00:00Sir, if we saw the trend last year, the biggest investment of the properties, whether it is residential, whether it
00:09is small commercial properties, it is basically where it is. What are the trends saying?
00:13Now, the big cities are investing in metro cities, or the small cities are also seeing a little bit of
00:22infrastructure development after the trend shift.
00:26Look, metro cities are always an investment hub because of very many factors.
00:33If you look in North India, NCR is very attractive due to its logistics and airport, industrial growth and airport
00:41also being there, international airport.
00:43Again, if we talk about West, Mumbai again having their port and various other logistics, industrial hubs,
00:51then there is a lot of investment that people prefer that we should have a home in metro cities.
00:59But coming to the other factor, we have seen this trend in the last year,
01:03that tier 1, tier 2 cities, I can talk about Mohali, I can talk about Pune, I can talk about
01:08Nagpur.
01:09Here also, developers are now bringing in good amount of development in terms of high rises and plotted development.
01:20We are not sure that we are the ones in the last year, that we are getting more investment opportunities.
01:30So, it is a big trend.
01:32Other than metro cities, we see a disbursement
01:36and a channelized investment in small parts of the country.
01:41Okay, if we are talking about small parts of the country,
01:45the first question is that when it comes to the country,
01:53basically middle class families do the investment.
01:56In metro cities, the goal of making a house is a middle class income group,
02:02which generally means saving between 50-80 million.
02:07or sometimes say that the rate of the country in today's country
02:09may have maybe 1 crore to save if they want to invest in property.
02:15If you buy property in this way,
02:18whether you buy property in metro cities,
02:20if I will talk about it,
02:24or whether you have it in the small parts of the country,
02:27I can see the properties.
02:28What can it be realistic in this situation?
02:34Look, we talk about India.
02:38But we have to take this question.
02:42You always have to keep your bank's credit line.
02:48I will expand it a little bit.
02:50You see, banks in today's time have about 70-75% of the loan disbursement, plus you will
02:59add a little bit of value.
03:00What happens is that the budget constraint, the budget we can expand a little bit.
03:07But to answer to your question is simple.
03:10Every segment, Haryana also, if I talk about Gurgaon also, we had had Haryana affordable housing
03:17scheme.
03:18There were developers like, and they are still developing.
03:21Every developer has, you know, brought in certain schemes, like Signature Global
03:25and Pyramid.
03:27Their affordable housing schemes, talking about 1,000 square feet from 11,000 square feet
03:34of apartment, which is about 1,000,000 square feet, you know, you get to get a
03:41investment.
03:42Plus, as I said, graduate, little investment, and if you grow up, you can buy a good
03:48thing.
03:50You can buy a good thing.
03:52It's all about the budget.
03:54Yes.
03:55Sir, the most difficult decision.
03:58And this comment has come a lot when we talked about residential properties.
04:02Do you want to stay on rent or take your property to buy EMI?
04:07How should this decision be?
04:08How should I buy that?
04:10What is a mistake?
04:11What can I buy?
04:15The property needs to buy?
04:19The property needs to be bought.
04:20They can buy the property, but they can buy the property that need to buy a real estate.
04:28Meanwhile, the real estate will always be the safest investment.
04:33And to every Indian, one of the few requirements may be bought.
04:36They just take five favourite items.
04:37is a stop gap.
04:40You must have to take some of your bankers and investments.
04:49If you have to take some effort, then you should take it as compared to rent.
04:55Rent is just a temporary option.
04:57Okay.
04:59If you are going to take your home,
05:01is it ready to move in properties better?
05:03Or under construction properties?
05:06If you have to take your home,
05:09then you can build a better option.
05:12What is the best option in today's date?
05:16If you have to take your money,
05:18if you have all your investments,
05:20like your payments,
05:24then you can buy ready to move in.
05:28Developers are giving you a good option.
05:30For a construction project,
05:32you have to pay for 4-5 years.
05:36You have to pay for 4-5 years.
05:37You have to pay for 4-5 years.
05:39You have to pay for 4-5 years.
05:40You have to pay for 2 things.
05:43If you have a property for X price,
05:46then you get a premium.
05:48You get a premium.
05:49Plus, you get a very good new thing.
05:52You get a great new thing,
05:52which the developer has suggested.
05:57So, you have to pay for new amenities and facilities.
06:02Where you can have a plot,
06:05you can make a plot,
06:06then you can make them.
06:09But again,
06:10I would still suggest that
06:11a developer
06:13secured or a great society
06:15will be very preferred to our clients today.
06:17so much preferred.
