01:49know how much you hates old houses like really old houses he wouldn't have anything to do with that
01:54all right here we come well that's it yeah that's the address and it looks worse than I remember

05:45that worried about making money myself on this flip the house is an eyesore that's bringing down the whole
05:50neighborhood there's one detail i need to share with you before we get into this this house has
05:56a code enforcement lien on it i've been negotiating with the county i think i've got it where we can
06:01get it reduced to zero if we complete all the repairs within 90 days
06:08okay otherwise we're on the hook for 351 000
06:12what that's they're gonna give you 90 days to fix all of this if we can fix everything up and
06:20get
06:20all the issues addressed within 90 days they'll zero it out this place is a disaster it's gonna need
06:26everything it's gonna need new everything you know if it was easy someone else would have done it
06:32i still say we do it dude are you serious oh my god god
06:40duke made good on his word and bought this house for 200 000 he's also fronting us 170 grand for
06:47the
06:47renovation budget and here's the best part since he's using his own money we're not making any
06:52interest payments on this three-month flip we anticipate closing costs when we sell to hit 27 500
06:59which puts our all-in cost around 397 500 that means that if we hit our sale price of 500
07:08grand
07:08we'll net just over 102 000 which means over 76 000 for our team the house needs a ton of
07:17work
07:17starting with a more optimal layout the first thing we'll do is reclaim that trashed rear covered porch
07:23as quality interior space the corners can be transformed into a new primary bathroom
07:28complete with dual sinks and a large shower that will allow us to shrink the other bathroom into
07:33a central half bath giving us a pathway to a new primary walk-in closet then we're going to strip
07:39out
07:39the old kitchen and turn that space into a proper formal dining area while also tearing out the wall
07:45that separates it from the front room that's going to move the kitchen out there featuring two walls of
07:49cabinets and appliances and a central island with bar seating for the perfect social hangout
07:55i've never seen a house more in need of demo day than this one
08:02this house is crumbling it's frightening how easily this place has fallen apart
08:06you barely sneeze on something and it just crumbles honestly it feels like a death trap
08:12and i know at least one raccoon that would agree
08:19that's not supposed to happen we've made a big enough mess of this place so it's time to have
08:25our crew come in and clean this house out but there is one thing we will clean up ourselves let's
08:30go pay our respects to this raccoon yeah put him in his final resting spot and let's wait for
08:37the pros to get back here yeah the team faces mounting complications as the clock ticks on the
08:44tight 90-day deadline i cannot believe we're still doing framing this is absolutely the craziest flip
08:52we've ever got involved with no nobody in their right mind would do this the entire house is brand
08:58new construction we're using the old hardwood floors for sub floors we're a third of the way
09:03through our 90-day flip and it's already feeling like a lost cause everything's taking longer than
09:08expected we're spending way more money than we intended and i don't think duke really understands
09:13how bad things are i asked him to come meet us today because we got to have a talk about

09:48surprised that keith is surprised about all the work we're doing here but maybe it's just that thing
09:53where expectations kind of clash with execution and it's just not what he thought he was getting into
09:58i think the biggest impediment right now is keith's attitude the amount of time it's taken to do all
10:04this stuff i mean it's absurd this house had a lot of stuff hidden we didn't know about and we're
10:10fixing
10:11it as we go yeah if we don't get it done within the 90 days you know where that leads

10:33i would be here at night with a spotlight doing it right but i don't so find someone that can

10:38give them what they need to get it done quick duke thinks we can just say the word and make

