00:00Today on This Old House we're visiting the largest privately owned estate in
00:05the country that's also a top tourist attraction here in Asheville. We're
00:09trying to get all the tile waterproof board up and we're gonna use a
00:13waterproof sealant. We took the old deck off and we discovered a little bit of rot here.
00:30Hey there, I'm Kevin O'Connor and welcome back to This Old House and to beautiful Asheville,
00:55North Carolina where we are working on restoring five homes damaged by Hurricane
01:00Halim. A hurricane that damaged tens of thousands of homes in this area but it
01:06also damaged infrastructure and businesses big and small and many of
01:11those businesses cater to tourism. In fact, 14 million people come through
01:16Asheville every year to take advantage of the great food, outdoor activities and of
01:21course places like this. That is the Biltmore, America's largest private
01:28residence also a National Historic Landmark and it was built by George
01:32Vanderbilt. The family moved in Christmas Day 1895 and then the home was opened in
01:381930 to the public and as you can see well people are back and visiting the home as
01:43well as the magnificent gardens down below which is where I think we'll find our
01:47gardener extraordinaire, Jen.
01:58So have you had some time to look around Jen? I mean I've been exploring this place
02:03is 8,000 acres. That's crazy. You know who it's designed by? Who? Frederick Law Olmsted. Your guy! Yep he's the
02:09father of American landscape architecture. He did Central Park right? Yep Park Slope, the
02:15Emerald Necklace in Boston. Awesome. I'm very excited right. These are azaleas. Oh man we
02:21came at the perfect time. I know it's just this magenta pop of color. Spring is on in
02:27Carolina. I know and this is a cornice Florida, one of my favorites. It's a dogwood
02:33tree. Oh yeah. Look how beautiful. Love that. And then back there we have the pink one,
02:38Circus canadensis. My wife's favorite tree. Yep. Eastern redbud. That's awesome. So I mean there's
02:44just pops of color everywhere throughout. It just goes on forever too and it feels natural but you can
02:50tell that it is just well loved. Exactly. And there's always something blooming throughout the
02:55seasons. Everything's timed. Let's see what's down here. Okay. Kevin this is the walled garden. Wow. Look at it.
03:07It's four acres. Just keeps getting better. Oh it's it's probably one of the most prominent gardens
03:14here. And what are we featuring this season? It's tulips. Apparently. Happy spring. I like tulip
03:20season. Spectacular. You're in heaven aren't you? Oh my gosh. I think I'm gonna spend all day here.
03:24Yeah you probably will. Yeah fine. I can't. I gotta go but enjoy. I'm gonna go to the job site. I'm gonna go to the Japanese
03:30Maples.
03:35One of our job sites is here in Swannanoa. This was all built back in the 20s as worker housing for a
03:49nearby blanket factory and now it's this quaint little neighborhood. But unfortunately on this
03:53low-lying street all flooded. Some of the houses flooding was up to the roof line. Three houses here
04:00have been bulldozed but the rest are staying including three homes that we're working on. So I
04:05figured it'd be time to check in with our five homeowners to hear about their progress. There they
04:10are. Intrepid homeowners. Hey guys. Hi. A lot of smiles. I like to see that. Hopefully it's a good time to
04:15check in on progress. Kat how about you? Yeah we're doing good. The house is kind of starting to look
04:21like a home again. We've got hardwood floors in and it just looks beautiful. Awesome. Yeah and we
04:26got our windows. We got our tile delivered today. I'm pretty excited. Good. Maya what do you think?
