00:05A bar!
00:07Are you thinking what I'm thinking?
00:09We could push this out.
00:11We're on the hunt with two couples chasing very different dreams.
00:14We just feel like we need a project.
00:17We needed our village back.
00:21I'm with a couple trading city life for the good life.
00:24Any idea where?
00:25No.
00:26Any idea?
00:27And I'm helping globetrotting parents who apparently met at high school.
00:31This is where Jade and I went to school together.
00:33I don't remember him there.
00:35What?
00:36These two love a doo-up.
00:37Do you like blue?
00:39Um, red makes me angry.
00:42And these two have done their time abroad.
00:44Now it's time to establish roots close to whanau and friends.
00:48We're ready to commit.
00:50We're ready for you to get us a house, Paul.
00:52Two couples, two different lives, one shared mission.
00:56A home that works today and grows with them tomorrow.
01:04This week I'm in Cambridge in the mighty Waikato.
01:07And I'm in picturesque rural Pukekohe.
01:10I'm helping a young family tackle their next project.
01:13And I'm helping a couple escape the city for the good life in the country.
01:18I love the good life.
01:19Speaking of the good life, you're looking very, very Margot-esque.
01:23And I'm loving the pocket hanky, chiefy thingy and mattressy gummies.
01:27Thanks, I thought about that.
01:28Nice.
01:29I blew my nose on that.
01:30I wouldn't touch it.
01:31Oh, yuck.
01:33The New Zealand property market can be a bit like our weather.
01:36It's unpredictable, occasionally wild, and everyone's got an opinion about it.
01:41But no matter what the conditions, Kiwis keep hunting for that perfect place to call home.
01:49For some, it's a new challenge to sink their teeth into.
01:52For others, it's about finding a cosy spot near whānau, where the kettle is always on
01:57and the babysitters live just around the corner.
02:00After years of globetrotting and the last two in whānau,
02:03adventurous duo Ben and Jade are now back home in Kemariti, Cambridge,
02:07where they're staying with Ben's parents.
02:09Shall we go to the park?
02:11Yeah, bros?
02:13We needed our village back.
02:16When you're not sleeping and when, you know, shit hits the fan,
02:19you want someone to just be down the road.
02:24They're both originally from Cambridge, but fell in love while travelling in Canada.
02:28We have known each other since we were 10 or 11 years old
02:32in the same class as Intermediate in high school,
02:34and then we're in our separate ways after that and travelled the world.
02:37But I don't remember him there.
02:41What?
02:42You remember me there and I don't remember you.
02:46Despite Jade's memory loss, the relationship just kept getting better.
02:51But their biggest adventure, that's happening right now.
02:54With three-year-old Ivy and eight-month-old Ruben,
02:56it's clear they need a place to call their own.
02:59And these seasoned explorers are just as savvy with property
03:02as they are with travel.
03:04Yeah, we found some land, just a little for sale sign.
03:07It was the old Opotiki pub car park.
03:11So it was a lot of dog bones, a lot of broken glass.
03:15A lot of rubbish.
03:16A lot of rubbish.
03:17And we thought, why not do a tiny home?
03:21Perfect for the loved-up couple.
03:23We actually went to the beach and marked out the size of what we wanted
03:26and then acted like we were in it.
03:28So, okay, if you go, where do you sit on the toilet?
03:30No, that door doesn't work.
03:32So we made it really realistic, then started ordering everything for our build.
03:38I sense a butt coming.
03:40But little Ivy came along and we thought, what do we do now?
03:46We found a derelict home about a kilometre away that was going to be bold.
03:49It was really, really cheap.
03:51We snapped that up, put it on a truck and moved it down the road.
03:56And after two years of renovations, they've sold it to help fund their Cambridge dream.
04:02We could build you a house.
04:03A playhouse.
04:05Needs have a backyard.
04:06Three bedrooms would be good.
04:09But it could be two, if the price is right, that we could do an extension.
04:14This is one that needs some love.
04:16We're definitely not afraid of a renovation.
04:18Ideally, not that extreme, but we're not afraid to knock some walls down,
04:21you know, do a new kitchen, new bathroom.
04:24We're definitely ready.
04:28This is going to be fun.
04:30The plan is to settle here and for the kids to go to school here.
04:33Might not be in this house in five years or whatever, but it's to be in Cambridge.
04:38Kia ora.
04:40Good to see you.
04:41Good morning, nice to see you too.
04:43I'm actually a little bit surprised that you've settled down.
04:47Because you've been everywhere.
04:49Yeah.
04:50Well, we haven't settled down.
04:52But for the moment, yeah, we're putting a few roots down.
04:56We're ready to commit.
04:58We're ready for you to get us a house, Paul.
05:00What am I looking for?
05:01Well, kids are going, they're going to get bigger.
05:03So three bedrooms would be ideal, but...
05:06Maybe a two bedroom.
05:08And that's only if it's way cheaper.
05:11Because then we could put a third bedroom on.
05:14The type of house we both don't want is something that's turnkey, brand new or already renovated.
05:19Yeah.
05:20So we need to be able to get into it ASAP and for it to be functioning.
05:24Yeah.
05:25But it doesn't have to be pretty.
05:27How much money am I shopping with?
05:29About $750,000.
05:31And most of that is cash.
05:34We really don't want to be held down by a big mortgage.
05:39$750,000 is a really generous budget, especially for what you want to create.
05:43Let's hit the car and let's go shopping.
05:45Yeah, let's do it.
05:46Let's do it.
05:47Nice.
05:49Ben and Jade have a mostly cash budget of $750,000.
05:53They want a two or three bedroom home.
