?
14:50It's a no.
14:52Oh, no.
14:55Well, that's a definite no from Asina.
14:57I kind of got the feeling that you were thinking this could be a little bit snug.
15:02Yes.
15:03I'd feel a bit cooped up, I think.
15:05I mean, definitely a tick for the view.
15:07Yeah.
15:08Yeah.
15:08I hear what we're all saying.
15:09I've got some work to do.
15:11Is what you're telling me.
15:12No, it was a great start.
15:13Like, really great start.
15:14You did good.
15:15You did good.
15:16Thank you.
15:16Should be proud of yourself.
15:17You did good.
15:18You should be proud of yourself.
15:19But it's a no.
15:20Just do better.
15:21Okay.
15:21You hear that?
15:22I've got a lot of work to do.
15:22Should we go and have a look at the next one?
15:24Let's go.
15:24Come on.
15:26As my teachers used to say,
15:27Paul, you must do better.
15:29I don't want Lynn to feel like her space is an afterthought.
15:32I have to find her something that feels like home.
15:38There's no simple formula when it comes to upsizing or downsizing.
15:42It all depends on what life throws at you.
15:44Maybe your kids have flown the nest.
15:46Maybe the lawns have beaten your knees.
15:48The right home at the right time can change everything.
15:52More space, less stress, or simply a shorter drive to work.
15:56Today, I'm in Milford on Auckland's North Shore with John and Jo.
16:00Milford is right next to Takapuna, home to North Shore Hospital and Jo's new job.
16:06It's a seaside suburb with plenty to offer.
16:08A stunning swimming beach, great food, and a lively high street.
16:13So it's no surprise that the average for a three-bedroom home is around 1.6 million.
16:18Wow.
16:21It's big.
16:22It is.
16:23The reason why we've brought you here is the location.
16:25Sure.
16:26We're pretty close to the hospital.
16:27Really close.
16:28Yeah, I think I could see it from somewhere around.
16:31Yeah.
16:31Jo could definitely walk to work from here, which is excellent.
16:34All right, so 1950s, been around for a good chug of time, good bones.
16:39Excellent.
16:40I'm liking the fact that it's going to be light inside, because I can see already that the sun's pouring in.
16:45Oh, well, here's the front door.
16:46Let's go.
16:47Excellent.
16:47The solid 1950s brick home spans 214 square metres over two sun-soaked levels.
16:55Upstairs, you'll find three bedrooms, an office, with separate living and dining spaces, all filled with natural light.
17:04Downstairs, there's an extra living area.
17:06There's another bedroom and bathroom, plus internal access to the garage.
17:11North Shore Hospital is just up the road for Jo, and with plenty of room out the back,
17:15there's potential for a bigger shed to keep John happily occupied.
17:20This place is on a cross-lease, and I know Jo and John are a bit nervous about what that all means.
17:26It's going to auction, and so far the feedback puts it in their budget.
17:32Oh, nice.
17:33Nice old wooden plaza.
17:35Beautiful dining area.
17:37So how does the view compare to the one you've got now?
17:39I like it.
17:41All right, let's pop through to the engine room.
17:44Keep calm, John.
17:45She's talking about the kitchen, not an actual engine.
17:48Oh, yeah.
17:49It's actually quite big.
17:51There's plenty of work surface.
17:52There's plenty of storage.
17:53But it definitely needs opened up.
17:55It definitely needs opening up.
17:58Oh, nice lounge.
18:00It's a good space, isn't it?
18:02This whole lounge area, the back deck, is bathed in the afternoon sun.
18:06Master bedroom.
18:08Nice serene feel.
18:11But it looks like it's got an en suite and a wardrobe.
18:13Oh, wow.
18:16Wow.
18:16This walk-in wardrobe's so big, it's got a different postcode to the rest of the house.
18:21It's like a whole extra bedroom almost.
18:23Huge.
18:24Oh, wow.
18:27Whole new living area.
18:29Oh, that's a good second lounge.
18:31A big bonus.
18:33Third bedroom.
18:35And a little emergency exit or entrance for when you've been out late and you don't want your parents to know.