04:31Sheetrock is done. The floors are getting put in today. Most of my windows are in. So super
04:37excited. Allie, Jim what about you guys? I'm so excited about the windows. See all the natural light
04:42coming in. I love it. So how about you Jim? What do you got to report? We just kind of picked up tile
04:46and my brother came from New Jersey to help me put it in, set it. That's what he does for his
04:52work. Well that's good. I want to check in with him in a little bit but I mean I'm glad to see the
04:56smiles and hear about all the progress. I would imagine it's probably a little bit more difficult
05:00than you guys are letting on. Like how you holding up? I mean emotionally and how's the neighborhood
05:04holding up? I think we've all experienced a lot and it's been a real roller coaster ride. I think we
05:11lost a lot of security with losing our home and I also don't think any of us were ready
05:18for a home renovation but here we are and I think we're excited about kind of the future
05:22and hopeful. Trials and tribulations from you guys? Yeah. Days still have its ups and downs for sure but
05:30I mean being together as neighbors we try to do it every other week get together with the whole street
05:36and it's been nice to rely on each other because we know what we've been through so.
05:43Yeah with the house coming along it's been huge but you know there's still things to process and
05:50loss of security and just being home. Yeah. You know it's still a lot of stuff to work through and talk
05:58through and just figure out. Yeah I can imagine. Well for what it's worth I will tell you that we've been
06:04through it before with other homeowners and other communities and I can assure you we've seen it
06:09return to home eventually so it will happen. Yeah. So hang in there. Thank you. Thank you. And if I'll
06:15excuse myself I'll go check in with Bill. Yeah. All right. Hang in there guys. Thank you. You can see
06:20and hear the progress that Jim and Allie were talking about. Their windows are in. All of the board is up.
06:26The house has been a little bit reconfigured from original but not too much and as promised down here at the
06:32end of the hallway we've got the primary bathroom and brother Bill I'm doing well. We appreciate you
06:37showing up to help out. So we're trying to get all the tile waterproof board up work around the window
06:44we've got a little interesting situation that we don't always run into. Yeah. But if you want to hand
06:49me that board we could probably fit that up here. You pre-cut it. Yeah just watch the corner because
06:54I've got that backboard loosely in place. And so we don't often have windows in a shower so we're
07:03worried about waterproofing more than usual with this. Yes. Board is around it. How do you treat
07:08the perimeter? So we have a waterproof fabric that we use a caulking that we bond to the window into the
07:17fabric. Then we embed it in thinset that is made for that purpose and wrap that around. Okay. Similar
07:25to how you would do a shower pan waterproofing with the membrane. So we need a couple other pieces
07:29of the board. And also this only gets membrane. This gets membrane. The side one gets shimmed out. If
07:35you want to pass me those. Smaller ones on your side. Okay. All right. So you're saying he's going
07:41like this. Yeah. And then we will waterproof membrane around. And again use that caulking to adhere that
07:49waterproof membrane to the window frame. Roger that.
08:00If you want to get the rest of the ones up high I'll go mix up some thinset. Sounds good.
08:11All right. So we've got our thinset mixed up. We're going to put some up here. Work it in.
08:23And then I'm going to notch trowel that. Kevin if you could just take that trowel grab a little bit
08:27and just spread it on there like you're putting mayo on a sandwich. All right. We're going to stick
08:33this in here. And then we're going to see if we're plum and square. That looks pretty good. I think we're
08:41ready for screws there. But we could mud up the other side and get that ready.
08:54All right. A little push. I did put a lot extra in there. And some might ooze out when we screw it in.
09:00And we're going to have to be careful not to over torque it to throw us out of plum.
09:11All right. So now we've got to put banding in because we have all these seams here and they're
09:18not waterproof. So we have a waterproof fabric that we use a caulking that we bond to the window into
09:27the fabric. If you could cut them for me in the other room I have you all set up where you can just
09:31pull it out of the box and slice it with a knife on the drywall. Perfect. Will do. And while you're doing
09:36that I'm going to put our adhesive sealant caulk around our vinyl window. Because when you have
09:44a different material you need to bond and have a watertight seal and then mortar or thinset on what
09:52we installed. Okay. All right. You got those ready for me? Perfect. I do.
10:03What I've got to do is spread the thinset along here and along here. All right, Kev, give me a long bottom
10:16one. First one. And we're going to embed it into our adhesive sealant and our thinset mortar at the same time.
