00:08of those houses which makes me start ranting about architects has us all in it is i like

00:32first this has never happened before oops
00:46today we're heading to the picturesque village of brampton in cambridgeshire
00:50and kirstie's enamored with the greenery look at that that is beautiful
00:57that's a serious gardener but not so much the journey to get here so good trip up on the train
01:04there was a young lady who didn't have headphones but thought it was okay to
01:09scroll through tick-tock really loudly and put her feet on the seats it's so unnecessary yeah
01:18to the girl on the train unacceptable
01:28two other people on a rather turbulent journey a recently retired airline manager richard and his
01:34wife bridget this was never my forever house bridget loved this house yeah i think both of us actually
01:43believe that the other one will give in you know quite soon no i think you will
01:50they bought this 90s four-bed detached house in 2012 when bridget spotted it on her way to work
01:57it's a really nice family home i've always loved living here i love where we are i love the location
02:03i love the village i love i really like the street i didn't move into house i didn't like but
02:09you know i always had an eye that maybe we'd move from this house at some point
02:13and that came sooner than expected as less than 18 months after buying the house richard got offered a
02:20job in dubai it was an opportunity we couldn't pass up
02:25so they relocated with their two girls lily and eva who were 17 and 13 at the time we had
02:3110 years in
02:32dubai we probably went out an awful lot more than we would have done here haven't we the famous dubai
02:38brunches yeah so living a nice life yeah it was fun some might say living the high life which made
02:48returning home aged 58 for early retirement to a tired dark house that had been rented out for nearly
02:54a decade even harder for richard for me the main problems with this house is the lack of light in
03:02the
03:05rooms the flow of the house is old-fashioned it's not open plan it's dark it's creaky it's it's just
03:13a
03:13tired house and it's time to move on something daughters lily and eva who are also both about
03:20to leave home wholeheartedly agree with on our family chat there'd be richard lily and eva swapping
03:27all these properties the kids also support the moving i think yeah but in spite of being three
03:34against one and with an empty nest on the horizon bridget is still mad about the house coming back
03:41even as it is now which i has got many floors i still love it it feels like a home

03:46back plus with both sets of parents nearby and richard's mum now in care what makes you want to see
03:54because i well because we're nice and close to you the location of the house is hugely important
04:02i think with a bit of tweaking it can be absolutely perfect
04:07this family home has a decent sized kitchen separated from the dining area by utility room
04:13and there's a separate living area to the front is a double garage and a conservatory at the rear
04:19upstairs there's four bedrooms an ensuite and family bathroom and richard's big bugbear the
04:26northeast facing garden you can't change the orientation of the house you can't increase the
04:31size of the garden i just think why not at the period of our life starting a new chapter why
04:37not start it
04:37off with a new property why would we waste all that money on all the fees that encourage us when
04:43you move
04:44house really to get something three miles down the road that doesn't look vastly different but i don't
04:49think that amount of money if we were to use that here we could make some amazing changes

