02:18shining the ocean breezes are lifting through people's hair in your case just your eyebrows
02:23of course well Andrew I cannot see any mermaids very funny I'll happen to tell you mermaid beach
02:30is one of the best areas in the whole of Queen yeah because you live here well yes there is that
02:37I mean it was always quite a nice area but the values have rocketed since I moved in I mean look
02:44at it a world-class beach just south of another world-class beach at surfers paradise it's a bit
02:52quieter here than surfers there's tourists more locals and a great range of properties upscale
02:58beachfront mansions can go for upwards of 20 million dollars and then there's the old beach shacks not
03:06cheap but still here that's what I love about it and that's what Sunseekers Tony and Vanessa did too
03:16oh my god's like a village it is you walk down the street and it is you run into people you know we
03:23love going out on the boat walking on the beach together anything outdoors has the serenity has the
03:30serenity of it all like me the couple are migrants me from Bristol in England they are from Melbourne
03:38we actually met at a football game Tony walked into the room and his he smiled and the room lit up my
03:50team lost that night but I won you did Vanessa's next big win was visiting the Goldie on holiday
04:0011 years ago and convincing Tony they needed a holiday house here we came for three days we saw
04:0827 houses this was the only one for sale in Mermaid Beach and this is actually the only one we agreed
04:14upon it was pretty much a fibro shack but it worked fine as a holiday home and rental he used to come up
04:22here and and just enjoy ourselves relax restaurants friends beach then three years ago Tony and Vanessa
04:29decided to move here permanently who could blame them I wanted this movie sit out the back have a beer
04:37and walked in and realized it was just in need of a lot of work still had the 1980s kitchen the property
04:45was a debacle they may do for a while splash some paint about put in a pool out back and try to ignore
04:52the shortcomings of a 60 year old beach shack they had the mermaid beach lifestyle but the dream just
04:59wasn't complete for Vanessa I'm just happy every day that we live here just not happy here darling
05:07the biggest problem with this home is definitely the floor plan there's a lot of wasted space the
05:19bathroom for instance is enormous there's not enough storage and this home is so not functional in terms
05:27of entertaining that I'm just not enthused about having anyone over really so I've seen a lot of
05:33floor plans in my life and this one's probably one of the worst but Tony's not ready to give up on
05:40their beach shack would you like a rubber ducky oh good I'm gonna be okay cheers to you then yeah he
05:47thinks with a bit of work this can be their home long into the future we can move stuff I can see
05:55Vanessa and I growing old together in this house and I don't I love it at single level it's close to the
06:01beach we walk everywhere everything's here restaurants our work my boat everything is within
06:0920 minutes when I think about living somewhere else I don't think about living somewhere else I'm not
06:18going anywhere on I love it here but Vanessa's ready to trade a beach shack for beach chic moving to a
06:25new home one that we both absolutely love would so improve out our quality of life it would just
06:33be an amazing feeling to just open the front door every day and just love we leave at the moment I
06:39don't I don't love where we live it might be said that I have the advantage on this one I mean I
06:51literally know every single property within a 10 kilometer radius of here including your own well
06:57all I can say is that one of your neighbors obviously has trouble in paradise but I think
07:03I've heard mrs. winter say much the same excuse me witters there's no trouble in our paradise
07:08hey this is a nice street yeah yeah and really close to the ocean oh not that close yeah no very

07:37on a minute hello neighbors hello to meet you but I literally live a few hundred meters down the street
07:43well not to say that like we bought here to stalk you in mermaid beach but to say that I'm a huge fan