10:42stuff happen as if all this stuff doesn't take a tremendous amount of time the problem is he's right
10:48about our situation we've already invested time in this house so the only way to get paid is to see
10:54it through and hope this doesn't turn out to be a house of cards okay well the electrician is coming
10:59tomorrow this new construction i've ever seen ash hey drywall looks good it's completely crazy to see
11:15it with drywall right yeah i mean now you can see the rooms it's been sticks for so long yeah
11:21but now
11:22we have to wait for the mud and tape and they don't have a date for when they're going to
11:25start that
11:26really we're just oh they don't have anybody to do it they're just so busy then they're so slammed that
11:31they said that they can't send anyone today or tomorrow and they're not sure when the drywall's up
11:35but that's only like 40 of the job the real work goes into it when you do the taping and
11:40the mudding
11:40and the texturing you said not today not tomorrow and they don't know when so what does that mean
11:45they're figuring it out people are working everywhere and it's just i don't know this housing
11:49market's crazy you know yeah but that sounds like we're heading towards like a week of standing still
11:54with nobody working that we can't have that yeah i know this is a big job this is a lot
11:58of mud and
11:59tape that's going to take a full week itself yeah you know and that compounds because then all the
12:04other trades that we have scheduled you know are out of luck and believe me i understand it's crazy
12:09without the mud and tape we can't do the trim the doors the flooring the kitchen the everything i
12:15mean we're at a standstill what's really annoying is there's four pallets of flooring that's ready to
12:19be picked up that i thought would be starting to be installed soon oh my god are you guys not
12:23worried
12:24about the massive lien 351 000 oh for sure i went by the house on rayford and that drywall should
12:36have been done a week ago i've been calling they're just not available this project wasn't ever supposed
12:41to take this long this wasn't supposed to turn into a new construction project 351 000 that's a huge
12:47amount of money dude let's not think about that let's think about what it's going to take to get these
12:50drywallers yeah certainly less than 351 right for sure so find some job sites that are you know in
12:57that stage and go find some guys and pirate them give them money yeah take them lunch buy them beers
13:02i don't know give them a nice back rub do something to entice these guys to drop what they're doing
13:07and
13:07give an excuse to someone else and give us their labor with six figures on the line keith and justin
13:15scramble for a bold fix you know what i do know a job site where there's some where there's drywall
13:21actively going on and i recognize a few of the guys if they recognize me maybe we can work something
13:26out yeah yeah go visit them please we're gonna go try to hijack a drywall crew for real or we
13:31pay the
13:32351 000 code enforcement lien that would saddle us with a debt that could take years to pay off and