05:55They're prepared to renovate and they also need some outside space for the kids.
06:02Even experienced buyers know that every house hunt brings new challenges,
06:06especially when there's a dream to chase and there are two slightly different versions of it.
06:10Whether it's space to grow or a fresh start, the key to finding the right home is compromise.
06:20After years of inner city living with their dog Coco Bell and cat Boo Boo,
06:24Barrister Andrew and Jane, who's a food stylist and author, are ready for a change.
06:30Ooh.
06:31Do you want lamb shanks for dinner?
06:33We just feel like we need a project.
06:36They've been married six years, have several adult kids between them
06:39and have just graduated to grandparent status.
06:44Andrew's not just sharp in the courtroom, he's got a killer eye for colour.
06:48My hobby is manual labour.
06:51Painting, that's like mowing lawns for me.
06:54It's just so peaceful.
06:56Your Honour, the feature wall rests its case.
06:59See ya.
07:00Bye.
07:01Have a good day.
07:02Essentially we're looking for something in the country.
07:06I just want to be able to get my hands in the dirt, I suppose.
07:09Create a garden.
07:10You know, we ate from the garden growing up.
07:13My love of cooking has come from that.
07:16I'd like to make more of it.
07:18And I would love some more animals as well.
07:20Bye darling.
07:22Recently Andrew ditched his gas guzzling car and now he e-scooters to the train that takes him into town.
07:29Perhaps you should be going to Drury or Bombay or something like that.
07:32Yeah.
07:33Because those are all good places.
07:35With two renovations already under their belts, Jane and Andrew are ready to roll up their sleeves and tackle project number three.
07:41Jane and I, surprisingly enough, like the same things.
07:47We do.
07:48We do.
07:49We don't really argue on anything.
07:50No.
07:51When it comes to putting it in the house.
07:53And if there's a compromise, we'll go Jane's way.
07:56That's right.
07:58Well that's not bad.
07:59Yeah, but where's the land?
08:01What we're looking for is a house with a lot of character.
08:05And certainly it doesn't need to be all finished and, you know, we'd prefer to do a little something in it.
08:11If we could find something that had like a little studio that we could Airbnb, I would love to be able to cook for those people and just make them feel special and have a wonderful time.
08:21I think I want to move in with them, Jane.
08:24Well, that might be a bit awkward, Paul.
08:26They've actually got really good taste.
08:31Our perfect home might be out there and, yeah, we certainly need help.
08:36And I think Jane will be the perfect person to find us, hopefully, our dream home.
08:42So I guess the question is, why do you want to move?
08:45Well, before we moved into our apartment, we got cold feet.
08:50We saw this delightful little property in Ramarama.
08:53Beautiful little villa.
08:55It had a self-contained studio.
08:57The garden was exquisite.
08:58So this has got right under your skin, hasn't it?
09:01Absolutely.
09:02We haven't stopped talking about it.
09:03It is a little bit out of the norm.
09:05You know, your sort of city slickers coming to the country.
09:08Yeah, we want to grow our own food, potentially a few more furry animals.
09:13If there was a studio or something we could Airbnb.
09:16Like a mini lodge, almost.
09:18Yeah.
09:19Something like that.
09:20But you could always add that to a property.
09:21Yeah.
09:22We live in the kitchen.
09:23That's my world.
09:24So the kitchen has to be like the heart of the home.
09:26Absolutely.
09:27It has to be that focal point.
09:28You're not scared of quite a big renovation?
09:30Not too much construction work.
09:32Okay.
09:33And also the section size.
09:34We don't want 10 hectares.
09:36Probably one at the most.
09:38Why is it so important for you guys to have the green space?
09:41I think it's sort of an age thing for me.
09:43It's time.
09:44We now have time.
09:45It's sort of more of our forever home.
09:48This one.
09:49What's the budget?
09:50What am I playing with here?
09:51Okay.
09:52Two million.
09:55Okay.
09:56Two million.
09:57All right.
09:58That will be a challenge.
09:59Sorry.
10:00Yes, it will be a challenge.
10:02That's okay.
10:03I'm up for it.
10:04Let's do it.
10:05Okay.
10:06Sounds good.
10:07Jane and Andrew are looking for a lifestyle property with two or three bedrooms.
10:11A kitchen big enough to feed the masses.
10:13Some land to grow their own food in a location close to a train station.
10:18Their budget of two million is generous, but with a wishlist like that, it could be a stretch.
10:23This is starting to feel like mission impossible.
10:26Perfect.
10:27I'll get the wire and drop you into your first property.
10:37Wherever you sit on the property ladder, house hunting in Aotearoa New Zealand is all
10:41about balancing dreams with reality.
10:44Jane and I are helping two couples find places they can make their own.
10:49I'm with Ben and Jade.
10:51They've squashed their travel bug to put down roots, at least for now.
10:55And I'm pounding the pavement for Andrew and Jane, swapping city chaos for country calm in search of their forever home.
11:03Ah, I love the country.
11:05Yeah.
11:06Fresh air.
11:07Country smells.
11:08And the family I'm helping, Ben and Jade and their wee kids, Ivy and Reuben.
11:13They're entrepreneurial, looking for a challenge, looking for a do-up, looking for anything really, just with land so they can create some family memories.
11:20I'm really excited about my guys, Jane and Andrew.
11:23They live in the middle of the city and they're just over the noise and the chaos and they want to find something in the country that is not too big.
11:33So, you know, I'm probably on the other side of the spectrum than you.
11:36I'm going to have my work cut out, I reckon.
11:38Oh, well, you're always up for a challenge, aren't you?