18:40Lots of secret doors in this house.
18:42Oh!
18:43It's like Narnia.
18:44Feels like there's a history here.
18:46All we need now is the lion, the witch and a gigantic shed for John.
18:51Wow, this is pretty small and pokey.
18:56You'd just have to pull it down and build a bigger one.
18:59Yeah.
19:00I feel this house is perfect for them.
19:02The size, the location, the back lawn.
19:05But psychologically, is the move going to be too much for them?
19:09Downsizing isn't just about space.
19:13It's about choosing what matters and accepting that sometimes compromises need to be made.
19:19I like the variety of rooms and there are lots of rooms, but I don't like that all the rooms are quite small.
19:27I don't think the rooms are that small.
19:28I think that might be something that you're going to have to get used to.
19:31But it ticks a lot of boxes and its location is better than we could have hoped for.
19:35The location is definitely the best thing about it.
19:39Obviously, we've got some more houses to see, but we'll have to think about whether those compromises are compromises that we can make.
19:46When you're coming from 40,000 square metres, compromise isn't just part of the process.
19:51It is the process.
19:53For me, it would be on my list.
19:55The amount of space that you've got, the location that you've got, definitely makes it worth thinking about a bit more.
20:00You could make this house your own by making some changes.
20:05I'm guessing that's why it's in budget.
20:06In fact, why is it in budget?
20:08Where do you feel it sits?
20:101.2 or 1.3.
20:12That's the feedback, isn't it?
20:131.2, 1.4 band.
20:16That is well under your budget, but that kind of money, I think it's a great home.
20:20It definitely is a good value.
20:23A definite maybe?
20:24A definite maybe.
20:25So, a definitely maybe.
20:28Very oasis.
20:29Let's just hope the next one's not a champagne supernoper.
20:32Okay, you're not allowed to say champagne supernoper ever again.
20:41Multi-generational living is on the rise across Aotearoa.
20:45The positives are obvious and the rewards can be huge.
20:48A home that works for everyone and a future built together.
20:53For my house hunters, house number one didn't exactly set their hearts racing.
20:57I'd feel a bit cooped up, I think.
20:59Just too small.
21:00So, for house number two, I've brought Lynn, Caroline and Meddy a little further inland
21:05to the suburb of Greenhive, where the average house price is around 1.8 million.
21:09You've done great, Paul.
21:13We haven't even gone inside yet.
21:14No, I know, but I'm like...
21:15Step up your game.
21:17I'm buzzing to see this house.
21:18Yeah.
21:18Absolutely buzzing.
21:19And I can kind of see like a bit of a Paul reflection.
21:22There might be...
21:23Why didn't you show us this first?
21:25There'd be no more show.
21:26There'd be no more show.
21:27Yeah.
21:27It would just be location.
21:29It would just be the location.
21:30It is the location, though, right?
21:31Yeah.
21:32I'm sorry.
21:32Ah.
21:33Let's go, Paul.
21:34I'm so excited.
21:36You go inside.
21:37I'll follow after.
21:38Thank you.
21:38Thank you.
21:38I'm just going to have a nervous conniption.
21:42I think I may have ticks and boxes.
21:46Nope.
21:46No signs of excitement here whatsoever.
21:50This stunning single-level home spans 256 square metres
21:54and ticks all the boxes.
21:57Four bedrooms, two bathrooms, two generous living areas,
22:00a triple garage with workshop, and yes, there's even a swimming pool.
22:05Sitting on a 2,000 square metre section with consent
22:08for a minor dwelling, this place is also set for auction,
22:11but I've brought them here because I believe it's within their range.
22:14Wow.
22:16It's stunning.
22:17So much space.
22:18That's gorgeous.
22:20Is the kitchen big enough?
22:21It has that massive space for entertaining, and I love that.
22:24People can congregate around here and sit down there.
22:27The fireplace is gorgeous, too.
22:30Good job, Paulie Kins.
22:31Look at that, mate.
22:32Good job.
22:32Good job.
22:33Good boy.