13:40every single flip we do until that time all right this looks like the place yeah
13:52hey my name's keith how are you doing nice to meet the pleasure ron yes hey nice pleasure we have
13:57a
13:57two-story house that we're trying to finish our drywall crew bailed we have to get this house done
14:01we need a crew screen come oh hey hey what's up man so i was just explaining right we got
14:06a house that's
14:07probably about 2 000 square feet yeah we've probably got a hundred boards but i just don't
14:11have a crew to put it together if we could just steal a crew now now we're on this job
14:16for another
14:16four days we'd make it worth both y'all's while if i were willing to pay your your crews double
14:22their
14:22day rate and then if i broke you off two grand well that sounds like a good offer but i
14:29would prefer
14:304 500. okay um yeah i mean so 4 500 bucks yeah so that works for you that works for
14:39me that works
14:39for you okay i thought paying the guy two thousand dollars to hijack his crew was fair and then pay
14:45the
14:45drywall crew double he didn't see it that way we're gonna wind up paying 4 500 but you know what
14:51at the
14:51end of the day anything's better than 351 thousand dollars dude we pulled it off well let's not celebrate
14:57yet yeah but i think we're getting close now that we have a drywall mud team we can get cranking
15:04on
15:05all the remaining fixes with just about a week left it's time to tackle our big finishes in the primary
15:14shower we're installing large format 30 by 60 inch porcelain wall tiles they're white with ribbons of
15:22gray and brown that pair perfectly with the floors then in the kitchen we're adding some style with
15:28our cabinets choosing a color called wichita vessel blue for the countertops we're going with quartzite
15:36a durable material that's highly resistant to both heat and water and we finish things off with a set of
15:43matching energy efficient appliances in a stainless steel color for a beautiful modern look
15:49i'm not sure how we pulled it off but we finished this flip on time and we avoided a financial
15:54disaster
15:55it cost us a steep price though because the 170 grand we had for reno wasn't enough we ended up
16:01spending over 203 000 which cut into our potential profits by more than 33 grand look at this house i
16:08cannot believe the transformation do you remember what this thing looked like it was ready to fall right
16:13into the dumpster that we don't know it had the roof was caved in there was a door up there
16:17that
16:18was falling in six flavors of tarps up there it looked like a sailing ship with the mast collapse
16:23right this was absolutely the worst house we've ever laid our hands on but now it's got beautiful curb
16:29appeal love the paint color don't you guys gray and white seem like really basic colors but when
16:34you put them together it's an incredibly sharp look it all looks gorgeous y'all want to check out the
16:38hands out of this yeah yeah let's go when we first walked in this room it was leaking ceiling dusty
16:45carpet and then there were boxes everywhere we could see the outside from the inside by looking up
16:49but now oh my goodness so cool and beautiful in here it's gorgeous this place is such a huge
16:58transformation what you guys think about the floors everywhere the same beautiful floor yeah i love how
17:04light they are it brightens this place up for sure ashley your idea with the kitchen was probably
17:08the biggest change to the whole house what was this room before it was the kitchen kind of a
17:13huge open living area yeah and then it had a little door going into a closed off kitchen over there
17:19but now it's a great layout i really like the use of space it looks incredible it really flows
17:23right yeah this is like a dine-in kitchen but we also have the dining room over here plenty of
17:29space on this side where the kitchen used to be do you remember the big hole in the ceiling right
17:33there yeah and on the plaster was coming down there's just a mess there's a lot of small details
17:37that went into like all of the things we did to renovate and make the floor plan work better
17:41and it's all connected so you can see your guests when they're in your living space guys should we go
17:46check out the primary bedroom that's now downstairs yes yeah do you remember when we first came in it
17:51was pile of trash tarp dead raccoon yeah it looked very peaceful and relaxed it was the worst look at
17:59the room now it's absolutely fabulous well it was a tiny little bedroom but what happened was we captured
18:03that space off of that back area and incorporated it to make that the bathroom for this bedroom here
18:08and so it's got that it's got a nice walk-in closet you know actually two of them this thing
18:13exploded
18:13it's got so much room now yeah it's amazing check out the bath yeah i love that tile choice so
18:19light
18:19and bright in here yeah yeah yeah with the new skylight the skylight's a big deal the natural light that
18:25it lets in here makes the place just dance in the daytime looking good this whole bedroom suite is a
18:30giant transformation i want to see what the stagers did to the secret nook yeah remember this was like
18:36that dank little room in the attic like one misstep and you're going down dude i love this nook the
18:42hidden room man and honestly the stagers kind of uh nailed this one like this house was nothing but
18:49drama now that it's done let's go get some boutique beers because that's what we need right there
18:56first sell then celebrate okay yeah okay we conquered this was the riskiest job we've ever done
19:04and i would not make this deal ever again but things ended up working out we listed this property
19:09for 500 000 and soon got an offer for 515. the purchase price was 200 grand and our reno costs
19:15reached 203 000. we had no loan interest thanks to duke putting up the money and the closing cost hit
19:21just over 28 grand that makes an all-in cost of over 431 000. so this sale price creates a
19:28profit of
19:28more than 83 grand three quarters of which goes to the zombie team it's money in the bank which i
19:34thought might not be a possible outcome on this house i got something else i want to talk to you
19:39guys about yeah i have something else waiting in the wings but i've got another house i mean if you
19:44thought this place was bad this place is really going to take this you guys have proven yourself on this
19:50one now i think i think you can make something out of this other house dude we proved ourselves yeah
19:54yeah all this proved is we should not listen to duke anymore yeah right
20:00these reno disasters are straight from the crypt can the team cash in like crypto
20:07up next a homeless wreck trapped in 1960s decor an unlikely choice for turning a profit okay so this
20:16is the neighborhood yeah which isn't bad because the lake is right back there it's not one of these
20:20little quiet cul-de-sac streets here duke and i got a lead on a house that's smack in the
20:24middle
20:24of winter park which is an absolutely gorgeous neighborhood in orlando look at this grass
20:29is this a duplex it's got these dueling doors here i'm not sure which one's actually the real
20:33entrance i'm pretty sure they did a garage conversion so they could have like an illegal duplex
20:38wait now you're saying it's a garage conversion because the driveway dead ends in the front of the
20:42house yes that would make it kind of obvious what's up with these overhangs they look big like
20:48eyebrows yeah that one's all sagging down i know this one's held up by a gutter oh it's working
20:53it's a structural item yeah this one's locked this one's wide open look it's open it's just it's
21:01sitting open wow no one even cares someone go in first just in case our door works welcome home
21:11wow this box has got something to say for it i tell you what something to say if this house
21:15had something to say it would be help me at least there's high ceilings so you got a bedroom on
21:23the
21:23left this pink carpet is hideous what's underneath these carpets do we know this house does seem elevated
21:30though so it could be wood floors it's hollow it's yeah it's got a subfloor oh what you got i'm

