00:01Our best friends have bought a historic building in downtown Laurel. This is way
00:06bigger than I thought. And they're gonna convert it into a 30-room luxury boutique
00:12hotel. It feels impossible. We stand in the gaps for each other and when they
00:19said we're gonna do this, can you help us? Absolutely we can help.
00:26Why does Laurel need a hotel downtown? Because there are none. All the hotels
00:31are a couple miles away. It doesn't matter how much progress we see in
00:34downtown Laurel, as long as its most iconic building stands vacant, we will
00:39not feel like we've really done something. This project is perfect for Mallory, Jim,
00:47and Josh. This is the most square feet we've ever undertaken. It's the largest
00:51expense we've ever taken. It's a lot. Jim is the world's greatest financial
00:57advisor. He's gonna figure out exactly how you can take something then make it
01:01profitable. Unfortunately, all of our loans are not yet finished. What does that even
01:06mean? It means that we're paying for everything out of our pocket. Josh has
01:12spent the last ten years buying and restoring historic commercial
01:16properties. Can this room be ready in four weeks? Four weeks? And Mallory studied
01:23accounting. Never should have done that. She should have gone into hospitality
01:26management. That this is her spiritual gift. Okay, y'all ready? Yes. Let's do it.
01:32This is so beautiful! Just have to do it 29 more times.
01:40What did y'all finally land on putting on this side? We were gonna retail our businesses
01:44over here, so we have the Scotsman store. They need to focus on cash flow, and one
01:52great thing we could do is get the retail space open immediately. Josh, where's the
01:58elevator? This completely busts the budget. What else don't I know about? We're getting
02:03to the point in this project that if we don't get the loan, we're not gonna stay on
02:06track. I'm scared for them. There's just so much to do. Where are we going to find the
02:14money? I'm getting a little anxiety feeling. How much longer are we gonna be able to
02:18operate? I am worried that they are in over their head. Hold on! Hold on! I just got a text

02:40So I'm doing a walkthrough in this retail space because we have got to get it
02:44finished. I am getting reservations for rooms right now. Like, they're coming in
02:49daily, and this is the first space that we have to get open for the public because
02:54without the SPA, we have to figure out and finish the retail portion so we can
02:59get some cash flow in this place.
03:13So this is the door? The official door? This is the official door. Yeah. Why are, okay, so I still
03:18don't, why did
03:19we decide to go with one door? Originally there were two doors, but we realized if we
03:23got rid of that door, we'd have a window for displays. Because if you have a
03:27doorway, it just takes up so much space. And where do you put the Christmas tree?
03:32Oh, very important. Now, Christmas tree corner, look, all the way up. All the way around. Oh my gosh, it's
03:38so exciting! Christmas! Nice. Is this going to be open by the holidays? Oh, absolutely. This year? Yeah, yeah, yeah.