22:33Well, Paulie Kins, if you're a good boy for the rest of the week,
22:38you'll get a juice box and a gold star.
22:41Oh, wow.
22:42That's gorgeous.
22:43You want to have a look around?
22:44Yes.
22:44Yep.
22:45Let's go and look at these bedrooms.
22:48A nice size room.
22:49Definitely is.
22:50It's a lovely little baby room, isn't it?
22:52My room, my room, my room.
22:54What do we have here?
22:56Maybe as an office?
22:58Yeah, it'd be good as an office.
22:59This one's a bit bigger than next door.
23:02They're currently using it as an office.
23:04This is their office, Paulie.
23:05Yeah.
23:06There's an allotment outside.
23:08Oh.
23:08I can grow my cabbages and my radishes.
23:13Wow.
23:14This is exactly the reaction I was hoping for.
23:17There's so much you can do with this place,
23:19and it's a really great example of the value you can get
23:21if you're willing to step back from the water.
23:24My house hunter, John, would love this garage and workshop,
23:27but Jo's commute to work would be horrible.
23:32What were your thoughts on that one, then?
23:34I like the house.
23:36It's got a nice feel.
23:38As you said, Mehdi, another driveway is up here,
23:41so that could be my entrance into that part of the house,
23:45and then we could build on that.
23:47I think it's got potential.
23:49Yeah, what do you think?
23:50I loved the outside.
23:51When we first came in, I was like, oh, my God, wow.
23:54The hub of the home being the kitchen, dining, lounge,
23:56like, love that.
23:57The indoor outdoor floor fireplace, swimming pool, garden,
24:01everything was absolute box ticked.
24:04The location's stunning.
24:05Yeah, I love the location.
24:08Now, there's heaps of land here,
24:09and there's more than enough room for Lynne
24:11to build the home of her dreams,
24:13which is kind of the fuse that I wanted to light.
24:17Do you like it?
24:18Yes, you do.
24:20You love it here.
24:21They always say babies buy homes.
24:22Come on, let's go buy this one.
24:25Hello.
24:25Yes.
24:27You're a natural.
24:28Thank you.
24:29Well, thank you for babysitting.
24:30Yeah, I tell you what.
24:32Uncle Paulie, eh?
24:33I think she's a good luck charm for this property.
24:35Certainly a beautiful home.
24:37It's a great home.
24:38Easy for you to live in here as it is,
24:41but also to evolve.
24:42Exactly, yes.
24:44Can you see it working for you?
24:46Yeah.
24:46Definitely.
24:47Yeah.
24:47It's got, like, everything.
24:49Entertainment, indoor outdoor flow, fireplace.
24:52You've done a good job.
24:53Yeah.
24:54Property number three, here we come.
24:55Yay!
24:55Let's go.
24:56Thank you.
24:57It is a spectacular property with plenty of potential.
25:01And for house number three,
25:02well, I've kept the best for last.
25:07After John and Jo's lukewarm response to house number one...
25:10For me, it seems a bit bitter,
25:12I think because it's a 50s house
25:14and it's been developed over time.
25:16I've gone back to the drawing board
25:17to find something that might just hit their sweet spot.
25:21It's my turn to head to Beach Haven,
25:23where the average price for a four-bedroom home
25:26is just over 1.2 million.
25:28We're excited to see what you've got for us.
25:30Yeah, a little bit nervous.
25:31Not as nervous as I am back here.
25:33You a bit worried about my driving, mate?
25:34No, no, no.
25:35I've got every confidence in you.
25:37Any more cheek from John
25:38and he can walk to the next house.
25:41It's a great view here.
25:43Yeah.
25:44Well, welcome.
25:45Thank you.
25:45It's number two.
25:47It's big.
25:48I'm looking forward to seeing the view from that day.
25:50Yeah, it's going to be impressive.
25:52So we'll take a look inside.
25:53Excellent, yeah.
25:54Come on then.
25:55Off we go.
25:55Tucked away with sweeping harbour views,
25:59this 1960s classic has three bedrooms, three bathrooms,
26:03as well as separate living and dining areas on the main floor.
