05:57code enforcement lien on it I've been negotiating with the county I think I've got it where we can get
06:01it reduced to zero if we complete all the repairs within 90 days okay otherwise we're on the hook for
06:10three hundred and fifty one thousand dollars what that's they're gonna give you 90 days to fix all of
06:17this if we can fix everything up and get all the issues addressed within 90 days they'll zero it out
06:23this place is a disaster it's gonna need everything it's gonna need new everything you know if it was
06:29easy someone else would have done it I still say we do it dude are you serious oh my god

06:40Duke made good on his word and bought this house for two hundred thousand dollars he's also fronting
06:45us a hundred and seventy grand for the renovation budget and here's the best part since he's using
06:50his own money we're not making any interest payments on this three-month flip we anticipate
06:55closing costs when we sell to hit twenty seven thousand five hundred which puts our all-in cost around
07:01three hundred and ninety seven thousand five hundred dollars that means that if we hit our sale price of
07:07five hundred grand we'll net just over a hundred and two thousand dollars which means over seventy six
07:13thousand for our team the house needs a ton of work starting with a more optimal layout the first thing
07:20we'll do is reclaim that trashed rear covered porch as quality interior space the corners can be transformed
07:26into a new primary bathroom complete with dual sinks and a large shower that will allow us to shrink the
07:32other bathroom into a central half bath giving us a pathway to a new primary walk-in closet then we're
07:39going to strip out the old kitchen and turn that space into a proper formal dining area while also tearing
07:44out the wall that separates it from the front room that's going to move the kitchen out there
07:48featuring two walls of cabinets and appliances and a central island with bar seating for the perfect social
07:53hangout I've never seen a house more in need of demo day than this one
08:02this house is crumbling it's frightening how easily this place has fallen apart you barely sneeze on
08:08something and it just crumbles honestly it feels like a death trap and I know at least one raccoon that
08:17would agree we've made a big enough mess of this place so it's time to have our crew come in

11:41texturing you said not today not tomorrow and they don't know when so what does that mean they're
11:45figuring it out people are working everywhere and it's just I don't know this housing market's crazy
11:50you know yeah but that sounds like we're heading towards like a week of standing still with nobody
11:55working that we can't have that yeah I know this is a big job this is a lot of mud

11:59gonna take a full week itself yeah you know and that compounds because then all the other trades we
12:04have scheduled you know are out of luck and maybe I understand it's crazy without the mud and tape we
12:10can't do the trim the doors the flooring the kitchen the everything I mean we're at a standstill what's
12:17really annoying is there's four pallets of flooring that's ready to be picked up that I thought would
12:20be starting to be installed soon oh my god are you guys not worried about the massive lien $351,000
12:26oh for sure I went by the house on Rayford and that drywall should have been done a week ago

12:37been calling they're just not available this project wasn't ever supposed to take this long

14:08about 2,000 square feet yeah we've probably got a hundred boards but I just don't have a crew to

14:12it together if we could just steer crew now now we're on this job for another four days we'd make
14:17it worth both y'alls while if I were willing to pay your your crews double their day rate and
14:23then if I
14:24broke you off two grand well that sounds like a good offer but I would prefer 4,500 okay yeah

14:41the guy two thousand dollars to hijack his crew was fair and then pay the drywall crew double he
14:48didn't see it that way we're gonna wind up paying 4,500 but you know what at the end of
14:52the day anything's
14:53better than three hundred fifty one thousand dollars dude we pulled it off well let's not
14:56celebrate yet yeah but I think we're getting close now that we have a drywall mud team we can get
15:04cranking on all the remaining fixes with just about a week left it's time to tackle our big finishes in
15:13the primary shower we're installing large format 30 by 60 inch porcelain wall tiles they're white with
15:21ribbons of gray and brown that pair perfectly with the floors then in the kitchen we're adding some
15:28style with their cabinets choosing a color called Wichita vessel blue for the countertops we're going
15:35with quartzite a durable material that's highly resistant both heat and water we finish things off
15:42with a set of matching energy-efficient appliances in stainless steel color for a beautiful modern look
15:49I'm not sure how we pulled it off but we finished this flip on time and we avoided a financial
15:54disaster it cost us a steep price though because the 170 grand we had for reno wasn't enough we ended
16:00up spending over 203,000 which cut into our potential profits by more than 33 grand look at this house

16:13into the dumpster that we know it had the roof was caved in there was a door up there that