05:20first things first it's time for the hard-hitting questions you ask i'm a member
05:29official typical give us the kind of background how long have you been here what's changed give
05:33us the whole story lay it out we bought the house um in 2012 and at that time we had
05:39like
05:39an 11 year old and 15 year old daughters i loved it it was the nicest house we've ever lived
05:44in so i
05:45was so excited and really pleased to be here and it was a great it's a great family home we
05:48loved it
05:49didn't we you loved it and then literally about less than 18 months after we were here richard got
05:55offered um a position abroad we went to dubai right good life how long were there literally
06:0010 years two weeks i think it was yeah how long we've been back four weeks i think yeah wow
06:06yeah
06:07so that's like a bit of a roller coaster you kept the house all that time we rented for eight
06:13years and
06:13then the girls who were working in the area we said well you know why don't you girls just move
06:18into the house and look after it they've been a little dream team they are just so lovely really
06:22now you're both back yeah that's not quite such a dream that wasn't the plan why do you think the
06:28house no longer works or is it simply you want a fresh start it's a new chapter in the life
06:33so
06:33it's retirement and i think we should start off that new chapter with a new start a new location
06:37new place love the area but not the house go on give me the reasons even though it was built
06:44in the
06:4490s i think this was built it's a i think it's an old-fashioned layout and having been abroad as
06:49well i
06:49think the open plan villas i've come to love that we don't have that here it's incredibly dark the
06:56garden for me it's not south facing so you kind of have to chase the sun in the curb appeal
07:02bridget what's your kind of feelings on what richard just said about the house there are things that
07:06are wrong with this house but that's why i think i think it's got the bones that we can work
07:11on and
07:12make it really livable i don't think we know enough to work out how to get it to flow properly
07:16so
07:17actually even though the children will be leaving because the family lives quite close we want them
07:20back for dinner sunday lunches i want to make it work i think it's worth making it work i think
07:26we
07:26need to have a look around i've got an incredible love it budget of 150 000 pounds but if it's
07:34simply
07:35about removing walls to create the light bright dubai vibe then i don't think i'm going to need
07:40anywhere near that amount you know it's not that small this kitchen it's just not particularly
07:46cleverly laid out which has resulted in a lack of service space to prep or serve food that's the
07:54laundry room as i wander around this is one of those houses which makes me start ranting about
08:00architects architects it's clear to me this house is your classic 90s build this comes down
08:10lots of space but carved up into boxy separated rooms very different how modern families like to live
08:16today and it's dark kirsty that window goes back in which has obviously got lost for the conservatory
08:24you can see where it was and you just have a really lovely long kitchen diner ah and another classic
08:34turn of the century addition the good old conservatory if i had a pound for every house i'd been
08:40to with the conservatory it was worse than useless it's hot in summer cold in winter it takes
08:46up a great big chunk of the garden it's also blocking a huge amount of light from getting into
08:51the house this would be a fantastic outdoor kitchen barbecue platform much more useful you might be able
09:00to offer up more garden kirsty but it still won't be a south facing one this is a huge double
09:07garage
09:08with a loft space and it's not being it's just not being utilized and what's more it looks out over
09:18the garden look at that this room is ripe for the picking but with a ceiling price of almost 600k
09:24and a
09:25current valuation of 540 000 pounds the big question for me is should i go full bells and whistles or
09:32for
09:32the more money savvy plan creaky stairs it's all a bit dark up here well richard's looking for the cool
09:41dubai villa feel and that comes at a cost kirsty though i'm not sure you're ever going to achieve that
09:47and the curb appeal he wants in this house these threadbare carpets are definitely in need of an
09:54overhaul too ensuite bathroom in here i mean they could do with a bit of a lick of paint but
10:03they're ready to go and by go i mean go straight on the market sorry kirsty but this is a
10:10no-brainer
10:11i've got a whopping budget of 950 000 pounds and that's more than double the local average property
10:17price this is a bit of lightening up yes phil but with big budgets come big moving costs
10:25just shy of 50k obviously including stamp duty money that bridget and richard could enjoy during
10:32their early retirement what he's struggling with is that is that living in dubai they've got really
10:38accustomed to open plan generous space which this isn't at the moment long thin island here that will
10:45come stand it would be a really really really lovely kitchen you're literally this is cheap as
10:55chips but what would it take for me to woo bridget away from this property
11:01what am i looking for what do i need to show you i think something maybe that's a bit of
11:07wow factor
11:07sounds a bit obvious but you know i don't deny that you know you can see some lovely
11:13barn conversions but a bungalow i love a bungalow i don't so i like space i like quirky features like
11:20i like an interesting window so the photo opposite of this house okay all right all right

11:33got to have something about a bit of wild fighter yeah just want to actually move because to me i
11:37wouldn't why would i otherwise i love it here it doesn't want to be too far from here because of
11:41access to parents yeah definitely i don't want to be stuck out in the middle of nowhere i can't bear

11:45thought of being down some little dirt track okay i'm happy i think i can handle this

12:11uh considerably the rest of the family are with me on this phil's with me on this so yeah i

12:17you've got a lot of a lot of ground to make up yeah yeah he wants something bigger and better
12:25do you know why i think deep down bridget probably wants it too but it's hard to say
12:32i think it's hard to have bought this house and left it so soon after buying it yes and i

12:38feels she's never lived in it but if we make it great and really saleable and then you show

13:02we are moving into north chapter in our life and i think a good way to start it off would