07:55the taps in the new bathroom really okay well you two go inside you got a lot of work to do Vanessa come
08:01and join me just tell me what price you did pay this property sits on a narrow block there is a carport at
08:08the front the entry leads to a combined living dining space there is a kitchen opposite the second bedroom a
08:16a laundry main bedroom with walk-in toilet study nook and bathroom at the back
08:27I mean the word that springs to mind when I walk in here is cute yeah it's got cute appeal but I can
08:33see there's a lot of wasted space everything we're standing in wasted space the hallway is actually huge
08:38and what have we got over here oh that's a spare bedroom okay look it's small but it's not too
08:46bad yeah okay where next down this tight little hallway it's a pretty good kitchen compact but but
08:55not bad yeah and then my laundry yeah oh okay and the overflow from the yeah yeah what we couldn't fit
09:02out there okay so that's a you've got like a kitchen and a half yes correct come on in Andrew this
09:08will be the shortest tour you've ever had oh yes yes it's definitely beat shack isn't it mm-hmm am i
09:15right in thinking i can see the back of the house there that's exactly what you're looking at and can
09:21you see that i have sticks holding up my windows i do yes i can right so so if you're entertaining
09:29this doesn't really happen you have to go all the way through the rest of the house to get out that's
09:35right well i love entertaining but it just it's just it's impossible here it's just it's so hard
09:42and we've got the bathroom bathroom that goes around a corner yeah l-shaped bathroom yeah wasted
09:48space again very wasted space and that bath look at it i have not seen one of those in decades yes it's
09:55a 1980s classic and then the master look i often use the phrase compact yeah because i think it sounds
10:04kind of i can roll with that but it's small so this is the only toilet yes and that's your main
10:12bedroom yes it is you know what i bet when not listening is he when neil walked through here he
10:18described this as compact a very very polite way of saying it's very small yes that's the one
10:23and the backyard tony you have saved the best for last well i had to show you something nice wow

10:42do i look remotely worried actually before we talk about anything did you use the c word to describe
10:48this house i use two oh okay then compact and cute i knew you'd use the word compact for small and pokey

11:04as my local patch i know mermaid beach has had a very good few years in the sun
11:09as far as prices go tony and vanessa's 500 000 purchase in 2014 is now worth more than three
11:18times that at 1.7 million so i'm betting my budget is going to be quite healthy though i suppose neil
11:27might get a fistful of cash too tony and vanessa as beat shacks go this is a really good one you really
11:35have made the very best of the footprint that you have in this house thank you i mean seriously if
11:41i had a trophy here to award i'd give it to you guys for the best presented house on love it all

12:07here to stay on holidays i might be watching this they may be i'm happy to go out for dinner with them
12:13and then they can go back to their hotel and i'll come home to my little bedroom tony you are a brave
12:19man i know i've taken a risk all right well thank you you've you've cleared all that up for me honest
12:26so what's the renovation budget and what are the priorities the renovation budget for you neil is
12:33400 grand 400 grand i'll just let that sink in don't need any priorities it's a lot gather myself i
12:40was going to say what are the priorities but i'm guessing everything everything yep whatever you can
12:45do with that you go crazy i'm a happy man well bet you are i've just been dealt the best hand with
12:55400 grand i can fix everything ailing this house and i mean everything kitchen layout outlook and
13:04privacy tony will keep his cute but vanessa will get her space with a complete redesign from the ground
13:12up now i'm going to ask vanessa why do you want to leave i do not have any emotional attachment to
13:20this house at all it's styled well but it goes way beyond that i've got sticks holding up the windows
13:27we have no insulation in the walls or the ceiling it's a hot box in summer and it's freezing cold
13:33in winter tell me budget for the new house and what your priorities are with that so ideally single
13:41level ideally with a pool and on the water if budget allows okay you don't need more than three
13:48bedrooms necessarily no we don't another bathroom would be great yes and a garage for our cars you
13:54you've got two areas attached to mermaid beach at a canal estate area so that's a possibility and and
14:00i'm presuming mermaid waters birdie waters but are we able to go south towards palm beach and yes and
14:07north to broad beach yes absolutely where all the expensive houses are uh okay so on that note bear in
14:14mind the renovation budget go on give me your budget three million dollars yeah there you go
14:20it's gonna be good i have so got this i know this area like my wife's spending patterns i can get them
14:29what they want with three million a three-bed home with a pool second bathroom entertainers area and windows
14:38that don't need sticks i might even get them a bit closer to the water
14:45meanwhile with four hundred thousand dollars in my pocket i can probably bring the water here
14:49i really do think that he's the right person for the job there's always room to move so wriggle

