I visited the cheapest and most expensive road in Blackburn and the difference was shocking!

The cheapest and most expensive roads in Blackburn were recently revealed in a study so I decided to pay them a visit.  The study, conducted by professional fast sales company Property Solvers, tracked average sold price data from HM Land Registry since 2019.  This was done to see where the highest and lowest-priced homes are located across the Blackburn postcodes.

00:11a recent study looked at average house sales for the area. Professional fast sales company

00:18Property Solvers tracked average sold price data from the HM Land Registry since 2019

00:25to see where the highest and lowest priced homes are located across the Blackburn postcodes.

00:39Now I'm stood on the cheapest street in Blackburn which is called Witton Parade. Now the specific

00:46postcode noted in the recent study ran by Property Solvers is BB2 2PP. Now also noted

00:55in the study was the number of sales since 2019. Now this is 4, and the average house

01:02sale price was £48,625. Now as you can see behind me, the actual street has a number

01:14of one-storey houses and flats, some green areas, but largely it's just a small kind

01:20of lane, cul-de-sac, coming off a main road in Blackburn. Now there's not too much going

01:26on, a few green areas, but we'll see how it compares to the most expensive road in

01:34Blackburn and see any notable changes and see why there's such a big disparity between

01:40average house sale price. So I'm now on Ribchester Road, which is the Blackburn street which

01:55is the most expensive according to the recent study. Now on that study, the specific postcode

02:03that was used was BB1 9EE. Also according to that study, the number of sales since 2019

02:12for houses was 5, and the average house sale price was £587,400. So quite a disparity

02:21between that and Witton Parade. Now the road itself is a long stretch of road reaching

02:28from Wiltshire, which is the quite scenic quaint town I'm in now, all the way to Longridge.

02:37Now just walking up and down the street itself for a few minutes, I can tell why the houses

02:43go for such a high amount. There's a beautiful sense of greenery all around. As you can see

02:53behind me, there's a church. And yes, the houses itself are beautiful. A lot of them are kind of

03:02three-story, a mix between modern and traditional builds. Most of them are detached, and you can

03:10really see why someone would want to move here. I mean, Wiltshire itself seems like a lovely town

03:16and village, and everyone I've spoke to seems to really love the street and the surrounding area.

03:26Now the differences between Witton Parade and Rochester Road are, I'd say, probably the greenery,

03:34the open element, and just the sheer size of the house. And you can kind of tell why there's a

03:42half a million pound difference between the two average house sales.