16:23this was absolutely the worst house we've ever laid our hands on but now it's got beautiful curb appeal
16:29love the paint color don't you guys gray and white seem like really basic colors but when you put
16:34together it's an incredibly sharp look it all looks gorgeous now we have to check out the inside of
16:38this house yeah yeah let's go when we first walked in this room it was leaking ceiling dusty carpet and
16:45then there were boxes everywhere we could see the outside from the inside by looking up but now oh my
16:52goodness it's so cool and beautiful in here it's gorgeous this place is such a huge transformation
16:58what do you guys think about the floors everywhere the same beautiful floor yeah I love how light they
17:04are it brightens this place up for sure Ashley your idea with the kitchen was probably the biggest change
17:09to the whole house what was this room before it was the kitchen this is kind of a huge open
17:13living
17:14area yeah and then it had a little door going into a closed-off kitchen over there but now it's
17:20a
17:20great layout I really like the use of space it looks incredible it really flows right yeah this
17:25is like a dine-in kitchen but we also have the dining room over here plenty of space on this
17:29side of the
17:30kitchen used to be do you remember the big hole in the ceiling right there yeah and the plaster was
17:34coming down there's just a mess there's a lot of small details that went into like all of the things
17:39we did to renovate and make the floor plan work better and it's all connected so you can see your
17:43guests when they're in your living space guys should we go check out the primary bedroom that's now
17:47downstairs yes yeah sure do you remember when we first came in it was pile of trash tarp dead
17:52raccoon yeah it looked very peaceful and relaxed it was the worst look at the room now it's absolutely
18:00fabulous well it was a tiny little bedroom but what happened was we captured that space off of that back
18:04area and incorporated it to make that the bathroom for this bedroom here and so it's got that it's got
18:09a
18:09nice walk-in closet you know actually two of them this thing exploded it's got so much room now yeah
18:14it's amazing check out the bath yeah I love that tile choice so light and bright in here yeah yeah
18:21yeah with the new skylight the skylight's a big deal the natural light that it lets in here makes the
18:25place just dance in the daytime looking good this whole bedroom suite is a giant transformation I want
18:32to see what the stagers did to the secret nook yeah remember this was like that dank little room in
18:37the attic like one misstep and you're going down dude I love this nook the hidden room man and
18:43honestly the stagers kind of uh nailed this one like this house was nothing but drama now that it's done
18:51let's go get some boutique beers that's what we need right there first sell then celebrate okay yeah okay
19:01we conquered this was the riskiest job we've ever done and I would not make this deal ever again but
19:07things ended up working out we listed this property for 500,000 and soon got an offer for 515 the
19:13purchase
19:13price was 200 grand and our reno cost reached 203,000 we had no loan interest thanks to Duke
19:19putting up the money and the closing cost hit just over 28 grand that makes an all-in cost of
19:24over 431,000
19:26so this sale price creates a profit of more than 83 grand three-quarters of which goes to the zombie
19:32team it's money in the bank which I thought might not be a possible outcome on this house I got
19:38something else I want to talk to you guys about yeah I have something else waiting in the wings I've
19:42got
19:42another house I mean if you thought this place is bad this place is really gonna take this you guys
19:49have proven yourself on this one I think I think you can make some know this other house dude we

20:26gorgeous neighborhood in Orlando look at this grass is this a duplex it's got these dueling doors here
20:32I'm not sure which one's actually the real entrance I'm pretty sure they did a garage conversion so they
20:36could have like an illegal duplex wait now you're saying it's a garage conversion because the driveway
20:41dead ends in the front of the house yes that would make it kind of obvious what's up with these
20:47overhangs they look big like eyebrows and that one's all sagging down I know this one's held up by a

22:16layout and if we decide to flip this house this is like one of the first things we need to

24:20rehab that gives us an all-in expense of a hundred ninety five thousand dollars once this house is
24:26all fixed up we plan on putting it on the market for two hundred sixty thousand dollars and we would
24:31stand to make about sixty five thousand dollars if that happens which is way better than the
24:35projected profit Duke thought of thirty thousand dollars our main goal in rehabbing this frankenzombie
24:41is to make it feel like one cohesive home which is gonna be kind of tough to do with fifty
24:45thousand
24:45dollars to start with the bathroom is completely dysfunctional we're gonna tear it all out and
24:50reframe it so that it makes sense and has a better functionality and right now there's a large laundry
24:55room that's eating up space right in the center of the living room so we're gonna move the laundry
24:59room to a better area where it's not in the way it'll give us all the space we need
25:20the kitchen in this house is extremely dated
25:27we're taking it all out so we can get a fresh start
25:36this bathroom had to have been an afterthought and built completely without permits
25:42it's so small it's just beat up rundown it doesn't work we have no choice but to gut it

31:33that was something we did not anticipate
31:35and that slowed us down a whole bunch
31:37we are busting ass
31:38everybody's working their hardest
31:39but we're not ready for drywall yet
31:42and it's going to throw our entire timeline out of schedule
31:45and that really sucks

35:44we got really nice landscaping that's definitely going to highlight the front door
35:49and obscure that side door
35:51so potential buyers are going to know where's the front entryway
35:57not to mention we have the stagers here loading the furniture into the house