15:20ex-melburnians tony and vanessa are living the sea change dream in mermaid beach when it comes to
15:26their beach shack home tony is digging in for the long run i love you but i'm not going anywhere
15:33but vanessa is all for jumping ship oh look there's one for sale
15:41but i've got the budget to keep them just where they are living in a brand new house without needing
15:46to move we're starting over with this cute beach property keeping what tony loves about its intimacy
15:54while adding everything vanessa is missing
15:57there's a lot that needs doing in this house we've got to start at one end go to the other end and
16:04change absolutely everything awesome yep huh that sounds good wow which means that we are standing in
16:13what's going to be the main bedroom i'm literally flipping the house from front to back so this
16:19becomes the sleeping end of the house yes wow awesome i'm repurposing the lounge dining and kitchen area
16:30into a main bedroom and ensuite plenty of wardrobe space there's a new laundry and a bigger guest room
16:38for when those annoying relatives have to sleep over you know i'm very aware that you don't want guests
16:45keep it small given given that you're stuck with one guest bedroom you may as well make it a good
16:51one yeah okay that's really clever you've really obviously taken that wasted space and turned it into
16:59real space now there's an awful lot of stuff happening down that end of the house as well so
17:03should we move down there okay let's this becomes the living end of the house opening out onto the
17:16garden beautiful and the pool awesome that's great i love it overlooking the pool yeah it should be yeah
17:23the kitchen is going to go here on this side of the house okay
17:28the old bathroom will make way for a kitchen with built-in bonkett seating and new appliances
17:37doors will open from the kitchen and lounge creating light and easy access into the garden
17:43and there will be a bar and servery perfect for indoor outdoor entertaining the old walk-in robe will
17:51become the main bathroom and opposite i've even managed to keep a small study nook
17:56spot on i'm excited about it as am i they are some really great ideas i can't wait to see it in the
18:06flesh i i just can't visualize it that's all that's okay just stick with me and you'll see it all unfold
18:13i don't know if neil's new floor plan will really give us a lot more space and and i reiterate i don't want more space
18:30three million is a lot of money but it won't get you everything in these parts canal side with the
18:42dock for tony's boat is out of the question i need another million or so for that but i can get them
18:48somewhere close he'll just have to keep his boat in the marina hey listen you two we're heading out to
18:55the burbs yeah i think i can see cows do you think i'll take you that far out well i don't know i guess
19:03we'll find out when we finally get there no cows just canals we're heading to burly waters 15 minutes
19:11from their place this property sits right in our goldilocks zone not too big and not too small
19:19poor vanessa has had a bingle and hurt her foot but that's no deterrent for her she's true team list
19:27it what do you think well first impressions are good because i love having lawn you know you almost
19:35think you're in the burbs here this house to the beach 800 meters oh really yes really there turn right