11:41Yes, that's why they call me Paul the Challenge Glover.
11:44Ah, I'm pretty sure his middle name is Darren.
11:49This is where Jade and I went to school together.
11:51I've headed down State Highway 1 to Kemuriti, Cambridge, in the heart of the Waikato, to meet my house hunters Ben and Jade.
11:58Cambridge is a picture-perfect town with its vibrant culture, chic cafes, restaurants, heritage buildings and art galleries.
12:06What's not to love?
12:08The average price for a three-bedroom home here is around $980,000.
12:16Just a short walk from Lake Tekotu, property number one sits in a quiet off-road section.
12:22Here we go. Have you seen this one?
12:24Yeah.
12:25Wow.
12:26I wasn't expecting this.
12:29I'm excited.
12:30I want to see inside.
12:32It's got character.
12:33It's not just your standard spec home.
12:35Good.
12:36Should we go and see the character inside?
12:37Yeah.
12:38Let's do it.
12:39After you.
12:40This 1940s bungalow has retained all of its original charm and character.
12:45It has polished timber floors throughout, a sun-drenched dining area, two double bedrooms and an external shed slash office.
12:53The asking price?
12:54$715,000.
12:56So it's well within their budget.
12:58It's so cute.
12:59This is retro.
13:00Wow.
13:01It's a two bedroom home.
13:02That throws a little bit of spanner in the works.
13:03Yeah, okay.
13:04It's 90 square metres on the floor so you've actually got a really generous floor area which would normally accommodate a three bedroom home anyway.
13:19And there's a studio.
13:22Hey, it might work.
13:23I'll leave you to have a look around.
13:24Mate yourselves at home.
13:27The first thing I definitely notice is just how warm it is.
13:31Cozy vibes.
13:33Cozy vibes are good vibes.
13:36This is pretty cool.
13:37I like indoor-outdoor.
13:39Mm-hmm.
13:40A little deck here.
13:41And this must be what Paul was saying about the little sleep out.
13:44Yeah.
13:46That's probably my office.
13:47Yeah.
13:48Because you couldn't really get anything else in here.
13:50No.
13:51Or Ivy's little playroom.
13:52Because she'll try and come in all the time.
13:53Yeah, yeah, yeah.
13:55Ah, bedroom.
13:56Ooh.
13:57It's got a cute little access to outside.
14:01This one might be the next bedroom.
14:03Ooh.
14:04Oh, this is nice and bright.
14:06Oh, and bigger.
14:07I thought the other one was the master.
14:09Yeah.
14:10Well.
14:11I like what I see.
14:12Yeah.
14:13It's very cute, for sure.
14:15Yeah, I absolutely love it.
14:18Got the gate?
14:19No, I've got to go.
14:20I think they're here now.
14:21Oh, yeah, no.
14:22No, I'll be in touch.
14:23Okay, talk soon.
14:26I was just on the phone to the estate agent.
14:29Oh, nice, yeah.
14:30What do you think?
14:31Yeah, the two-bedroom still could work,
14:33one of the rooms is pretty big that we could split.
14:35It's beautiful, it's fun, full of character,
14:38but just not practical for us and our family right now.
14:41But it's not a no.
14:43But I could help perhaps make it a yes.
14:46How?
14:47Price?
14:48Depends.
14:49What are we talking?
14:50I don't know.
14:51What would you pay for a home like this?
14:52Yeah.
14:53I'd say about 650.
14:55I would say more like in sevens, but...
14:59Currently priced at $715,000.
15:02Okay.
15:03There's some flexibility from the owner,
15:05so at 650 it's probably a little optimistic.
15:07Yeah.
15:08Yeah.
15:09But I would suggest that you be around that seven mark,
15:12to be fair.
15:13Well, you nailed the brief,
15:15but maybe there's just too much work to do.
15:18Whether it's extending, remodeling or rethinking the kitchen,
15:22a bit of hard work on a house can often mean big rewards.
15:25When you roll up your sleeves,
15:27you're not just adding character,
15:29you're adding value and turning your house
15:31into something that really becomes an extension of you.
15:35Which is why my house hunters are not looking for perfect,
15:38they're looking for potential.
15:43Very leafy.
15:44I'm in Franklin, in the very rural Pune,
15:46which is about 10 minutes from Pukekohe
15:48and has a population of just 1,635.
15:53Pune is known for dairy farming and market gardening.
15:56A lifestyle property here averages around 1.5 million.
16:02Well, this very long driveway sets the scene.
16:05Now it's time for the house to present its case.
16:08I don't know where Paul is,
16:09he was supposed to meet us here.
16:12The garden is massive.
16:15Well, here he comes.
16:16And Paul's pretending to be the lawn ranger.
16:20Stop.
16:21Hold on a second.
16:22Take them off.
16:23I'm going to turn it off.
16:24Maybe Andrew could use the ride-on
16:25for his 10-minute commute to the train station.
16:28So we're just, you know, soaking up the first impressions here.
16:31I love the elevation, looking out to the paddocks.
16:34We're looking at five acres.
16:36Should we go inside and have a look around?
16:40Ah, peace and quiet at last.
16:43This spacious home is packed to the rafters with luxuries.
16:46There's a heated indoor swimming pool, a sauna, a bar,
16:50four bedrooms and two bathrooms.
16:52There's probably other housey things, but did I mention the bar?
16:56Yes, Paul, you've mentioned the bar.
16:58It's for sale by negotiation, but I'm confident that it will fall within their $2 million budget.
17:07Come on, darling.
17:08Andrew's like a coiled spring.
17:09He just wants to see the kitchen.
17:11Look at that view, darling.