10:28And I will go back and squeeze this in.
10:41We have some outside corners here that are pre-made and what we do with them
10:49is we fit them here like this at all four corners and that'll cover everything up and we'll be 100%
10:55waterproof. And installation of those is the same as the side? Absolutely. Yeah, we just use our
11:00notch trowel in the appropriate size, smooth it out and I'll be ready to go.
11:15Once this cures, this all bonds together and we'll be waterproof. So it's actually quite a bit of
11:26detailing but when you've got a window in a shower, you want it to be rock solid waterproof. And
11:31absolutely a lot to think about about the tile and the layout because this is going to be a sample
11:37piece of what we're going to use and I'm going to make custom pieces for here and here. And then your
11:42wall will be what? This is going to be stacked three one way and then three the other way.
11:48Oh, very nice. And like a grid pattern. That's my sister-in-law picked that out. Cool. All right.

12:02Meanwhile in North Asheville, the roofing crew is installing a new roof system.
12:06As the crew gets started on the drip edge, I met up with the owner of this operation to hear about
12:12the process and then to lend a hand. J.D., nice to meet you.
12:18Kevin, nice to meet you. So I presume you've been busy for the last few months with roofs.
12:23We have been very busy. Once the lane and the aftermath hit of just the cleanup and
12:28trying to get everything back together. Well, we're glad that you can find some time to do this.
12:32So tell me the process. I see one half they're stripping off the old. How old was it?
12:37So this roof is about 15 years old. And once we get this half stripped off,
12:41we'll get everything back in and dry and the underlayment on. You see these guys here,
12:45they're starting to put in the drip edge. And then we went with a waterproofing membrane,
12:48putting in the underlayment and getting ready to start the installation of the shingles here.
12:52So I know a lot of the damage here was actually trees going through the roof.
12:56Are you putting down the shingles a different way given the wind situation here or no?
13:01Yes. We're going to put the shingles down. It's going to go down basically same application,
13:04but we're going to six nail application the shingles. So we'll have six nails. It's going
13:07to give you an uplift of 130 mile an hour winds. So that's going to make a big difference here.
13:11If we have another storm like a lane, this will protect that roof from the shingles flying off
13:16this roof. And traditionally, instead of six, you would do how many?
13:19Typically, it's a four nail application. We like to do a six nail application just to give that extra wind
13:23warranty and extra uplift. Okay. Well, I don't know how much help I'm going to be, but I'm going to get up
13:27there and throw in with those guys. Who am I working with?
13:29You're going to be working with Jaden. That's my son.
13:31Oh, nice deal. Well, you're a smart man putting him up there.

13:45Your dad was telling me the layers that we've already got up.
13:47Yep.
13:48What do you got next?
13:49So we're going to get started over here in this corner. We have step flashing going in,
13:53and then we're going to start doing the kick out diverters.
13:56The step flashing will go where the roof intersects the side wall.
14:00So before you bend that, let me just make sure I understand. This is not your step flash. When you
14:04say kick out, you're trying to create something that will literally take the water coming off
14:08this roof and kick it away from your brick facade.
14:10Yep. Yep.
14:11And you're aiming it where? You want it to go?
14:13We want it to go right into the gutter. Right.
14:15So without this there, if we were to just put a piece of step flashing in,
14:19water is going to just continue off the roof.
14:21Yeah. And then eventually it's just going to be running right down that brick facade.
14:24It'll get moldy and nasty and you'll have to clean it.
14:26Yeah.
14:27So we're going to try to prevent that by making this kick out diverter.
14:30So I just take my tongs and just fold this up a little more than 90 degrees.
14:38And then I like to take some snips and I like to cut this off.
14:42We're also going to put another piece of step flashing above this.
14:50So that's the idea right there. That is the step.
14:54It is.
14:54So you've got one piece of flashing underneath that shingle, but over the one before,
14:58or it will be as you go up.
15:00Yep.
15:00Next piece of flashing sits on top of the next shingle.