13:07to get into your forever house i feel like it's it's gone full circle we've had that time away
13:13we've done lots of things but really we belong here in the picture-perfect village of brampton in
13:21cambridgeshire bridget and richard are torn over where to spend their golden years
13:29this is a garage with a garden view now that's luxury and the best bit of the garden too
13:39i've got a massive love it budget of 150 000 pounds but with a ceiling price of around 600
13:44grand on this property i don't want to overspend
13:48on the upside it feels like all the walls could easily be knocked down that said i know richard
13:54wants a home to be proud of so i want my plan to give them options i've got my glasses

14:00mode yes this plan is the max and that only goes up to just over a hundred thousand if you

14:08do less you absolutely could okay but we've gone for all that is possible wow wow that's

14:22getting rid of the pesky conservatory will solve the light issue in this house
14:27i suggest knocking through and replacing part of the wall between the kitchen and the lounge
14:32with an island to help create an open plan dining area and if we're going all out by extending the
14:39double garage down to the same level as the kitchen wall knocking through into the study and the now
14:45bigger garage will create one huge open plan wrap around dining living space almost dubai-esque
14:54the original dining room could be a cozy snug and there's still garage space left for a car
15:00and storage very impressed i have to say i didn't know how you would do it but you've done it
15:09fantastic it's amazing job thank you so much it's really exciting well that's what we like to hear
15:14plan a for bells and whistles you can take that back as you choose there's actually nothing stopping
15:23you saying i don't want the extension all that's basically our choice our decision making yeah yeah
15:28i love the ideas really do i think kirstie's come up with something quite revolutionary for us because
15:35we could not in any way see how that was actually gonna work within the frame of this house and
15:40it's
15:41ticks all the boxes it's got the lighting it's got the flow right i'm blown away by it to be
15:47honest
15:47yeah it's very exciting i know phil thinks he's got this one in the bag but i think i can
15:53help richard
15:53and bridget create something they will really love even if they might list it at the end
16:05but five months later and there's been a shocking turn of events lily and jake left which made it much
16:12quieter much calmer and i thought is this house the right fit for me and richard i was getting a
16:18bit
16:18sentimental about things and i'd had this down as my lovely family home and we had our teenagers and
16:25didn't want to be disloyal to it i loved it i wanted to come back and have that and actually
16:30you can't recreate that that's those days have gone so you know after a lot of soul searching and
16:38chatting about it we kind of decided that probably the best way forward would be to
16:43bring it up to standards where we could sell it and move on that's right folks in a love it
16:49or list
16:50at first i've won without even showing them a property put your feet up crystals you winning
16:57really is a first but my job's not over yet with an empty nest this place no longer feels like
17:02home
17:03for bridget so they want to make it as saleable as possible which in a stagnant market is wise but
17:09not
17:09easy i need to come up with a whole new plan to eke out every penny of my new 25k
17:15budget
17:19and for me the pressure really is on to find them their dream home so this is a bit of
17:25a turn up for
17:25the books yeah because you know we might actually find something that you want to buy well that's true
17:32that is true i mean what one is this has never happened before yeah i've already won you've won
17:40but my work is not done yet i have an incredible budget of 950 000 pounds to find a three
17:47or four
17:47bedroom home with ensuite light open plan living space south-facing garden and within driving distance
17:54of both sets of parents we want something that's uh a little bit more individual maybe something that
18:04we get excited about coming home too well i think i have just the ticket located in the charming
18:14village of little storton which has a pub shop and is less than 20 minutes from the town of st
18:20neots
18:22now what was that chat about barn conversions does look rather impressive i think it's really special
18:27it is quite remote but it's within distance of both sets of parents i like the look of it
18:34i like the look the look is lovely it's so tranquil and peaceful that is very very nice the only
18:39thing
18:40with me is the corrugated iron barn next to that's yeah which is the problem with barn conversions
18:45because they are next to farms and once you're in the house you don't see you don't look that way

18:50yeah yeah yeah the top opposite what more could you want i think it was well factor so brace yourselves