19:51this is far from a beach shack on a 400 square meter block we have a modern open plan kitchen living
19:58dining space three bedrooms the main with walk-in robe and ensuite and the old garage has been
20:05converted into a multi-purpose room which could be an extra guest bedroom or an office for tony
20:13there's a surprise you're in trouble tj wow it's not a bad view is it this is what i would call
20:21wide water views oh wow you're annoying me andrew sorry mate go on go and have a wander thank you i'll call
20:30the ag air contact yeah it's a it's a nice kitchen good start it's very nice done a nice job
20:39oh separate laundry separate laundry toilet bathroom that's luxury there are three rooms
20:47tucked away where vanessa could hide her visitors oh yeah decent sized bedroom that lovely view of the
20:55front lawn oh yeah another one this is more an office yeah sure is that'll work oh and this is the
21:02converted space pretty beginner yeah it's good let's store it clever and right down the other end of
21:09the house the main bedroom with an outlook worth waking up to oh look at that view yeah the view's
21:17cracking yeah it's beautiful oh wow oh walk-in road right and ensuite oh it's a really good size it's
21:26light light yeah isn't it what do you think it's a pearl andrew because um it's not a too big house
21:45right good choice yeah it's a really good size and um i can still have some friends and family stay
21:52without someone being annoyed one thing that we did notice though is that no one's got a jetty
21:59i think that's probably a council thing because it's a lake just need to get a kayak or something
22:04you have an answer for everything oh yeah i'm a salesman remember yes you ready to play uh guess
22:10the price game i reckon two eight to two eight fifty how about you vanessa i would have pinned at around
22:20two point seven okay you're both wrong oh here we go there's two point six plus ah okay you're really
22:28annoying me now there's a bit of there's a bit of pocket change there shh
22:38i don't really see the point of being on the water if i can't have my boat there it was nice and the price
22:45point is attractive but it's still not nudging me over the line yet
22:57i rarely get this sort of budget to play with so it's exciting to be able to implement big visions
23:05when i'm finished this place will match the mermaid beach lifestyle andrew keeps banging on about
23:11there was one thing i worried about asbestos these fibro shacks can be full of it but you don't know
23:19until you commit to the demolition we've found some but there may be more
23:29hey where are we good when you knew about the internal asbestos so we've removed the walls and
23:35ceilings and then we've since found asbestos on the external walls that have been platted over so the
23:42second lot of asbestos unfortunately yes it's not just the removal costs it's having to replace the
23:49materials that adds to the expense just as well we have a good budget what's happened uh unfortunate car
23:58accident so she's a bit sore oh vanessa i'm so so sorry to hear that thank you thank god you're okay
24:06absolutely while we're on bad news i do have some more to break to you they found more asbestos
24:13oh of course they did yep had a word with matt yep and he reckons it's going to cost about 25k
24:20another 25k and here i was thinking my budget was enough it's look i mean it's just one of those
24:27things that we have to deal with we can't go ahead unless we deal with it yeah yeah and keep our fingers
24:34very very tightly crossed that there's nothing else yeah they're crossed and the ties okay okay not a
24:40great start and to add to complications vanessa can't get safety boots on so she can't by law set
24:47foot on a construction site but where there's a will your new main bedroom wow are you standing in
24:55our old living room now yeah the old living room yeah wow i'm walking through the wardrobe now here's
25:02your wardrobe and look i'm in your ensuite fancy and tony look heading into the new kitchen awesome the
25:12kitchen where that funny old l-shaped bathroom used to be it's a lot bigger than i thought it'd be
25:19it's gonna be wide it's great it's plenty room i'm looking into your new living room vanessa the new
25:25living room that has perfect connection with the outdoors french doors will lead off the kitchen and
25:31in the living room there will be sliding stackers for perfect indoor outdoor flow that's a lot of light
25:38it's amazing that you can turn such awkward spaces into functional kitchen living and dining it's
25:47awesome i can see the the finish line coming on the way to being the house that you always wanted
25:55exactly exactly yeah 100 yeah 100 we've got that ball rolling yeah yeah we're on the roll
26:01i can definitely see neil's vision and and get a feel for how the new floor plan will work i'm just so
26:13looking forward to seeing what andrew shows us next
26:16okay i'm giving up on absolute waterfront so we're going water adjacent still in burly waters
26:31this suburb is close to home and the beach and all the social life tony and vanessa love
26:37i'm feeling very positive about this particular property tony of course you are i think we've
26:43found a bit of a sweet point here you've been taking notes as you will soon discover intrigued
26:49this one addresses one of the key things tony that i know bugs you
26:54yes guests yeah i don't really want to no so i've got a separate house have i nearly

27:14right we took that better than i thought all right fine okay tony first impressions yeah nice very bright