17:13Oh, hello.
17:14We're just going to observe from over here.
17:17It's a good-sized kitchen.
17:18It's a good space.
17:19We'll start our tour of the west wing.
17:22Do you like blue?
17:24Um, I'm a painter, so I can change that, but this could be a nice little study.
17:30Oh, what have we got here?
17:31Oh, well, you have the east wing down that way, and down here we've got the west wing.
17:36Okay, so...
17:37Paul, your internal compass is more decorative than functional, isn't it?
17:41Well, it came with the jacket, Jane.
17:43I don't think it ever actually worked.
17:45Okay, so this is the master bedroom?
17:47So, yeah, this is the main bedroom.
17:48Right.
17:49And, of course, you've got three bedrooms on the other side as well.
17:52Three?
17:53Yeah.
17:54I need two of us.
17:55I know, I know.
17:57Um...
17:59Yeah, yeah, their brief was for two bedrooms, but finding that out here is a tough ask.
18:04Bathroom, rejig it.
18:06But a good space.
18:07Yeah, it is.
18:08Good space.
18:09Lots worked with.
18:10How do you think it's going, Jane?
18:11I know they are loving the land.
18:13Yeah.
18:14And the fact that they can see beyond.
18:17Yeah.
18:18But is it going to be too big a job?
18:20That's what worries me.
18:21I'm thinking the same thing.
18:22The house is a lovely family farmhouse.
18:25But I know that they want it to maybe go next level and...
18:29But, hey, when they see maybe the price guy...
18:33Or the pool.
18:34Or the pool.
18:35Oh!
18:37Well, I wasn't expecting that.
18:39Yeah.
18:40Yeah.
18:41And a sauna.
18:42Wow, yes.
18:43And a bar.
18:44Darling, a bar.
18:45Look.
18:46We said we had a bit of a surprise.
18:48Yeah.
18:49I think I need a drink.
18:51Well, it's just there.
18:52We've got a bar.
18:53And it's always a beer.
18:54This place is pretty special and has endless potential.
18:58But I suspect it might be a step too far for Jane and Andrew.
19:02Well, we've slightly embellished on the enchanted two bedroom cottage.
19:06On an acre of land.
19:07Yeah.
19:08On an acre of land.
19:09Yeah.
19:10But, I mean, it just was too hard to resist not showing you this property.
19:14It's an incredible property.
19:15Yeah.
19:16And it's got so much potential.
19:17What do you think it's worth?
19:19I've got absolutely no idea.
19:21Give me a stab in the dark.
19:221.5.
19:23You are pretty much on the ballpark.
19:26Oh.
19:27Really?
19:28Yeah.
19:29That's not a bad price.
19:30No.
19:31There it goes, isn't it?
19:32Shuhin aside, it's a bit chilly.
19:33It is a bit chilly.
19:34The sun's about to set.
19:35There are no more surprises like a small vineyard out the back.
19:37Wow.
19:38We could rustle something up.
19:40You presented quite a compelling case, Jane.
19:43Well, hopefully the next property can raise the bar.
19:53My house hunters, Jade and Ben, are looking for a character home to raise their two young
19:58kids.
19:59I'm concentrating on the Kemariti, Cambridge area, where the average price for a three-bedroom
20:03home is about 980,000.
20:06The first place we looked at wasn't quite right.
20:09It's a two-bedroom home.
20:11That throws a little bit of spanner in the works.
20:13Yeah.
20:14But house number two is very different.
20:16Ooh.
20:21Wow.
20:22This is unexpected.
20:24Yeah.
20:25That's a good word for it.
20:26Unexpected.
20:27Well, I wanted to try and surprise you.
20:31Success.
20:32Yeah.
20:33You have?
20:34Nice.
20:35You feel like you're about to say something, Ben.
20:37What is it?
20:38I'm thinking the yard is a little bit small.
20:41Well, that's not all the yard.
20:42Okay.
20:43Well then, I'd like to see a little bit more.
20:46Come on, then.
20:47This 1960s weatherboard house would be a fabulous family home.
20:51Three bedrooms, two bathrooms, an open-plan living and dining area, and a separate office.
20:58It's fully fenced, and there's plenty of outside space for the kids to play.
21:02Oh, this is nice and spacious and open.
21:07This is a big kitchen.
21:09Yeah.
21:10Oh.
21:11I wonder if it comes with the fish.
21:12Everything's negotiable.
21:13Yeah.
21:14Yep.
21:15This is nice.
21:16Yeah.
21:17It does lack the quirk of house one, but I love how open it is.
21:21Mm-hmm.
21:22And there is a lot more space.
21:23You're right.
21:24124 squares on the floor versus 90 squares on the last one.
21:28Yep.
21:29We'll get up to it.
21:30Make yourselves at home.
21:31Yeah.
21:32Okay.
21:33Look forward to it.
21:34You're off to another solid start, Paul.
21:35Ooh.
21:36Bedroom.
21:37Perfect kids' size for a room.
21:40Oh, look.
21:41It's like a little...
21:42It's a shove.
21:43Yeah.
21:44But you can see they've started to renovate, and I don't think they've finished yet, which
21:48is a plus because we could still add value.
21:51Another good-sized room.
21:53Yeah.
21:54This is even bigger.
21:55More nice storage.
21:57Oh, here it is.
22:00Oh, wow.
22:01That's a good size.
22:03And it's got...
22:04Oh, no.
22:05It's got its own wardrobe.
22:07Well, that could be mine, and you can have the hallway.
22:11This is pretty nice.
22:12This is way nicer than I was expecting.
22:16How expensive is it going to be?