21:36here yeah it looks good right now we have wood floors this looks nice cool yeah we can sand these
21:43down and refinish it wow that's awesome lots of savings well it's more than uh offset by this doo-doo
21:49brown bathroom just discovered so check this out this is a regular five by eight foot bathroom it needs
21:54completely gutted to the studs let's keep going is that a kitchen what's in there with the exposed
22:01air handler this can't be the kitchen in this house that could definitely be the kitchen look there's
22:05a washer dryer hookups there so this is like a wet room i don't know if this is a like
22:10really small
22:11weird kitchen or if this is like a way too big of a laundry room but either way this is
22:15a funky layout
22:16and if we decide to flip this house this is like one of the first things we need to address
22:22oh here's the real kitchen this thing makes me want to get onto my horse and rot off into the
22:28sunset it's like a roy roger's kitchen at least it's a good size look at this guys the curtains match
22:35the little rug the same chicken that's the exact same rooster guys yeah this house is clucked
22:46up the okay corral here folks we got wooden walls wooden floors wooden doors guys look at the closet
22:53this is that the only closet it's all busted up too oh sorry man sorry man i didn't know it

23:29here brush your teeth while you're just yeah this thing is all mismatched cobbled together sewn up
23:36stitched up it it's like franken zombie man that is the bottom of the barrel right there
23:44i like this hash i think we can make money still if you buy it for 160 yeah put 70

23:50at 230 you sell it for 260. okay so there's like 30 g's there in a most likely scenario if
23:57we do end up
23:58flipping this house we really ought to not spend the 70 grand that duke thinks we need to okay let's
24:03buy this house the bank had this house listed for 160 000 but i put a lowball offer in of

24:10and actually they accepted it there is a lot we need to do to this franken zombie to get it
24:15back to
24:15life and justin has given us a time frame of only four weeks plus fifty thousand dollars of rehab that
24:21gives us an all-in expense of 195 000 once this house is all fixed up we plan on putting
24:27it on
24:28the market for 260 000 and we would stand to make about 65 000 if that happens which is way
24:34better than
24:35the projected profit duke thought of 30 000 our main goal in rehabbing this franken zombie is to make it
24:41feel like one cohesive home which is gonna be kind of tough to do with fifty thousand dollars to start
24:47with the bathroom is completely dysfunctional we're gonna tear it all out and reframe it so
24:51that it makes sense and has a better functionality and right now there's a large laundry room that's
24:56eating up space right in the center of the living room so we're gonna move the laundry room to a
24:59better area where it's not in the way it'll give us all the space we need
25:20the kitchen in this house is extremely dated
25:27we're taking it all out so we get a fresh start
25:36this bathroom had to have been an afterthought and built completely without permits
25:42it's so small it's just beat up run down it doesn't work we have no choice but to gut it
25:52i'm guessing this old laundry room used to be the house's original kitchen until somebody added on to
25:57the house but either way it's a waste of space and it's got to go

28:43please liam we need to get this water shut off before the whole house floods and messes up more
28:49stuff oh whoa there it is found it yeah it's like burying in weeds okay right here come on

29:03i'm feeling a little silly a little embarrassed but mostly aggravated i've never had a pipe break
29:09off that easily piece of crap this stuff here goes brittle what is cpvc cpvc after about 10 years
29:17this goes very brittle with the water this is very common so we need to re-plumb this entire house
29:24yes this is a pretty big hit to our budget because not only is it a couple thousand bucks to

29:29the house it also means we got to tear out all the drywall to run the pipes so this sucks

29:47having to re-pipe this house may be a benefit to the future owners but it's a real setback to

29:53short timeline we've been given to get this house turned around we're supposed to have the drywall done

31:09plumbing to get roughed out plumbing is still happening why is the main line pulled out yeah we had
31:16pinholes we had to replace the whole main supply line to the house most of the house contains cpvc
31:23plumbing which we know we had to replace but the supply line running from the street into the house was
31:29old cast iron and it turned out to be extremely deteriorated that was something we did not anticipate
31:35and that slowed us down a whole bunch we are busting ass everybody's working their hardest but
31:40we're not ready for drywall yet and it's going to throw our entire timeline out of schedule and that
31:46really sucks