15:03Yep. So there's really no way water could ever leak in this wall unless it blew straight up underneath
15:09the shingle.
15:11So once those are in, it can start working this way.
15:13Yep.
15:29So Jayden, I've watched you do it a bunch, but I've got to get my head around your nailing pattern here,
15:33because I'm seeing the six go in, but not evenly spread across. Can you explain to me your methodology?
15:38Absolutely. So if we're going to come in with this next shingle here,
15:43obviously we're going to butt this up where it needs to go. And before we nail this, we've got to
15:48think about the next run of shingles coming in. So as we come in, we'll go ahead and pop this shingle here.
15:55Yep.
15:56Now, like the course is below it, there's going to be a course obviously over top of this one.
16:01So you know that there's another one coming in?
16:03Yep.
16:03And it's going to land?
16:04Somewhere in this vicinity.
16:05Okay.
16:06And so we want to stay away from this as far as possible, but still hold the shingle to the roof.
16:11So you don't want to see a nail here, here, or this area right there?
16:15Yeah. So we want to try to stay four to six inches away. So with this course below it,
16:19where this shingle lands, we're about five inches away, which is good. And then this one over here,
16:24we're plenty far away. So we don't have to worry about this.
16:26Which means you're now going to do one.
16:28One here. So we're going to start here. One.
16:31And there's your gun.
16:32The width of our gun plus a couple inches. Two, three, four, five, six.
16:40Nice. Very nice.
16:42Kevin, another detail we'd like to try to get right is as we're step flashing up the roof and
16:47everything, we'll finish this all out once we get the full roof on.
16:51So this flashing detail is not complete.
16:54It's not complete yet.
16:54Because right now, I mean, you can see water can come down and get behind this.
16:59Absolutely.
17:00So what we like to do is we'll take a seal tape and we'll seal tape it all the way up our step
17:05flashing.
17:06So that's going to actually adhere to the brick, pull the step flashing to it.
17:10Yep.
17:10And I see you got the roller.
17:12Yep. So we want to be able to roll this on this brick to get a good adhesion.
17:15So that's, is it temporary for you?
17:18Yeah, it's temporary. Yeah. It'll stay there for the life of the roof, but it's not our main
17:23water protection.
17:24Which is what?
17:25Which is that right there. If you can hand me that piece of metal right there.
17:27Okay.
17:28So this is our counter flashing. We just bend this in a metal break and we'll put a little
17:34hem on the edge here.
17:35So you guys made this up, right?
17:37We did.
17:37So there's the piece.
17:3990 up top. Oh, there's, so that's bent over. That's a hem?
17:41Yep. That's just so you don't cut your hand on it.
17:43Yep. And that's a 45. And what are you going to do with this?
17:46So we'll take this and this is just a little scrap piece, but we'll take this and we'll put it up against the wall.
17:53So we don't want debris and sticks and leaves and stuff to get stuck underneath this. So we're
17:57going to pull this up off the roof about an inch, giving us a little bit of a reveal on our step flashing.
18:02And then the 90 that's sticking out now.
18:05So that will be cut into the brick with an angle grinder. Before we put it in there, we'll put a
18:09bead of silicone or some kind of caulking in there.
18:11Yep.
18:12And we'll stick it in and then we'll caulk it again the top of the laying so it's not protected.
18:16This, however, is one of the last things you do. You're going to put the shingles on this entire roof.
18:20We'll do the last thing we do, yes.
18:21Good deal.
18:22Listen, man, it's been a real treat. You know your stuff. I'm going to tell Daddy he taught you well,
18:26but I appreciate it. And I'm going to stop slowing you down and get out of your hair,
18:30but thank you for the lessons.

20:19So I'm just going to cut out this section, put back some new wood, and then resheat it.

20:49Blocking attached to the existing framing will help secure the new section of rim material
20:58that we're installing.
21:04We also cut out other areas that are rotted all the way through and replace them with
21:09new material.