22:18Yeah.
22:19Question is, is there enough room for their family to grow into this home?
22:23I think there is.
22:24They've already pulled me up on the fact that it was a limited yard.
22:27I'm hoping that the yard out the other side of the home is big enough.
22:30Oh, wow.
22:32Wasn't expecting louver system.
22:34Yeah.
22:35And those are expensive, too.
22:36Yeah.
22:37And this is a decent-sized deck, isn't it?
22:39Does it come with a hot tub?
22:41Everything's negotiable.
22:43There is a yard.
22:44It is nice and fenced.
22:46And if we wanted to put a veggie patch in, we can, while still having space for the kids to
22:50run around.
22:51I love it.
22:52Yeah.
22:53Mm-hmm.
22:54But it also scares me because I need to know the price.
22:58Where do you see value on this one?
22:59I would comfortably say it's in the eights.
23:02Break the news, then?
23:03Yeah.
23:04Would you want to talk further with the agent if it was for sale in the high sevens to eights?
23:11Yeah.
23:12Yeah.
23:13Yeah.
23:14That would be great news if it's got a seven in front of it.
23:16It's a bit above budget, but we left a little bit of wiggle room for that.
23:20I'm so pleased to hear that.
23:21I'm so pleased to hear that.
23:22It sounds like this home could easily be your next project.
23:24Yeah.
23:25I do have one more up my sleeve.
23:27It's the wild card.
23:28I'd be even happy to put an offer in on this, but we trust you.
23:31Okay.
23:32Yeah.
23:33I'm excited to see what else you've got up your sleeve.
23:35Come on then.
23:36Let's go.
23:37No Ubering home for you guys.
23:38You can ride with me.
23:39Well, you set a pretty high bar with that place.
23:46Always up for a challenge, my house hunters Jane and Andrew are on the move and looking
23:51for their next project.
23:53They're saying goodbye to the city and hello to veggie patches, more furry friends and a
23:59slower pace of life.
24:01This time we're heading to Bombay on the other side of Pukekohe.
24:04It's where peaceful country living meets everyday convenience with a small close knit community,
24:10as well as all this space.
24:12The average for a lifestyle property is just over 1.7 million.
24:16And as a bonus, the couple already know the area.
24:19We've got some friends that live out here.
24:21Oh, that could be dangerous.
24:24Yeah, very.
24:25And to be fair, this looks like a place where it's always wine o'clock.
24:30Oh my goodness, Jane, you've outdone yourself today.
24:35When we drove in the driveway and you were looking at the house, what did you think?
24:38This is so not in our budget.
24:40Yeah.
24:41Absolutely not in our budget.
24:42I thought you were coming down the wrong driveway.
24:44This spacious four bedroom, two bathroom established home delivers 309 square metres of relaxed luxury.
24:55Think morning coffee on the covered veranda and fruit picked straight from your own trees.
25:00And a sleep out that's perfect for guests, a home office or your next creative escape,
25:06all surrounded by beautifully manicured gardens.
25:09Most surprisingly, it could be bang on budget with an RV of just under 2 million.
25:21Wow, gorgeous.
25:23It is lovely.
25:24It's very cosy.
25:25It's cosy.
25:26Yeah.
25:27It looks like such a big house from the outside, but it's really, really cosy.
25:30It's got such a lovely feel.
25:32That's actually a nice kitchen.
25:34It is, isn't it?
25:35Isn't it?
25:36You wouldn't have to do anything there.
25:37No.
25:38Alright, shall we keep exploring?
25:39Yes, please.
25:40Shall we pop in here?
25:41Let's go.
25:42Let's have a little peep in here.
25:44Oh.
25:45Ooh.
25:46Lovely formal dining area.
25:47Oh, boy.
25:48Oh, my goodness.
25:49Wow, we'd have to buy more furniture, darling.
25:52This is the West Wing.
25:54Oh, cute.
25:55Oh, isn't it?
25:56Cute.
25:57And we'd definitely be losing the curtains, but...
26:00Okay, what's in here?
26:03Oh.
26:04Oh, nice little room.
26:06Every room gets a view.
26:07I know.
26:08And bedroom number three, I'm assuming?
26:11Three.
26:12Oh.
26:14Oh.
26:15Is this your office or mine?
26:18We could have two offices.
26:19Good.
26:20This is...
26:21This is very...
26:22You.
26:23...very legal.
26:24You'd almost keep it like this.
26:26I would.
26:30It's so cool.
26:31It is so cool.
26:32I love it.
26:33I'm hot.
26:34I feel out of my comfort zone.
26:35No.
26:36Yeah.
26:37We said we wanted a project.
26:39Yeah.
26:40Well, that was the reaction I was hoping for.
26:43They genuinely are so excited about this property.
26:46I feel the layout works for their lifestyles, the way they want to live.
26:51I feel the location is great.
26:53It's not too far from Auckland.
26:55They've even got one of their besties around the corner.
26:58They've just taken off to explore the place.
27:01And I think that's a sign that they really resonate with this home.
27:05I just love that the veranda going the full length of it.
27:10Yeah.
27:11It's beautiful.
27:12It is.
27:13It's really country.
27:14Yeah.
27:15Jane's on her way.
27:16Jane's on her way.
27:17Well, I'm glad I found you.
27:19I thought I'd lost you there over the back.
27:21We've been exploring.
27:22Oh, Jane.
27:23Jane.
27:24Jane.
27:25Jane.
27:26I honestly didn't think we'd ever find anything like this out here in our budget.
27:31It's pretty special.
27:32It is so special.
27:33I really feel happy that you guys have got the cogs spinning.
