00:0084 square meters and only one bedroom. Is it possible to create a second bedroom without
00:04Sacrifice another space? In this video, we revisit this atypical T2 plan.
00:10to transform it into a T3, despite its two staggered levels and its constraints
00:14very real. And here we go! So we find ourselves with this volume, which is a T2
00:21of 84 square meters. It is basically composed of three volumes: 1, 2, and 3. A large
00:32The volume you have right here is 40.85 square meters, the second in
00:38lower level at 39.3, as well as a courtyard and an outbuilding at the rear. It is accessed via the
00:45street right here with a tiny bathroom/toilet/shower right there, a
00:51A large living room and a back room that served as a kitchen and bedroom. So
00:55Over 80 square meters to renovate. And on top of that, on different levels.
01:00since we had a high level, the 0 that you have right here and below with
01:05a slight slope, a space at -57 which therefore needs to be taken into account. In a
01:11In the previous video, we had managed to completely reorganize the apartment.
01:15to create six functional spaces with an entrance, a laundry room, etc.
01:20A well-optimized project with the main living area right here at 44
01:27square meters. Beautiful volume with its entrance. A small toilet area on the
01:32The connected side is close to the drains, 2 meters away. A bedroom area with...
01:3714 square meters of storage space. A circulation area with a 15 square meter office.
01:43as well as a laundry room of just over 2 meters and a bathroom of 6.4. But
01:49over 84 meters,
01:50Another question arises. Can we go even further and create two bedrooms?
01:57And transform this T2 into a functional, practical and optimized T3.
02:02That's the question we're going to revisit today. I suggest we do a
02:07a lack of cleanliness and then we rework it with art.
02:15Okay, let's get started, we've cleaned up. Let's see how we can transform this space into a three-room apartment. We
02:20So it arrives this way. We'll resume our two steps to lengthen them a little
02:27We just wanted to avoid any small recesses. We have our electrical panel
02:31which is positioned right here since the electricity has been completely redone.
02:35We're going to add a partition here that goes onto the fixed part of the wall and that will
02:42to allow for a little separation and to create a slightly more open entrance
02:45suitable. From there we will redraw our partitions to create a room
02:52water and a toilet area. So we have it all along here lengthwise and there like
03:01This. We'll build the toilet at the back and cut it like this. Our door will be here.
03:15The toilet is positioned at the back, a wall-hung toilet. Because we have the drains.
03:24which can go directly onto the grey water right there. Then we have
03:35We'll create a partition here, like this, to make a small separation. And here's our sink.
03:42Next, we'll finalize our partitioning by positioning a door right here which
03:48will open onto a storage area. And a second door over there that will open onto our
03:57Future bathroom. Like this. We'll redo the intermediate partition like this.
04:03The volume is completely separated before resuming the interior work. We're going to place our
04:09Water heater in the cupboard right there, and take advantage of the storage above and below. And install a
04:15A clothes rail here with a double door to maximize our storage. Meanwhile, in our bathroom...
04:21On the other side, we will position a shower tray with a partition return to protect against splashes.
04:29We will place it directly on the ground and drain it under the staircase which is positioned in the formwork just behind it.
04:35A 130 x 80 cm shower and, extending from it, a vanity unit. And then a double closet for
04:44of the related storage. A blower will be placed near the heater. This will be easier to validate with the
04:50owner. Meanwhile, in our entryway, we're building a piece of furniture to provide storage with
04:57a double door and three steps to the ground, composition opposite for the jackets. Besides, if you are in

05:12So let's continue in these living spaces where we're going to set up the living room with the water sofa at our
05:21new
05:21Partition. A corner sofa with a chaise longue. It works well here. It helps structure the living room space.
05:35which faces a piece of furniture, such as a TV unit, bookcase, or storage unit. It is designed to be floor-to-ceiling, therefore,
05:44Open niches, closed niches. A TV area as well, and therefore, another table
05:51The low wall between this piece of furniture and the sofa works well. And we're going to finalize the partitioning of
06:03This space is designed to incorporate the kitchen and also the vestibule for accessing the lower level. Therefore,
06:12We have begun to partition the rooms, which will be integrated into the layout.
06:21each side of the airlock. But we'll see that right after the upper level is finished. So,
06:30with a staircase. So, the 57 cm, we allocate them over three steps to create a staircase.
06:41Easy, comfortable. And our doors integrate seamlessly into our partitions. And so we will continue
06:52on our kitchen, which is laid out in a G shape. With commercially available cabinets, it's true that
07:00'we can
07:00We need to create many different shapes so that the kitchen fits into the available space. So here, we...
07:11'amuses a little bit'
07:11with the cabinets, whether they are corner cabinets or shallow cabinets. With a part therefore
07:21Sink, our two tall cabinets, built-in refrigerator, microwave, cooktop. And so, everything else is just a plan.
07:35A work surface with storage underneath. And with a table at the end to accommodate the drawers.
07:41And to eat our meals. So we manage to have a nice, long worktop to be able to cook well.
07:49Let's move on to our lower level. Descending the steps, we arrive at our two doors, which are set into
07:58the partitioning we created earlier.
08:01To divide this level into two sleeping areas. So our partition is shaped a bit like a bayonet.
08:12to integrate a dressing room on one side and another dressing room on the other.
08:18So, from the curtain rod, the shelf, the drawer.
08:23So for this room and the second one, we have this double door that opens. So we're going to keep it
08:31opening it up and installing our dressing room.
08:35So, same thing, rod, drawer, shelf. We have our first bed which is being installed with a headboard.
08:46With niches that can of course be electrified with a socket and switch.
08:55To provide a certain level of comfort in use. Therefore, with a 140 x 200 cm bed.
09:02And in our second bedroom, a headboard that spans the entire length of the bed.
09:09With a niche on either side of the bed, which frames it.
09:16They are made using formwork with a height of 1 meter, 1.20 meters depending on the headboard that
09:22that is desired.
09:24We have our bed which fits between these niches and which allows us good circulation around the bed.
09:31Opposite, we have a corner desk that is set up facing the small window.

09:52Our T2 is getting a makeover with this possibility and this scenario in T3.
09:58With a first bedroom of 18 square meters with its own light source.
10:03A second one with its own door and light source at 17.8 square meters.
10:09Our toilet area, meanwhile, measures 2.5 square meters.
10:16We have our small and functional bathroom area at 3.7 square meters.
10:27We also have our large living room with kitchen, lounge, entrance at 38 square meters.
10:37In the end, we get 2 bedrooms of nearly 18 square meters each while retaining a nice room of
10:42life of 38.
10:43But remember the first proposal.
10:46A large two-room apartment with 6 functional spaces including an office, a laundry room and a 44-square-meter living room
10:52squares.
10:53The video is in the description so you can compare the two plans.
10:56Two very different layouts for the same property.
10:59Which of these two plans would you have chosen?
11:02The T2 with 6 spaces or the T2 transformed into a T3?