26:07Downstairs, there's a fourth bedroom,
26:08a second living area,
26:09and internal access to a double garage.
26:12It's an off-market opportunity and I'm excited that they get the chance to see it first.
26:17Oh, wow.
26:19That's a great view, eh?
26:21That's amazing.
26:23I can't be in many kitchens with a view like this.
26:25Nice start.
26:26Nice start.
26:27Great start.
26:27See the little boat?
26:30That's the ferry that you guys can actually catch from Beechhaven Wharf to take you into the city.
26:35Oh, wow.
26:37This is beautiful.
26:39Even better from out here.
26:41Really peaceful as well.
26:42It is.
26:43It won't be so peaceful when his bulldozer turns up.
26:46Oh, this is a nice lounge.
26:48Well, that's an even better view than the deck, I reckon.
26:51That's just so expansive.
26:53You don't expect that from the road.
26:55Main bathroom.
26:56Separate shower, separate bath.
26:58Nice, small but tidy, nice, yeah.
27:02Oh, that's a bigger...
27:04That's another nice room, eh?
27:04You could probably squeeze a double in here.
27:07Yeah, it's a good thing, glass bowl, double, isn't it?
27:09Yeah.
27:10This must be the master.
27:11Yeah, good-sized master bedroom.
27:13I like the fact that every room on this side has got entry onto the patio.
27:19Yeah.
27:20Oh, wow.
27:22Dressing room and bathroom.
27:24Yeah.
27:27Oh, here we go.
27:29Oh, nice.
27:30That's more like it.
27:31Yeah, I could get a lot of things in here.
27:33Do you think you could fit a bulldozer in here?
27:36The bulldozer's not coming with us.
27:39Oh, poor John.
27:40Look at his little face.
27:41So what I'm sensing and what I'm seeing is the overall vibe is very positive about property number two.
27:49The only thing I'm worried about is it potentially going to be too much of a commute for Joe at the end of a busy day.
27:55But what a place to come home to when you have had a long day.
27:59It is off market, so they will need to be quick.
28:03Bearing in mind it took them a year to find their house in Whangarei.
28:07They won't have that long here.
28:10What do you think?
28:10The view is obviously nice.
28:13The rooms are nicer.
28:15The shed or garage has got a lot more room.
28:18I really like that.
28:19I guess the downsides of this house are it's probably a bit smaller and a bit further away.
28:25So a maybe.
28:26A definite maybe.
28:28Every house is a definite maybe until proven otherwise.
28:31Yeah.
28:32I'm getting some good positive energy from our viewing today.
28:42I think we like this one a lot better than the first one all round.
28:45The spaces, the surroundings and shed space are much better.
28:50Pretty positive, you would say.
28:52Any negatives?
28:53We'll have to check out exactly how far from the hospital we are, especially in rush hour.
28:58but we have to compromise on something and that is a pretty spectacular view.
29:03I don't think we were expecting to see anything within our budget with that view.
29:08For resale as well, a view is a really good commodity to have.
29:13It is, undoubtedly.
29:15Time is of the essence with an off market property, so at least don't take a year to decide.
29:21It's not going to be there.
29:22No, no.
29:23Getting a reaction out of John is like mixing the perfect cocktail.
29:27It takes patience, the right ingredients and just a little shake.
29:32Today we might have got the recipe right and with one more house to go, let's see if it's served with a smile.
29:43Hi Jo.
29:44Hi Nancy, come on in.
29:45Thanks.
29:47How are you?
29:48Good, thank you.
29:49I hear you're looking to downsize.
29:51Have you considered much about contents insurance?
29:53We haven't actually looked at any of that for a long time.
29:55Fair enough.
29:56Moving house is a great time to review your contents, some insured.
30:00This is going to cover your personal belongings, so things that are separate from the building and the structure.
30:05Furniture, jewellery, clothing and electrical goods like your television and laptop.
30:10So are there any sort of specific limits on high value items?
30:13Great question, Jo.
30:14Generally, contents insurance policies cover your belongings up to your sum insured.