03:50Yeah. I love everyone's confidence about Christmas. The problem is, there's a lot of unknowns when you redo a historic
03:56building. Things don't always go like you planned.
03:58But I'm a little uneasy that it's all riding on my shoulders. To be honest, I'm very nervous about Christmas
04:04time.
04:04So right now, we've got Christmas tree corner, retail in these two halls, hotel entrance and lobby in the back,
04:12the elevator, and then what's happening over in this area?
04:14Well, we haven't figured that out just yet. The main floor had to be really carefully thought out, just because
04:21Laurel is zoned for businesses to be only on the first floor.
04:25So this is where you're really going to see some of the prime goods that we make at the factory.
04:28Butcher Block Islands, kitchen carts.
04:30Little kitchen tables like the one that Ben built for our house. Yes, just like that. I love that. Spoons.
04:35And ready-made. You can walk in and buy one. Really tell the American-made story. Yeah. That's what this
04:40is about. Absolutely. I love it.
04:41Where the scaffolding is, that is checkout. So we'll have like a huge point of sale. I want the guys
04:47to make a beautiful Butcher Block display wall to showcase the countertops we offer.
04:52This will also be where the custom countertop ordering section is right in front. And then here it'll turn into
04:58millwork.
04:58So that wall will be all millwork that matches the back. And then these columns are going to become beautiful
05:03wooden millwork all the way down. Nice.
05:06I want it to be a traditional retail experience. When we were in Lauren Rogers, we did find some pictures
05:12of interiors from downtown.
05:14Other buildings, not the crest buildings. Not the crest. They were extremely ornate. Like the woodworking was...
05:21A lot of marble. Chef's kiss. I really want to bring that back to where it feels like it did
05:25in the 1930s.
05:27It has been a dream of mine to have a storefront that is the flagship for the Scotsman brand.
05:35Growing up, my dad taught me and my brothers everything was fixable. That's where my love of woodworking started.
05:42I was outgrowing my shop and Josh had a building in downtown that had a sort of warehouse space.
05:48And so we partnered on it where I provided all of the tools. He provided the space.
05:54And that was Scotsman.
05:55As business partners, we opened the mercantile, then opened the general store, built the factory, the scent library all together.
06:04Think about how far we've come to now be the cornerstone store of a cornerstone building.
06:11This is a dream come true.
06:12This is retail. Yes. But underneath the stairs that leads up to the hotel suites, I've got something super exciting.
06:20Imagine you step into like a Scots mini kid's kitchen with kid height, Scotsman countertops.
06:28Like my size stuff, which I'm pretty excited.
06:30Oh God.
06:32No one loves a play kitchen more than our girls.
06:34I know.
06:35I like that idea.
06:36Well, it all goes down to making this a family friendly space, right?
06:40So folks can enjoy at all ages coming in here and learning the love of kitchen.
06:46For Mallory, Jim, Josh, they see the Crest Hotel as an heirloom that Laurel has given to our generation.
06:56Laurel only exists because of the thick pine forest that was here.
06:59In the early 1900s, Laurel was the leading exporter in the world for yellow pine.
07:05The Piney Woods of Mississippi helped build this country.
07:09The railroads.
07:10For the railroads, yeah.
07:11The Panama Canal, pine trees from Mississippi.
07:15Pine was being sent all over the country to build homes as the population grew.
07:19It's all because of the pine.
07:21The heirlooms that we got from that is the industrial side of our town.
07:27For us, it feels way bigger than we're opening a store that sells kitchen goods.
07:30For us, it feels like we are participating in what our city's legacy is.
07:42Have we landed on an actual layout for the retail?
07:46No, we have not.
07:47It's in flux.
07:48The first floor of the building really needs to function as the same space because we're going to have the
07:54retail store open during the hotel lobby hours.
07:57And so it all really is this overarching, how do people function when they come into this building?
08:04How do they feel?
08:05Because to me, Southern hospitality really is making people feel better when they leave than when they came.
08:11What is the look you're after?
08:13Well, I can tell you this is going to be the hero of this store.
08:17All the woodworking is white oak.
08:20White oak is going to bring in that warmth to the store that I really, really want.
08:23And it was what they would have used historically.
08:26And that's a mid.
08:27I love it.
08:27And now we need a blender that's more of a high.
08:29Every beautifully designed room has to have the lows, the mids, the highs.
08:34Wood tones always hit in that mid range.
08:38And then the lightest colors, the creams, those are the bright sparkling top notes.
08:44And then we'll have the lows with shadows and textures of things like baskets where you have product.
08:50The greatest commercial spaces feel like your home oversized.
08:55That even if you have overhead lighting, it feels like lamp light.
08:59That even if you have products displayed, it feels like it could be on your kitchen table.
09:04We want to have a maple counter wherever we're having a big wood moment.
09:10Yes.
09:11Maple, it's there for you.
09:12It's sturdy and supportive.
09:15And you're not thinking about it.
09:16It's like a great brassiere.
09:20It's a background MVP.

09:25It feels to me like a really authentic vision she has.
09:30It could be the 1920s or the 2020s.

09:33It's hard to walk that line.
09:43So the retail space is coming along.
09:45We've got the back wall frame.

09:48And we're starting to frame up the four rooms for the mezzanine level.
09:51Then we're going to start the other 26 rooms.
09:53Hopefully, after that, we'll start insulation, then sheetrock.
09:56My laundry list of work is just getting bigger and bigger.
09:59There's just so much to do.
10:00They need to be open by the holidays because what happens after the holidays?
10:05They don't travel.
10:06They don't shop.
10:07They don't do anything.
10:07So if you don't hit the holidays, then you're going to have to wait until summertime to get a windfall
10:15of money.
10:21You really got permission from the mayor to do this?
10:24Absolutely.

10:29Redoing these buildings downtown, you don't always get a rear entrance.
10:33This building's unique because three sides face public streets.
10:37So for us, we wanted to give the hotel its own identity.
10:39We're going to put it in the back of the building.
10:41And we've added an awning so there's no question that this is the entrance to the hotel.
10:46That white pole is keeping me from finishing my signage.
10:49We've got a plan.
10:50We've had the electricians.
10:51They've disconnected the service.
10:52We've got a long enough bungee strap because if the bungee strap is too short, it will hit the truck.