27:26it is it's really peaceful would you like to go through the arched door let's thank you
27:31come on vanessa is bang on the money there are four bedrooms including guest and main bedroom suites
27:40a family bathroom the open plan kitchen dining living is the heart of the home opening onto a pristine
27:47pool and outdoor entertaining area and all on a 750 square meter landscaped block
27:54look at that wow after you thank you oh it's beautiful isn't it amazing so bright
28:07pretty impressive hey nice and new and shiny yeah this is a house that yours can never be because of
28:16the size of the block we're nearly double the land size still single level absolutely as new brand
28:23spanking isn't it yes you can't wait to look around can you can't wait why don't you start with the
28:27guest suite which is behind you and then i'll meet you outside in a minute thank you enjoy take your
28:32time no rush hi yeah nice yeah this is the guest quarters if you like that's yeah nice big and it's got its
28:44own ensuite it's been styled beautifully let's have a look at the kitchen kitchen's relatively small
28:55because you spend so much time in it pantry door just to hide the mess yeah there are two generous
29:04bedrooms in the middle of the house all right a good sized bedroom yep with robes
29:09another bedroom which could be an office or even dressing room
29:18bathroom it's nice bathroom it they've gone all the gold cups the best part from tony's perspective
29:25is the main bedroom a sanctuary from any unwelcome family who might be freeloading down the corridor
29:32this is like it's got its own living quarters the master bedroom wow so nice i think the size of it
29:40keeps going huge a beautiful ensuite good size it's huge a really good floor plan of this house
29:52although it's not waterfront out here it almost feels like it is
29:57big barbie you're happy with that one yeah brand new yeah it's lovely out here i'd leave you here oh
30:11it is a good size literally been perusing all this it's like acreage here never believe it was only 750
30:18square meters so what did you both think i mean you've seen it online did it live up to expectations
30:24better in flesh really it's even better the back living quarters is great yeah like it's huge it's
30:32another house by itself just about yeah i could hide from everyone there so you're right that that
30:37works for me it works the condition and spec is it's pristine yeah it is it's a great block of land
30:45with a beautiful house on it yeah it's been spec'd beautifully you know what the price is i do yes so
30:50it's it's it's two nine plus it's over yeah offers over so yeah i know we're we're pushing the budget
30:56but at that price there's nothing to spend on this it's perfect yeah nothing nothing to do
31:02mm-hmm except get a beer out of that one fridge over there that's stunning isn't it stunning yeah
31:08yeah they're sort of everything they have haven't they tony is a hard nut to crack but this home has
31:16shown him they can have the best of both worlds visitors and privacy he can't get that in his beach
31:28my mission was never to make this 60s home bigger i can understand tony's love of intimacy in a place
31:36it can make for better connection rather than being lost in big rooms which look good in magazines
31:42but can often feel a bit soulless
31:50tony and vanessa are looking for that goldilocks size and i'm sure i can deliver
31:55oh wow well hello hello look at you moon boot free no yay it's fantastic yes fantastic to see you
32:14in the house this time and the good news is that this house is now asbestos free okay that would have
32:20been a a big job all the hard stuff is kind of behind us now and we're here in the main bedroom
32:27it's looking good it is looking really good yeah real good i think it's great that it's at the front
32:33of the house that floor plan we had was hideous and that's our ensuite that is your ensuite i'm really
32:40happy about the tiles they look like pillows yeah they pop yeah they really do pop and excuse me you
32:46haven't noticed the windows what is in front of us no windows no sticks do they work it works
32:53perfectly i have tested every single window in this house wow no sticks so i mean the house is
33:00now flipped completely i mean what was back is front and what was front is back makes total sense
33:06so why don't you both go for a walk take in that new floor plan get used to the new layout
33:11and i'll see you in the kitchen well i know where that is you will know where that is it's the one
33:15with the skylights without making the second bedroom too inviting for visitors i've enlarged it
33:22and added a second bathroom second bedroom bigger bedroom and wardrobe space yes laundry great small
33:31enough for you isn't it right yeah you're not going to use it oh ah second bathroom oh wow it's so much
33:39better than the last one how big is that the shaving cabinet's huge great storage excellent skylights
33:49oh well i i think we need a drum roll don't we yeah i think you deserve one it feels good doesn't it it's
33:57it's light it's bright and it's much much more spacious than what it was it's not a beach shack
34:03anymore no no it's not a shack anymore it's a grown-up's house yeah it is and those skylights
34:10are amazing it always has this transformative effect and they've fallen perfectly in between
34:14the trusses and yeah yeah well that's going to be your bar and you've now got the new sliding doors
34:19yes it's just all open isn't it yeah to think that this was our bedroom that was just the dumbest
34:25ball plant yeah yeah it was vanessa seems to be coming around but i know winty will be tempting her
34:33with all sorts of promises i'll be surprised if he doesn't have them over for dinner at his place
34:43not on your life i'm with tony visitors aren't my thing either much prefer my own space which my
34:49family are happy to give me funnily enough but let's not go there it's time to take this challenge
34:55head on one mermaid beach resident to another do you know when you search for a property you have a
35:02brief yeah i've ignored most of that brief right there's a few key elements i haven't but this option
35:12literally two minutes gentle stroll that way you're in trouble take up
35:21the next property might be a bit of a wild card but it's in the mermaid community tony and vanessa
35:27already love near all the cafes parks and restaurants and so close to the surf you can virtually taste the
35:34salt beach right there this is what we're looking at oh wow we've watched
35:41these being built yeah okay well now you're going inside come on you two well
35:48not quite the single level property they imagined but this four level beauty has a ground floor living
35:56room leading to an al fresco area with pool a second living space and immaculate kitchen dining
36:02takes up the whole second floor four bedrooms including a sumptuous main bedroom with ensuite
36:08and the top floor even has its own roof terrace come on in look at that smile
36:16all right i do need some feedback from you two um initial thoughts lost for words it's
36:23it makes such a statement as soon as you walk in the front door wow it's really well smallish yeah
36:30yeah yeah but i haven't seen everything yet so i want you to explore be open to it tony and uh
36:36then at the end wait for it meet me on what could be your roof terrace oh stop it
36:43so explore enjoy and i'll meet you up on the top awesome okay nice yeah it's nice it's so pretty the pool's
36:57good and the next level is well next level wow beautiful nice oh yeah wow that's she's big in it
37:11it really is quite spacious and a butler's pantry hmm of course can you give me one of those nope

