00:00If I had all the money in the world, I would buy every old property and bring it back to
00:04life.
00:10My first rule is you don't have to buy everything new.
00:14There are so many great resources that you can tap into to make exceptional purchases.
00:19Think about Facebook Marketplace, Vinted, your antiques fairs.
00:23There is a whole raft of secondhand that you can incorporate into your designs.
00:29And also, if you feel that you absolutely love something, but you're not quite sure about where it's going to
00:34go, don't worry about that.
00:35It will always find its place.
00:37Rule number two is to lean into the history of your home.
00:40If you're anything like me, I love to wrap my arms around old properties and try and bring them back
00:45to life in the best way possible.
00:47One of the first things I do with my clients is actually look at the census online.
00:52For instance, a property I'm renovating at the moment used to belong to an old maths teacher from 100 years
00:56ago.
00:57So using sort of geometric shapes and educational vintage posters is actually quite a fun way to introduce and give
01:03a little bit of a nod to history.
01:05My third rule is lead with things that you love.
01:07This is really where you can play around with all sorts of fun things.
01:12And one that I really love to do is creating art around the house.
01:16Anything can go in a frame.
01:17You went to a restaurant and it was a great meal and you nabbed the menu.
01:21That's always quite fun.
01:22Rule number four is don't be afraid to use colour and always ensure you have some wood that features in
01:27your scheme.
01:28Wood is such a warm and natural product and gives a great point of interest through each of your schemes.
01:34And secondly, don't be afraid to play around with colour.
01:37If you're struggling with your colour palettes, lean into the paint houses.
01:40They have excellent libraries online where you can just look at colour palettes that are just readily available for you
01:46to use.
01:46My final tip is vision and communication is key.
01:50Two stages.
01:51Vision for your project.
01:52If you don't have a vision, then how are you going to communicate that with your trades?
01:56Try to understand how your space is going to be used.
01:59Are you making a cup of tea in a certain area?
02:01Do the children need to be able to reach the cereal in a certain spot?
02:04Once you have that, one thing I would highly recommend is making sure that your communication is absolutely bang on
02:11for sharing that vision with your trades.
02:14So, let's get started.