27:38Yeah.
27:39There's going to be some serious conversations, I think, tonight.
27:42Tonight?
27:43Yeah.
27:44Absolutely.
27:45Deep breaths.
27:46Okay.
27:47Okay.
27:48Well, let's hold that thought until we've seen the third property.
27:51Yeah.
27:52But I think we're on a winner-winner here for sure.
27:55The search is brightening up now.
27:58This colonial beauty really hit the mark.
28:01In their heads, I think they've already moved in, Jane.
28:12Hey Nancy.
28:13Hey Jade.
28:14Come on in.
28:15Thanks.
28:16Hi.
28:17I am looking at homes that need some renovations.
28:18Mm-hmm.
28:19What are the things we need to think about in terms of insurance?
28:21Yeah.
28:22Great question, Ben.
28:23First thing you want to consider is taking a look at the LIM report or the record of title.
28:28These are going to help reveal any limitations of the property and may impact how you renovate.
28:32If the LIM report does come back with anything a little off, is that going to change the outcome
28:37of the insurance?
28:39Potentially.
28:40The best thing is to contact your insurer early on in the phase, give them all the information
28:45you've got at hand and they can give you some further guidance.
28:48Most home insurance providers will cover minor work up to a certain level, but you may
28:53need additional cover for major renovations, so things like structural alterations, roofing
28:58or exterior cladding.
29:00Jade and I both own our own tools.
29:02Is that something we need to insure as well?
29:04Contents cover can keep your new appliances and tools safe while the work's being undertaken,
29:09so again, reach out to your insurer and check what you're covered for.
29:12Once we've finished our renovations, say we add in an extra bathroom or something,
29:17what do we need to do next?
29:19Update your sum insured.
29:20So sum insured's an insurance term and it's generally the maximum amount your insurer's
29:25going to pay to rebuild your home after an event.
29:27Well, thanks for coming around, Nancy.
29:29That's been really helpful.
29:30I think we've learnt a lot.
29:31All the best on the house hunting.
29:33Yes.
29:35Yes.
29:41My house hunters Ben and Jade left house number two on a high.
29:44There was even talk of making an offer.
29:46It's really ticking the boxes.
29:47Well, I'm hoping to take them to the next level with this place in the Leamington area of Cambridge,
29:53where the average price for a three bedroom home is just under a million.
29:58It's the perfect home for them to grow into.
30:02Yeah.
30:03Leamington is where they've got all their friends.
30:05And that's so important, especially when you've got young kids that have friends and
30:10who are in the same boat and you're doing the same things together.
30:13I mean, that's what it's all about.
30:14You know, there's just so many positives about this property.
30:17And I think you've hit the jackpot.
30:19Really?
30:20Yeah.
30:21Oh, I'm so glad you're here.
30:24Hello.
30:25Hi.
30:26How are you doing?
30:27Good.
30:28Ben, this is Jade.
30:29Nice to meet you.
30:30I'm Jade.
30:31Hi.
30:32You too.
30:33Welcome.
30:34Wow.
30:35It's big.
30:36I really like it.
30:37And perfect location.
30:38Well, I guess we should probably go and have a look inside.
30:41Yeah, I'm keen.
30:43For house number three, we're creeping up through the decades.
30:46This home was built in 1970 and it's been recently renovated.
30:52There's a brand new roof and a brand new kitchen.
30:55It's fully fenced with three bedrooms, perfect for a growing family.
30:59This is nice.
31:01Yeah.
31:02This is really nice.
31:04The floor areas are relatively the same as the last home we showed you.
31:08So 120 squares on the floor.
31:10That's good size.
31:11Yeah.
31:12You've got decks and patios as well.
31:13So that extends all your living areas.
31:15And it's flat.
31:16Ben.
31:17Yes.
31:18Would you like to come with me?
31:19We'll have a bit of an explore.
31:20And then you can be tour guide for the lovely Jade.
31:23I'm going to go and do some renovating.
31:24We're going to go and remodel the house.
31:25Does that sound exciting?
31:26Yeah.
31:27I'm so keen.
31:28There's a lot to see.
31:29Okay.
31:30Come with me.
31:31Ooh.
31:32Like me an archway.
31:33I know.
31:34And it's all modern too.
31:35Yeah.
31:36I like the flow.
31:37I don't like it.
31:38When you're cooking you're away from everyone.
31:39Yeah.
31:40Feel a bit left out.
31:41So this is what we love.
31:43Oh wow.
31:44It's the bedroom that keeps on giving.
31:48Yeah.
31:49It is a really good size.
31:51Okay.
31:52Second bedroom.
31:53This is the third bedroom.
31:54Right.
31:55Okay.
31:56But this is still perfect for the kids.
31:58And of course.
31:59Oh wow.
32:00The roomiest room.
32:02Yeah.
32:03Two for the price of one rooms.
32:05Oh wow.
32:06And it's still a good size even just as it is.
32:09Yeah.
32:10It's huge.
32:11Yeah.
32:12And so bright.
32:13You weren't lying about you and Paula saying how big it was.
32:16I told you.
32:17No.
32:18Are you thinking what I'm thinking?
32:20We could potentially push this out.
32:22Totally.
32:23I'm really impressed.
32:24I love it.
32:25Yeah.
32:26You've seen two other houses and I know number two particularly resonated with you and you were
32:31even talking about putting an offer.
32:33Yeah.
32:34Um.
32:35Has this.
32:36Pot the catamark's virgin?
32:37Yeah.
32:38It's thrown a spanner in the works of it.
32:39Yes.
32:40Um.
32:41You've sparked a bit of a fire there Jane.