32:34today there's a lot of work going on we've got the siding going on

32:44and fencing all around the property to give the new owners some privacy

33:05our brand new water here this that really expensive one the high efficiency one that we just bought
33:09yeah we're not hooking up today well it got stolen overnight somebody left it in the shed unlocked and
33:16it got stolen overnight ashley and i stopped by this morning to check progress and keith tells us that
33:24someone broke into the storage shed and stole our water heater well it got stolen overnight
33:29somebody left it in the shed unlocked and it got stolen overnight
33:34now this is the kind of mistake that really gets me pissed off human error someone forgot to lock
33:40the place up at the end of the day and now we have a missing appliance come on i didn't
33:44want to deal
33:44with it i'm so angry and to top it off today is the last day the plumbers are here to
33:49trim out the house
33:50and they need that hot water heater to complete their install yeah those plumbers are going to charge us
33:55anyway whoa whoa what what the hell are chickens doing here back in there oh my god look that was
34:03awesome operation henhouse was executed flawlessly i told him i'd be coming after him with pranks and
34:10this is just another in a whole volley of pranks coming up this is you now huh where's the water

34:42come up with a landscaping plan that is going to obscure that side door to the kitchen and it's
34:47going to highlight the other door as the main entrance to this house what you guys up to what
34:51y'all need we have a problem we have a house that has kind of two front door well there's

34:55seen that house yes yes the duplex yeah yeah it's not a duplex we're gonna we're gonna make it not

35:21a lot to do before we show this to potential buyers we've got the guys installing landscaping in the
35:26front yard but they better hurry up because we have sod coming in right after them
35:42i'm really happy with what we picked out of the nursery we got really nice landscaping that's
35:46definitely going to highlight the front door and obscure that side door so potential buyers are going
35:53to know where's the front entryway not to mention we have the stagers here loading the furniture into
36:00the house how are you there's a lot going on here today yeah i can see that
36:07plus a bunch of all these little things going on
36:10and i also have closet envy here putting in their gorgeous custom closets which will be amazing
36:17it's a lot of work going on at the same time
36:21but it's got to be done by sundown
36:26oh look at this thing it looks amazing god it's gorgeous oh my god i married walked up we couldn't
36:32tell which was the front door it was all just ugly looking but now it looks so fresh and modern

36:39the new fence the new windows new roof i mean the new landscaping it's unbelievable you guys want to check
36:44the inside and see how the staging looks yeah absolutely i'm excited i can't wait to see it
36:50so look at this wow i can't believe the change we made to this place this had a wall that

36:57out this whole thing was closed off there was a laundry room and an old abandoned kitchen inside
37:02yes this is where that weird second kitchen was well it's worlds different now i think a great idea to

37:09in the french doors it looks amazing i want to show you guys the bedrooms first oh okay yeah all

37:15this bedroom needed some serious updating but now look at it megan surprised me with a little baby's
37:21room yeah are you moving in no but look at the new windows in here the new paint i mean

37:28great the flooring is gorgeous who can ever remember this bathroom with that nasty brown tile we all do
37:42because we never changed the tile what do you think it's cool it all came together i mean i have

37:52lighting no rub bronze everywhere it looks it looks great the kitchen oh god the kitchen

38:21of a sunken living room not bad but this was like three feet down right and there were walls that
38:26went across there was one passage in the center raising the floor makes all the difference in
38:31the world it just makes it feel so much more spacious and streamlined and i have to say the
38:35laminate wood floor really ties in with the other original hardwood floor it's a great job looks good
38:41this bedroom was like a cowboy's worst nightmare i think this primary bedroom looks so spacious now and
38:48i love the panel wall yeah the stain on that is just gorgeous have you seen the closet look at

38:54whoa i'm having envy for this closet these are all self-closing it's really cool gorgeous
39:01yeah and i don't even remember what it looked like before other than i remember the shower was super
39:08tiny dude i had to turn sideways to get through the shower oh yeah oh my god but this transformation

39:24the hammered copper the awesome industrial lights the kind of rustic brick feel i like this a lot yeah i
39:31mean there's a lot of different textures going on but it all kind of ties together yeah come on through

39:46all no more pranks today you just wait we had a very successful open house i actually got several
39:54offers over list price and we ended up accepting one for 285 000 we bought this house for 145 000
40:01and then
40:02we ended up spending 70 000 in the rehab which was 20k over what we expected but it all worked
40:08out in
40:08the end because the team is walking away with a profit of 70 000 oh the buyers are here guys
40:20it's not
40:21often that the team gets to meet the buyers but today we happen to all be here getting rid of
40:25the staging
40:25so we invited them over to get their keys hey guys how are you how's it going congrats on your