11:42The most important thing about the facade of this building is that it applies for the historic
11:48tax credits.
11:49So we have to think about every single detail.
11:51So let's talk through what we're doing on the facade.
11:54I know we're trying to keep it as historically accurate as possible.
11:58We're already going from three doors to one door to help with the flow of traffic.
12:02Yeah.
12:02So walk me through the choices that we have to make today.
12:05So the building was built in 1930.
12:06And so we were okay to use a wood facade or a steel and stone facade.
12:11I had originally planned to do wood, but the more I think about it, the more I don't
12:16want to deal with the maintenance in the future.
12:18Patch up, repaint.
12:19What if we make steel windows at our factory?
12:23It makes sense to me because all the other windows in the whole property are metal.
12:27Yeah.
12:28And so the combination with the marble, the stonework, the glass, the new metal windows,
12:34and that red and gold sign that we're getting made that matches the old crest signage.
12:38I think that's going to really make it look like it's always been here.
12:42The historic tax credit allow us to do projects like this.
12:45We can go back with a historic structure the way it was meant to be in a fantastic way,
12:50but we've got tax credits to essentially help us pay for the project.
12:53But my goodness, it's a lot of hoops that we have to jump through to make it happen.
13:06So where on the building are you thinking for this mural?
13:10So the rear of the building will be the hotel main entrance.
13:14People will pull up, get out, unload their car, and then go into the hotel lobby.
13:20Doors obviously will change.
13:22Huge awning.
13:23And then I really want to do a big mural that speaks to the overall experience of the hotel.

13:56While we aren't financially invested in the hotel, we are still invested in our friendship.
14:13We are going to do everything we can to help them through the biggest challenge of their lives.
14:20My biggest contribution to the revitalization of Laurel are the murals.
14:25It's sort of become your thing.
14:27If you go around Laurel and you look at all of our properties, the scent library, the mercantile, the general
14:33store, we have signs painted on the walls that Erin designed for every single one of them.
14:38I get to say a little something about what Laurel means to us.
14:47Having a hotel in the heart of downtown Laurel is going to do amazing things for our downtown.
14:54Having a hotel nearby where people can stay, they can shop, they can dine.
14:59It's going to, I think, elevate the downtown as a whole.
15:03Everybody overall is excited to see that building become something that has such potential to benefit all of us.

15:26We are making the millwork that is going to define the retail space.
15:31The columns are going to go up and meet beams on the ceiling, so it'll look like massive beam structure

15:41Historically, you always see these giant wooden elaborate columns.
15:46Well, you know, we're going to have, of course, the ceiling tile on the ceiling.

16:15Um, our application for the tax credits has been flagged because of our design.

16:31We're getting to the point in this project that if we don't get the loan, we're not going
16:34to stay on track.
16:35It's going to be expensive.
16:36I haven't thought about what happens if the loan doesn't get approved.

16:41We could lose our houses, and not only would we let our families down, we could let down
16:45the entire town.

16:50We're not adhering to the original design of the buildings.

16:57This building had two entrances, and then the theater was a separate building, and it had
17:02its own entrance.
17:04We had planned for just to make it one entrance in the center to just funnel all the traffic
17:09into maximize space in the retail.
17:11And if we don't do it, we'll lose our tax credit.
17:14So they're asking for an entrance over here, an entrance down the main hallway, and an entrance
17:19to the storefront.
17:20Right.
17:20But how much is the tax credit?
17:22How much is that third door worth?
17:24Two doors.
17:25As high as 20% of the entire project costs.
17:29Yeah, you're going to want to add that third door.
17:31If we don't add the additional doors, then we don't get the tax credits.
17:35If we don't get the tax credits, then this project really isn't feasible.
17:38I mean, I hope they don't kick back on any more design elements.
17:49I grew up downtown.
17:51I saw a downtown that was vibrant.
17:53It wasn't until I got out of school that I realized for anything to change, it was going
17:58to take money to do it.
17:59From that grew my passion to revitalize downtown.
18:03I like how numbers can turn into dreams.
18:21Mallory and I studied the front of the building.
18:23We decided the best way to get it historically accurate and save money is to make the original
18:28transom windows.
18:28These are going to look a little different from the ones we uncovered on the side of the building.

18:39The crest building is made from materials that have lasted through Hurricane Camille, through
18:45Hurricane Katrina.
18:47It is built with the best materials and it's beautiful, so you work with what you got to
18:51replicate the beauty.