32:42Yep.
32:43I can tell I've started something.
32:46I am just gonna blurt it out.
32:49I really love it.
32:51Same.
32:52The bedrooms.
32:53They're massive.
32:54Blew my mind.
32:55I was like this is like an Alice in Wonderland situation where it just like keeps growing.
33:00Yeah.
33:01He's really nailed this one bit.
33:03Um.
33:04I'm nervous.
33:05Yeah.
33:06I'm nervous.
33:07The flames have been fanned.
33:08I can feel their anxious excitement.
33:10What are your feelings on this one?
33:11We both really love it.
33:13House two I thought I was sold and this is a step above.
33:17We could move in now and do nothing and we could even be here five years and do nothing and still still be happy.
33:23At the same time you could do so much to this.
33:26Lots of scope isn't it?
33:27Yeah.
33:28It seems too good to be true.
33:29True.
33:30I'm genuinely thinking it might be out of our budget.
33:33This is priced at 860,000 and because it's been on the market for a little while and there is motivation to sell it.
33:41The timing could not be probably more perfect for you guys.
33:44Yeah.
33:45I think we should do it.
33:46Let's do it.
33:47Let's do this.
33:48Yeah.
33:49Well, we nailed the brief on that one and they don't want to sleep on it either.
33:53They're going all in on house number three.
33:57Thanks to the magic of television, Ben and Jade will crunch numbers with their bank, while I head to Buckland with Jane and Andrew for their third property.
34:05Any idea we are?
34:06No.
34:07We are.
34:08I might as well be blindfolded.
34:10Just south east of Pukekohe, Buckland is a peaceful rural gem known for its strong sense of community, rich history and sweeping countryside views.
34:21The average for a lifestyle property sits just over 1.6 million.
34:28Jane was smitten with house number two and I'm hoping that this one gives her and Andrew the same warm fuzzies.
34:35It's a little smaller at 290 square metres, but it comes with a stunning outdoor pool that just might win them both over.
34:43Oh darling.
34:45Wow.
34:47Jane.
34:49I told you.
34:50Here we go again.
34:51Don't count the chickens still in here.
34:53This is promising.
34:55Yep.
34:56And since it's an off market opportunity, they're getting the very first look.
35:00So what are your first impressions of the house?
35:02I'm excited to see what's inside.
35:03I'm curious to see what's inside too.
35:07Jane's a bit lost for words.
35:09Yeah, and fair enough.
35:10This place is fabulous.
35:13It has four bedrooms, three bathrooms, two generous living areas and a spacious office for two.
35:19There's not one, but two big garages.
35:22That gorgeous swimming pool and the train station is only 10 minutes drive away.
35:26It's not listed, but the current RV is just over 1.9 million.
35:33Wow.
35:35I'm liking the look of that kitchen.
35:38Yep.
35:40Jane.
35:41No.
35:43There are no objections here.
35:45Some are entertaining.
35:46Open that up.
35:47Yeah.
35:48That's fabulous.
35:49Okay.
35:50Dining area.
35:51Yep.
35:53Mmm.
35:54Oh.
35:55Gosh.
35:56It's another big room.
35:57It is.
35:58Yeah, that's a good room.
35:59Shall we go and look at some bedrooms?
36:00Okay.
36:01This way?
36:02Cool.
36:03The case for this property is holding up well.
36:05Oh.
36:06Ah.
36:07Loving these floorboards.
36:08No, this is good for floors.
36:09Brilliant.
36:10Yeah.
36:11Oh.
36:12Okay.
36:13Again.
36:14Not what I was expecting.
36:15No.
36:16Jeepers.
36:17No, I thought this was the third bedroom.
36:18Third bedroom.
36:19It was a good office.
36:20So.
36:21Oh.
36:23So this must be the master suite.
36:26Must be.
36:27Oh.
36:28There's more.
36:29It goes on and on.
36:31Lovely big shower.
36:32This looks as new.
36:33It does.
36:34Isn't it?
36:35Red though.
36:36You know what?
36:37Red makes me angry.
36:39Red walls.
36:40Red towels.
36:41Red bath mat.
36:42Feel the love, Jane.
36:43Not the anger.
36:44And there's more out here.
36:47This place is like, as I said, a labyrinth.
36:51I've brought Andrew and Jane here to property number three because it's quite a switch up from the other two properties.
36:57This is a big home on a big piece of land and has very expansive views.
37:01They said they don't want to feel hemmed in and this property certainly is not like that.
37:06Are they going to like it?
37:08Oh wait.
37:09There's more.
37:10So we thought that that was the master suite but I think we've just found the master suite.
37:15Now it makes sense if that's guests or children's.
37:19Children.
37:20Yeah.
37:21Shed bathroom.
37:22This is nice.
37:23Isn't it beautiful?
37:24Absolutely gorgeous.
37:26Oh this is a good size entree too.
37:29It's brand new.
37:30I know.
37:31Again.
37:32It's amazing that it's in our budget.
37:34I know.
37:35How we leave it.
37:36Yeah.
37:37Well they seem impressed.
37:39I think we could be onto something here.
37:41So we finished the tour.
37:42Did you stop by the gift shop and get the t-shirt?
37:43It was so big.
37:44It was like elaborate.
37:45They just kept room after room after room and secret passages.
37:46Well the good thing about this house, it's actually not even on the market.
37:59This is an off market listing.
38:00Oh I see.
38:01So you are actually getting first dibs on this.
38:04Oh really?
38:05No one else has seen it.
38:06Okay.
38:07The price feedback from the listing agent is late ones, maybe a snudge into two.
38:12Right.