30:19Some of those limits are fixed and can't be changed and some are adjustable, so you can increase your cover for that category of contents.
30:26Check your policy documents and talk to your insurer and they'll be able to tell you which items have limits and what can be adjusted.
30:32And it can be difficult trying to establish that content some insured, but some insurers do offer online calculators to help you get that estimate.
30:40I'd also recommend keeping digital copies of receipts and valuations for your contents, particularly any high value items.
30:47These can be used as proof of ownership during claims time and help progress your contents claim quickly and efficiently.
30:53We haven't been doing that either, have we?
30:54No.
30:54So I think we probably need to review what our contents are insured for currently and adjust that upwards or downwards.
31:03I think so.
31:04Thanks for your time today and all the best with the house hunting journey.
31:07Great. Thank you.
31:17House number two set the bar high for my family.
31:20Let's go, Paul!
31:21So finding house number three meant calling in Jane to go that extra mile.
31:26How was that wild card?
31:28I've stretched the legs a little bit and we're going to view a home in the gorgeous community of Waimoku.
31:37Waimoku is not on their list, but hear me out.
31:41You get a whole lot more home for your dollar here.
31:43It's semi-rural, home to vineyards and some breathtaking scenery.
31:47This one might just surprise them.
31:50The average house price, around $1.6 million.
31:53It's huge.
31:54It's a handsome home from the street.
31:56It is very handsome.
31:57Let's get inside.
31:58Let's go.
31:58You lead the way.
31:59Okay.
32:00At just four years old, this place still has that new home smell.
32:04And it comes with the full works.
32:07Four bedrooms, three bathrooms and an open plan living and dining area.
32:12Perfect for family chaos or a quiet cuppa.
32:15And the best bit, there's a minor dwelling so Lynn could get her own space without having
32:19to build anything or live in a converted basement.
32:23All of this could be theirs for just over $1.5 million.
32:27Wow.
32:28Yay.
32:29Oh my goodness.
32:30Feels like home already.
32:32Oh, Mehdi's going to be so angry he missed this.
32:35Wow, Paulie Kins.
32:37Yes.
32:37Oh my God.
32:38You've excelled yourself.
32:39Well, Paulie Kins, that's a juice box, a gold star, and now a laminated certificate for
32:46trying very, very hard.
32:48There's so much house.
32:49Got to put them out of the misery and show them the rest of this house.
32:51Yeah, we do actually.
32:52Yeah.
32:53Yeah.
32:53So this is one of the bedrooms.
32:56It's a nice size.
32:57Yeah, it's not that bad.
32:58And again, natural light.
33:00Huge.
33:02It's a walk-in washroom.
33:04Wow.
33:05And there's an ensuite.
33:07Oh wow, that's huge.
33:09That's massive.
33:10Falling in love for sure.
33:12Caroline is so hard to read, Jane.
33:14I'm not sure she likes it.
33:15Stop it.
33:19Are you joking?
33:20I am joking.
33:21Oh my God.
33:23This is my dream.
33:24Oh my goodness.
33:25No, I wasn't expecting that.
33:27I've always wanted one of these.
33:30Nope, nothing.
33:31Not a flicker of emotion.
33:33But they haven't seen the separate flat yet.
33:36This is exciting.
33:37Your own accommodation, completely separate.
33:41Good one, Paul.
33:42You did good.
33:43Thank you.
33:43Well, it's a nice size.
33:46Yeah.
33:47I like that.
33:48I was expecting something that ended about here.
33:52You do have the extra room as well, so you've got so much space.
33:56Yeah, it feels nicer.
33:58At the first house, Lynne was polite, but unconvinced.
34:01However, this, it's a different story.
34:03It feels like home already, actually.
34:05It feels lovely.
34:06I do love the granny annex.
34:10It can have two bedrooms.
34:11Or I could have a little living room instead of an extra bedroom.
34:15Okay.
34:15It's got a shower.
34:17And I did say I could book my bath appointments through here.
34:21Is that okay with you?
34:22Yeah, good.
34:23I just wanted to make sure.
34:24Start as you meant to go on.