37:26multi-floor living has the advantage of privacy between floors oh lovely walking road
37:32looking road oh balcony an ensuite very nice nice good size when one strays from the brief wonders can
37:45happen by sacrificing single level living you get something you never knew you wanted a view lovely
37:54welcome to your top level you've got a bedroom there and a full bathroom however i don't think
38:02you'd let the guests have exclusive use of this no no that's the problem absolutely not andrew you've
38:07really outdone yourself could you yeah pardon i can actually see the ocean and the hills so yeah good

44:41but there's the but market-wise right now as it is you've got a chance to cash in and go the next
44:50step i mean there's hardly any houses for sale in mermaid beach under 10 million um but you've got a
44:55really unusual one that sits in that sort of apartment buyer market where there's almost no
45:01stock ever i'm gagging to know what the agents said okay so the value beforehand the agents were coming
45:08in was around 1.7 now with the money that you've spent and the way it's looking right now and the
45:14way the market is right now you could potentially get 1.75 no no no that's the wrong that's hard
45:22failure right there what's that number again oh that's right up to 2.3 oh what wow yeah i didn't
45:31expect that i honestly thought with the budget that we had we'd go around even yeah you've thrown a
45:38curveball um you're right it's a two-bedroom apartment with a block of land yes no body corporate
45:44yeah yeah that's right but it's because of the spec you've gone high-end you're getting paid back
45:50have a little think just make sure you make the right decision because if you make the right decision
45:54there might be a little special gift for you vanessa oh i'll be bribing now oh you'll do anything it
46:00takes wow the house is over and above yeah i agree it's inside and out brand new it is like all the
46:14way down to the hot water center he was right they've given us a brand new home i mean it was sticks
46:19so how did you get on really well they love it they're so excited about this house tony and vanessa
46:27it's their dream home this house now is functional yep it's got everything that we asked for it's
46:33still only the two of us it's still only us i still don't have to have guests here okay well maybe
46:39maybe not for days on end what's that it could be a um a little gift for vanessa a bribe
46:45no i wouldn't use that word this is a um a gift with purchase i think that's what they're called
46:52it's a bribe you keep using that word it's a very nice gift so out of the three properties that
46:58we saw is my favorite still your favorite yeah well i always said i didn't want to leave mermaid
47:05the problem is andrew found a place in mermaid well i know what else did you tell them well i told
47:10them that i think the house is absolutely beautiful and that it is right for them but you don't say
47:14things like that so where was that going there's a but but then we discussed what the value is now
47:21okay and the value is about 600 000 more than when they started so 600 000 plus a gift yes 600k
47:32that changed the ballgame a bit you know yeah i i know yeah you're working me i know you are
47:40well they've both been incredible um but i think i know which way we're gonna go well i thought i had
47:47it in the bag until i saw your bag you're not looking inside very special gift
48:00vanessa and tony your unloved beach shack is now a luxury dream home and look here we are standing in the
48:08kitchen enjoying balmy breezes from that indoor outdoor connection that you always wanted but
48:15never dreamt you'd actually have i mean you know not only is this house an appreciating asset what's in
48:22here could be too just say is that it is that your sales pitch what yes we should be asking how they're
48:30feeling now at this stage so tony vanessa how are you feeling at the moment look at the compassion and
48:34empathy i've got you certainly threw a curveball at us i'll give you that and how are you feeling
48:40yes the transformation neil is incredible and you have ticked all the boxes that were on brief got
48:48no idea where this is going to you no because i don't know that sounded like there was a reservation