19:02that is uh your wish is my command wow that's amazing
19:08this immaculate barn conversion is on the market for offers over 775 000 pounds and has four beds
19:16three bathrooms an incredible open plan living space and a south facing god i think it's about
19:24five or six years old wow absolutely meticulous it's stunning the finish is really high end you can
19:31see yeah yeah but the volume i was going to say is the size space yeah yeah yeah yeah this
19:39is that's
19:39the kind of thing i had in mind with the barn conversion it's a wow factor isn't it
19:44the open plan living area is huge but the space has been cleverly divided into dining and intimate
19:52seating areas it does feel cozy even though it's huge it this does this feels very cozy the master
19:58suite is up the top yeah it's just stunning especially the ensuite 775 it's yours wow that's
20:06what i thought it really surprises me and there's more surprises upstairs where as well as the
20:13stunning principal bedroom wow that's very nice bedroom this is lovely there's also a walk-in
20:23wardrobe oh wow dressing room before you get to the bathroom i do like this that is that is special
20:29i need to buy some more clothes plenty of money left for that richard it's nearly 200 grand under
20:35budget bathroom bathroom okay that's really nice and if they can drag themselves away from the main
20:44bedroom downstairs there's three more that's a good size yeah one with another ensuite it's lovely
20:51actually yeah nice shower yeah very nice i love how tranquil it is it's really really calm and restful

21:40but wow factor wise yeah it's that's that's kind of what i had in mind a good looking house absolutely

21:55its own personality i think it could work well for both of us i could see myself living in something
22:01like this for me though it's maybe a little bit too rural it's almost like an impossible task though
22:06isn't it give me a barn conversion that's not next to farm yeah your words richard but yes a little

22:17still my search is not over yet and now that bridget and richard have already decided to list
22:22the stakes couldn't be higher i'm sensing your preferences more i'm not averse to a new build but
22:29just not in an estate so how about a small it's just you know a cul-de-sac yes yeah

22:40well i'm hoping my next location might be a bit of a hole in one so who's talking about a

22:46development well i used to play golf here yeah i recognize the area this stylish four-bed detached
22:53new build offers an idyllic country setting located just outside the charming area of ainsbury on less
23:00than a 10 minute drive to the center of st neot there's amenities galore for bridget nearby so this
23:07is a bit different built in 2021 okay very high end very high spec it's a small development i think
23:16there's nine houses yeah and i think it i think it's quite a cool looking place yeah that's lovely it's
23:22certainly very peaceful and attractive yeah yeah looking forward to seeing inside come on let's have
23:26a look this four bed eco home equipped with heat pump and solar power is on the market for 850