34:25Sure.
34:25I'm getting good vibrations from inside.
34:28The question is, is Lynne ready?
34:31I know she says she's ready, but is she actually ready?
34:33It's such a big step to downsize emotionally.
34:37It's a beautiful home.
34:40Like, you really did go above and beyond for that home.
34:43It ticked everything and more.
34:44What do you think it's worth?
34:45I would say a home like that with an income, 1.8, 1.9.
34:50$1,565,000.
34:55What?
34:56Yeah.
34:57That took me by a huge surprise.
34:59Yeah.
35:00It just shows location.
35:01It's literally everything.
35:02Yeah.
35:03Yeah.
35:03With all the memories that I have, obviously, fresh start.
35:08Yeah.
35:08New beginnings.
35:09You know, that's going to be your base, but I can see you still traveling and seeing the world.
35:15And, you know, that's just your base.
35:18Yeah.
35:18Yeah.
35:19And Eugenia got my little shoulder.
35:21Yeah.
35:21And how gorgeous is it that you'll be watching every phase and stage of that beautiful little girl, you know?
35:28Well, it sounds like your mind is made up.
35:31I think we need to keep something under the hat, so don't tell Maddy.
35:35I'm really looking forward to seeing his face on decision day.
35:38Yeah.
35:38Well, I think this one's a winner.
35:40Really?
35:41What gave it away, huh?
35:42After a couple of lukewarm viewings with John and Jo, I've had to dig deep for house number three.
35:49And I've taken them a bit further afield than I first planned.
35:52But I think I've found something that might just win them over.
35:56We've traveled 15 minutes north of Beechhaven to the suburb of Rosedale.
36:00The area has great energy, amenities, and no shortage of things to do.
36:05A four-bedroom home here averages about 1.4 million.
36:09This time I have Paulie Kins along for the ride.
36:13I love it, Jane.
36:14Got a nice street appeal, hasn't it?
36:16Yeah.
36:17Leafy.
36:17Nice and quiet.
36:18There they go.
36:19Good luck, Jane.
36:21Nice to see you, John.
36:22This is Paul.
36:23I'm Paul.
36:23John and Jo.
36:24Nice to meet you.
36:25Pleasure to meet you too.
36:26Great.
36:26Well, here we are again.
36:28That looks really exciting.
36:29This is a distinct upgrade from the last two, just saying.
36:33Thanks, John.
36:34I think it's going to break the bank.
36:36Well, you'd be surprised.
36:38Your budget is, what, 1.5?
36:41Yeah.
36:41You said maybe a little bit more for the right property.
36:44Yeah, tiny, tiny.
36:45The agent is talking around 1.6.
36:48No, you haven't.
36:49All right.
36:49Well, shall we go and have a look?
36:51Yes, please.
36:51All right.
36:52Come on, then.
36:53Great.
36:53Ooh.
36:54This solid brick home offers four bedrooms, two bathrooms and plenty of space across two
37:00levels.
37:01Downstairs, there's an open-plan kitchen, living and dining area, a separate family room,
37:07one bedroom and a huge garage.
37:10Upstairs, you'll find three double bedrooms, two bathrooms and an extra toilet.
37:15It's for sale by negotiation and, yes, it might end up pushing their max budget, but that's
37:20why we negotiate.
37:21This is impressive.
37:24It's quite grand, isn't it?
37:25It is.
37:25Oh, look, it's big.
37:27Oh, wow.
37:28That's a lovely dining area.
37:31It's a nice big lounge and the kitchen looks nice.
37:34What do you think?
37:35I like the flow.
37:36Can we look at the kitchen?
37:37Come on, then.
37:38Let's do it.
37:39It's actually spookily similar to what we have at the moment in Whangaday, which is a nice
37:44thing because it feels all very familiar.
37:46I think they might like this one.
37:48It's a lovely outdoor space, eh?
37:50Yeah, it's nice.
37:50Looks like it'll get this on most of the day.
37:53Good amount of yard for you to take care of.
37:55It's not too much?
37:56Yeah.
