A major regeneration project is taking shape on Newcastle’s riverside, one that could transform the city skyline over the next two decades. Homes England has begun the search for a developer to deliver 1,100 new homes on the long-derelict Quayside West site, next to the Utilita Arena.

00:00Homes England has officially launched its search for a construction partner to build 1,100 new homes on the long derelict Quayside West site next to the Utilita Arena.
00:11The land, once home to the Caldas Leadworks, has stood empty for years, visible to thousands of people crossing the Tyne by road or rail each day.
00:20The redevelopment will form the centrepiece of the wider Forth Yards Regeneration Area, with plans for around 2,500 homes across multiple sites.
00:29Construction on Quayside West is expected to begin in 2027, running through to the 2040s.
00:36Homes England bought the 29-acre site last year, and this summer the government confirmed £121.8 million in funding to tackle land remediation, demolition and major infrastructure works that have long delayed progress.
00:49Homes England Chair Pat Ritchie, a former Chief Executive of Newcastle City Council, said the move marks a major milestone, turning years of planning into delivery.
01:00She said the aim is to create a vibrant new neighbourhood that reflects Newcastle's ambition and gives people a place they're proud to call home.
01:08Elsewhere in Forth Yards, development is already underway.
01:12Olympian Homes is building more than 500 flats, while Network Rail plans another 600 homes in a multi-storey car park at its nearby Forth Goods Yard.
01:20Proposals for a high-line-style elevated walkway, park and cycleway are also being developed to connect the new neighbourhoods.
01:27Newcastle City Council leader Karen Kilgower said the scheme represents a once-in-a-generation chance to transform the city, boost economy and tackle the growing need for new housing.
01:39She described it as a transformational development for Newcastle and the North East.