38:13Okay.
38:14We'll let you guys sleep on it.
38:15Yeah.
38:16And get together and then nut out which one that I need to bring a sale and purchase agreement
38:21for.
38:22Thank you Jane.
38:23Yes.
38:24That was quite an experience those last three houses.
38:26It really was.
38:28And I enjoyed it.
38:29The idea was to give you three completely different homes.
38:32Yeah.
38:33I think we achieved that.
38:34We did.
38:35We only need one to spin your wheels.
38:36That's it.
38:37I know.
38:38I know which one it is.
38:41Come along ladies.
38:43Well that's a wrap for house number three.
38:47And for Ben and Jade, it's a winner by a country mile.
38:50Meanwhile, Jane was swayed by house number two.
38:53But for Andrew, house number three presented a stronger case.
38:59Here we go.
39:00My house hunters Jane and Andrew want to swap city lights for country dreams.
39:04Property number two really struck a chord with Jane.
39:05Andrew, not quite as convinced.
39:06It's been such a fun few days with you guys.
39:07And I really felt the properties that we showed you.
39:08Especially one.
39:09Really resonated with you guys.
39:10Hmm.
39:11So let's start with property number one.
39:12So let's start with property number one.
39:13It was amazing.
39:14Like, we were blown away.
39:15That was amazing.
39:16Like, we were blown away.
39:17That was in our budget.
39:18There was so much going on there.
39:49that kept coming that property for us was just too big there was too much going on too much to do
39:56yes we want a project but that would have just probably taken us out and we would have had to
40:01spend a lot of money to get it to how we would like it to be right number three every window
40:09you looked out of there was green the indoor outdoor flow was amazing especially the pool
40:14in the fireplace it was cleverly done it was so well presented and well kept however we felt that
40:26it was just too big for us it's a family home not for two yeah this is the one I'm excited about
40:33property number two I moved in I honestly moved in when we were there in my mind have you moved in
40:41um well we had a long discussion last night
40:44we absolutely loved that property absolutely yeah yeah but well but the problem was the land
40:56it was the garden it would be full-time job keeping that up it is a bind isn't it yes okay that becomes
41:04a lifelong project yes and we want one that's finite you're breaking my heart you guys
41:10okay okay I'm like quite sad about it yeah because I really really loved it like for me
41:18it's everything everything that I've ever wanted we delivered on the budget and everything else but
41:24I don't know if we can find you a two to three bedroom cottage on a chunk of land that you want
41:31we think that too yeah so maybe this whole exercise hasn't been futile it's just made you
41:36not move your parameters we're looking certainly you know I'm just you know hoping for a change in
41:41circumstances and we can get house too you know yeah and so I could employ a full-time gardener and we
41:45could have the dream you could maybe even lower your budget to say to may 1 to 1.5 sure and then scale it
41:52back then you've got the resources to maybe get some help it's not often you drop your budget to
41:57make it work for you I know I've never said that in my life well can you come back to the next series
42:04dropping their budget is a smart move it opens the door to more project friendly homes the kind with
42:13good bones plenty of potential and land that they can actually manage perfect for a project but not
42:19too overwhelming my house hunters Ben and Jade were also keen on their second property I'd be even
42:26happy to put a an offer on on this but we trust you then they saw house number three it had 300
42:34square meters more land and was a much more suitable home for the young family well I'm feeling nervous we
42:42could be buying a house you've kept me on the edge of my seat so talk me through house number one for
42:50us house number one was really cute really quaint it was quirky and it was the home you go into and
42:56you like this is a home but too small which takes us to property number two two I walked in thinking I
43:03could buy this house we were really excited and it was like definitely ticking boxes but I still in the
43:11back of my mind was like I would want to just see what some other options are for you know similar
43:15price range see if we could get a little bit more land maybe I sort of felt like property number two
43:20that was it we're done yeah don't show us number three and find the wild card this home obviously is
43:27lit a fuse I really could feel and see our family living there for a longer period of time than we
43:34initially set out to achieve I feel like it could grow with us I don't know it just has good vibes
43:41before this journey started I had my mind on the worst house on the best street you know something
43:48that was no one would want to move into and get it for the cheapest price and then start but I think
43:54you know you and Jane have both showed us that you know if you go a little bit extra you get a lot more
44:00yeah are you instructing me to give the agent a call and let's see if we can get something together
44:04for you yeah I think as scared as is I we want to make an offer yeah I think we're willing to give
44:10it a go anyway I love that hey it's Paul Glover calling I'm just sitting here with Ben and Jade
44:20and they've decided that the property that you have listed is the one for them I know right so I'm
44:30wondering if you'd be so kind as to send through the sale and purchase agreement so we can get their
44:36offer chalked up we would love to do that gosh that home's just been waiting for someone to love it
44:41again oh my gosh awesome thanks so much okay thank you bye cool thank you again yeah it's been my
44:50absolute pleasure cheers thank you for your help Ben and Jade's offer was turned down by the vendor but
44:57they didn't miss a beat armed with some new negotiating tricks from yours truly within two weeks they
45:03bounced back and had an offer accepted on a three-bedroom property in Leamington they now
45:08have a family home in a suburb they love with potential for an add-on in the future in the end
45:13location definitely won out over renovation Jane presented a compelling case for house number two and
45:20the verdict they decided to make an offer it wasn't accepted by the vendor and for now negotiations have
45:27hit pause but they're not giving up Jane and Andrew are keeping the door open staying in
45:32touch and holding out hope that a bit of middle ground might just turn this house into their next
45:37home looking for a new home make sure you check out the a insurance home buyers guide live a little