37:57No lawn to mow, which is a good thing.
38:00I think we should call this the orchard room.
38:02Okay.
38:03We have a lemon tree here and we have a mandarin tree there.
38:06You can almost lean out the window and grab one.
38:08Obviously, the job location's happening for Joe.
38:11Yeah.
38:11And with the move, I mean, what does that mean for you?
38:15It means less maintenance work for me, but also it gives me access to Auckland, which
38:20is good for the things that I like, the cultural things, bars, restaurants, music, that kind
38:28of thing.
38:29I really hope they like this house because it suits them so perfectly.
38:34Yeah.
38:35It's so hard to tell with John, but he definitely, the interest levels kept going and going and
38:40going and going as he went through the house.
38:42We've just got to get past the hurdle of does the suburb work for them?
38:46Do they like what's in their intermediate surroundings?
38:48So they've got homework to do.
38:50I'll get the detention slips ready.
38:52Oh, what a beautiful master.
38:54So sunny.
38:56It's gorgeous.
38:56Yeah.
38:57Yeah.
38:58It looks amazing.
39:00Oh, wow.
39:03So sunny.
39:04This is the spot.
39:05It is only 20 minutes drive in traffic to the hospital.
39:09Wow.
39:09And only about a 10, 13 minute drive to the Albany shops as well, so.
39:14Oh, okay.
39:15Yep.
39:15Each way.
39:16It's a very central location.
39:18Well, it's time to see if this place has won them over.
39:22Well, do we need to get the paperwork in order for you?
39:26Perhaps, actually.
39:27This is by far the best house.
39:29We like it.
39:30A house has got to make you feel like it could be your home.
39:34Yeah.
39:34Yeah.
39:35And you know instantly when you walk in if it can or it can't.
39:38Yes.
39:38And this one sounds like it does.
39:40We might have cracked them.
39:43Well done.
39:43Maybe.
39:44Yeah.
39:45Fantastic.
39:45We'll have a bit more of a look around the area and look forward to catching up.
39:49Well, well, well.
39:50John likes it.
39:51I'm just going to quickly check the footage to make sure that did happen.
40:01High house prices mean it's become tougher for young families who are often relying on
40:05a single income to move up the property ladder.
40:08So more and more are looking for creative ways to take that next step.
40:12Multi-generational living is on the rise in Aotearoa, and for this family, it would be
40:17a way to honour the past while building a future together.
40:21After losing Lynn's husband and Caroline's dad, Eugene, just under a year ago, this close-knit
40:26whānau have been through a tough chapter.
40:28With a new baby and two homes full of memories, moving on isn't easy.
40:32But now it's time for one home, and it feels right.
40:36Hello.
40:36Hello.
40:37Hi, Pauliekins.
40:40My favourite family.
40:41Yay!
40:42Look, it's such a pleasure to be here with you.
40:45Talk me through property number one.
40:46For me, it didn't have the curb appeal that, like, when you pull up to a house and it's
40:50like, okay.
40:52But it was a stunning house.
40:53I had the bedrooms.
40:55The bathrooms were gorgeous.
40:56Like, beautifully renovated.
40:57It just didn't give me that immediate feeling that I'm looking for when I enter that home.
41:01Which takes us to property number two.
41:04I loved the outside.
41:05When we first came in, I was like, oh my god, wow.
41:08Well, it had a pool as well, which was a little cherry on top.
41:11I did like the little driveway down the side, though, with the grapevines and the trees.
41:17It's like a little country haven.
41:19Yeah.
41:19But it needed updating.
41:22It's like, can we be bothered to do that?
41:25Yeah, yeah.
41:25It's a beautiful house, and there's obviously another property out there that will meet our
41:30needs better than this.
41:31What did you think of property number three?
41:33I love this home.
41:35I said to him, I'm obsessed with this house.
41:38Like, I love it.
41:39It's everything that we're, like, looking for, and then you won't believe the price.
41:41Like, it's stunning.
41:42Boom, boom, like, firing him, all this stuff at him.
41:44Like, it's gorgeous.
41:45And he broke my heart.