23:35pounds and has all the bells and whistles downstairs the vast open plan kitchen living area is perfect
23:42for entertaining with bifolds offering up spectacular views to the surrounding countryside
23:47there's a separate snug and utility and upstairs four large bedrooms and three bathrooms come on
23:56in now let me show you around you are in for a treat okay living room that way downstairs loo
24:06but this is the showstopper oh yeah that's nice wow yeah that's very nice very nice nice space
24:21very nice space it's everything that i think you had in your mind it's cool it's impressive it's great for
24:29entertaining the open plan living space here is 36 bigger than bridget and richard's kitchen living
24:37and dining room combined while still offering a cozy snug option bridget you look in shock
24:43i i do feel it yeah i mean this is i love the aspect and i really like how open
24:49everything is
24:52and i think they're going to be equally impressed with the space upstairs this is a big room look at
24:57look at that wood look at that beam oh built in 2021 the house has been designed with high
25:05vaulted ceilings and quirky features to give a clever mix of modern and character
25:12i love the fact it's got air conditioning little taste of dubai for you there richard
25:18what do you think i like it it's uh it's kind of everything i i like it's it's it's not
25:25it's
25:25not the the old building but it's got the wow factor it's very modern
25:30but it has like a really airy feel which i like that next door is the mirror image
25:37but with an interconnecting bathroom to the third bedroom oh wow more of the same it's nice
25:44it's the same size it looks like the same as the other room so you've got two master bedrooms
25:50the barn conversion was so impressive but richard and bridget they did have some reservations about
25:56it this on the other hand in my opinion is almost exactly what they have described what they'd
26:02hoped to find it gets better wow have a quick look in there so it it's a gym office i
26:11mean it's a it's
26:11proper grown-up pod but have a quick squid a grown-up pod wow this is impressive isn't it
26:18because you could do so much in here it's like a gym room wow oh again insulated heat power the
26:26work i was just gonna strengthen floor so you can have weights and things in there honestly i'm
26:30really surprised you were looking for something that was a bit of a one-off i didn't know you could
26:35get a house with this high spec but when in this sort of really quite traditional setting it's
26:40well there wouldn't be a lot of them no no to be honest this takes uh an awful lot of
26:45boxes yeah
26:46which i didn't think you'd manage to do i have form yeah yeah yeah there's a lot to think about
26:51you've given us a lot to think about i don't know there's anything about at all
26:58well as viewings go i think that's what they call a bobby dazzler they've come here they've been
27:04absolutely blown away they've got some real soul searching to do about whether to actually buy it or
27:09not phil's really surprised me today everywhere we've turned in this house it's got more and more
27:14of the things we've asked for so it's gonna sell the house now hear that kirsty better hurry up with
27:23the
27:23work all right phil there is such a thing as a sore winner i thought i would just be hard
27:39and fast
27:39want to stay here and just pick up our old life and that's changed in the village of brampton bridget
27:47and richard's battle to love or list their four-bed detached house has taken a rather abrupt turn
27:53with the work that we've decided to do we could do the basics and just sell and move on
28:01which in this case means the flooring the walls the bathrooms everything just needs
28:0910 years worth of work done on it quite right fortunately richard loves a bit of diy
28:18and pulling up the tired carpets is top of the list if phil were to show us a property that
28:24we both fell in love with then yeah absolutely we would probably try and put the house in the
28:30market to see what we could get no pressure then phil i think it's between those three
28:40and with the tired carpet now up new flooring is on the way but there's
28:44still lots of important decisions to make so it's nearly six months since i was last here
28:51and bridget and richard have decided that they want to move that means it's a win for phil from the
28:58outset oops but they need some advice on how to get their house ready for sale that's where i come
29:05in
29:05and somehow i've got to work out how i get phil to buy me a drink at the end of
29:10all this
29:14first though i need to make this house more saleable and i've got a little micro
29:18love it plan up my sleeve i know that you've decided this is definitely not for you and you
29:26definitely want to move yep you tell me what are the things that day-to-day drive you nuts we're
29:34having a bit of a battle about countertops because these are obviously and we're trying to lighten up
29:39the kitchen i think it's in better nick than you think it is i genuinely wouldn't why because i think
29:47actually dark is really on trend and have to be a little bit careful because sometimes you take it
29:54off and the whole kitchen falls apart the only thing worth doing in the kitchen is repainting
30:00but i do have a cheap and cunning idea to help with the light and open plan issue
30:06last time i was here i noticed the old patio doors from the living room had been plastered over when
30:11the
30:11conservatory was put in cutting the room off and making it dark had you ever thought about opening
30:18that up into the living room knocking through would create a bright open wrap around flow to the house
30:24without breaking the bank and make it more attractive to buyers it would give your kitchen
30:30almost like a sort of open plan kitchen sitting room feel without spending the money there's something
30:36very very nice about a circle that would be very easy to do it would be really easy to do
30:43and it's
30:44just a thought okay that's exciting bridget and richard are also wanting to update their ensuite with
30:51some new tiles but i think to get the most they can for this house they really need to give
30:56both
30:56bathrooms a complete overhaul and i know just the place i've got ideas that are a bit too personal i
31:04have
31:04to say i'm big into the pinks and the terracottas at the moment okay richard thinks they're too
31:10strong yes are the this tiles in a in a slightly muted there are yeah but i think they're a
31:16bit
31:16boring but they may not i like them okay okay boys and girls let's play nice okay the battle to
31:23list it
31:24might have been won but there's clearly plenty more issues to resolve right so this is the same tile
31:30but in a sort of safer color i like the different tones within it you see it's a really nice
31:35feel
31:36it's quite practical i think as well it is quite practical paint the the the bathroom one of these
31:43kind of colors to bring out the warmth in it and then i think you'll get richard's restraint and your
31:49tile effect tile issue solved compromise now we need to address how to make the most of the space in
31:57the
31:57small family bathroom i think in your bathroom this size this size would fit something like this
32:05okay okay richard how tall are you six two so you you are a little big for it a little
32:11bit it would
32:12it would cover everything your knees make sure yes yes as long as that's all richard i think that's a
32:21win comedy value aside popping that one a smaller tub would make the bathroom feel much bigger and
32:27more appealing to potential buyers after today i think the plan and the bathroom has possibly changed
32:33we were thinking of just refurbishing a little bit what we've got but actually looking at it again it
32:39is quite tired and we realized that but families or anyone coming into our house would probably really
32:44benefit from a nice new fresh bathroom and i'm pleased report my advice was heeded both bathrooms
32:53ripped out ready to be replaced and richard's hard at it breaking down the old doorway between the living
32:59room and conservatory
33:05it's fantastic i've got to say the difference it's made to the light of the room the feel to the
33:09room
33:11the new flooring will also give this house a new lease of life sort of upgrades it upgrades it a
33:18little bit kind of wasted actually if i'm going to list it isn't it i should have just got cheap
33:23stuff
33:24we don't do cheap richard we do clever
33:29quite right kirstie it's now been eight months since bridget and richard decided to list
33:35they won't be making any decisions until they've completed their bathroom renovations and can put
33:40their own house on the market but that doesn't mean i can't show them what they could buy in the
33:45future
33:46although it seems richard's still fixated with property too you would have chosen i i could have
33:52gone for that definitely but i think for me it's not family enough you know not like a family home
33:57too modern and stark what i learned from from those feelings was that it can't be too rural you want
34:05to be able to get through amenities definitely with that in mind for my final offering we're heading
34:13to the picturesque market town of st ives situated on the river great ooze as well as offering a wealth
34:19of scenic walks it's also a bustling hub of shops and restaurants some might say the perfect location for
34:26early retirement we used to live in st ives i like st ives and the actual uh town itself is
34:33lovely
34:33it's quite nice shops and things golf course well i i did check out the golf course just to make
34:38sure
34:38because we're going to see a house in st ives oh okay good well sounds like i've already ticked the
34:45location box
34:50if i just set the scene for you we've got a development of 14 houses on 17 acres oh that's
34:57a lot of space that's a lot of space yeah i like the look of it yeah it's nice and
35:01kind of along the
35:02lanes of the second one we saw yes this is on the market at 9 50. it'll give you a
35:07flavor of the space
35:08finish right but if you buy that one you can spec it up yourself i like it i think they've
35:16done well
35:16to keep it in style i like the cladding and the natural brick it's pretty cool no i'm excited
35:22i'm excited to see it good come on then i wanted to show bridget and richard what they could get
35:29at
35:29the top end of their budget and that is this stunning eco-friendly house equipped with all mod cons

40:08after 10 years of living the high life in dubai richard and bridget's family home had been rented
40:13out for nearly a decade and was tired and unloved with marked walls and threadbare carpets
40:22but a fresh coat of paint and lovely new flooring has given it a new lease of life
40:29looks like a show home it really does a lot of people think you've got to put different flooring
40:34in different places but if the flooring runs all the way through when you come into this kitchen
40:41it does not read as a narrow walk through slightly galley kitchen it's the small tweaks yeah you've
40:50given it a proper birthday the biggest change for me is through in the conservatory which was once
40:56cold and unused knocking the wall down from the old living room has created a more open plan wrap
41:03around space and made it warmer with new bifolds through to the kitchen allowing it to be sectioned
41:10off in colder months knocking through to the living room was a game changer yeah it really

42:13the most out of their 25k budget including upstairs before the bathrooms were tired and dated an
42:22oversized tub made the family bathroom look cramped but after a shopping trip with yours truly the new
42:29tiles and smaller bath and toilet have made this room look modern and spacious everything a family
42:35looking to buy would want what do you think of the tiles phil it's lovely and a vinyl wrap around

42:41old units has them looking good as new for minimal spend we've done the same with the bathroom in here
42:46which has done a new shower new toilet not to mention that a fresh lick of paint and new carpets
42:52as this has in turn key condition and ready to go on the market you really have put your retirement
42:59to good use i have i've been busy what on earth is he going to do now he's going to

44:24had the bare bones of a really strong property yeah it just needed some tlc and it now looks like

44:30home so it's ready to take the photos it's ready for the agent's website but i love it and i