41:49Yeah, so last night I went and actually viewed the property as well.
41:51I think the one thing that kind of killed it for me was the location.
41:55Working in the CBD, if we're moving all the way out there, then my commute of 45 minutes
42:00all of a sudden becomes an hour and 15, an hour and a half, which is definitely not something
42:04that I would want to do.
42:05I said happy wife, happy bloody wife, okay?
42:09So, really exciting.
42:11Obviously, you're not going to buy any of the free properties I showed you.
42:15That's okay.
42:16I'd like to raise a toast to not buying a property, but having real clarity around your
42:22next steps and the adventure ahead.
42:25Toast to the future.
42:26Yeah, to the future.
42:27Cheers and slant-cha.
42:28Slant-cha.
42:30Well, unfortunately, this search hasn't led to the perfect property just yet, but somewhere
42:35out there, the right home is waiting for them.
42:40My house hunters, Joe and John, are staring down the next big chapter in their lives.
42:44It's a huge leap, and there isn't a safety net if they get it wrong.
42:49House number three ticked more boxes than expected, but the question lingers.
42:53Are they actually ready to take the plunge?
42:55Hello.
42:57How has this whole journey been for you both?
43:00We've really enjoyed it.
43:01It's opened our eyes to some areas and some things that we didn't know already.
43:05I'm starting with property number one.
43:08I have to say, of the three properties that have the lightest, airiest feel, got that real
43:12spacious, really sunny aspect.
43:15We had a nice feel about it, I thought, yeah.
43:18But we felt there was a lot of work to do in there.
43:22John would definitely need to build a shed, and then we were worried that the cross-lease
43:26might affect the neighbour's attitude towards him putting a shed on the property.
43:31We weren't very keen on that.
43:32OK, let's have a chat about number two, the Beechhaven property.
43:36So property number two had a view to die for.
43:40But on reflection, that house felt a little bit small for us, and we both felt afterwards
43:46that the view wasn't enough of a plus to offset some of the negatives.
43:53Right.
43:53Property number three.
43:54We both instantly sort of felt quite comfortable in that house, and yes, I could live here.
44:01I've got the agent on speed dial.
44:04Well, when you go to see a house, you're kind of in awe of all its good things.
44:09But when you reflect on it in the evening, you kind of think about what the downsides are.
44:15It's not easy to get any meaningful public transport from there, so you will always have to drive.
44:21We're still definitely considering it, but our concern is that it didn't really have a community, neighbourhood feel.
44:28We're not sure because we don't really know many of the neighbourhoods around here,
44:31so we're going to sort of phone a friend on that.
44:33So we're really grateful for your help this week.
44:36It's made it so much more realistic.
44:41It's also really helped us to work out what's important and what's less important,
44:45so I'd really like to thank you for that.
44:46It's been my pleasure.
44:47As you said, it's really important that you feel comfortable, and you like what you're doing right now,
44:53but you're also going to like where you are in 10 years' time, and I get that.
44:57So it's been a great week.
44:58I've really enjoyed hanging out with you guys.
45:00So cheers to the Coats and your future in Auckland.
45:03Neither family found the perfect home this time,
45:06but what they did discover may prove even more valuable.
45:09New areas to explore, a clearer sense of what their budget can achieve,
45:14and the skills to navigate the journey ahead.
45:17Their house hunt continues, but the foundations are stronger than ever.

45:33Next time...
45:34Hello!
45:35Welcome to the neighbourhood.
45:36...two families at opposite ends of the house-buying journey.
45:39I could live in a tiny home.
45:41He still wants his mansion.
45:42My life is building everyone else's houses.
45:44It's time to build mine.
45:46I've got a couple of empty nesters ready to downsize.
45:49Still like I'm a holiday.
45:50I've got goosies when you see them.
45:51And I'm with first-time homebuyers looking for a place to call their own.
45:55I want my own bathroom.
45:55You want your own bathroom.
45:57I hear you.
45:57Two families.
45:58Come on.
45:59Go!
45:59Two budgets.
46:00One epic property hunt.
46:02Let's do it.
